hehehe.....If I could be of some help........the 2nd pic is the Istana Besar - used to be the Sultan of Johor's residence and the 3rd pic is the Sultan Ibrahim Building which used to housed the state secreteriat (or is it still) ;)

My info not entirely correct as I am a bit blur on JOhor stuffs.....hope some Johoreans would be able to clear the air a bit :)

It is now a museum and yeah....before this it is the official residence of the Sultan of Johor. The Sultan opened the palace as a museum a number of years back. It is now called Sultan Abu Bakar Royal Museum ;)

Highly Sensitive Scan Machine Being Installed At 2nd Link - Wazir

JOHOR BAHARU, Feb 16 (Bernama) -- A highly sensitive scanning machine is being installed at the Second Link to beef up the customs capacity to detect cheating attempts by commercial vehicles commuting between Malaysia and Singapore.

Called "Portal Scanning Machine", it is being installed at the entry point to the Sultan Abu Bakar Complex in Gelang Patah, about 40m from here.

Operating on American technology, it costs about RM5 million a unit, Customs Deputy Director-General (management) Datuk Wazir Muaz said Wednesday.

The machine, in addition to the existing scanning machines functioning at the Second Link, would be operational next month or in early April, he said.

"Johor is the first state to be equipped with such a scanning machine. The department plans to install eight such machines at the new customs, immigration and quarantine complex in Bukit Chagar.

"We hope the move will be effective in our efforts to thwart any cheating attempts or bids to smuggle in banned goods into the country," he told reporters.

Earlier, he read out the text of speech of Customs Director-General Tan Sri Abdul Halil Mutalib at the state-level World Customs Day celebrations at Wisma Kastam Johor.

The high-performance machine, besides detecting tax-evading tactics, could also help customs officers foil attempts to bring in banned goods such as drugs.

"The machine is very effective as it can detect even a small amount of drugs. Furthermore, it can scan very quickly the contents of the cargo on vehicles compared to the existing scanning machines," he said.

Currently, between 15,000 and 20,000 commercial vehicles use the Second Link daily while 60,000 ply the Johor Causeway.

In his speech, Halil said the customs department had improved its tax collection performance as evident from the steady increase in tax revenue.

In 2000, RM16 billion was collected, RM18 billion (2001), RM19.5 billion (2002), RM20.5 billion (2003) and RM21.73 billion (2004).

"In the past four years, the department has increased tax collection by 38 per cent," he said.

Johor Customs Director Sarmin Hussin said his department collected RM222 million between January and last Sunday. Last month alone, RM192 million were collected, he added.

It doesn't help that even after independence, the Selangor State govt isn''t doing anything concrete about city planning (KL was then Selangor's capital). Only after DBKL are established in 1971, city planning took off but then it was a bit too late - so we ended up like what we see today.

JOHOR BARU: The Federal Government will make the final decision regarding Malaysia-Singapore relations although it will hear and consider views given by the people of Johor on these matters.

Datuk Seri Abdullah Ahmad Badawi, who is scheduled to meet Singapore Senior Minister Goh Chok Tong in Putrajaya on Tuesday, said he would inform the Johor government and seek its views if matters arising during the discussions affect the interest of the state.

His hour-long closed-door meeting with Johor Umno division chiefs yesterday touched on the matter, the Prime Minister told reporters after a Barisan Nasional luncheon gathering, hosted by Mentri Besar Datuk Abdul Ghani Othman.

Tuesday’s meeting would be the second round of bilateral meetings between the two governments. In the first round of discussions in Putrajaya on Dec 13, the Government presented an artist’s impression of a proposed Johor-Singapore bridge to replace the existing Causeway.

Other unresolved bilateral issues are the price of water sold to Singapore and the issue of KTM Berhad land in the republic.

On another matter, Abdullah called on companies and government departments to stop holding lavish launching and groundbreaking ceremonies and concentrate instead on ensuring the success of the projects concerned.

“After a big launch we do not want to see the project not being completed or even not kicking off. This will make people unhappy.

“The best way is to carry out a project and, when the time comes to reap the profits from it, have a ceremony. This will please the rakyat,'' he said.

The road Jalan Gelendening is named after him - even though the spelling has changed since the 1930s!

I'd like to add that JB has more potential to be a modern metropolis as the city does not have an old area with lots of shophouses. If fully built the downtown area would be awesome, with street after street of skyscrapers.....there is still lots of land, so it would appear much like a modern western downtown.Penang's skyscraper district would be more concentrated along Gurney Drive and others would be dispersed all over the island....so the effect is not as phenomenal.

the taller highrises in Penang are indeed concentrated in in Gurney Drive but there are more places with higher concentration of highrises compared to Gurney Drive. actually penang's highrises aren't scattered all over the island but they in clusters and these clusters are scattered all around the island.;) over the years, these clusters joined up.

when i say no hills i didn't mean the land is 0 degrees flat. what i mean is the hills don't serve as a backdrop to the skyline. the tall hills are like too far away to do that. it is not like Penang or HK where the hills are just behind the skyline:D

KL is beautiful even without the sea, really. If you just sit at one corner of the valley and observe. It's trully overwhelming. Its a real urban phenomenon considering its young age and the best part is that it can still grow. Thanks to the mountains and seas that are far off.

1) Create major tourist attractions (not just shopping malls)
2) Reduce the crime rate (make the tourists feel that they are safe in the city)
3) Better maintained infrastructure (especially the roads and the Custom)

JB is a gateway city to Malaysia for thousands of tourists everyday so it is important to have a thorough facelift for the city.

Anyway, if you happen to stumble upon this prominent historical book entitled Twentieth Century Impressions of British Malaya, the author, E.D. Arnold Wright describes quite elaborately how the hills and mountains make the beauty of KL. This was in 1908. Maybe we don’t see much of them in the common skyline pictures. ;)

The book also interestingly describes various other towns including Penang, Malacca, Taiping, Ipoh, Klang, S’pore etc. Makes a very good read. ;)

Actually I'm not sure if the book is still being sold. Coz I haven't seen them around in any bookshops too. The first edition was published in 1908... yep...very very old. But there was another edition recently published in Singapore in 1989. If you're a history buff as well, you can always try the libraries.

She actually told me that Gurney Plaza is under a management from Singapore and we can see clearly that the differences betweek Gurney Plaza and other malls in Penang... which there are better standards... and most importantly I don't think we can get any pirated DVDs or VCDs from Gurney Plaza... and the management actually scanned through all the tenants here making sure that they are up to the standard... and the management actually put out a certain amount of money for the maintenance of the mall... this is making Gurney Plaza is penang's premier mall

MAJOR INFRASTRUCTURE/PROPERTY MILESTONES IN 2004

The state made headlines in 2004 on issues such as the introduction of the largest coal-fired power plant in Tanjung Bin, whilst Senai Airport was nominated for two awards; and the construction of the elevated JB Causeway was stalled.

Construction commenced on the largest coal-fired power plant project in Asia in Tanjung Bin , located some 35 kilometres from Johor Bahru. The RM7.8 billion project, sprawled over 41 hectares, is undertaken by a subsidiary of Malakoff Bhd. Upon completion in 2006, it is expected to generate a capacity of 2,100MW of electricity. This project will also entail the construction of a RM700 million bridge from Sg Pulai, Gelang Patah and Tg Bin.
In March, the JB-Senai Highway was set off as toll free after 15 years with concessionaire, PLUS.
In November, Senai International Airport was nominated for two awards – the Best Emerging Airport and the Best Air Cargo Terminal categories of the Asian Freight and Supply Chain Awards (AFSCA) 2005. Senai is undergoing a ten year development plan to transform itself into a key passenger, cargo and logistics hub in Asia. Since Senai Airport Transport Services (SATS) , the airport operator, took over the operations in 2003, the airport has been boosting its cargo business through its newly completed cargo complex.
The State Government is working with a consortium of South Koreans and a local investor to construct a Light Rail Rapid Transit system ( LRT ) route to cover Tampoi, Pandan, Johor Bahru and JB Sentral. JB Sentral is the new train terminal developed as part of the Gerbang Perdana project.
The construction work on the RM2.5 billion elevated new JB Causeway was stopped due to disagreements between both the Malaysian and Singaporean authorities over its design. The future of the almost completed RM700 million CIQ complex to support the new bridge is also in question.
A proposal for a RM50 million Johor International Convention Centre ( JICC ) was announced in June. A 1.2 hectare site has been identified for the convention centre to be known as Persada International Convention Centre . The project is to be undertaken by Johor Corporation Bhd and expected to be completed in 2006.
Rancak Bistari Sdn Bhd has been awarded as the concessionaire of the RM1.48 billion Senai-Desaru Highway linking Desaru to Pasir Gudang and onto the North-South Expressway. The 77 kilometre highway will feature a 1.9 kilometre bridge over Sg Johor.
The RM330 million upgrade and expansion exercise of Jalan Batu Pahat-Kluang was fully completed in 2004.
The 10 hectare JB Waterfront City project that was scrapped in August 2003 will now be redeveloped into a tourist, commercial and recreational spot. The RM120 million Lot One Shopping Complex that was opened in 2000 has since been abandoned.


KEY PROPERTY PLAYERS IN 2004

The purchase of development land in the state and especially along the Tebrau corridor, and the various deals concluded relating to retail centres introduced noteworthy property players in 2004 in Johor.

Sarawak-based conglomerate, Achi Jaya , made headlines in north Johor in the first quarter of 2004 with the successful purchase via tender of a 29,823 acre oil palm estate in Labis from Socfin Plantations. The RM501 million deal included workers' quarters and bungalows, a clubhouse, a 9-hole golf course and a 60-tonne oil mill.
Segamat based property developer, KSL Holdings Bhd, was active in 2004 where it :
launched most of its projects outside Segamat. The 289 hectare Taman Bestari Indah in Ulu Tiram was launched in January. The project is expected to be completed in ten years comprising 10,729 residential and commercial units. KSL acquired the land from Johor Corporation's Kulim Bhd for RM75.7 million in February 2003.
acquired a 234 acre parcel in Kempas for RM51 million (@RM5 per sq ft) from Johor Corporation. The site has been identified for the proposed Taman Kempas Indah.
KSL Holdings has a 2,075 acre landbank in the state, 75% located in Johor Bahru and the rest in Segamat, Mersing, Yong Peng and Kluang.

Plenitude Holdings Bhd disposed of a 30.03 acre parcel in Desa Tebrau (fronting the Kota Tinggi Highway) for RM39.4 million (@RM30 per sq ft) to Jaya Jusco Stores Bhd. Jaya Jusco announced that the site was acquired for a new retail store expected to be opened in 2005.
In April, a subsidiary of United Malayan Land Bhd (UML) acquired three parcels of freehold land in Tebrau. The 500 acre site was bought for RM150 million (RM6.90 per sq ft) with the purpose of expanding its presence in the southern region. By October, an announcement was made for the approved development of 6,519 residential and commercial units. The initial phase is expected to be launched in the 1 st quarter of 2005 and the entire development is expected to be completed in seven years.
Johor Land Bhd acquired a 1,474 acre site in Tebrau (close to Kempas interchange) for RM353 million (@RM5.50 per sq ft). Johor Land's landbank has now increased from 1,837 acres in Ulu Tiram and Pasir Gudang to 3,311 acres. The site will be used to develop a RM2 billion integrated development project.
In June, the Government of Singapore's Investment Corporation ( GIC ) acquired a 70% stake worth RM465 million in JB City Square shopping complex located between Jalan Wong Ah Fook and Jalan Tun Abdul Razak. GIC will also complete the unfinished portion of the integrated development comprising a 35-storey condominium block of 350 units to be known as Horizon Tower.
SP Setia Bhd acquired 740 acres for RM277.3 million (@RM8.60 per sq ft) in Tebrau from the EPF .
Best World shopping complex was sold in August by Danaharta for RM50 million. The centre was opened in 1996 and closed in 1998. Poor accessibility was identified as the major drawback to the success of the centre. The 9-storey retail mall is expected to be reopened in 2005 after a RM30 million rehabilitation exercise. MFI Equity Sdn Bhd (subsidiary of the Ecovest group, the developer of Danga Bay) has been identified as the vehicle used to purchase the complex.

2004 MARKET ACTIVITY

The mood in southern Johor was generally upbeat with significant new residential launches and acquisitions of development land which introduced bigger property players; whilst a subdued market sentiment remained in the north of the state.

Again the market was steered by the residential sector whilst the most active locations were identified to be along the Tebrau corridor at the Pasir Gudang-Kota Tinggi intersection; and on Jalan Tanjong Laboh and Jalan Bukit Pasir in Batu Pahat.

Johor Bahru is reported to have one of the highest rates of shopping complex failures in the country which includes Kemayan City, Best World, Sun City, Pacific Mall, Lot 1 JB Waterfront and Skudai Plaza. Albeit, the retail sector saw an exciting year where:

Jaya Jusco opened its newest outlet in Permas Jaya. Another outlet is scheduled for opening by the end of 2005 in Desa Tebrau following the purchase of a 30.03 acre site (fronting the Kota Tinggi Highway) in 2004.
The take-over by GIC of Singapore of a 70% stake of the JB City Square for RM465 million from the joint developers, Johdaya Karya Sdn Bhd and Merit Properties Sdn Bhd.
Masai Holiday Plaza Complex was launched as the first shopping centre in Masai. The 122,800 sq ft centre will be developed by a subsidiary of PLB Engineering Bhd.
Best World was sold by tender for RM50 million to MFI Equity Sdn Bhd and is expected to be reopened in 2005 after a RM30 million rehabilitation exercise which will address the issue of accessibility amongst others.
The oldest retail and office centre in Johor Bahru, KOMTAR , will commence a RM26 million upgrade and refurbishment exercise.

Residential
The sector was dominated by a handful of developers launching various phases of ongoing projects such as:

Bandar Cemerlang and Taman Perindustrian Cemerlang in Ulu Tiram by Crescendo Corporation Bhd. Crescendo also announced its proposed development for a 843 acre site at Ambok in Tg Surat, Kota Tinggi.
Taman Bestari Indah's initial phase was launched by Segamat based developer KSL Holdings Bhd. The first phase introduced 168 units of single storey terraced houses priced from RM128,800 and 56 units of 2-storey terraced units at RM168,800.
Austin Heights by Austin Heights Sdn Bhd (Southcon group) launched 188 linked bungalows at RM488,000 and 710 cluster houses at RM308,000 with reportedly quick take-up rates.
Setia Indah by SP Setia Bhd offered two gated security precincts within its 888 acre project. They are Indah Villa with 44 semi-detached and 16 bungalows priced at RM438,000 and RM738,000 respectively; and Indah Crest offering 236 units of 2-storey terraced houses priced at RM229,800. 90% of the Indah Villa and 20% of the Indah Crest units have been reportedly sold.
Developer, Bayou Bay Development (subsidiary of Tebrau Teguh Bhd) launched Package A of the 1,284 acre Tebrau Basin Waterfront Development . The proposed next launch, Bayu Marina will comprise 68 exclusive bungalow units priced between RM900,000 and RM1.6 million.
Johor's single biggest low cost housing project will be built over the next five years on a 255 hectare site in Gelang Patah by Infra Expert Development Sdn Bhd.
Construction of Johor's 800 hectare academic township, Bandar Akademi in Kulai is expected to commence in 2005. It will house Yayasan Pelajaran Johor as well as branches of UTAR and UiTM
Industrial
Major industrial corridors in Johor include Larkin/Tampoi, Senai and Pasir Gudang.

Prolink Development Sdn Bhd (a subsidiary of UEM World Bhd) has entered into a conditional agreement to develop 8 parcels of land measuring 341 acres at Taman Perindustrian Nusa Cemerlang.
United Kotak Bhd invested RM8.27 million (@40 per sq ft) for a 204,675 sq ft freehold industrial site in Plentong.
Two major investments for Johor Technology Park recorded in 2004 include:
LCTH Corporation Bhd announced a RM124 million new plant at Johor Technology Park in Skudai. The 700,000 sq ft facility will be the largest plastic moulded parts and components establishment in the country. LCTH are relocating from existing facilities in Kluang and Senai.
Fu Yu Manufacturing Ltd announced its plans to set up a RM100 million new plant in Johor Technology Park.
2005 MARKET OUTLOOK

A very exciting year ahead for the retail sector in Johor Bahru - Best World is expected to re-enter the market; the possible revival of Kemayan City and Jaya Jusco opening its outlet in Desa Tebrau. The retail sector in northern Johor however, is not expected to show much promise.

The residential sector is expected to maintain its current momentum with a possible introduction of new high-end properties.

In the northern region of Johor, the industrial sector continues to consolidate though market activity is likely to zone in on Kawasan Perindustrian Sri Gading 2. The demand for development land is seen positively.

The pictures you posted are not too outdated actually. The changes you may observe along wong ah fook are mainly concentrated along the Ungku Puan area, Meldrum walk and the Segget walk (thinks that’s what its called). I took a picture about 2 weeks back where you can see some construction...taken just before the rain.

The other difference is the relocation of the Ungku Puan hawkers. Danga Bay is also opened. They’re upgrading Lido beach. And landscaping outside town has improved, even until UTM in Skudai.

Not too sure la Baq. Meldrum walk has a Chinese inspired arch if I can recall properly. But looking at Segget Walk (built on top of Sungai Segget), its probably a BB hopeful with the tents and all. :) It looks good though but still under construction.

Anyway by the looks of it now many might think that why I am suddently so angry. Well.....Baq and myself had been working behind the scenes deleting insidious and degrading stuffs some of these people spewed out.

Our dear member here had an interesting history of spewing out twisted political nonsense and racial comments so I've been deleting em as soon as it came out from the foul-mouthed factory. That is why I am 'the bad guy' thus far........ :D

Just that the latest remark by our dear Weilene is a bit outta hand and personally attacked me. :ohno:
