Edge Properties sells Inner Circle to Sinosteel
09 Mar 2009 - Inet Bridge -
Intro
Property development and investment company Edge Properties has sold its commercial office development, the Inner Circle, to China’s Sinosteel Corporation for R500m.
THABANG MOKOPANELE
Property Correspondent
In Cape Town, the company is developing Roggebaai Square — a 50m high, R300m development that will offer 10400mē of commercial office space, 1000mē of retail, and a parkade offering 500 bays.
The company is also rezoning land at the junction of the N1 and N2 motorways to create a new precinct, extending Cape Town’s Foreshore with approximately eight city blocks designed for mixed use, with upmarket offices, retail, hotel and residential properties.
Construction also begins this month on the company’s Intaba project, in the new Roggebaai foreshore precinct adjacent to the V&A Waterfront. Valued at R800m, the development will consist of a three-star plus business hotel with 195 rooms, 70 waterfront apartments, and approximately 6000mē for office space, and 1750mē of retail medical suites, restaurants and showrooms. Completion of the project is scheduled for November next year.

Die Kapenaar March 11th, 2009, 08:39 PM The Intaba mixed use development has been revived by Edge Properties, which is developing the Inner Circle in Sandton and the Roggebaai Square in Cape Town.
The Intaba site on the Roggebaai Canal Tourism Precinct was previously held by Old Mutual which had planned to build a 300-room Marriott Hotel with residences at a cost of R350 million in 2003 in partnership with a BEE company. This project had since been shelved.
But the new project by Edge Properties calls for a three star hotel such as a Holiday Inn, Park Inn or Garden Court with 195-rooms along with 70 apartments.
But the new plan looks more viable as Cape Town needs more three star hotels.
Lydon March 11th, 2009, 08:41 PM I'd love to see a render. It seems Cape Town is getting a fair share of awesome new buildings lately!

we need to be building 2 and 3 star hotels. this project is a good start.
CT has some of the lowest 3 star hotel rates in the world.

annman May 7th, 2009, 12:45 PM ^^ I wasn't expecting anything tall in that district, so I'm not really disappointed. The design does fit in with what's being built around there. Not bad, but would've liked more glass perhaps.
Mo Rush May 7th, 2009, 02:05 PM Not great. Could be better

Mo Rush July 17th, 2009, 09:06 AM Could be better. Clocktower is a bit arb. Finishes are OK. Polycarbonate should provide a glow at night

SA BOY August 4th, 2009, 02:02 PM Mo is there a road off dock rd leading to the rear of this site?
At 10F its going to be imposing next to the harbour and front views up to Table Mountain will also be stunning

Jakes1 August 31st, 2009, 11:43 AM I actually quite like this. Would not like to see tall towers in this part, because it would create a wall. Would much rather see a stepped effect from the harbour up the mountain...
SA BOY August 31st, 2009, 01:35 PM I agree JAkes , but behind the elevated Freeway (city side) there needs to be a densification especially on the side near NAspers
Mo Rush July 31st, 2010, 11:31 PM Intaba news? I see the design has changed a bit.

Lydon August 1st, 2010, 11:45 AM Still nothing wonderful, but that does look a bit better.
Mark Schonrock August 2nd, 2010, 10:39 AM Hey guys, does anyone know what is happening to this development, because when I go through the thread and look at the site layout and then look on Google Street View it looks like there are quite a few building in it's place, i.e. Canal Quays and some other building by Faircape (Harbour Bridge)? Is the hotel and things still gonna take place??
Mo Rush August 2nd, 2010, 10:44 AM Yip...are you sure you're looking at the right site?

Yeah I guess the Hotel site is still vacante, the building I were looking at were between the new hotel and the highway. Still, I don't really see anyone in their right mind building ANOTHER hotel in Cape Town seeing the massive oversupply we already currently have, it just wouldn't make sense.....anyways, it would be a great addition to the area!! :P
So what, the Chineese are now in charge of the site???

Chinese may be investors through Edge. Site could suit a 3*
SA BOY August 2nd, 2010, 06:44 PM CT suffers from too many non brand 5* properties, No Hilton, Hyatt, Shreaton, Mariott (and all their sub brands from Double tree to Ritz Carlton).
I agree with foxy Sa in general need international 3 and 4* brands and a Hyatt place or Aloft would go down well there
Lydon January 14th, 2013, 04:18 PM So...it seems this is alive once again. I much prefer this design to the previous designs. It's a lot more colourful, which I personally welcome in such a drab area!
Intaba
Located in the Roggebaai Canal Tourism precinct in the foreshore area of downtown Cape Town, adjacent to the V&A waterfront and the CITICC, Intaba has a mixed basket of rights with 31,800m2 of construction area for hotel, residential, offices and retail facilities. The development consists of a 266 room business hotel, 46 waterfront apartments located on five floors with lofts. There will be 6,200m2 of commercial offices with terraces and 1,486m2 earmarked for medical suites and retail facilities.

Gerald Lewis January 14th, 2013, 06:00 PM But what Andrew?:ohno::lol:
Is there movement on site?
Interesting that they include the Blue train in the renders.
Citywalker_CT January 14th, 2013, 08:57 PM Like it! This would be pretty close to the proposed cruise liner terminal, right?
Lydon January 15th, 2013, 08:32 AM Yep! In fact they've noted that on their updated development plan:

I think the train confused me a bit lol. I don't like the design of the hotel. It looks like student accommodation.
Plenty of colourful containers next door Lydon ;)
SA BOY January 15th, 2013, 03:15 PM edge been trying to get this off the ground for a while now. Not sure Park iNn would take on hotel so close to the other one in Adderley as they would canibalise their own occupancies

I agree, I already feel that the one in town is struggling a bit considering all the "non-hotel" functions they are holding, etc.
Has anyone been to their roof-top parties....pretty decent but very disturbing to the hotel guests!!!:nuts::nuts:
