Even similar homes in the established residential neighbourhood of Damansara Heights come with a price tag of just over RM3mil. Located on 33 acres in the highly soughtafter address of Mont'Kiara, the project will be developed in three phases comprising 88 units of two and three-storey bungalows, 34 units of 3½-storey courtyard villas and 234 townhouses. The signature residential enclave of Kiara Hills will have over gross development value in excess of RM1bil. According to Sunway City Bhd managing director Datuk C.K. Wong, the Kiara Hills development is the most exclusive and highend residential development in the Klang Valley. ?We are most encouraged by the good response received so far. Since the soft launch of phase one of the bungalow precinct in the middle of last month, 46 bungalows had been sold for a gross development value (GDV) of RM200mil. ?Most of the buyers are in the Who's who list of the society,? he told StarBiz in an interview. Wong said the project would be transformed into a tropical enclave of resort homes, designed by award-winning architects. The five show houses are designed by top interior decorators from Malaysia and Singapore. Kiara Hills will be lushly landscaped at a cost of RM6.5mil with plants and shrubs to blend with the modern tropical and Balinese ambience. Elevated about 120ft above ground level, the peak offers a good view of surrounding areas, including the KL city skyline. ?The homes are specially designed for those who yearn for exclusivity, convenience and privacy within a tropical living enclave,? he added. Tastefully designed and fitted with luxurious finishes, the homes are fitted with highend fixtures including Italian marble for living, dining and dry kitchen, Burmese teak for the floor and Italian wardrobes and kitchen cabinets. Wong said Mont'Kiara was still a favourite residential address among the more upmarket customer base and would-be purchasers will be given a preview by invitation only. Among the affluent residential neighbourhoods and golf clubs in the vicinity are Sri Hartamas, Mont?Kiara, Taman Duta, Bangsar, Kuala Lumpur Golf and Country Club and Bukit Kiara Club. ?This is definitely a magnet for those seeking to buy into an exclusive address and be part of the happening place of Mont'Kiara,? he said. The place's accessibility had been enhanced with the opening of the Sprint and Damansara-Puchong expressways. For security, the enclave will be gated and guarded with smart home features and electronic surveillance system. Wong said SunCity, noted as a trend setter in the niche property development arena, had plans to venture into large varieties of highend properties that are strategically positioned in multiple locations within the Klang Valley, Penang and Ipoh. ?We deliver quality homes with a difference and hold excellent record in timely delivery of product, that appreciates in value,? he added. baqthier August 9th, 2004, 07:37 AM AMAN KIARA http://www.bukitkiara.com/page8.html Aman Kiara, as the name suggests, carries with it the air of tranquility and security. Located on six acres of prime land in the exclusive enclave of Mont'Kiara, it is the first development within the vicinity that offers a blend of delightfully designed bungalows and duplex condovillas. In a unique approach to live up to its name, Aman Kiara in a nutshell, is a guarded and gated development that offers top security to its owners, hence providing them with great peace of mind. With just 19 units of bungalows and 12 units of condovillas, Aman Kiara will probably be the development with the lowest density in the neighbourhood. Large built-up areas, elegantly designed façade, private lifts to the upper unit of the condovillas, a common clubhouse, lush greenery and landscaping are some of the features that will make Aman Kiara a sanctuary for a selected few. Due to its limited number of units, the bungalows and condo villas in Aman Kiara are for sale by invitation only. It is a development that will bring the millionaires into a common community as all the units are priced above RM1.45 million. Support in terms of ensuring that the external façade of all the bungalows and condovillas are kept consistent so as to blend in with the theme and natural habitat conceived for the project. The strata bungalows concept allows the developer to provide management services in upkeeping and maintaining the entire development in terms of housekeeping, landscaping, security patrol and other services. Owners are greeted at the front entrance with a dazzling water feature that lines the front perimeter fencing of the development. And as they get towards their units, other prominent water features, punctuate the development, especially in junction areas. The water features are specially designed, incorporating a good mix of greenery and trees to give the entire development an atmosphere that is next to nature. Benches under the trees and decorative lamp posts are provided for residents who wish to rest after a pleasant evening stroll in this beautifully landscaped environment. baqthier November 1st, 2004, 09:29 AM http://www.theedgedaily.com/cms/content.jsp?id=com.tms.cms.article.Article_decdff6f-cb73c03a-1de891b0-23975f35 28-10-2004: Merge Housing to launch RM150m worth of projects By Doreen Leong Merge Housing Bhd plans to launch between RM100 million and RM150 million worth of mixed development projects in the Klang Valley in its current financial year ending May 31, 2005, says its managing director Lee Kuang Chong. He said the company now had about a 440ha land bank, of which about 80% is in the Klang Valley, with an estimated gross development value (GDV) of RM2.8 billion. Lee told reporters after its AGM in Kuala Lumpur on Oct 28 that though the company would be kept busy for the next 10 years with its existing land bank, it would still be on a look out to acquire more strategic land in the Klang Valley. ?Even if there is no acquisition of land, in the next three to five years, we can still maintain our sales and profit,? he added. Its flagship township development of Subang 2 has a GDV of about RM800 million. Merge Housing has developed more than 60% of the 1,000ha land. ?With the two new highway links such as the Penchala Link and the soon-to-be completed Guthrie Corridor Expressway to the vicinity of Subang 2, we believe Subang 2 will be thrusted into the limelight,? it said in its 2004 annual report. Although the company?s initial niche was in catering to the mass low- to medium-cost market, it has shifted its strategy into landed properties and higher-end properties such as its Mont' Kiara luxury bungalows project, it said. Moving forward, Lee was confident of surpassing last year?s performance banking on good take-up rate from its planned launches. Merge Housing has secured lock-in sales of about RM300 million for the next two years, he added. For its first quarter ended Aug 31, 2004, the company posted a lower net profit of RM3 million on the back of RM23.21 million revenue against RM3.66 million and RM24.49 million respectively a year earlier. baqthier December 4th, 2004, 04:38 AM posted by nazrey Sri Bukit Persekutuan http://www.pbase.com/hermiegonzales/image/36277712.jpg baqthier February 2nd, 2005, 07:20 AM I hrd that actually they are building those in a forest reserve??
