Beverly Hills of Kuala Lumpur sets new benchmark in pricing

KIARA Hills, dubbed the Beverly Hills of Kuala Lumpur, has set a new benchmark in pricing for high-end residential products with its enclave of 88 bungalows priced with each priced from RM4.5mil.
Even similar homes in the established residential neighbourhood of Damansara Heights come with a price tag of just over RM3mil.
Located on 33 acres in the highly soughtafter address of Mont'Kiara, the project will be developed in three phases comprising 88 units of two and three-storey bungalows, 34 units of 3½-storey courtyard villas and 234 townhouses.
The signature residential enclave of Kiara Hills will have over gross development value in excess of RM1bil.
According to Sunway City Bhd managing director Datuk C.K. Wong, the Kiara Hills development is the most exclusive and highend residential development in the Klang Valley.
?We are most encouraged by the good response received so far. Since the soft launch of phase one of the bungalow precinct in the middle of last month, 46 bungalows had been sold for a gross development value (GDV) of RM200mil.

28-10-2004: Merge Housing to launch RM150m worth of projects

Merge Housing Bhd plans to launch between RM100 million and RM150 million worth of mixed development projects in the Klang Valley in its current financial year ending May 31, 2005, says its managing director Lee Kuang Chong.

He said the company now had about a 440ha land bank, of which about 80% is in the Klang Valley, with an estimated gross development value (GDV) of RM2.8 billion.

Lee told reporters after its AGM in Kuala Lumpur on Oct 28 that though the company would be kept busy for the next 10 years with its existing land bank, it would still be on a look out to acquire more strategic land in the Klang Valley.

?Even if there is no acquisition of land, in the next three to five years, we can still maintain our sales and profit,? he added.

Its flagship township development of Subang 2 has a GDV of about RM800 million. Merge Housing has developed more than 60% of the 1,000ha land.

?With the two new highway links such as the Penchala Link and the soon-to-be completed Guthrie Corridor Expressway to the vicinity of Subang 2, we believe Subang 2 will be thrusted into the limelight,? it said in its 2004 annual report.

Although the company?s initial niche was in catering to the mass low- to medium-cost market, it has shifted its strategy into landed properties and higher-end properties such as its Mont' Kiara luxury bungalows project, it said.

Moving forward, Lee was confident of surpassing last year?s performance banking on good take-up rate from its planned launches. Merge Housing has secured lock-in sales of about RM300 million for the next two years, he added.

For its first quarter ended Aug 31, 2004, the company posted a lower net profit of RM3 million on the back of RM23.21 million revenue against RM3.66 million and RM24.49 million respectively a year earlier.
