Further to your e-mail below, please be informed that we haven’t stopped construction on any of our projects. The December payments for Sedrawan have been deferred till June but the management still has to make a decision on the payment plan. As far as RT3-C2 and Marina Bay are concerned, the construction is going on and hasn’t stopped. Please find attached the construction reports for RT3-C2 and Marina Bay.

FGB and Aseel are providing finance upto 80% to clients for our projects.

will this be built by 31 december 2011 realisticly as gep say or do you think it will go over. progress looks that it might be completed in time

Could be realistic, my own rule of thumb is that 2 floors are completed per month, and afterwards there is a 6-8 months period of cladding and finishing before the handover.

Other question: would somebody be willing to swap units in these buildings? We have secured a nice 1-bedroom, but would like to upgrade to 2 bedrooms, or 3 if affordable.

I wouldn't hazard a guess in terms of a single number or a range, cash doctor. However, I believe that as long as oil price stays reasonably high (as it is at the moment), and gradual opening of the market continuous, rents will always be competitive. I do like the long term planning that Abu Dhabi uses, and these plans so far have been reasonably accurate in terms of demand/supply predictions despite of the unforeseen recession. They predict a continued shortage in housing despite of the large number of new projects.

As to 1-bedroom flats: it will always be a market on its own, and in this market much depends on the growth in universities and on the expatriate influx, particularly the growth in expatriate specialists in relation to the new Saadiyat Island projects.

i know this may depress some but i dont think abu dhabi will have another construction boom or that the property prices and rents will reach there 2008 peak again. they say the economy has recovered but it doesn't seem that it has. i think the recession has scarred the gulf for a long time to come. only qatar ( due to the world cup) and saudi arabia (to its massive economy) will ever boom again. i guess this is what happens when you suck up to the yanks and now we are paying for it.

i was talking with a contact in abu dhabi about this project. he overly confident that this project and all oter city of lights projects will go over there q4 2011 deadlines by atleast a year. he said at least 1 year to 2 years because the inside will take a long time to do but the whole city of lights area needs to be developed. he also said that there was a shortage of quality 1 bedrooms in abu dhabi and rents are between 20-25 grand (gbp) which i find hars to believe. he is a friend and owner of a real estates agency which lets properties for landlords. but how true do you think this is because he it seems to far fetched for me.

Is there a design change in the C3 building? The initial brochure and the scope statement in the latest progress report are talking about 25 floors, but according to current progress they are working on the 29th floor.

i also noticed that they are adding more floors onto the building. rt3 c3 was supposed to be 25 floors but they have built 31 and rt3 c2 was supposed to be 29 floors and thaey built 31. this is confusing and someone should try to clear this is up with the developers.

when did u receive the letter ihaven't recieved one and if possible could you scan the letter and put it up so we could all see it. it would be really hopefull and btw did they mention a new completion date or how long the project will be delayed for.

The letter was received late June, just days before the deadline.

Now, if they have added more floors to the building, than the delay in handover is no longer force major but a planned and intentional increase in scope and therefore in the required time to complete.

I think they are taking it easy ( having a break allowing others in the area to catch up). it would be stupid if all the projects are being released at different times. however the the hydra avenue hasnt had workers on either recently).

I agree with you but id rather it be late completion wise but we a well finished building with all finishing touches done to the highest standard than them rushing it to meet a june deadline. Also it would be best if city of lights were released together rather than individually. Also wondering how much infastructure is in place on the reem island but also city of lights district? Also when do you think the marina/ waterway in the city if lights will be filled with water? As thats key for the whole project

Many thanks Isicman, that's very good news! After reading your posting i checked the Green Emirates website and they have also started again uploading progress reports (for February). Completion date is still given as June 2012 - probably optimistic but with a bit of luck a handover in time for the Abu Dhabi F1 Grand Prix in November might just be possible.

Most of the time it is a carpark. It can also host some shops (as planned for Sun&Sky towers), it can also be a shared entrance lobby.

The handover date has been extended by a year to June 2013, in a letter by the developer. The completion date is given on their website in the progress reports as Oct 2012, so hopefully they don't need the full year extension for the handover.

Updated completion date provided in the July 2012 progress report: September 2013 !!!!!
And that with plastering and painting and cladding already half done - it is a error, I hope. Can't be explained by the remaining work to be done.

MEP first fix means they are installing conduits for electricity, cable trays, pipes, and ducts for ventilation.
Second fix is cabling, water pumps, airconditionners...
Final fix will be the power sockets, lights, ventilation grilles, taps, faucets...

Then, testing and commissioning always takes time, to avoid issues like water leaks, humidity, power failures.

The September 2012 progress report has been uploaded to Green Emirates website, and the expected completion date mentioned in this report moved forward to 30 June 2013.

Not enough to move the handover date into the extension period that Green Emirates has requested from the investors, but at least a small step in the right direction.

I would not trust them. How can they bring the completion 2 month in advance between last report and the new one?
I had estimated the completion of Mangrove place to 6 months in December 2011 and it is not yet open almost one year later. At that time, it looked much more finished that Marina bay currently is.

You could be right: Google Earth has a new image dated 11 Feb 2013. C2 and C3 cladding look only half way finished, C1 cladding is nearing completion. All other 6 buildings in the area are at full height, and two of them are half-cladded similar to C2 and C3. The roadwork ends at the entry to the area. Outside areas between the buildings appear to be all covered with construction sites, I can't spot any signs of landscaping.

They still need to dismantle the cranes and external hoists to be able to complete the cladding
