I don't expect this to be a huge one, but knowing Sunland it will be a nice tower. This will sit virtually behind The Circle towers, obviously it'll be river orientated one would imagine. So something probably the same height as Polaris. I think that lot could easily sell out a taller tower (40-50 storeys), like that proposed on the Concorde Hotel site, because this is a prime lot right behind the 'The Circle' there, and we all know the Circle sold like gangbusters, but 32 is fine, as long as the tower is nice, which knowing Sunland, it should be. It looks as though the original aerial picture (before the three Sunland constructions were photo-shopped in) was taken before the final two Chevron towers had been constructed. You can see the crane for the tallest of the Chevron towers though, so it had obviously begun construction at the time. More likely they used the same aerial photograph they'd used for advertising Q1 and Circle on Cavill (which would have happened a acouple of years ago at least), rather than go up and take a new photo for Avalon. Since Avalon is a much, much smaller project, it probably doesnt warrant the cost of the aerial photography for a new picture. As for photoshopping in the Chevron towers, since Cehvron Renaisaance isn't even Sunland's project, they wouldn't want to pay someone to super-impose a rival development! fireflymairi May 11th, 2005, 12:15 PM Somehow I don't think that being a multi-million dollar development company Sunland would worry too much about the additional cost of some up-to-date aerial photography for their marketing campaign, much less the cost of photoshopping in a couple of extra towers. Also, regardless of which company built which towers, I would think that prospective buyers for units in the whichever tower they are advertising at the time would appreciate an accurate visual representation (at the time of completion) of the area so as to gain some sort of perspective. Imagine buying (or looking into buying - admittedly most people would do their research) a unit say on the 10th floor of the northern side of the northern CoC tower, expecting decent views from your apartment, then discovering that there was actually a pre-existing building right in front of you? I would think that almost borders on false advertising. Put it this way - if I were on the marketing team for Sunland I would want to be using up-to-date aerial photography in all of my advertising campaigns. But they haven't. MrTall May 12th, 2005, 12:06 AM I agree with finn. Why would Sunland want to take money off the bottom line for the sake of completeness. It should be up to the individual buyer to know exactly what and in what environment they are buying. And I don't think Sunland has to say anything about transit tower either. Why would they have to? It's not their responsiblity to ensure that the prospective buyer knows all there is to know about surrounding developments. Buyers should do their own research, and I'm sure that's the way the law works. fireflymairi May 12th, 2005, 12:42 AM I do agree with that logic to a certain extent, though I guess I also believe it would be more of a moral obligation on the part of the developer, rather than anything to do with the law. If I was buying an apartment in one of those buildings I would like to know what the area will look like when I move in, without having to research every single surrounding development finding out heights and positions of future buildings. You have to remember that not everyone is as up-to-date with tower construction as we are. I suppose that would be an ideal world, and I am well aware we don't live in one of those! It can rise every 5 days.Its floor plates are same whole way up tower, so no reconfigurations ect, so the 30 or so floors will take 150 days or 5 months. should be full height my mid year. amazing hey? I prefer it when they are building supertowers;) CULWULLA August 9th, 2006, 12:24 PM yes great pix. just a few years ago we would be happy with this but now we want supertowers of 200m+. but i think Sunland saw an oportunity with its amazing location on the river and took it! they new it had a 30storey height limit so they designed an easy tower to construct and realised the units will sell like crazy. lots of $$ to be made.I think its the 2nd last river site allowed for highrise left? the other one is just in front of conc. this can go to 40storeys i think? Look back and the building was supposed to look almost like Jade with sparkling gold/bronze and blue glass. I'd be pissed if I had bought expecting that and got this. How can Sunland change the outside of the building so much from their renders {how much artistic license can they have?] Buyers got out of their contracts in Yarra's Edge [which is now T5] in the Mirvac Docklands development and that was based on it being bronze/brown not gold like the renders.
