u/c in Mahalaxmi by KRaheja Corp, these triplets will make a mark on the rising Mahalaxmi skyline. The project consists of 3 towers each having 41 residential floors and 4 floors for other uses (parking,lobby).

Nearby u/c biggies include Lodha Bellissimo (55fl), Planet Godrej (51fl), Orchid Turf View (50fl), Orchid Heights (2x55fl) and Turf commercial tower (58fl).

Here's some info on a proposed 4th tower (commercial) that'll come up in the same compound from a Dec 2007 press release (http://www.reuters.com/article/pressRelease/idUS67033+05-Dec-2007+RNS20071205)


Vivarea, Mumbai

This premium residential development in central Mumbai was planned to involve development of a total area of around 1.1 million sq ft constituting over 400 residential apartments in four towers, of which Genext's saleable area is approximately 0.75 million sq. ft.

The aggregate area for development is now estimated to increase to approximately 1.5 million sq. ft. of which Genext's saleable area will be is approximately 0.86 million sq. ft., a 15% increase over the previous saleable area. Further, one of the residential towers is being considered for conversion into commercial use and there have been significant upgrades to the project's structure (such as an increase in floor height and construction of a podium) and amenities with the object of obtaining higher sale values.

These changes to the project designs and plans mean that project completion is now expected to be extended by a quarter. However these changes are also expected to considerably enhance the returns Ishaan will receive from its investment in the Vivarea project.

Pre-launch sales of the apartments began at the end October 2007 and has evidenced strong demand. Sub-structure work is now in progress in the three residential towers.

thanks. these will fill up the empty skyline area in no time. for some reason, from renderings these triplet towers look taller than 45-fls like in the proximity of 52-55 fls.

Yup! That blue glass tower is Essar building.

It one of the best glass buildings in Mumbai but shame it was not bigger as it is not getting dwarfed by its neighbours!

Planet Godrej is coming along well and certainly stands out. Cant help think its a large wall as well lol.

Looks like around 16 floors are up quickly.

Yup. I really like the Belvedere Court building. It's a nice sight whenever you pass through that. I used to think that was probably the thinnest building in Bombay. But the Vivarea is rising up pretty quickly.

Its a good idea. First they were constructing the building together and now while the buildings are topping out, they are starting the cladding along the way. Yes, Mumbai does seem to be in a hurry.

Wow, is it the angle or the Vivarea absolutely dwarfs the Belvedere court? Remember the days almost a decade ago when I used to gawk :master: at the BC. Sigh!:)

These ones seriously dwarf Belvedere Court & Kalpataru Heights by some good margin(and they havn't topped yet I suppose). This has to be near 200m given that Kalpataru Heights itself is 145m.

Probably. I used to like Belvedere court because of its skinny design. But Vivarea does look gigantic in front of it and Kalpataru heights perhaps.

Yes, this was taken from Planet Godrej. Belvedere Court is actually infront of the Vivarea triplets.

NO da - I prefer it because it looks much more appealing than the rusted brown color that are more prevalent!! Besides - blue is cool :D

Took this pic a few weeks back,vivarea with planet godrej and belvedre court.

They are about to top off, right? Looks a good 50 meter taller than the 150m Belvedere Court. Will it breach the 200m mark? Or has it already?

If the tower still has the same antenna, that would make the Kapataru's overall height around 162 meters. BC also has an antenna of similar height. And assuming it too to be around 18 mts tall, its evident from the pics that if you add one more antenna atop BC's existing antenna, it would barely just surpass the roof height of the Vivarea. So, I am assuming we are looking at an almost 190m tower (or slightly more)here. Around 40 mts taller than BC I guess. Now only if they added those spires they had in the original designs :D

PS: I am now talking like a true skyscraper freak :P

This is probably the most fastest constructed skyscrapers I have seen in Bombay. They have finished 3 45-floor buildings in a period of almost 2-3 years. That's terrific.

Spot on. These buses need to be replaced by more modern and efficient ones. And I think rickshaws and these old black-yellow taxis should be banned too, at least in big cities. They are such an eyesore.

Vivarea is definitely beautiful.. I was talking about the eyesore ghostly chawl at the corner of the road in another picture above. Mumbai must pass a law to demolish all these old eyesores and replace it with towers. The current tenants are paying pennies and occupying these buildings for decades without maintenance.

Orchid Heights yes, there is no fourth tower for Vivarea unless its the planned commercial tower that K Raheja is planning.

These towers look different to the renderings, I dont think there will be spires to Vivarea.

If the Belvedere court is genuine 150m, this one surely is way above 160 metres. Looks close to 180 - 190 meters. The antenna on top of both the Belvedere Court and the Kalpataru Heights are roughly 18 metres tall. Even if we pile two more 18metre antennas on BC, looks like the Vivarea would still be taller. Or is it just me? I think we have a genuine 200m contender here? Does this have a 50m advantage over the BC?

Spot on there. I wasn't sure of Belvedere court's height but it is indeed 149m according to their website and reza kabul. So going by that image, Vivarea seems to be breaching the 200m mark.

The racecourse should be converted in to some kind of park just like central park in new york...and i will bet you this is will be the most beautiful park in India with all those skyscrapers surrounding it....

The racecourse is very elitest & horse racing is only conducted a few months in the year.

The centre of the race course should be created into a park for the general public at least.

Its not that easy, builder are normally a bunch of cheaters, they never stood for the promises they made while getting projects, even Hiranandani like builder are cheating people, last time I saw on news channel showing how hiranandani cheated MHADA

Do I see rust around the building top? If so, why do they use such low quality paint? What happens when the Paint manufacturers like Berger or Nerolac show ADs of having a better exterior paint with weatherproofing and still these the buildings get attracted by dust and rust.

Raheja has also signed an MOU with Modern Mills across the road to develop the Jatia's property, FSI Could be transfered between the projects.

Very nice towers however, would have looked better & more iconic if they stuck to the renders with the spires & blue glass.

The design at the top obviously changed making these towers look ordinary.

Perhaps the pics dont do justice!

I would say that it lacks a certain sharpness as compared to the facade of, say, Bellisimo. May be the work has n't finished yet.

I'm sorry but besides the height, everything else is mediocre. This architecture looks more like early 90s era architecture :/

Still love to see more skyscraper buildings in Mumbai.
