novaguy February 5th, 2009, 12:10 PM Nice looking projects, the port area is going to be great when it's completed. When I visited Duesseldorf a few years ago the port seemed a little dull, are there any plans to make it an entertaiment zone?

Düsseldorf: “Kö-Bogen” to be developed by Die Developer and Libeskind
The firm Die Developer and the architect Daniel Libeskind will realize the first construction phase of the urban redevelopment project called “Kö-Bogen” in Düsseldorf.
When the deadline for submissions came around, Die Developer was the only remaining competitor bidding to redesign the northern end of Königsallee.
The planned investment volume for the project is approximately €300mn.
The city council is to make its official decision on the allocation at its meeting on February 5.* The city announced that the area will be opened for construction and a number of large channels will be put in place as early as March. The digging of the tunnels under the area between the Dreischeibenhaus building, Heine-Allee, Schadowstrasse and Berliner Allee should then begin. Finally, in 2012-13, two commercial and office buildings designed by Libeskind are to be built on Jan-Wellem-Platz.

The ensemble includes the twin “Kunstkubus“ blocks, a bridge and an
office block on a spit of land at the harbour.
The minimalist architectural style of glass, concrete facing and wood creates an aesthetic and stimulatingappeal in the shape of the buildings themselves and their relationshipto one another.
The two high-rise block fronts facing the water are transparent and light in appearance over the whole interior.
Reflectionsfrom the surrounding water, greenery and buildings were included in the design. The two 65m high parallel hotel buildings with their sculptural appeal, the theme event plateau connected via an outside steps that develops into an arts museum, the 57 m high office block with an adjoining low-rise building and pedestrian bridge with “docked” glass cubes for restaurants, arts galleries and boutiques form the basis for a building and leisure complex that matches the harbour cityscape while creating a new urban highlight on Speditionsstrasse.

^^ I agree - I'm missing this wooden elements too - without this, the towers will loose this very unique and specific character ... i'd liked them much better like in this proposal :

Projects
The following is a list of "Airport City" projects that have already been realized or are in the process of being built.
A few renowned investors have already expressed interest in the "Airport City" location. The FDI is currently conducting promising negotiations with other prospective investors.
* Underground parking garage P8 (completed)
* Maritim Hotel (completed)
* Verein Deutscher Ingenieure VDI (completed)
* Züblin (completed)
* Züblin 2nd stage of construction (under construction)
* Concepte für Immobilien CFI (completed)
* Porsche (under construction)
The plots are sold to investors who will carry out development themselves.
The planned total development is around 250,000 m² of gross floor area. The plot sizes allow investors to erect user-specific structures from 3,000 m² to 30,000 m² of gross floor area in size.
Maritim Construction started in June 2006.
Following the already existing Arabella Sheraton Hotel at Düsseldorf International Airport, the Maritim group has built an architecturally impressive, nine-story triangular building on a 15,873 m² plot. The new Maritim Hotel is the largest convention hotel in Nordrhein-Westfalen. It offers facilities for conferences up to 5,000 people on a total of 6,500 m².
The four-star plus hotel opened its doors on December 1st, 2007 after only 22 months of construction.
The investment volume amounts to approx. 135 million euros.
To achieve the highest possible degree of comfort, a delicate glassed-in pedestrian bridge was designed to connect the Maritim with the departure terminal of the airport.

VDI Construction finished
The Verein Deutscher Ingenieure (VDI), the largest engineers' association in Europe, decided to relocate its headquarters directly to "Airport City" at the Düsseldorf Airport.
http://f.imagehost.org/0269/vdi2.jpg
Some 500 employees will have their new work places in the office complex with approx. 12,500 m² of office space. The centralization of the VDI headquarters means that the three VDI locations currently needed can be closed. In August of 2008, all divisions of VDI started to operate under one roof.
The VDI holds 650 informational events and training seminars on 300 topics each year. Visitors and participants will enjoy optimal access by car, train, or plane thanks to the relocation to "Airport City".
Züblin Development GmbH
purchased a 4,500 m² plot in "Airport City" to erect an office and institute building.
Construction started at the end of 2006; completion of the five-story office building with 5,700 m² of floor space was in December 2007.
http://f.imagehost.org/0907/zueblin.jpg
The first 3 floors are let to the Air Berlin Group.
Züblin "LeCiel"
Züblin is currently developing a second builiding with approximately 6.200 sqm. gross floor space on the adjacent plot to Züblin I.
Two floors are already rent to the WTS AG.
Anticipated completion date is scheduled for the end of 2008.
http://f.imagehost.org/0424/zueblin02.jpg
Concepte für Immobilien (CFI)
http://f.imagehost.org/0974/cfi0.jpg
Frankfurt-based CFI began construction on the first of two planned office buildings at the beginning of 2007.
In the 1st phase of construction, a six-floor office complex "Airport Office I" with some 4,390 m² of rental space and an underground parking garage will be realised.
http://f.imagehost.org/0988/cfiof1.jpg
A half a year later, CFI commenced the construction of a second office building "Airport Office II" with the same structure. Completion was in summer of 2008.
The twin complex will share a ventilation and air-conditioning system and will offer rental units from 164 m² to 4,372 m².
http://f.imagehost.org/0387/cfiof2.jpg
CFI 3
http://f.imagehost.org/0288/cfiof3a.jpg
Porsche
http://f.imagehost.org/0375/porsche02.jpg
The Gottfried Schultz group is, with over 30 businesses in the Rhein-Ruhr metropolitan area, the largest dealer for Porsche and also Volkswagen, Audi, Seat, Skoda, and Bentley in Germany. The company has about 1,900 employees.
Gottfried Schultz purchased 7,750 square meters at "Airport City". In November of 2008, one of the largest Porsche dealerships in Germany - another flagship store for the premium sports car maker - will stand here.
The entire line of the sports car manufacturer will be presented in the 2,500 m² showroom.
The decisive arguments for locating at "Airport City" were the direct autobahn connection, excellent accessibility within Nordrhein-Westfalen, and the opportunity for Porsche customers to have their vehicles serviced at the airport during their business trip.

sure :)
Wehrhahn-Linie
The current expansion project u/c is a new tunnel from the Düsseldorf-Wehrhahn railway station in the north to Düsseldorf-Bilk railway station
in the south of the city
The name of this underground track is Wehrhahn-Linie. This 3.6 km tunnel is due to be completed in 2014. Just as every other underground line opened previously in Düsseldorf, this route will be a replacement for current surface lines which runs from there underneath the city centre towards the north-east, where they will emerge shortly before Wehrhahn railway station.
Five new underground stations are under construction for the new line, which will serve a daily passenger volume of approximately 60,000.
This infrastructure project has a volume of roundabout € 500 mil. Euro.

http://img300.imageshack.us/img300/2422/doberbilk1.jpg
This construcion is very tricky and challenging - it will be completed "on the fly",
what means: the current surface lines will work all the time.
On the other hand, the conditions for complete roadtraffic must be guaranteed.
A very expencive sideffect is: the complete underground-infrastrucure (water,
canalisation, elecrical power supply lines, gas supply lines, telecom) must be partitialy
been relocated and/or rebuilt - and all this in the part of the city with highest density
of population and buildings.

erbse April 19th, 2009, 01:46 PM Lots of great stuff again :)
But I'm not too sure about that Capricorn Manufaktur. They should rather build into the height, not in the length. It doesn't match in those surroundings at the Media Harbour, sort of boring as well.
How sure is it that this one goes ahead?
corvus_edin April 19th, 2009, 03:16 PM ^^ it's decided
I llike the diversified way of bulding in the docks - building higher and lower objects gives the whole area a dynamic structure.
The capricorn ensemble is for me a interesting mini-cluster - esp. with the 3rd building zy Renzo Piano.

This extraordinary new office building is going up in a prominent corner position. Clear shapes and an open but pleasantly restrained architecture characterise the Four Elements. The facade of glass, metal and stone accentuates this character and in this way underlines the prestige external appearance.
Internally the construction offers a shield against influences from outside and thus enables a noiseless backdrop for concentrated work. At the same time the open design ensures a maximum amount of daylight. The most modern technical building services and the individual room design allows optimum use of office space.

It is a bit too simple for my opinion.
I like designs that are clear in their expression. I also tend to like uniformity. Where the intention of the design gets through clearly and in a serene way.
I do not think I could claim that it is simplicity per se which I like, just for the sake of simplicity.
As a contrast I do not like cluttered designs, which often, but not neccessarely always, have a tendency to give the impression of the architect not knowing what they want.
Further I like white facades, used sensibly, so I guess that plays a part in this particular case.
SimsPlanet2 June 28th, 2009, 05:12 PM Great projects!

You know my opinion about the ALTA shopping center - in this case I totally agree with you.
In this Düsseldorf instance, it is a missed chance to build something really significant. In this case, the place is too important and too valuable and
The architect has not done his best.
erbse June 29th, 2009, 02:48 PM Is it even the final proposal? The building they've torn down for it (the old Kö-Blick) was a pearl of German post war architecture. The new building should be way more inspired by this - or even better, they should reconstruct it in a modified way ;)
corvus_edin June 29th, 2009, 03:30 PM IMHO it's a pitty ... but the old bulding was sufficient for the technical demands of an modern officebuilding - the new facade is in fact too simple and unfortunately not very imaginative.
goschio July 1st, 2009, 05:24 AM ^^
It is a bit too simple for my opinion.
Yes, its way too simple. They should have made it a bit higher or even a small tower toward the corner.
corvus_edin July 1st, 2009, 02:37 PM Yes, its way too simple. They should have made it a bit higher or even a small tower toward the corner.
Agree
This is the building diagonally opposite - also from the 50ies and the facade and the whole
concept is much better structured
The architect should have made better a new reinterpretation of this building, maybe just
in some modern materials.

Mhm... i belive there won't be some kind of wooden paneling - i think, this was just an element on the scaled model and not not a specific material specification for the execution.
And for reasons of fire prevention it will be rather difficult to accomplish real wood for an highrise.
This is the current picture how it should to be achieved at the end
http://img292.imageshack.us/img292/7532/spitzespedstr800wz0.jpg.
erbse August 12th, 2009, 09:43 PM It wouldn't have to be real wood, some brown painted panels would just do it.
But all that glass everywhere.... Nah, the Medienhafen needs a change there!
Anyway, the shape of the towers sucks at this unique location.
Btw, the Sky Office looks better on those last photos you posted.

friedemann November 26th, 2009, 05:21 PM I'm looking forward to see the new Medienhafen buildings completed although the design is little more than 08-15. It doesn't really suit to the Medienhafen with the unique Gehry buildings, the Colorium and the Königskinder-Turm.
corvus_edin November 27th, 2009, 09:07 AM Accessibility Medienhafen
New bridge, wider roads and a tram line
Around 49.5 million euros will be invested for the expansion of transport infrastructure in the new media harbour (Medienhafen).
.
The forecast for the traffic in the port provides up to 2020 an increase of private vehicles by about 47 percent of the truck in front by 29 percent and share of public transport as much as 67 percent.
http://img513.imageshack.us/img513/1786/bruecke4402.jpg
A four-lane road
To respond to the increase in traffic, the Plock Street and Voelklinger expanded four-lane road from autumn 2008 until late 2009 for around 3.4 million euros.
Intersections will be reconstructed
7.7 million euros are being invested in the reconstruction of the junction Plock-/Völklinger road and 3.1 million euros in the transformation of the intersection Völklinger-/Fährstraße. In the spring of 2009, the expansion of the road cross section and the construction of a bridge begins at the corner Plock-/Völklinger road. Early 2012 will then provide an edge crossings in parts of traffic management to ensure the implementation of the projected traffic volumes.
”Flyer” with transparency
http://img513.imageshack.us/img513/6593/bruecke4401.jpg
The new bridge Plockstraße (“the flyer”) to achieve maximum transparency so as not to interfere with the input ensemble with the city-gate and Telecommunications Tower.
These conditions led to a suspended two steel arches road construction over the crossing and slender columns and abutments travel back far into the ramp areas. The construction will be a so-called steel composite structure, that is a steel structure with reinforced concrete deck slab domiciled.
The total length of bridge building between the abutments is 211.76 meters, plus the two ramps with 26.40 and 35.80 meters. The arcs are about 16 meters high. The width between railings is 7,10 meters in a four-meter wide carriageway and a two-meter-wide emergency lane. At the outer radius of the bridge is replaced by a transparent about 1.20 m high noise and integrated over the entire length of roadway lighting.
