Forbeswood Heights
Forbeswood Heights features 6 towers and is now fully turned over. At the ground level of the 6 towers is the first phase of Forbes Town Center’s commercial offerings, including restaurants, banks, a salon, and a convenience store.

i have not been there but i know the concept from the miniature themes like the atomium in brussels, theres one in melbourne and of course nayong pilipino..but they're different concepts compared to what i am referrring to..there are also real subdivisions isomewhere in china where the developments are identical true scale replicas of european cities where people can buy flats and live in..

fwh_buyer January 8th, 2009, 05:40 AM Thanks! From Roomscape along Nicanor Garcia, Bel-Air 2. However, it was quite pricey and I have mixed reviews about Roomscape. The quality is very good and they have really great designs, but they don't offer lower-priced upholstery, which was a bit disappointing--but the sofa was a gift, so no complaints there really.
Furthermore, they didn't tell us that the upholstery requires drycleaning, so when it was soiled and we washed it, it shrank. We brought it back to Roomscape for replacement, but now they're charging us. The seams also don't seem very well made because they frayed and burst when we put back the foam padding (although, of course, by this time mas maliit na yung cover--but the seams should have held out, right?). I'm still working out whether they can do this for free or give us a substantial discount.

You also need to change the circuit breaker and electric outlet as the installed ones do not actually accommodate electric ranges. Just another one of those Megaworld failures that we've come to accept but not love...

-Relatively quiet and peaceful location, nearer EDSA than Serendra and other Global City condos
-Small gym that never gets full (so far)
-Competent maintenance men (but they don't always have supplies; you need to buy for them)
-Polite and friendly staff who generally try their best
-Pretty clean and well maintained, lots of greenery inside the compound
-Nice to live in a compound; you are not immediately exposed to the street when you come out of your lobby
Things that can improve:
-The board is all composed of Megaworld employees and they still haven't called an association meeting. The admin staff is being very secretive about it all, so there's really no forum to suggest improvements, etc.
-Construction noise in the area (it used to be the Bellagios, now it's The Fort Residences and Crescent Park Residences)
-Property manager keeps changing (since May 2008, we have had 4)
-Parking ramps are steep and scary
-No lobby receptionists, there's just a guard manning the main gate where everyone passes
-Starting to get a bit traffic during peak hours going to EDSA/Makati/Ortigas
-Emergency light does not immediately switch on during power outage--you have to turn it on (make sure your unit has this switch as ours came without), and also plug your refrigerator to another outlet--hassle if you're not in the buliding when the outage happens
Overall, it's gotten better since we moved in last October so I'm hoping that this will be the case over the years. I think people are generally trying their best and I also understand how hard it is to please all the unit owners with all their different demands.

thanks Forbeswooder and FWH_BUYER for the informative and detailed posts. i appreciate the effort as you have all answered my questions and concerns
re: living in a compound-style, i totally agree that it's so much better when you live in a condo devt wherein you will not see the street right away when you get out of your building. this is such a breath of fresh air (literally and hypothetically speaking!).
i currently live in an Empire East development and I guess wala nang gagrabe pa sa kanila. this is the sole reason why i had so much concerns purchasing a unit from megaworld coz EEI is there subsidiary diba. although i was being re-assured by others that EEI is diff from megaworld in terms of quality and after-sales service, and this is exactly the reason why i went to this forum to sort of get some re-assurances from unit owners themselves.
is it true that it took years before some unit owners got their titles from MW? also, how about the problem with warped laminated wood flooring? and hindi ba maingay in terms of noises coming from unruly and inconsiderate neighbors? meron bang ganun diyan? is the security group very reliable and trust-worthy? how about robberies? is it easy to get parking for rent there?
if you may have noticed with my concerns above, these are the problems that i have suffered from my condo developer now (and even from their appointed property management team) ... that is the reason why i just wanted to get some re-assurances from you guys.
and wow, 12K+ for an annual real estate tax is another breath of fresh air from what i pay annually of around 30K.
also, one of the reasons why i strongly consider FWH, is that the feel i got when i entered the premises during my viewing. it's that vibe or aura that you get when you enter a place. other condo gives me the creeps even though they are considered to be high-end. others feel cold and unfriendly (again literally and hypothetically speaking) ... but among all the fort condos that i have checked out, only FWH gave me that "magaan" feeling which i put so much value on --- besides, i will be living here, right?!

We got our title about 6-8 months after turnover. Siyempre, when I called Megaworld to follow up (at siyempre ako pa ang nag-follow up), the girl said "ay maam matagal na kitang hinahanap, matagal na sa akin ang title mo!" Even though we were not rushing to ge the title, nakakainis pa rin to hear comments like that, and I would say in my experience with Megaworld, such things are completely normal behavior! So if you do buy, I suggest you still bring the patience you must have learned from EEI with you.
Our wood flooring is okay, and I think that when you inspect, you'll be able to complain if you find anything and they will replace it (though it might take a long time unless you follow up). Our neighbors just moved in about a month ago, but before they did so, there were construction people from Megaworld's contractors working on their condo. For example, they got their front door repainted, nakakainggit nga eh. I think you should test your balcony drain (well, not really the balcony--what do you call the thing outside the window that you put the aircon condenser on?). Ours doesn't slope properly so everytime it rains, water accumulates and it turns into gunk. It's pretty hard to clean, too. I noticed the same thing with the other balconies I see from the window.
So far, no problems with neighbors. Actually, not a lot of units are occupied because a number of owners live abroad and only use it when they're here on vacation (sosyal!), so if at all, my complaint is the opposite, that there's no sense of neighborhood or community and we don't know each other. Sometimes it's a bit noisy when people are visiting or if there's a party, but it's not really a racket or continuous--probably when people are passing through the corridors. The walls seem to be thick enough to mask normal noise in the unit.
About security, I personally have no problems but a couple of people I've talked to (so actually, I do know some neighbors, haha) are really bothered that part of basement 1 is being used for commercial parking and security doesn't seem tight, and that our basement parking is being invaded daily by random strangers. Oo nga naman.
Lastly, parking might be a problem na. I think they've run out of spaces to lease. We have two cars, one parked in the basement and another in the open air parking between Forbeswood and Net One. Actually, my husband really likes the arrangement except when it rains. For one, it's so much cheaper--about P70 a day as opposed to almost P4,000 a month in the basement.
Ayan, I hope I've answered your questions. Just paying it forward, since this forum also helped me a lot! And it's a nice place to vent out my complaints as well, since Megaworld and Forbeswood admin don't seem to listen!
Keep us posted and I'm sure many of us would like to see pics of your unit when you've moved in.

also, one of the reasons why i strongly consider FWH, is that the feel i got when i entered the premises during my viewing. it's that vibe or aura that you get when you enter a place. other condo gives me the creeps even though they are considered to be high-end. others feel cold and unfriendly (again literally and hypothetically speaking) ... but among all the fort condos that i have checked out, only FWH gave me that "magaan" feeling which i put so much value on --- besides, i will be living here, right?!

so if at all, my complaint is the opposite, that there's no sense of neighborhood or community and we don't know each other.
I agree. It would have helped if FWH had some sort of function or recreation room where neighbors can hold get-togethers.
About security, I personally have no problems but a couple of people I've talked to (so actually, I do know some neighbors, haha) are really bothered that part of basement 1 is being used for commercial parking and security doesn't seem tight, and that our basement parking is being invaded daily by random strangers. Oo nga naman.
To be fair to the security staff, they are really trying their best to cope with this situation brought upon them by Megaworld.
I admit I'm one of those who has a problem with the commercial parking in the basement. If it were a visitors' parking area then that would have been a different story since most are expected by the residents anyway and the visitors would have been cleared by the guards with the residents themselves.
Now, let's take a look at what Ayala has done at Serendra: guests using the commercial parking area underneath Serendra have no access whatsoever to either Serendra 1 or 2 residential areas.
With foresight, Megaworld could (and should) have done the same thing at Forbestown Commercial Center. Megaworld could have used the same space underneath any of their developments but configured it in such a way that would prevent outsiders gaining access to the condominium itself.

I saw the tenant mix - maganda! The logos of the different restaurants are already posted on each commercial space, specifically those facing Burgos Circle. The names that I easily recognized are UCC Coffeeshop and Coffee Bean and Tea Leaf - I hope they have free Wi-Fi!

Hanggang saan lang ba umabot ang baha sa BGC kung ganoon? When I saw this pic of Burgos Circle it prompted me to ask/post. Have friends who own units in these projects kasi eh. Hopefully Bellagio and FWH didn't get damaged/flooded like those establishments in Burgos Circle did. Siguradong law suit waiting to happen ito. Drainage must have been blocked by construction debris kasi diba full of construction activities naman dito sa areang ito? Regardless who/what caused this flood, they should do something about it asap para di na maulit ito.

Wow, even Burgos Circle was not spared pala. How did Forbeswood Heights do? Did the flood enter the basement parking? How about brownouts, does FWH have generators? Hope to hear from FWH residents! Kamusta kayo??
fwh_buyer October 6th, 2009, 04:04 PM Hi everyone, we live in Forbeswood Heights but didn't even realize there was a flood. I guess the water receded very quickly. We left the condo at about 11am and came back before 3pm, then left again at about 3:30 and came back at night. The streets were all clear both times. So shocked to later see a photo of Burgos Circle completely flooded. When did this happen? There were large puddles in the basement, but I would say nothing higher than an inch of water anywhere. We had electricity, but they turned off the elevators for a while because of water that had entered the basement. The response of the maintenance and security people throughout the entire time was good.

almycha November 10th, 2009, 07:26 AM If ever you experience that one flushing of your toilet bowl does not clear what is supposed to be cleared or the flushing does not go smoothly then the 4 inch hole under your toilet bowl is not aligned with the 4 inch drainage pipe. That's what I discovered with my toilet bowl at Forbeswood heights and i replaced the original toilet bowl with a smaller one(american standard) so the bowl and the drainage pipe are aligned. Once I aligned the toiled bowl the next problem was the bowl was to close to the wash basin. So I replaced the wash basin (american standard w/ pedestal) and also affected wall tiles. I spent like 17,000 pesos all in all. These are hidden defects that you will not see while inspecting your unit during turnover.
Sa inis ko napagdistikatahan ko yung fire alarm sa unit ko if they are working or not. How sure I am that the fire alarm will alarm in case of fire?. There is only one solution to test the alarm I told my friend who at that time was doing BBQ to turn off the exhaust and let the smoke spread. Ayun !!nag alarm ang fire alarm namin pati na siguro yung fire alarm ng building. Yung mga neighbor ko labasan but I told them it was false alarm. The security came to my unit 20 minutes after the alarm and told me.. At least your alarm is working.

Okay naman yung property manager na si Eng Felix. One time i suggested to him to make a NO DIVING sign board sa swimming pool to avoid accident at naglagay naman siya ng NO DIVING SIGN. Ang next suggestion ko sa kanya ay to make a sign " shower first before going to the swimming pool" hindi ko pa ito nakikita. Ang last suggestion ko sa kanya ay make a big signboard in tennis court regarding rules to be observed by residents who wants to play tennis. Hindi ko pa ito nakikita.
Forbeswood heights is clean and well maintained but they lack sign post like the one I previously mentioned. Also in the small gym they should have a sign limiting the use of thread mill to 30 or one hour so other homeowners can use the thread mill. Last time I visited the gym wala ito.

dunamis October 23rd, 2011, 08:01 AM Forbeswood Heights badly needs a paint job. Naiiwananan na siya ng Bellagio Towers and Forbeswood Parklane. I hope they adopt the same color scheme they used in Newport City. Very similar naman yung architecture. Para bumagay sa area.
Bellagio 2 has been turned over for over a year now has already been repainted in the exterior.

almycha January 8th, 2013, 08:45 PM I am happy that Admin is now charging fees for non unit owners who plan to use the tennis court. I just hope that money collected from non unit owners for using the tennis court will be used exclusively for the maintenance of our tennis court.
I also hope that our Admin should study the possibility of charging guests of unit owners for using swimming pool and educate everybody that users should take shower first before using the swim pool.

As a unit owner I am attending and hope other unit owners will attend too. Last year there was buffet served during the homeowners meeting I hope this year buffet will be served too.
It is beneficial to attend the HOA meeting to know the latest news about our building and to know when our building will be painted. Also hope that the magic quorum will be attained.
