Description

Located in Accra, Ghana, the project is the second phase of the Villaggio complex for Ghanaian developer Trasacco Estates Development Co. It consists of approximately 38,500sqm of predominately residential accommodation, a small commercial office as well as ground floor retail/restaurant and gym. As AHMM’s first project in Africa, it will be a landmark development for the client and unique not just in Ghana but within the West African region.


The buildings share a common architectural language and materiality, but are subtly differentiated from each other through use of colour. There are two fundamentally different façade treatments, one essentially planar and coloured the other highly modelled and monochromatic.

THe design of this Fecade looks like that of Soccercity stadium in South Africa. the only difference is the colour. are they planning to plant trees on top? it might be the reciepy of dissuster.

planting trees on the roof"green architecture" might work it reminds me of a building constructed in india , i think it was by charles correa

Wow, great architecture.

But, I will say that it would look better without those trees on the rooftop- a small garden area would work just fine. This is one of those projects that you have to see it when it's finished to really judge it. :cheers:

Those trees look Huge and their roots might cause some cracks. I maybe wrong or lacking knowladge in this regard.

Because thats where there is the best market and best infrastructures.

Plus who wants to buid where there is no market.,,,,You go where there are pontetials. Not in the middle of nowhere.

If you live in America and you still think people in Africa live in trees, as your grandfather had prejudiced your mind a long time ago, think again! Welcome to Accra, Ghana, the land of Kwame Nkrumah, and the first country in Africa to wrestle independence from the British 53 years ago.

There is something going on here which has not happened before. People here are snapping up luxury condos and town-homes like there is no tomorrow, and some smart developers in town are responding to the brisk demand very briskly too. There is a lot of anticipation and excitement here, maybe because of the recent oil find and the expected drilling scheduled for the last quarter of this year. Demand for luxury real estate in safe residential neighborhoods has become a sport. People can’t wait to see the ground broken by a developer in these neighborhoods before they swoop in to register their interest quickly. Major companies in Ghana are literally stepping over each other, registering their interest in rental properties. Foreign companies looking for accommodation for their foreign staff in particular, are racing for such places because most of these developments are created in gated communities with high security 24/7. Ghanaian security companies are having a field day, employing lots of manpower to guard these developments.

The Airport Residential Area in particular has become a haven for high rise condominiums and town homes. Driving through this area these days feels like driving through the Wilshire corridor in Beverly Hills, California. The major players in this area are Holi Flats, Meridian Apartments, Primrose Place, Blackwell Realty Ltd, Purple Oak Ltd and Villagio Vista by Trasacco Valley Developers at Dzorwulu, just next door. Having met most of the players myself, it feels good to know that it is Ghanaian entrepreneurs who are the brains behind all these projects and it tells you how far our country has come. I guarantee anyone to step into any of these developments to see the quality of work being done on these projects: it feels like any luxury condo or townhome in New York City, Los Angeles, London, Paris or Tokyo - I guarantee you! Condo units here are selling from US $295,000 and up, depending on number of bedrooms and baths. Most complexes have a pool, a gym, a tennis court and a clubhouse. Savvy investors are snapping up these properties briskly at today’s prices because they know that these will be the multi-million-dollar properties of tomorrow, just as it happened in New York, Los Angeles, London, Paris or Tokyo over the years.

I had my own experience recently, representing a landlord in negotiating a lease for a foreign company who have just arrived in town to start building lots of homes in Ghana. By the time we concluded our negotiations, three other companies were already lined up on standby, waiting to take the building if our negotiations failed. That’s how high the demand is for properties in these areas. There is a new enclave being built at the Kotoka International Airport to be called Airport City, which will house 5-star hotels, a shopping mall, high-rise office buildings and a mall for automobile dealers. This enclave is merely a walking distance from the Airport Residential Area and the Kotoka International Airport itself. Holliday Inn Hotels have staked a foothold in this area and are already doing brisk business.

The best kept secret in Accra these days is the Cantonments area, where the sprawling heavily secured American Embassy has a commanding presence. Sorry, visitors have to leave their cameras at home when they come to this embassy. You can’t take pictures in this fortified area. The Cantonments area has virtually become the enclave for luxury town-homes. This is the area where the W. E. B. Dubois Center is located, just a walking distance from the American Embassy. It is a favorite hangout for American visitors and the area has become extremely popular and heavily patronized. Don’t be surprised to see bulldozers razing to the ground old houses and outmoded structures for brand new, sophisticated mansions here. The AU Village, built for the African Heads of State during their meeting in Accra in the Kufuor era, is virtually a few blocks away. Luxury apartments in this area rent easily for US $3000. Luxury condos and townhomes for absentee owners easily rent for $4000 per month. Yes, in Accra, Ghana! If you are thinking of buying property in this area, be ready to shell out anything from the $400s. There are several gated communities here, all tastefully created with lots of greenery, swimming pools, club houses, tennis courts and gyms. It is a joy to visit them and see things for yourself. And if you have the money, buy one! The developers are waiting and eager to satisfy your taste.

Who says Africans live in trees? Leave those tired thoughts behind and welcome to the new Ghana!!!..

A FIRM, Messrs CDL Asset Management Limited, a subsidiary of Consolidated Discount Limited (CDL) has entered into a joint-venture partnership with a Ghana-based property company, Metropolis Development Limited (MDL) for the development of luxurious apartments known as Villaggio Vista Condominium, located in the heart of the capital, Accra.
Essentially, Trasacco Estate Development Company Limited (TEDC) is the contractor to the project and the Nigerian company has 48 units in the estate. The company is offering these houses to Nigerians who are desirous of owning houses in Ghana. The estate is a mixed development project, comprising three blocks. They are Aqua, Azure and Alto. Aqua is an 8 floor to 12-floor building; Azure is a 17-floor tower while Alto will have 27 floors upon completion to set the record as the tallest residential building in West Africa.
The first of three Villaggio Vista blocks, the Azure, boasts of a breathtaking roof top pool and terrace area. In developing Villaggio Vista, the architectural focus was on environmental efficiency and the adoption of some local cultural references. The pattern of the ‘Kente’ weave provided the starting point and has been abstracted to create the unique and distinctive aesthetic of Villaggio Vista.
Facilities in the estate include secured underground parking, entrance lobbies with concierge, convenience shop and restaurant, roof top swimming pools and garden, central communal garden, emergency water reservoir, back-up generator, management office and 24-hour security.
The Managing Director of CDL Asset Management, Mr. Bode Adesina, said apart from buying residential apartment, interested homeowners could also take advantage of office apartments in the estate. The first block, according to Adesina, will be ready by the end of March 2011 and work will begin immediately on the second phase.

i think its lovely...you know this is italian school!!=D hehehehehe anyway concerning the trees it's a brilliant solutions 2 give fresh air that the city...accra's air is sooo polluted and as we all know trees are natural lungs...cause we're all architects here i think then we also all agree with Le Corbusier's 5 points of architecture!!=D

I need to come to Ghana as soon as possible and do some research as i am currently a penultimate student in the UK. I love my home country i mean my blood country, i will retire here!!
This structure follows form space and order brilliantly. Now i need to come and see it for myself.

My mother has a place at Villaggio Premavera. I've seen the models of Vista first hand and it will be very nice.

I saw the building in April this year and I mut say it looked great except I don't recall seeing trees on top of the building.

I hope all these new buildings springing up all over Accra are earthquake proof, giving Accra's vulnerability as it is in an earthquake prone area.

Its unfortunate that such a well designed building could be built so bad. The owner are not concerned with building a safe well built project especially if people continue to to buy these condos for there outragous price. They are unsafe and poorly built. The substructure is being built with rusted rebar which is a big NO NO in the building world and will create substantial problems in the future. The finish work is some of the worst I have ever seen. I would not waste my money nor risk my safety.

Terrible finishes and unsafe substructure(thats what supports the building). Dont waste your money on something that will be deteriorating in less than 5 years. I know. Trust me.

If you check out renderings of the project you will notice 2 highrise structures. One 19? floor building and a 30 floor building. I stand corrected though.

It's just very beautiful, the pictures look first world. But until these are something like 1.5 SD or better from the mean (top ten percent) instead of being about 3 SD from the mean (top 0.3 percent), I really can't get excited about this. But when it does...
