The Wilshire on Sukhumvit 22 is one of the newest luxury condominium project rising up near the Asoke-Ratchada Junction.

The Single 22-floor tower will contain 78 units and being developed by Panichpoom Pattana Company, part of the Rasa Property group.

Aimed directly at the upper-end of the market, Wilshire's prices start from about 70 000 Baht a square meter. The residences are mostly 2-bedroom, 3-bedroom and penhouse units.
Panichpoom Pattana has employed CB Richard Ellis Thailand as sole marketing agent for the project, which begins construction in January next year. Completion is schduled for January 2006.
Unique features include the provision of five passenger lifts to allow residents greater speed and convenience.
The 25-meter pool on the 12th floor will be one of the largest in the city's high-rise project.
As the site is tucked deep inside the soi, near Queens Park Hotel, the congestion and noise levels are expected to be lower than in the chronically jammed sections of midtown Sukhumvit near the Emporium mall. The location is not blocked off by other high-rise structures and no tall buildings are expected to spring up around the site.
Homebuyers familiar with Panichpoom Pattana's housing estates such as Pathomporn Grandhome in Budhamonthoin Sai-4 has come to know the developer's eye for detail. The firm is meticulous when it comes to design and provision of facilities.
For instance, Wilshire will have parking on five floors that will accommodate more than 100 cars, a great convenience for residents and their visitors.
Whire unit prices sound steep, they do include fitted kitchens, bathrooms and ariconditioners.

Looks carefully, It's not located where u think it is. It's not near the Lake Ratchada at all. It's located in Soi Sukhumvit 24.......so does the Wilshire, It's located "next" to the queens Park near The Emporium Shopping Complex....:)

Well, normally....22 Storey tower doesnt take so long to finish, normally wont take any longer than a year or so, Dec 2005; Thats almost a year and a half and since now the foundation has already been done a month back, and the tower is now rising. I dont see anything to make it wont finish on time unless the company go bankrupt or financial problamation.

Thanks for that Chad and thanks to Aquamadoor for the warm welcome to this forum. Still very interested in this development but can't seem to find much on Rasa Property and CES. Been asking for their credit ratings etc. Whats their reputation like ? Have they completed any projects?

Rasa is under process to be listed on Stock Exchange... i do not know about thir past projects, but should be able to access their finance statements from SEC

From what I know, the Wilshire is having an open house/tea party at its sale office and display unit located about 200 meters from the actual site. This will run every weekend until the middle of August... Anyone interested can probably get more info on the project there :)

I also have a friend working for the company and know for a fact that the company's SEC filing will take place in Q3 of 2004 with posible trading date in Q2 of 2005. I visited the display unit recently and it looked very nice. P49, one of the top interior decoration firm, is responsible for works done in the display unit as well as the finished building's lobby and public area.

The piling is done and they are working on the foundation which will be finish at the end of August (I take it that its around 80% finished). CES, which is run by the Wang Lee family is very experienced as they have been in the business for nearly 30 years with past works including the Plaza Athanee and the Queen Sirikit Convention Center. Rasa Property shouldn't have any cash flow problem either since they have full financial support from Krung Thai Bank and free cash flow form their housing project as well as cash flow from the Wilshire pre-sale down payments (currently it is 53% sold). In short, the chance of the building not being built or finish on time is highly unlikely. :)

U just cant compare two projects since it's from different developers, different level of market, different location and different way of commercialize.

In the way, more than 50% sold sounds good to me yet the company forcasted all units to be soldd out within this year..:okay:

well, 65,000 - 70,000 / m2 in that area is nopt that esxpensive... Starts around 7 MB ofr 105 m2. It should sell better /// just wonder why

I agree with Chad, there are many factors which determine if a project is successful or not. To the consumer, its the project finishing on time and a smooth ownership transfer and quaility building management afterward that matter. To the developer its obviously profit and possibly reputation. From what I know projects which was launched last year and sold out quickly before a contract with the main contractor was sign got in trouble due to the increase in construction cost (mainly steel) afterward. So the develolper sold the units for a price based on the old construction cost but when its time to build the building months later, it is a higher price wiping out part or all their profits. Even if the contract with the main contractor was signed, the contractor will then have to bear the increase in cost which sometimes they will abandon the project or will not give it their best effort knowing that they will make little profit or even lose money. All this will create delays have an effect on quality of construction. From what I heard the Hampton (on Sukhumvit 55) is possibly experienceing this problem.

i think it should not be like that due to on the contract that contractor sign, it specify the specification and condition. Also the cost construction usually can be increase by 20% to the developer. So increase in cost the developer also have to bear the cost.

Normal practice is that the contractors submit bids for the whole projects. The lowest bidder or the one the developer feels is the best choice in terms of price, reputation, etc gets choosen and a contract is signed in that amount which usually include the cost of construction (with specifications) and a margin ranging from 5% to 20%. Usually the contract does not have any conditions like if steel prices rise by 20%, the developer must pay XXX amount more because this will make the whole contract much more complicated and prone for disputes. Althouth what happens is that if steel prices rise a lot, the contractor will start to complain and the developer might work something out knowing that an unhappy contractor could mean an unfinish building. The developer is not obligated by law to pay anything except the agreed bidding price so the contractor have to take price rises into account when it makes its bid. Most experienced contractors will be able to manage this. High rise construction contractor is a very risky business and only the strong and smart can survive.

what might happen to "one-time" developer (that represent a major share in the condo industry) is that they will lower specification to keep their margin 'cause banks and investors push pression on them. The final looser might be the customer that might not get what he paid for. Many small things that they will see after several years spend in ther adjusted condo.
But i am not speaking about Willshire that seems to be secured and develop by a fuuture listed company

I think what you should consider is your needs rather than the supply which is out there. If you visited the display unit and like the product and what it offers, then I don't see why you would want to put off your decisions. All the good units will be taken first so why wait. Another thing you should consider is the completion date of the building. For example, the Wilshire will be completed no later than December 2005 while the Fullerton and Madison will be completed at the end of 2006. Lots of the new development which you are talking about will not be finish before 2006 and if it is a big high rise, then possibly even 2008. Prices for these condominiums will also keep increasing rather than decrease due to the higher cost of enegy, construction materials, land, and interest. So buying in early to lockin the price now is a good idea if you are going to buy it anyway. Again look at your needs (products, time you wan to move in, etc). If your are not sure about the development, look at the contruction site. Chances are the ones that started construction and are active will be a better choice than the ones which are idle or haven't started construction. Good luck.

The roof reminds me a little bit of some of the hotels built by the Canadian Railways and now owned by Fairmont, such as the Chateau Frontenac in Quebec City. Very nice!
