View Full Version : RECENTLY COMPLETED : Citi Smart Condominium

Asian Property's Citi Smart Condominium on Sukhumvit Soi 18 is the developer's first forey into high-rise condominiums.
The Project is located near the entrance of Soi nest to the underconstruction office tower "Pornpat Center". This land has been cleared and it's former structure levelled. There is no sales office at the construction site but visitors may contact the showroom at Glass House in Sukhumvit 25.
Mock-up units are availible for inspection. The three-bedroom and two-bedroom models cover between 73 and 117 square meters. Although the show units are well presented, with a Japanese favour, bear in mind they are merely mock ups.

A reputable firm, Asian Property has been astute to provide some interior ideas as to what can be done with narrow paces by uing bright lighting and light-coloured walls.
The company also plans to build celing high of the bedroom and living room up to 2.8 meters, in line with most Grade-A condominium.
Citi Smart Condominium is 20 floors high and is a single tower structure. Parking is located in the tower on the sixth floor.
A large portion of the 192 units are reportedly booked. The remaining stock are largely two-bedrooms, three-bed-rooms and penhouse units.
Selling for more than Bt.55 000 a squaremeter, the units are indeed among the pricier housing products one can find in Bangkok.
Two bedrooms of 73 Square meters start at 4.1 Million Baht inb the lower floors.
Much of the mark-up is due to what is perceived to be an attractive future location. It's situated near the Asoke BTS Station and the subway centered at the intersection.
The project is already underconstruction and the foundation has benn completed, expected to be finished within a year.

That tower reminds me of the one at the intersection of Petch and Phayatai rds, ratchatevee tower or something.

the more hi-rises around Sukhumvit, meaning less ugly shophouses. and i would like to see Sukhumvit area to be like skyscrapers canyon so other people wouldn't say Bangkok doesn't have dense skyline.

yeah those ugly shop houses are a real eyesore.

the are around pathumwan complex is a big shophouse ghetto i really would like them to build more skyscrapers around there , so it would look more dense and complete with baiyoke 2 sticking up between all skyscrapers , now baiyoke 2 is standing there all alone togheter with baiyoke's first building.

This tower looks a little less modern than the others going up in Bangkok right now.

I want to know the exact location.
- Is it on the west side of Soi 18?
- How far from Sukhumvit road is it?
- Is there a row of shophouses between this one and Sukhumvit?

Yes, there is a row of shopshouses between this and Sukhumvit Road......but obviously this tower is SUPER close to Sukhumvit Road......:cool:

Thats zoning dude. They have to obey zoning laws. Soi 18 is a small 2 lane street that is predominantly residential. Also, this property does not have 'direct' access to the soi according to city officials. (go to the site to see what i mean). If everyone could build whatever they wanted wherever they wanted cities would look like ass.

Do not tell me they CAN NOT BUILD TALLER...

The no direct access issue have the very barely effects to the height and the proportion of the building. At the moment, The Bilateral 39 Law still currently affective and that would make the building go up to the height limits as 125 meters as the diameters of the road is more than 9 meters.

Although, The new zoning laws still not have any effects on any project right now until the approval that will due to progressed by City Planing bureau of Bangkok this august. Until that, projects still using the old zoning law that allow to use the acceptable 39 Bilateral Law instead of re-approval on one to ones.

Still, according to the not-yet-approved new zoning law that set the FTR compensation value, or the proportion between the total-usable or rentable are of the building and the central-public-space in the project it's self will be set to 8:1, which a little bit higher than the priorlaw that determinated to 10:1....This building is all-the-way contenmented by either new or prior-ones....according to the project description, the value between central spaces and sales-area is set as 7:1.

I was just repeating what I heard from the people who were building it. They said some regulations prohibited them from making it higher.
Maybe theres another reason they dont want to say.

Well if we want a dense skyline and skyscraper canyons like Manhattan and HK we have to accept some tradeoffs I guess ;)

Interms of Skyscape appearance yes, thats the best solution. But from the view of those residences, nah rathe rprefer not to have such an "only" street level" below the balcony view....

Yeah I suppose, and those at inside the sois along Sukhumvit, and The Loft Yennekart maybe... basically the few towers we haven't seen since May. How tall is Le Metro now for example?

I suppose it's quite an effort to go out and visit all of them though but well.... no hurry :)

what would u do then, prefer good view with bad traffic and no skytrain or lighter pollution and traffic, better life quality and life expectancy from breathing the carbonmonoxided air, have a modern transportation that can tells the world we are not far behind, travel faster and have an overal day-life mood's better with a little lesser nice view from street level., I'm doubting they thought quite often on that already....;)

i don't know either. it might be hard time for them to choose the right color, 'cause that "pink-orange-brown" facade can easily looks strange. Wish to see a final "english style" condo, as they said, in the middle of Sukumvit :)

Yep, or at least arrange it to have some area with similar style, it would looks less mazy. But have to say that Asian Property, which is the main townhouse developer always concentrate on "british style" and that condo is following its own company identity. But anyway, i totally agree with you ;)

เป็นรูปเป็นร่างขึ้นมาอีกเยอะแล้วเนี่ย
เคยเข้าไปดูห้องนอนเล็ก ห้องนอนเล็กนี่เล็กจริงๆ
แบบว่าถ้าเอาเตียงเดี่ยวไปวาง ก็วางได้แค่เตียง
ส่วนคนก้อเข้าไปได้แค่หมุนๆสองที ล้มตัวลงนอนได้ -_-

I really wonder what was on this developer's mind when he made this.
the land is really expensive yet he chose to not build a high rise and waste space inside the building by putting a hole in the middle.

it was at the time projects start to come back on Sukumvit, in middle 2003. the project sold out within few days at really cheap price. Developer delay construction now...

It doesn't look super modern but it's a welcome break from the regular white residential towers and it came out better looking than in the rendering imho :)

I hope we have seen the last boom of bland white concrete towers. I mean, that view is very dense and good but still looks somewhat cheap imo. Imagine that bulk of towers in the distance with glass or aluminium facades - a bit like Glass Haus there. Then it would look rather impressive!
