cool, how tall you think, many storeys?

I heard talk of around 30-40 storeys, but it's up in the air, hopefully more. I don't expect this to be a huge one, but knowing Sunland it will be a nice tower. This will sit virtually behind The Circle towers, obviously it'll be river orientated one would imagine.

Yeah I think that article suggested a 32 storey $100 mill residential. So something probably the same height as Polaris.

I think that lot could easily sell out a taller tower (40-50 storeys), like that proposed on the Concorde Hotel site, because this is a prime lot right behind the 'The Circle' there, and we all know the Circle sold like gangbusters, but 32 is fine, as long as the tower is nice, which knowing Sunland, it should be.

Just had a look at the link above and settlement is planned for Dec 2006. So with a construction period of 2 years (including site prep, construction and fitout) I'm thinking they'll want to get started sometime around the end of this year?

Just read that this one is supposed to be starting "within two months". So far they've sold 65 out of the 170 apartments. Good stuff!

drove past today a wire fence is up around the site, , leveling ground .the avalon sign
is gone at the moment . looks like it may start.

in weekends GCBulletin, there was a large spread on the Avalon. a nice render from the river. it totals 35 levels or 105m.my scanner is stuffed so have to use works.

Looks like they're putting in the franki-piles. You can see the piling rig and the tanks of bentonite. Still a while til it's out of the ground though.

It looks as though the original aerial picture (before the three Sunland constructions were photo-shopped in) was taken before the final two Chevron towers had been constructed. You can see the crane for the tallest of the Chevron towers though, so it had obviously begun construction at the time.

The other two Chevron towers wouldn't have been photoshopped in because it was an ad for Avalon (and probably Q1 and Circle on Cavill as well) which were all built by Sunland - Chevron was built by Raptis (I think??). :)

More likely they used the same aerial photograph they'd used for advertising Q1 and Circle on Cavill (which would have happened a acouple of years ago at least), rather than go up and take a new photo for Avalon. Since Avalon is a much, much smaller project, it probably doesnt warrant the cost of the aerial photography for a new picture.

As for photoshopping in the Chevron towers, since Cehvron Renaisaance isn't even Sunland's project, they wouldn't want to pay someone to super-impose a rival development!

Somehow I don't think that being a multi-million dollar development company Sunland would worry too much about the additional cost of some up-to-date aerial photography for their marketing campaign, much less the cost of photoshopping in a couple of extra towers.

Also, regardless of which company built which towers, I would think that prospective buyers for units in the whichever tower they are advertising at the time would appreciate an accurate visual representation (at the time of completion) of the area so as to gain some sort of perspective. Imagine buying (or looking into buying - admittedly most people would do their research) a unit say on the 10th floor of the northern side of the northern CoC tower, expecting decent views from your apartment, then discovering that there was actually a pre-existing building right in front of you?

I would think that almost borders on false advertising.

Put it this way - if I were on the marketing team for Sunland I would want to be using up-to-date aerial photography in all of my advertising campaigns. But they haven't. And I guess they know better than me, so I will just shut up about it. :D

They will also have to let the perpsective buyers in Avalon know about the 300m Transit tower which will rise across the road in near future.fun and games.

I agree with finn. Why would Sunland want to take money off the bottom line for the sake of completeness. It should be up to the individual buyer to know exactly what and in what environment they are buying. And I don't think Sunland has to say anything about transit tower either. Why would they have to? It's not their responsiblity to ensure that the prospective buyer knows all there is to know about surrounding developments. Buyers should do their own research, and I'm sure that's the way the law works.

I do agree with that logic to a certain extent, though I guess I also believe it would be more of a moral obligation on the part of the developer, rather than anything to do with the law. If I was buying an apartment in one of those buildings I would like to know what the area will look like when I move in, without having to research every single surrounding development finding out heights and positions of future buildings. You have to remember that not everyone is as up-to-date with tower construction as we are.

I suppose that would be an ideal world, and I am well aware we don't live in one of those! I didn't really mean to spark a debate - it would just be nice if the other two Chevron Towers were in that pic is all. :)

Went past there last week and had a look behind the barriers, there is some work going on in the 'hole' but still no signs of a core. Very slow this one! I guess Sunland have their plate full with Q1 and Circle..

Good to see this one is all go. It looks to be well on-target for the "Late 2006" completion date. Sure, the foundations have taken a while but they always do (Unless Raptis is the developer and then the whole building takes like 3 months to build!)

late 2006 completion? that sounds awefully long taking into account this isnt a super tall building,,,,when did this tower start again?

^ it isnt awfully long. foundations/pilings always take 3-6m months for most bldgs, but when core is assembled it will shoot up. will be full height in less then a year. the "late 2006" completion date is obviously when it opens. which is always months after its completed externally.

I go past there regularly, and can report that yay finally a corebox peeks over the hoardings!

They don't seem to be putting much effort into it though. There's only one dodgy looking flimsy crane and another much smaller Gold Coast Hire crane.

Looking at the site this morning, the orange bit seems to be a lot more than just a corebox. It looks very similar to the barriers around the top floors of construction of the CoC towers. Will Avalon use the same construction method as CoC, where there is no corebox?

Well that second render is very unrealistic, but it will probably look like the first one during the day and the second one in the very late afternoon at night.

That reflective blue glass will look fantastic! This building will be a really classy addition to Surfers!

Lets not get too excited about the glass until we see the first panels go on, we dont want to get our hopes up too much.

yes i also think the first render is more life like. this one will rise very fast. notice it has same floor plate for 30 floors? not many these days go up with same floor plates.this will zoom up 2 floors every 9 days.

I suppose so GMAC, the glass will make or break this tower though, with reflec it should look nice, without it will get lost in the crowd.

All the same, all those little towers Sunland is building down south seem to look pretty good so I got high hopes for this one. What I really want though is to see what they're next big Gold Coast project is.

when they get to first typical floor which is currently at, the bugger will zoom up beacuse of same floor plate for most of height + the slip /jump form is quickest and will

as gmac says, this type of skyscraper construction uses the latest slip-form jump technique just like Aurora in brisbane and ConC just up from Avalon. It can rise every 5 days.Its floor plates are same whole way up tower, so no reconfigurations ect, so the 30 or so floors will take 150 days or 5 months. should be full height my mid year. amazing hey?

Yeah I drove past this on Saturday and some of the glass was up, looked to be a light black, similar to that on some parts of the CC's. Not reflective or anything but should look decent enough.

I presume the reason for the stilts is due to potential river flooding? In any case it looks bizarre driving down the road towards this thing because the stilts make you think you are going to drive under the building, of course then the road veers right towards the CC's.

Looking good, bit bland, but then it wasn't exactly pitched at the ultra high end of the market like Yve, so less money to play with on the design I guess.

But it's a decent, if easily overlooked, addition to Surfers. I prefer it when they are building supertowers;)

I love the MASSIVE void at the base of this tower and i agree with Culwulla, it's an excellent cash cow of a tower. Best of all it's good looking.

Cheers Grollo, I wasn't certain how this one would turn out. There is a fine line between classy simplicity and just being mundane, and this has managed to stay on the classy side at the end of the day, didn't think it would went it first went up, but it has.

do you reckon they'll put a big spot light at the bottom to light up the cement void up the centre of the building? ... it could look quite cool if done right.

I would like to see the river flood, just to see this rise above it.

The building is fine but it looks absolutely nothing like the render Sunland used in their advertising to sell it. Look back and the building was supposed to look almost like Jade with sparkling gold/bronze and blue glass. I'd be pissed if I had bought expecting that and got this. How can Sunland change the outside of the building so much from their renders {how much artistic license can they have?]
Buyers got out of their contracts in Yarra's Edge [which is now T5] in the Mirvac Docklands development and that was based on it being bronze/brown not gold like the renders. Avalon is not even close to the colours of the original renders.

This one has the same blue neon lights running up the fire-escape that CoC does. Sunland must have found a bargin on blue neon lights!
