Finally, the first PEZA-registered I.T. (Information Technology) Park in General Santos City held its ground breaking ceremony this morning.

Located at CED Avenue, the driveway leading to the campus of Brokenshire College, Mabuhay I.T. Park or MITP is a 2.8 hectare property and project of the Father of Internet in GenSan, Mr. Jan Ced who was featured here last year.

This dream project of Mr. Ced was actually issued a Certificate of Registration # ez 07-42 more than a year ago in November 5, 2007 by the PEZA (Philippine Export Zone Authority), pursuant to Presidential Proclamation No. 1383 Dated September 11, 2007, the provisions of Republic Act No. 7916, as amended, duly registering Mabuhay Technopark Corporation (MTC) as the developer/operator of Mabuhay I.T. Park (MITP).

According to Mr. Ced, the MITP will serve as the city’s shining landmark for I.T. and I.T.-enabled services business.

Mr. Jan Ced stands witness as his father and CEMCDO OIC Coralyn Espinosa lead the groundbreaking of his Mabuhay I.T. Park

MITP is a well-planned I.T. Park, to operate in a 24/7 fully-secured community. It is envisioned to be a one-stop shop facility capable of carrying voice, video and data services that would deliver a superior, reliable and secured network communications and back-up power suppy. It will have fiber optic network and microwave links making data exchange faster.

An Incubation Center will consist of 9 intelligent offices (four small-sized 24 sq meter areas; three medium-sized 35 sq meter ateas and two large-sized 60-75 sq meter areas) and support facilities such as three conference facilities/training rooms; mini-exhibition hall including a cafeteria, central waste facility system, worship center and secured parking area.

In short, it will cater to business process outsourcing companies like call centers, medical transcription centers and the like.

Meanwhile, the Brokenshire College next door will offer I.T. and I.T.-enabled service-related courses. This will allow strong partnerships between business and the academe, specifically for the manpower needs of the ICT industry in GenSan.

NCCC indeed has a huge property along the national highway. I've been there a couple of times. But there are no plans to construct a NCCC Mall in General Santos City in the near future. :)

NCCC indeed has a huge property along the national highway. I've been there a couple of times. But there are no plans to construct a NCCC Mall in General Santos City in the near future. :)

The University of Santo Tomas has been developing a new campus in Barangay Labangal, General Santos City (along with UST-Santa Rosa, Laguna, UST-Sri Lanka and UST-Mongolia) to be completed and operational by 2011. It is inline with the University's Quadricentennial celebration. With a land area of 800,000 sq.m (80 Hectares), this will be the largest UST Campus in terms of land area.

^I would agree. Although the passenger traffic is really low it would really help a lot especially now that we are branding General Santos City as 'Magandang Gensan'.

Aside from the airport, we could also improve the cleanliness of our city. :)

As what Ive heard before from the local news, may nakalaan na yang budget from the national government, i think around 20 mil for renovation and repair of the city airport, d ko lang alam kung anong nangyari.

agree ko bai, I think mas daghan gapalit sa KCC kaysa NCCC siguro sa location pud niya...I have this feeling that bisan pag abli sa robinson puhon
di gihapun ma lupigan ang KCC...murag mas dako man gud ug spacious compare sa Robinson... anyways the latter is a national brand i might be wrong....

why compare NCCC and KCC.. Hello? Kcc is already a big mall while NCCC in gensan is just a wholesale center catering the needs of small players such as sari2 store owners... i think there is no point of comparing them for they are not in the same league.... then, regarding the NCCC Mall, they will surely put their mall in gensan. that's what i heard during the opening of NCCC Wholesale center gensan.... Hindi naman yan palakihan eh... importante is the competitive standards of the malls and location..... the NCCC mall of Gensan will be constructed in the NCCC compound in the NAtl Highway where the MR. BIGSHOT currently stands... look at Davao with 15 more malls!!!!! Hopefully soon Gensan will have its congressional district with 2 congressmen serving the interest of our city in congress.

Are you sure na Davao has 5 malls lang including mga underconsruction? anyway im not familiar with all the malls in davao pero as what i have seen in my vacation there and in the net, malls in davao are more than what you think of 5!

sorry, I meant "major" mall..naa may minor malls like centerpoint, lachmi, chimes etc pero dili man gud sila gahatag ug complete "mall" experience so for (personally) dili nako sila gina consider nga mall..personally, mall sya if its considerably big, dakong percentage sa GFA ang for tenants, naay entertainment area and daghan dining choices..so actually 4 ra diay sa karon ang "malls" sa Davao kay ang Gaisano South gamay ra man ang leasable space and mostly department store man sya..

Robinsons Place GenSan to open June 15, 2009

Bariles had the good fortune of entering the 8-hectare property of the Gokongwei’s along the Lagao National Highway two weeks ago when the group of Engineer Mark Reyes from the City Engineer’s Office conducted a meeting with the contractors inside their makeshift office to discuss matters pertaining to the construction of the upcoming GenSan Mall, Robinsons Place General Santos.

OIC City Engineer Mark Reyes (in red) in a meeting with the engineers of Robinsons Land Corporation to discuss drainage and other concerns. Together with him are his staff Engrs. Ronel Cartojano, and Mylene Gecosala, Chief of Staff of the City Mayor’s Office Ernie Quisay and Engr. Marilou Tan.

From that meeting, I learned that barring any unforeseen circumstance beyond control, the Robinsons Place GenSan has been scheduled to open June 15, 2009, which is less than four months away. I almost fell off my seat upon learning that, so excited at the prospect of watching movies in a whole new setting and doing window shopping in a completely different surrounding.

And judging from their 24/7 non-stop work on the mall, they will surely open on schedule.

Finally, the City Mayor of General Santos, Mayor Jun Acharon announced this morning, in an interview by the local media that the General Santos Park, across his office at the GenSan City Hall Building will be unveiled to the public on August 7, 2009.

The improvement project which will now cost approximately P34 million owing to the additional appropriation of P11 million to the initial budget of P22.5 million, was started in October 2008. The contractor, Dellosa Design Builders revealed that the improvements to the Gen. Santos Park include the construction of a carpark, a lagoon. a brick walkway in the center, fencing and the installation of lamp posts, among others.

Final landscaping and beautification will be handled by the First Lady’s Kagandahan GenSan Office, including the improvement of the area where the park’s two Dadiangas Trees are growing.

It is not yet sure if the additional approved budget of P11 million includes the installation of a fountain which will make the park even more beautiful. Well, Bariles and his readers all certainly hope so and are looking forward to the time when the Gen. Santos Park truly becomes the Tuna Capital’s major tourist attraction.

Generals..Just check out the newest Subdivision in General Santos City by the Santa Lucia Realty - The Colinas Verdes, 11.3 hectares gated community located beside the SOCSARGEN hospital and at the back of Robinson's Place General Santos.... Real Estate is Booming in General Santos City... NExt, FILINVEST....hopefully... they already own 120 hectares in Tambler.

not all roads in gensan are wide, consider silway and labangal. mas ok pa nuon ang labangal pwede pa ma expand compare sa silway nga dili na jud pwede, two lanes lang jud kay ang mga balay naa na jud daplin sa kalsada. imo, silway man siguro ang una na-establish nga lugar sa gensan, diha man pod naglanding si gen. santos. ang j. catolico avenue dapit sa gaisano og kcc traffic pod kaayo.

the last time i was in GenSan was way back in 2005 pa..back then I didnt notice any "exceptionally" wide road compared to Davao. Yung road along Gaisano/KCC was not particularly wide, parang JP Laurel lang ata. Theres this avenue na nagustuhan ko kasi malapad and na incorporate na ang parking spaces sa sides.

What I noticed though was there are a lot of huge open spaces near the CBD particularly along the National Highway (side sa East Asia Hotel up to the crossing ata na padulong KOronadal) Pati yung highway papuntang Koronadal.

yah.. you're may be right.. I was able to go to every major cities in the phil... in my observation... gensan is the only key city without the hassle of traffic congestion.. moreover, gsc has still wide open spaces to fill in... i like davao.. in terms of econ. development, davao is way ahead of gsc.... in fact my master's thesis deal with the comparative study on the economic development of gsc davao and cdo and zamboanga..... based yan on my thesis...

Recommendations

1. creation of a congressional district with 2 representatives - it is a constitutional mandate.

2. Improvement of the City's Tourism Development Plan - ithink gsc is the only highly - urbanized city in Mindanao that lack or developed tourism destination despite of vast potentials. e.g QUEEN TUNA PARK

3. Establishment of a City Archives and MUSEUM.. gsc lacks that... and mprovements on the city library.

4. More Hospitals in the Industrial Area (e.g Calumpang - Tambler - Labangal Area) all 6 hospital of the city are on the CBD.

5. road expansion like the laurel AVE and BULA ROAD and concretization of Sidewalk like in Santiago and NATIONAL HIWAY.

General Santos City has 3 6 lanes roads

1. Pioneer Ave with center island plus huge sidewalks and parking spaces in each corner

2. Acharon Boulevard with Center Island with Sidewalk in the right Portion

3. Santiago Blvd with sidewalk... to be expanded soon with the entrance of SM

these 3 roads are wider than the National Hiway... In most cities, the National Highway is one of the most developed Part of a City like CDO, Iligan, Butuan, ZAmboanga, Koronadal, Tacurong, Cotabato, etc. but in Gensan, the National Highway area is not that developed, in fact there are plenty of huge open spaces for potential development especially on the National Highway to apOPONG AREA.

Anyway, many devts now in gensan is Happening on the NAtional Highway....
like what?

GSC has been able to realized, i dont know the exact figures, 1.08 Billion according to BIR.... CDO with 1.08 also but with a realized income of 1.5 billion this year, zamboanga also gitna ng cdo at gensan.. while davao is far ahead with almost 6 billion..

wow 6 billion according to BIR to? kc sa COA: 3.2 billion ang net income ng Davao City but still its the highest income outside Metro Manila.. di naman pala ganun kalaki ang gap ng income ng CdO, zambo at Gensan, so mag iiba din ang figures by 2015 once mag generate na ng income ang SM and Rob & etc..:)

TAXIs cannot thrive here in gensan maliit lang naman ang gensan's cbd eh... mahal din ang taxi kaya humina dito gensan.. malakas pa rin tricycle at jeep dito kasi mura at madaanan lahat halos sa gensan... KCC will always be a competitive mall in gensan despite the entry of both rob and SM... Gaisano ang mawala kung nagkaganun if di nila iimprove ang mall..kulang ng boutiques at spaces for rent pati cinema wala na....

what i missed in gsc is KIMBALL Plaza... yun ang pinakamalakas na mall here in gensan dati.. syang lang wala na.... KCC is the biggest mall in Region 12

tapos yung KCC may "SM feel" pa, Palafox din kasi yan so medyo may similarity sa ibang mga Palafox designed SM like SM davao sa interiors..

pati design nung stairs eh parang copy-paste from SM sa pagkakatanda ko :lol: (last time I was there was back in 2005)

YES, what i have found out in these cities is that their cbds are well developed.. in gensan, di ganon ka developed but still it is earning at par with the cities of zam andcdo... gsc has still plenty of room for improvements.... cdo, zamboanga and davao is more progressive and beautiful than gensan but like what i have said, gsc has a lot of room for improvements and ryt now we can sense that the city is improving and booming..... and other cities in Mindanao most notably dipolog, dapitan and pagadian in the zamboanga peninsula.

I notice the progress of Gensan. Economically, Gensan is actively attached itself from Davao nowadays. The coming of national brands, Robinsons and SM, is just the beginning of the city's rapid progression. Hope these two big national brands will definitely pursue their plan in the city. ^^

Anyway, narelocate na ba most of the government offices in Gensan as the city is becoming the regional center in SOCCKSARGEN? :)

if I were NCCC, and i consider nako ang competition, I would concentrate kung asa ko kusog which is ang grocery so a Hypermart with some areas for retail (like the planned NCCC Hypermart sa Panacan) would be perfect

What I'm trying to say is that GenSan nowadays is "actively attaching" itself economically from being dependent to Davao.

E.g. many years ago, GenSan's port was not well developed, so Gensan's raw materials and agricultural products even went to Sasa Port to be sold in Visayas, Luzon, and even other parts of the world. But due to the booming of tuna industry, Gensan's seaport now I can say is big and well develop, and somehow advance. Gensan before had no airport, but now GenSan has the airport.

Before GenSan had no malls, so they went to Davao to shop. But the coming of KCC Mall and even Gaisano brought change somehow to the people of GenSan. But still nowadays, many go to Davao just to experience the ambiance of SM mall, and now the minimall Robinsons, and even other bigger malls.

Besides until now, I can say many richer people from Gensan enroll in Davao's universities and colleges (even GenSan has a university and colleges), and many seek advanced medical care in Davao's hospitals. Likewise, many still go to Davao because I can say that until now, not all national government offices enter Gensan.

Despite of thus, GenSan's purchasing power is quite increasing---the reason why SM and Robinsons, and other big investors are investing or planning to invest in the city.

The coming of SM and RB will give not only economic boom to GenSan, but will bring convenience to the people, and even people from other cities and provinces in SOCCKSARGEN, as if the people will no longer go to Davao in the near future just to shop since the two big national brands are definitely pursuing their malls in GenSan. For that, the people of GenSan will help their economy since no more money will flow somehow to Davao.

No plans for a NCCC Mall in GenSan in the short term. But NCCC is keeping the big property along National Highway intact for the long term. GenSan has a huge potential. It's just a question of when it will be fully realized. Well, at least NCCC has a prime landholding to develop once that happens. ;)

you're quite correct... whether we admit it or not, gensan, somehow, is still within the sphere of influence of davao city, yet, it is now slowly dissociating itself from the economic strings of davao as exemplified by the creation of the region 12 thus making gensan the regional center of the socsargen region. and yet, many services are still not found in the city, so many people from gensan still go to davao to avail goods and services not found in the city... and until now, the same is still happening though in a reduced scale...

many government offices are found in koronadal city because it is the administrative center and capital of south cotabato where gensan is supposed to be situated although independent of the province.... pero gsc is the financial, educational, commercial etc. center of the region...

pero there are still many rooms for improvements....... like schools, we are lucky with entrance of UST... hospitals are needed by the city andtourism development....

if you come here in gensan business establishments are not that many compared to other cities....approximately 7,000 compared to cdo with 15,000.... but the city is earning much, close to cdo and zamboanga

if I were the owner of NCCC, i would still invest in gensan and put up a mall there and still being competitive... kasi if we look all the locations of the malls in gensan.. all the 3 are located in barangay Lagao specifically in the J. Catolico Ave. and they are adjacent to each other walking distance lang lahat and SM will be located just at the back of Gaisano... so these 4 malls are all located in the CBD along DAdaingas and LAGAO... if NCCC will put their mall far away from these mall like in Apopong area in the NATIONAL HIGHWAY or National Highway in BARANGAY north in the lot own by kimball (beside agila glass), i do think NCCC or any mallfor that matter will surely get a sizable slice of the market especially on the hinterland barangays of gsc as well as south cotabato and the industrial area of gsc....

Yes, CDO Growth rate was no.1 in the whole Philippines in 2008..

and also their real estate is booming talaga with more than 100+ subdivision and counting...

and big companies are there too...

to sum up, CDO has a large market covering the provinces of MISOR, MISOC, BUKIDNON, CAMIGUIN, LANAO DEL NORTE AND SUR and their cities...

lykwise Davao holds influence in southern and Eastern Mindanao REGION 11 and REGION 12 and to some extent CARAGA Region sharing influence with CDO as well as southern bukidnon.....

Zamboanga and GENSAN are behind these two leading cities...

In my study... I ranked Davao and CDO as 1st Class Cities
Gensan and ZAm as 2nd class
while Iligan and Butuan 3rd class...
this classification is relative..... HUC ang topic ka sa thesis....

Yung Undergraduate thesis ko was all about GENSAN economic development...so nung nag masters ako... comparative study of 4 HUCs.... nagtravel pa ako in these 4 cities....

halos napuntahan ko with the helps of my relatives in zamboanga from the seaport, airport, new airport site, CBD, schools, malls at government offices at islands and beaches pati hotels..basta lahat ng mga infrastructures at subdivisions..etc. for documents as well as interviews of key people and even ordinary people... what i found out grabe na pinagbago ng city from the last i have gone there mga 2001...

booming ang population 774,000 as of 2007... dami investment at constructions... ang urban sprawl grabe along the coast lines....

based on my findings 3rd talga zamboanga in Mindanao... 4th gensan.., pero gensan din is slowly but surely.....

may special economic zone pa ang zam at mga canneries for tuna and sardines just like here in gensan...

GenSan may be ranked before or after zamboanga but still the GenSan people are enjoying 13 years of widebody jets served by Philippine Airlines.. hehehe And GenSan was the first city in Mindanao to receive both the B747-200 and B747-400, the largest airport in Mindanao as well as the longest runway.... The infrastructure for future growth's in place - which is most important for every developing city...

With the opening of SM and Robinsons, I think it's very obvious who leads who.....

GenSan may have Robinsons and soon SM pero Zamboanga has a richer history and mas developed ang downtown (i mean mas dense) at mukhang mas bibo
my barkada who once worked near GenSan commented na mas lively daw ang Zamboanga compared sa GenSan..

my only complaint sa GenSan is maaga mag close ang establishments (well at least nung pumunta ako GenSan nung 2005 and 2006)

one time nagkape kami sa (forgot the name of the cafe but parang may "orange" ata sa name, and its along pioneer avenue) pumasok kami ng mga 6 then paglabas namin ng 7pm sarado na ang mga establishments..so naglakad lakad kami at naghanap ng matambayan pero wala kaming makita (except sa dunkin donuts so nag dunkin na lang kami :lol:) hanap sana kami net cafe wala din kami makita so umuwi na lang kami sa hotel (yung malapit sa KCC)

I mean GenSan I think is a business-friendly place compare to zamboanga... there are many factors that affects the entry of investors one is the negative images that is brought by media... and that affects progress of the place...

OT: mamaya na pala ang laban ni Manny at Hatton, well ka kahapon palang hirap na kami dito makakita ng pwesto sa NY kasi karamihan ng bar at restaurant is fully book ang iba naman overpricing, also when I was in one of the shop here in queens center mall, I was surprised people are discussing about the fight at mga puti sila ha! at ang malupit pa nagpapa reserve na agad ng mga video games kasi yong shop nayon ay game stop, the guy kasi is saying we are now accepting reservation for the paquiao-hatton video games...hanip talaga ano.....well napangiti nalang ako sa isang tabi, ang feel proud about pacquiao, our country and most especially Gensan.....Congrats! and Goodluck for tonight!

TAXIs cannot thrive here in gensan maliit lang naman ang gensan's cbd eh... mahal din ang taxi kaya humina dito gensan.. malakas pa rin tricycle at jeep dito kasi mura at madaanan lahat halos sa gensan... KCC will always be a competitive mall in gensan despite the entry of both rob and SM... Gaisano ang mawala kung nagkaganun if di nila iimprove ang mall..kulang ng boutiques at spaces for rent pati cinema wala na....

what i missed in gsc is KIMBALL Plaza... yun ang pinakamalakas na mall here in gensan dati.. syang lang wala na.... KCC is the biggest mall in Region 12

if KCC is the biggest in gensan or the entire socsksargen region, but with the entry or Rob & SM, will it change?!

I stated in my Top 10 list on Monday that Manny Pacquiao – not Floyd Mayweather Jr. – is the best fighter of this decade.

Some readers agreed. Many didn’t. One guy was so incensed that he vowed to get all his friends to boycott me, which I think might’ve been going overboard. This isn’t life or death, after all; it’s supposed to be fun.

The reactions got me thinking: OK, what is the overriding reason I believe Pacquiao is better than Mayeather, as well as Juan Manuel Marquez, Bernard Hopkins, Joe Calzaghe, Winky Wright and a few others who might have credentials?

The answer finally became clear: Because Pacquiao moves me, as does Marquez to a lesser extent. The others don’t.

I acknowledge that a strong case can be made that Mayweather is the best fighter of the 2000s. He is the most naturally gifted of these fighters and has a perfect record (39-0, 25 knockouts). He has what it takes to win and does so, plain and simple.

If that’s how you define the best fighter, then he’s your man. God bless you.

That’s not my definition, though. To me, skills and winning are only part of the equation.

I admire the sublime ability, speed and athleticism of Mayweather, as I did Pernell Whitaker. They are virtuoso boxers, master technicians, certainly among the best of their eras. At the same time, there’s something missing with both of them, in my opinion. I call it the “thrill factor.”

To me, the greatest fighters aren’t just admirable; they’re part technician and all warrior. They, too, have exceptional skills and win consistently but also take risks, both in terms of who they fight and in the ring. They seek out the best possible opponents and then go to war, putting both their record and well being on the line.

That’s what fans pay to see – fights, not dance contests. They want those thrills, the kind that Pacquiao provided in a heaping dose with his one-punch knockout of Ricky Hatton on May 2.

“The great matchmaker-promoter Teddy Brenner once said, ‘There’s no room for perfection in boxing,’” said television analyst Larry Merchant. “What he was saying is that fans don’t come for a clinic. And I think, unlike other games, fans count. … I generally give a close round to the fighter who is making the fight, the aggressor, the guy throwing the most punches. Ultimately, I think that’s also how we judge who the best pound-for-pound fighter is if it’s close.

“When I look at the phantom list of greats, I see guys who sought out challenges. Robinson fighting LaMotta six times, Leonard fighting Duran three times and Hearns twice and then moving up to fight Hagler. That’s greatness. They didn’t always win but so what? …

“When I look at Pacquiao,” Merchant continued, “I see that he fought Morales three times, Barrera twice, Marquez twice and then moved up to fight the top guys at 140 and 147 pounds at whatever status they had at the time. That to me says a lot. I think Pacquiao is better than Mayweather. That doesn’t mean he would beat him because Mayweather is naturally the bigger man.

“If you look back at the record, though, I think it shows that Pacquiao is better. I want someone willing to take risks, someone who moves me.”

I feel I could build a very strong case for Pacquiao against Mayweather based strictly on accomplishments.

Pacquiao has faced better opposition, most notably fighting the three future hall of famers from Mexico –- Morales, Barrera and Marquez –- a total of seven times (going 5-1-1). Mayweather also has faced some elite fighters –- Genaro Hernandez, Jose Luis Castillo and Diego Corrales, among others -- but has been extremely selective.

Pacquiao won three major titles in three weight classes (WBC junior lightweight, WBC lightweight and THE RING junior welterweight) and beat Oscar De La Hoya at welterweight within a span of 14 months, a feat that has drawn comparisons to the great Henry Armstrong.

Under the tutelage of trainer Freddie Roach, Pacquiao has evolved from a one-handed brawler into a complete boxer-puncher who seems to be improving at a rapid rate 14 years into his professional career. I’m not sure people realize how rare that is.

Pacquiao and Mayweather have two common opponents, De La Hoya and Hatton. Pacquiao dismantled both while Mayweather barely beat De La Hoya and took much longer to stop Hatton, although De La Hoya had weight issues against Pacquiao.

“Let’s just look at the two fights against Hatton,” said Mike Silver, an historian and author of The Arc of Boxing. “Mayweather calls Hatton ‘the toughest fighter I ever faced’ and Pacquiao utterly destroyed him. C’mon, if Mayweather has the skills he professes to have, he should’ve dominated a club fighter like Hatton.

“And a prime De La Hoya beats Mayweather. Every time (De La Hoya) threw the left jab, Mayweather had no answer. A great fighter doesn’t react that way to a left jab.”

I acknowledge again that Mayweather’s proponents could come back with their own arguments. He’s a better boxer, he’s unbeaten, he usually wins easily, he’s won more major titles than Pacquiao. They probably have more on their list.

And they'll mention the fact that too much has been made of Pacquiao's last three victories, against tough, but limited David Diaz, a depleted De La Hoya and Hatton.

However, when you add the “thrill factor” into the equation, I feel that puts Pacquiao over the top.

Pacquiao and Mayweather probably will meet in the ring if the latter beats Marquez on July 18, which illustrates the spirit of the two fighters: Pacquiao would be the one taking the risk by fighting a bigger man.

That’s what Pacquiao is all about. And why I believe he’s the greater fighter.

i have the chance to travel around gensan and i was surprise that the industrial area (along Labangal - NAtl HIghway, Calumpang, Fatima and Tambler) of gensan has still a lot of empty Spaces...

Even the City's Premier Industrial Estate - ESPINA is half empty....

but still gensan is one of the premier cities in the Philippines...

just imagine if these empty spaces would be fill in by factories or other investments?

gensan doesnt have many 1st class subdivisions except for 3.... pano pag dumami pa yun?

kahit commercial area dami pa spaces...

gensan has a bright future ahead...

SM PRIME Holdings Inc. forged a lease agreement for an eight-hectare property in General Santos, as rival Gokongwei-owned Robinsons sets the start of commercial operations within the year.

Mayor Pedro B. Acharon Jr. said the Salazar family has agreed to let SM construct a mall on its property on Santiago Boulevard.

"Both parties have already signed the [lease] contract; I don't have the other details of the project," he said, noting he talked with a representative of the Salazar family.

SM Prime officials or the Salazar family could not be immediately reached for comment.

Local reports said SM Prime reportedly plans to lease the property for 50 years from the landowner.

Acharon said the giant mall operator has started drawing up a construction plan for its building.

Although SM Prime has yet to file for building and other permits, Acharon said its entry will be a big boost to the city's economy.

Pilar T. Afuang, local business chamber executive director, echoed the sentiments of the official, saying its presence is another indication of the city's economic viability.

"Our board of directors talked with the landowner and they were expected to vacate the premises by May. Clearing operations are already ongoing," she said.

Earlier, SM Prime officials had a meeting with the local government unit to discuss the project.

"It's 80 to 90 percent sure that SM is putting up a branch here...and this is a welcome development. Their people had discussed the project with the local government," Acharon earlier said.

The intention of SM Prime to set up a multi-million peso mall here comes in the heels of the looming operation of rival Gokongwei-owned Robinsons Place-General Santos.

The Robinsons branch in this city, dubbed the "Tuna Capital of the Philippines," has taken shape and is slated to operate within the year.

Last year, SM Prime announced it is looking for a lease manager for its SM City-General Santos branch.

Acharon said there is "no problem" as to the business viability of the project but pointed out a concern coming from micro and small entrepreneurs in the locality.

With the entry of big shopping malls, these micro and small entrepreneurs fear they will be displaced.

“But I told them this can be an opportunity for them...that they should think big or reevaluate their strategies to keep pace with the competition brought by these big stores,” the mayor said.

In the Davao and Iloilo experience, Acharon said micro and small entrepreneurs managed to adjust in a “matter of six months” after giant malls started operating in the cities.

With SM mall around, this will bring to four the operators of big shopping malls in the city.

Construction of Robinsons Place-General Santos, at a reported cost of P2 billion, has been going full blast in the past several months.

The other two malls operating at this city for years are Gaisano Mall and KCC Mall. (BSS)

(2nd update) MANILA, Philippines - A company owned by Filipino boxing champion Manny Pacquiao will develop a 400-hectare property in General Santos City and transform it into a special economic zone.

The company, which will invest some P1.217 billion for the project, will also seek tax incentives from government, the Philippine Economic Zone Authority (PEZA) said.

The project is up for approval next month, PEZA director-general Lilia de Lima said.

If approved, the project will enjoy fiscal incentives, possibly allowing it to enjoy tax breaks anywhere from five to 15 years.

Located at Balsinang, Olympog in General Santos, Pacquiao’s hometown, the property is registered under Manny Pacquiao Heights Development Corp. (MPHDC).

The project’s first 200 hectares will be developed into different types of economic zones as part of its overall aim of becoming a well-planned community.

Seventy hectares will be allotted for tourism, 65 for information technology, 40 for retirement, and 30 for medical tourism, de Lima said.

The Pacquiao-owned company is currently in discussion with two foreign firms, both of which have expressed interest in developing world-class medical tourism facilities, de Lima added.

These two firms include the New York-based Bio City Development Co., which specializes in the development of the international cancer centers in Dubai, Europe, Vietnam, Hong Kong, and New York.

The proposed ecozone may also allow the establishment of a Medical University, which plans to offer high-end facilities for patients, visitors, and companions.

The facility will also include an international Medical Convention Center, an outdoor sports and recreation park, and retail and commercial strips.

MPHDC is also expected to spend P1.193 billion to develop the land area with the remaining P24.3 million used to pay for the land’s acquisition.

Some P730.439 million will be sourced from the company’s internally-generated income while remaining costs – amounting to P500 million – may come from bank loans.

MPHDC is currently processing its registration with the Securities and Exchange Commission (SEC). Incorporators include Pacquiao, Jinkee J. Paquiao, Rogelio D. Paquiao, Edilberto L. Jamora, Helen DC Nocom, and Yan V. Amante.

Pacquiao representatives hold meetings with socioeconomic planning agency

Two MPHDC representatives have held meetings with Socioeconomic Planning Secretary Ralph Recto last month to discuss infrastructure projects in General Santos.

Pacquiao’s company is eyeing projects involving “power, water, and infrastructure," according to an April 17, 2009 letter addressed to Recto.

The investments seek to improve General Santos’ tourism industry, said the letter which was signed by Amante.

Besides intending to enhance the city’s agricultural output by providing “farm to market roads," the company is also seeking government assistance to convert land for its “tourism-related projects."

Company representatives were then referred to the Philippine Economic Zone Authority (PEZA) for proper guidance, Recto said.

In early May, Pacquiao earned $12 million, just $4 million lower than the $16-million foreign direct investments received by the Philippines in February, as reported by the Bangko Sentral ng Pilipinas (BSP).

Earlier, Pacquiao expressed plans to run for a political post in Saranggani province.

In 2007 Darlene Antonino-Custodio beat Pacquiao to be GenSan's Representative to Congress.

Philippine boxer Pacquiao eyes big hometown project

MANILA (Reuters) - Philippine boxing hero Manny Pacquiao is investing 1.22 billion pesos ($25.8 million) in a 400-hectare special economic zone, including a cancer treatment clinic, in his hometown, a senior trade official said on Tuesday.

Revered across the Philippines and widely regarded as the best pound-for-pound fighter in the world, Pacquiao has been investing in small businesses but is broadening his horizons. The 30-year-old is even said to harbour political ambitions.

The development, which includes medical tourism facilities, an information technology park and a retirement village near General Santos City, was to be funded 60 percent from Pacquiao's personal funds and 40 percent through bank loans, said Lilia de Lima, head of the Philippine Economic Zone Authority (PEZA).

The Manny Pacquiao Heights Development Corp. (MPHDC) was expected to start operations on the southern island of Mindanao by the first quarter of 2010 after the government approves the plans, de Lima told reporters.

Pacquiao could not be reached for comment.

In her report to Trade Secretary Peter Favila, de Lima said Pacquiao's group was already in talks with two foreign-based companies to set up a proposed Philippine International Cancer Centre, the centrepiece in the zone.

They included New York-based Bio City Development Co, a healthcare company that runs cancer centres in Dubai, Hong Kong and Western Europe.

Pacquiao, 30, knocked out Briton Ricky Hatton in the second round of their IBO light-welterweight world title bout in Las Vegas earlier this month.

He owns a franchise of local fastfood chain, apartment blocks, has recorded songs and produced a B-movie when not training or fighting in the ring.

I think dapat na i-divide ang GenSan into 2 congessional districts..... dapat 250,000 people is to 1 congessman... 500,000+ na population ng GenSan... isa siguro sa reason yan kung bakit medyo mabagal progress ng GenSan unlike CDO and Davao... Pag na divide na into 2 congressional districts ang GenSan mas marami na funds for projects....

I agree! Gensan is belong to the 1st district of south cotabato with polomolok, tupi and tampakan, and the funds should equally divided among this municipalities and the city itself, so talagang mapapahuli tayo kumpara sa davao and cdo.

Vacant lots across KCC Mall of GenSan open to investors

I was on my way out of the KCC Mall of GenSan compound through the KCC Road when I again saw this small billboard on the vacant lot across the mall, approaching the Bula-Lagao Road. I have noticed it for quite sometime now and was curious about the announcement it was featuring. This time, I stopped the car, walked out and took its picture.

The announcement billboard was for the “SAFI MALL FOOD VENUE“, the same company behind the Sydney Hotel and Isla Parilla, among other business ventures.

Upon calling the name indicated on the contact number however, I found out from her that the mall project will not push through and instead, the owners have offered the area behind RCBC along the same KCC Road but nearer Jose Catolico Avenue, and subdivided it for rent to would be investors. This is the current terminal of the public vans travelling to Sarangani.

So far, SAFI has signed up three local companies already.

So if you have lots of money to spare for a new business venture, and you’re interested in capitalizing on KCC Mall of GenSan’s captive market, why not call telephone numbers (083) 302-1382, look for Damen and inquire about the vacant lots they are offering.

And by the way, are you curious about the area behind this parking lot across KCC Mall of GenSan, with the new concrete fence, sandwiched by the NFA compound on the other side?
The KCC Group, which owns the property is planning to build a:soon::soon::soon:grand 5-star hotel on it… ready to take on the big guns coming in… much like the expansion moves it is doing are right to its own mall in preparation for Robinsons and SM.

based sa latest population census conducted during the year 2007 CDO and GENSAN registered 500,000+ population becoming the 3rd and 4th most populous cities in Mindanao respectively behind DAVAO and Zamboanga.

DAvao has 1.2 million pop.

Meron palang road widening project ang LGU ng GENSAN sa Quirino Avenue... I passed by kahapon along the road and I saw half of the road is already 4 lanes...galing... :banana:

So from 2 lanes - 4 lanes na ngaun ang Quirino Avenue...

Hopefully, next na ang JP.Laurel Ave. 4 lanes..... :)

GENERAL SANTOS CITY -- How about a "Pacman" hotel?

World boxing superstar Manny "Pacman" Pacquiao is seriously pursuing a career as an investor, revealing late Tuesday night, after playing basketball, his plan to build a P500 million hotel here.

Pacquiao's bid to build a classy hotel comes on top of a recent announcement that he too will develop a multi-million dollar integrated special economic zone also in this city, a locality home to many who've made millions from the tuna industry.

"The hotel will be constructed near the heart of the city. The blueprint of the project is already underway," he said in a phone interview.

From a poor family, Pacquiao rose to fame after beating several famous fighters in different weight classes, including Oscar "The Golden Boy" dela Hoya.

His latest conquest was Englishman Ricky Hatton, who was knocked out in the second round via a powerful left hand to the chin.

Pacquiao lives in a multi-million peso mansion in this city, the "Tuna Capital of the Philippines."

Among the earlier investments of the Filipino boxing champion funded by his winnings or earnings outside the ring was a real estate property and gasoline station. He also owns a sprawling farm in Malungon, Sarangani, where he functions as the local government's tourism officer.

Aside from the ring, Pacquiao has become a showbiz personality and endorser of many products. He tried politics in the last elections but failed in the first district of South Cotabato. In the 2010 polls, he is reportedly eyeing the congressional seat in Sarangani province.

But when asked how much he's actually worth after all those big-ticket fights, part of which he intends to fund his new investments, Pacquiao's only reply was "Secret."

Pacquiao's plan to build a hotel here is seen to boost the tourism potential and strengthen the local hotel industry in this city, the economic hub of Central Mindanao region.

For now, there are at least two "best hotels" here, the East Asia Royal Hotel and Sydney Hotel.

While Pacquiao kept details of the hotel venture under wraps, he appeared bullish about his multi-million dollar special economic zone project in Barangay Olympog.

"We're developing the economic zone within my personal property of 300 hectares. It's patterned after the American style. There will be residential houses and a hospital," he said.

"About half of the capital expenditure will be shouldered by me and the other half by outside investors," he added.

Pacquiao also said the road network development of the economic zone project has already started.

As to when it would be completed, he did not give a categorical answer.

According to the Philippine Economic Zone Authority, the Manny Pacquiao Heights Development Corp. is investing some P1.2 billion to its economic zone project straddling 200 hectares.

Lilia de Lima, Peza director general, has said the 200 hectares would be developed into specialized zones: 30 hectares for a medical tourism park, 70 hectares for other tourism facilities, 40 hectares for a retirement haven, and 60 hectares for an information technology park.

In its project profile submitted to the zone authority, the firm would like to develop first the medical tourism zone.

Pacquiao sits as board chair and president of the company, while his wife, Jinkee, is a director. :dance:

(2nd update) MANILA, Philippines - A company owned by Filipino boxing champion Manny Pacquiao will develop a 400-hectare property in General Santos City and transform it into a special economic zone.

The company, which will invest some P1.217 billion for the project, will also seek tax incentives from government, the Philippine Economic Zone Authority (PEZA) said.

The project is up for approval next month, PEZA director-general Lilia de Lima said.

If approved, the project will enjoy fiscal incentives, possibly allowing it to enjoy tax breaks anywhere from five to 15 years.

Located at Balsinang, Olympog in General Santos, Pacquiao’s hometown, the property is registered under Manny Pacquiao Heights Development Corp. (MPHDC).

The project’s first 200 hectares will be developed into different types of economic zones as part of its overall aim of becoming a well-planned community.

Seventy hectares will be allotted for tourism, 65 for information technology, 40 for retirement, and 30 for medical tourism, de Lima said.

The Pacquiao-owned company is currently in discussion with two foreign firms, both of which have expressed interest in developing world-class medical tourism facilities, de Lima added.

These two firms include the New York-based Bio City Development Co., which specializes in the development of the international cancer centers in Dubai, Europe, Vietnam, Hong Kong, and New York.

The proposed ecozone may also allow the establishment of a Medical University, which plans to offer high-end facilities for patients, visitors, and companions.

The facility will also include an international Medical Convention Center, an outdoor sports and recreation park, and retail and commercial strips.

MPHDC is also expected to spend P1.193 billion to develop the land area with the remaining P24.3 million used to pay for the land’s acquisition.

Some P730.439 million will be sourced from the company’s internally-generated income while remaining costs – amounting to P500 million – may come from bank loans.

MPHDC is currently processing its registration with the Securities and Exchange Commission (SEC). Incorporators include Pacquiao, Jinkee J. Paquiao, Rogelio D. Paquiao, Edilberto L. Jamora, Helen DC Nocom, and Yan V. Amante.

Two MPHDC representatives have held meetings with Socioeconomic Planning Secretary Ralph Recto last month to discuss infrastructure projects in General Santos.

Pacquiao’s company is eyeing projects involving “power, water, and infrastructure," according to an April 17, 2009 letter addressed to Recto.

The investments seek to improve General Santos’ tourism industry, said the letter which was signed by Amante.

Besides intending to enhance the city’s agricultural output by providing “farm to market roads," the company is also seeking government assistance to convert land for its “tourism-related projects."

Company representatives were then referred to the Philippine Economic Zone Authority (PEZA) for proper guidance, Recto said.

In early May, Pacquiao earned $12 million, just $4 million lower than the $16-million foreign direct investments received by the Philippines in February, as reported by the Bangko Sentral ng Pilipinas (BSP).

Earlier, Pacquiao expressed plans to run for a political post in Saranggani province.

In 2007 Darlene Antonino-Custodio beat Pacquiao to be GenSan's Representative to Congress.

MANILA, Philippines (Midnanao Examiner / May 21, 2009) - The Trade Union Congress of the Philippines (TUCP) has lauded world boxing superstar Manny Pacquiao’s decision to build a P1.2-billion privately run industrial estate in his home district in South Cotabato province, saying, this would help drive economic and employment growth throughout Mindanao.

"Manny could have easily stashed the riches he earned from boxing in passive investments in bank deposits and marketable securities. Instead, he has opted to put his money in a highly productive investment – in building factories – that help create badly needed new jobs," said TUCP secretary-general Ernesto Herrera.

"For this, we commend Manny. We hope that other Filipinos who have achieved great success and accumulated unusual wealth on account of their professions would do the same," Herrera said in a statement.

Herrera said it was noteworthy that a day after Pacquiao’s plan became public, the Social Weather Stations released the results of a survey indicating that hunger is now most severe among families of workers who recently lost their gainful employment.

Manny Pacquiao Heights Development Corp. (MPHDC) intends to install a 200-hectare special economic zone as part of a mixed-use project on a 400-hectare company-owned estate in General Santos City (Gensan).

"Manny is actually realizing a plan that has long been pending in Congress," Herrera said, adding bills seeking to establish a state-run ecozone in Gensan have been pending in the Senate and the House of Representatives for several years now.

"An ecozone in Gensan will definitely stimulate growth in a big way throughout Mindanao, and build up the Brunei-Darussalam-Indonesia-Malaysia-Philippines East ASEAN Growth Area," Herrera said.

The country’s tuna capital, Gensan is known for its vast marine resources. The city is situated close to the Moro Gulf and the Sulu Sea -- two rich fishing grounds.

Gensan's critical infrastructures and services have been reinforced over the years, largely to brace the huge potential of the city's export-oriented tuna fishing and canning industries. The city's world-class fish port provides boats modern support facilities, including cold storage, ice plants and contact freezers.

Gensan also has an international airport that can handle large aircraft, thus allowing fresh produce to quickly reach lucrative export markets as far as North America and Europe.

A big producer of cattle and hog, and with rich mineral deposits that remain largely untapped, the city is the primary industrial and trading hub of Socsargen (South Cotabato-Sultan Kudarat-Saranggani-Gensan).

All locators in ecozones, whether privately or publicly owned, enjoy preferential final tax and all other financial incentives under the Special Economic Zone Act. Foreign investors are also entitled to special resident status, among other privileges.

People’s champ Manny Pacquiao is turning himself into an industrial estate developer and landlord, according to Lilia B. De Lima, director-general of the Philippine Economic Zone Authority (PEZA).

De Lima said in a report to Trade Secretary Peter B. Favila that Pacquiao’s company, Manny Pacquaio Heights Development Corp. (MPHDC), is investing P1.22 billion for the acquisition and development of a 400-hectare well-planned community in his home province of South Cotabato covering the towns of Balsinang and Olympog and the city of General Santos.

MPHDC is the owner of the 400-hectare alienable and disposal consolidated lot. A total of 200 hectares would be developed into special economic zones of different types: 30 hectares for medical tourism park; 70 hectares for tourism ecozone; 40 hectares for retirement ecozone and 65 hectares for information technology park.

MPHDC which names Emmanuel D. Pacquiao as chairman of the board and president is spending P1.19 billion for the land development on top of the P24. 26 million it has spent for the acquisition of the property.

MPHDC is funding 60 percent or P730.44 million of the project costs from internally generated funds while the remaining 40 percent or P486.96 million will come from bank loans.

De Lima said the company targets start of operations in the first quarter of 2010, subject to the final approval of the master plan of the community.

De Lima said MPHDC has prospective locators for the various components of the project.

The report said MPHDC is in negotiations with two foreign companies for the development of the medical tourism facilities in the 30-hectare medical tourism zone to be called the Philippine International Cancer Center, the zone’s anchor infrastructure development. .

One of these foreign groups is Bio City Development Co., a healthcare infrastructure development company based in New York.

It has developed international cancer centers in Dubai, Europe, Vietnam, Hong Kong and New York.

The center will be equipped with support amenities and infrastructure such as medical university, high-end accommodation facilities for patients and visitors; international medical convention center, outdoor sports and recreational park and retail and commercial areas.

About 70 percent of the area will be dedicated to facilities while the rest will be buffer zones, open spaces or common utility areas.

MPHDC is in process of securing its registration with the Securities and Exchange Commission but the report said its initial authorized capital is P5 million.

Pacquiao’s wife, Jinkee is one of the directors. Other directors are Rogelio D. Pacquiao, Edilberto L. Jamora, Helen DC Nocom and Yan V. Amante.

De Lima welcomed Pacquiao’s investment as making a major impact in South Cotabato, especially on job generation.

Pacquiao, dubbed as the best pound-for-pound fighter, was said to have earned $12 million when he defeated Ricky Hatton early this month.
