Urban Shift sees RM350m sales from KL project

URBAN Shift Sdn Bhd is forecasting revenue of RM350mil from its NAS Pavilion residence and integrated commercial project in Kuala Lumpur's Golden Triangle district.
Executive chairman Mohd Nasrizal Abdul Aziz said the project would form Kuala Lumpur's newest landmark along Jalan Imbi and consist of a 4-in-1 facility which included furnished serviced apartments, a shopping arcade, an office tower and a clubhouse.
''We have received encouraging sales and have sold more than 40% of the 438 units of furnished serviced apartments under phase one during the soft pre-launch two weeks ago,'' he said at the official launch of NAS Pavilion in Kuala Lumpur on Friday.
Nasrizal said the company expected 20% more of its serviced apartment units, priced between RM198,800 and RM568,680, and the nine penthouses, priced up to RM1.6mil, to be taken up by the end of this week.
The NAS Pavilion project was launched by Domestic Trade and Consumer Affairs Minister Datuk Dr Jamaludin Jarjis and attended by Deputy Education Minister Datuk Abdul Aziz Shamsuddin.
Nasrizal said the property, occupying a 1.35-acre freehold site, had superb location due to its close reach to the KL Monorail, and major bus and taxi routes.
''Not that you would need to go far, being right in the middle of the shopping belt and the Bukit Bintang area, all the major attractions for shoppers and visitors are also provided within NAS Pavilion such restaurants, and entertainment and shopping outlets,'' he said.
Nasrizal said the serviced apartments were scheduled for completion by January 2007.
The remaining phases to be launched will be the NAS Pavilion Shopping Arcade, a 6-storey shopping mall with 300 shoplots ranging from 170 sq ft to 1,020 sq ft, the NAS Pavilion Office Tower which is ideal for stock broking, sophisticated legal, accounting, advertising and consultant services, and the NAS Pavilion Clubhouse, a 18,000 sq ft recreational area for all NAS Pavilion residents.
Nasrizal said the company had allocated RM1.2mil to promote the NAS Pavilion project this year and that buyers of the serviced apartments stood a chance to win the latest BMW 5 series saloon valued around RM300,000 as the grand prize.
Urban Shift has appointed PJD Construction as the main contractor and Kim Realty as the sole marketing agent for the NAS Pavilion project.

Building looks kinda another apartment...not creative..but the air-conditioned-overhead link looks interesting!! 32 storeys also only ...they should have combined all apartment units into a single building and make it much taller! ;)

The thing is that this piece of news is so new that there isn't any 'pak guard' or construction ppl there yet! :D

This one is next to Kelab De Vegas and opposite Parkroyal Hotel. The name a bit confusing.........NAS Pavillion.........previously this project are known as CN Gallery. :D
The construction info board for this and the rendering is already up (the exact one above) but no name there lah and that is why I am confused in the first place! :D
Good that they are reviving so many abandoned projects these days! :happy:

I posted Stonor's rendering months ago ....still doing ground works......nothing up the ground yet. Very nice apartments and VERY expensive. Went to the showroom at Menara Chan 3 months ago ;)

I however prefer the old design although this is a bit similar but I dislike the colour scheme......

haha Greg....dun worry...actually it is your posting which saves me from further embarrassment and confusion! :D
Apparently YTL's development had been kinda 'hot' lately.....have you tried IGB/Tan & Tan 's developments? This company had got quite good reputation too as they are the developer for some of KL's poshes condos. ;)

Wah Seed...I simply cannot imagine the color of your old pyjamas. :D But then I do love the color of the building actually. You know what, when the construction of the NAS Pavillion is ready, then everytime I pass by, the building will always remind me of your old pyjamas ;)

haha...there isn't simply a thing called competition at Bukit Bintang! :D ......There is a total of 8 existing malls next to each other and none of em suffers from lack of shoppers (unless you count Plaza Berjaya as a shopping mall lah).........Located in that area is simply sitting atop a goldmine! ;)

THE launch of the NAS Pavilion, the latest service apartments in Kuala Lumpur, on Jan 9 reflected the rising interest in inner city living and a long-term solution to beating traffic congestion.
People are getting tired of having to spend many hours a day commuting to work from their homes. The recent rock falls along the New Klang Valley Expressway (NKVE) and the diversions motorists have to take over the next few months pending the opening of the affected stretch of highway have made the idea of inner city dwelling even more attractive.
The developer of NAS Pavilion, Urban Shift Sdn Bhd saw this potential when it decided to build service apartments in the heart of KL's Golden Triangle – on the site of the former CN Gallery, a 3-in-1 concept comprising a 28-storey business class hotel with 375 rooms, twin “intelligent” office towers and a five-storey shopping mall.
The 1.35-acre NAS Pavilion at the junction of Jalan Imbi and Jalan Sultan Ismail is opposite Grand Plaza Parkroyal and next to the new Berjaya Times Square (BTS) shopping centre. BTS's hotel & convention centre has 900 service suites where the current rack rate for its studio unit is RM660 a night. Promotional rate is RM380 ++ with breakfast.
Scores of guests had gathered under the tents erected for the launch on Friday night. The mood was upbeat that this time round the project will succeed as more than 50% of the units had been sold. Also the contractor PJD Construction is of reputable standing.
The freehold NAS Pavilion will have three blocks sitting on a five-level shopping podium. Two of the three blocks will be serviced apartments: a 29-storey, 172-unit North Tower and a 31-storey, 266-unit South Tower. There will also be a 22-storey block. Units will range from RM198,000 onwards, and the nine penthouse units are priced between RM568,680 and RM1.6mil.
The North Tower will have eight types of units ranging from the smallest at 677 sq ft (42 units) to the penthouse unit measuring 3,691 sq ft (two units). The South Tower will have 16 types of units from 721 sq ft (24 units) to 2,617 sq ft for the penthouse unit. All penthouse units (four in the North Tower and five in the South Tower) had been sold prior to the official sales launch.
NAS Pavilion looks similar to CN Gallery. Instead of the 118ft-high multi-tiered cascading waterfall in CN Gallery, the new design will have a multi-level “hanging garden”, also flanked by two towering blocks.
Both projects also have a shopping podium with 300 shop lots and a proposed sky-bridge over Jalan Imbi to Grand Plaza Parkroyal.
Like many projects launched prior to the mid-1997 regional financial crisis, there was a confident mood over the prospects for CN Gallery, with industry experts pouring accolades.
Glossy brochures gave estimated yields of 8.6% (fourth level) to 15.7% (ground floor) for the retail lots with sizes from 200 sq ft to 950 sq ft and average selling price of RM700 to RM2,300 per sq ft (psf). The office units, from 1,200 sq ft to 8,011 sq ft, were selling at an average of RM550 psf and projected estimated yield of 8.7% to 13.1%.
Alas, all these promises turned to dust when the project, launched with much fanfare in 1995 (developer is Metro Jelita Sdn Bhd), failed to take off following the recession.
With the shift to city living and the current glut of office and retail space, it is only logical for planners to come up with something marketable, and NAS Pavilion seems to meet this need for service apartments that are of acceptable standard but may not be as pricey as that of BTS.
Residents of NAS Pavilion can do their shopping with ease as seven shopping centres (Berjaya Times Square, Sungei Wang Plaza, Lot 10, BB Plaza, KL Plaza, Low Yat Plaza and Shaw Parade) and the KL Monorail are just outside their homes.
Urban Shift Sdn Bhd executive chairman Mohd Nasrizal Abdul Aziz said the project offered “unbeatable value for money” in view of its superb location and affordable pricing.
He said NAS Pavilion would have a 4-in-1 facility: furnished serviced residence, shopping arcade, office tower and a 18,000 sq ft clubhouse that provides comprehensive facilities for all its residents. Sales revenue is expected to be around RM340mil when the project is completed in January 2007. Buyers would also stand a chance to win the latest BMW 5 series as the grand prize.
Kim Realty chief executive officer Vincent Ng said there was a growing demand for serviced apartments in the city as more people returned to inner city living.
“We did a recent survey and found that many people, including foreigners who have retail outlets or offices in the city, would like to buy service apartments for themselves and their senior staff. Many foreign companies which have shops in Lot 10, Sungei Wang Plaza and other shopping centres are paying RM2,000 to RM3,000 monthly rentals to house their staff in apartments,” he said, adding that there were buyers especially among young, small families who preferred to live in well-maintained apartments in the city.
“People with the extra money would not mind keeping a home in the city. At least they do not have to suffer the traffic jams. We are very upbeat about the service apartment market as the economy improves. If you had launched these apartments five years ago it could have been quite risky,” he added.
He said NAS Pavilion's selling points included its prime location as it was in the Bukit Bintang shopping belt and its attractive pricing from RM350 psf. Purchasers could expect a 10% per annum return if they rent it out. The five-star Berjaya Times Square service apartments are selling at an average of RM700 psf with the smallest studio unit of 550 sq ft priced from RM399,000 (RM727 psf). A 665 sq ft studio unit is priced from RM457,000 or about RM690 psf.
Ng said there was good demand for quality condominiums/apartments in the city and this was shown in the recent sale of units in a more than 10-year-old condominium at Jalan Stonor in Kuala Lumpur.
“We sold off all the over 50 units within half a day. People were queuing to grab the units priced from between RM360 psf for the bigger units to over RM400 psf for the smaller units,” he said. The studio unit was priced from around RM200,000 while the penthouse units were sold for more than RM2mil each.

When they say that it look similar, do they mean it similar similar? Cause apart from the cascading waterfall and the multi 'hanging garden' differences, I don't see any different at all. :?

THE revived RM377 million Nas Pavilion project, undertaken by Urban Shift Sdn Bhd, has received encouraging response since the launch of its first phase four months ago.
To date, 85 per cent of the service apartments and 50 per cent of the retail units have been sold. Out of the service apartments sold, 15 per cent was taken up by foreigners, mainly Indonesians.
“We salvaged the abandoned project from Metro Jelita Sdn Bhd at a bargain price after it went into receivership a while ago. Our buyers can be assured that we are committed to delivering within three years as stipulated in the sale and puchase agreement,” Urban Shift director Datuk Muhammad Shafee Abdullah said.
He was speaking at the launch of the second phase by Second Deputy Finance Minister Datuk Dr Ng Yen Yen in Kuala Lumpur on Saturday. Nas Pavilion is located along Jalan Imbi, near Berjaya Times Square.
Nas Pavilion boasts of exclusive furnished and serviced residences, a six-storey shopping mall, an intelligent office tower and comprehensive clubhouse facilities.
Speaking to reporters later, Dr Ng said the Government’s recent suggestion that developers may be asked to “build then sell” is meant to protect house buyers without over-regulating the building industry.
The concept suggests that buyers pay 10 per cent as downpayment and the remaining 90 per cent on completion of their property.
In implementing the “build then sell” policy, Dr Ng reassured builders that the Government will ensure there are no sudden upheavals in the industry.
She expressed the hope that property developers will prepare themselves psychologically and financially so that the industry will move in tandem with the Government’s policy.
In view of better global economic indications, Dr Ng anticipates that the local property sector will register 2.6 per cent growth this year.

NAS Pavillion construction site is just slightly more to the left of this picture (next to the carpark). So it can't be seen in this picture.
The abandoned project to the right of BTS (actually it is directly behind it) is Menara Li-Foong ;)

Called up Urban Shift (developer), they just keep telling me that there are some re-structuring going on (Ho-hup buying majority stake into Urban Shift) and that work will resume soon. Their "soon" here means an infinite procrastination and doesn't convince me. There is no far no official notice/letters from the developer on the plans, but the officer whom I spoke to says the forecasted date of completion (which is May 2007) is still within target.
Are they struglling financially? Another news I got from a Mortgage officer from one of the banks is that one of the major player (investor) has withdrawn from the project, hence they seek Ho-hup to buy over them as a measure of fund seeking.
The loan has not been disbursed, mainly because the construction progress hasn't reached the specific milestone, but I'm worried to be trapped in an abandoned project like this site has used to be.
Shall I just exit (forfeitting my deposit/downpayment), or shall I wait?
Appreciate all your views.

Nas Pavilion project gets good response

THE revived RM377 million Nas Pavilion project, undertaken by Urban Shift Sdn Bhd, has received encouraging response since the launch of its first phase four months ago.
To date, 85 per cent of the service apartments and 50 per cent of the retail units have been sold. Out of the service apartments sold, 15 per cent was taken up by foreigners, mainly Indonesians.
“We salvaged the abandoned project from Metro Jelita Sdn Bhd at a bargain price after it went into receivership a while ago. Our buyers can be assured that we are committed to delivering within three years as stipulated in the sale and purchase agreement,” Urban Shift director Datuk Muhammad Shafee Abdullah said.
He was speaking at the launch of the second phase by Second Deputy Finance Minister Datuk Dr Ng Yen Yen in Kuala Lumpur on Saturday. Nas Pavilion is located along Jalan Imbi, near Berjaya Times Square.
Nas Pavilion boasts of exclusive furnished and serviced residences, a six-storey shopping mall, an intelligent office tower and comprehensive clubhouse facilities.
Speaking to reporters later, Dr Ng said the Government’s recent suggestion that developers may be asked to “build then sell” is meant to protect house buyers without over-regulating the building industry.
The concept suggests that buyers pay 10 per cent as downpayment and the remaining 90 per cent on completion of their property.
In implementing the “build then sell” policy, Dr Ng reassured builders that the Government will ensure there are no sudden upheavals in the industry.
She expressed the hope that property developers will prepare themselves psychologically and financially so that the industry will move in tandem with the Government’s policy.
In view of better global economic indications, Dr Ng anticipates that the local property sector will register 2.6 per cent growth this year.

Apparently the new develper (Urban Shift Sdn Bhd) is currently being checked by the banks, because they did a restructuring recently.
They have have so far sold 90% of 2 towers and construction should resume
shortly after Chinese New Year. The 3rd tower will be launched after construction has resumed.
Hope this sheds some light into our recent confusions. :cheers:

Great memories u hv. These shld be enuf to imagine the size of this firm before. And now, its juz occupying 2 shoplots with some low key plant pots at its front. What's really happen to ho hup is a sad tale of two best frens, ho hup and Renong's UEM. Ho hup was a successful engineering firm build up with solid technical expertise management, while UEM was an ambitious firm with close link to the govt. So, Ho hup sealed the friendship into marriage by selling its controlling stake to uem back around 90s. And, the honeymoon started with flows of govt. mega projects awarded to uem. uem passed it to ho hup to implement it. without ho hup, uem is incapable. without uem, ho hup is just like its used to be..single with unexploited talents. both r very inter-dependent. when recession hit, renong fall and so with uem+ho hup. uem sold some of its shares to another company, and later on, formed its own construction firm, UEM Builder. by then, logic sense is that uem would passed all its projects to uem builder. When shares market was rebounding, uem dumped its very old best fren, ho hup and leave it alone struggling.

Allco Funds Management (Singapore) Ltd (Allco FMSL) and Bluestone Group Malaysia’s unit will revive a half-completed building in Kuala Lumpur into a RM200 million commercial project.
Bluestone's unit Taragon Capital Malaysia will provide the project management, development and real estate management services and expertise.
"The project is located in the vicinity of prominent buildings such as Berjaya Times Square, Sungei Wang Plaza and Park Royal Hotel,” Bluestone managing director K H Sim said in a statement on April 24.
Bluestone has entered into a development agreement with Allco FMSL, a unit of Australia's financial services group Allco Finance Group Ltd, to revive the project. Allco Finance specialises in asset-based structured financing and fund management.
Under the agreement, Allco FMSL will provide the finance structuring and support as well as funding support via an equity investment in the project.
“The funds invested will be used to purchase a half-completed building which sits on 5,800 sq metres of prime land for RM56 million,” said Sim.
Work is expected to start in early 2006 and the completion date is end-2009. Once completed, it will have a net area of 42,000 sq metres.
“We will be developing the existing building into a prime commercial project,” said Sim, adding that there is good commercial potential as the project is located in the vicinity of prominent buildings.
Sim said they were working with a local commercial bank to structure a blended financial facility combining a mezzanine facility with senior debts.
Once finalised, this facility, amounting to about RM60 million, would be the first of its kind in Malaysia, he added.
Allco FMSL director Sheldon Lee said this was its first entry into the Malaysian market and the tie-up with Bluestone was an opportunity for it to participate in the Malaysian property market.

The only clue-giveaway to this is ParkRoyal Hotel......if it is Menara Li-Foong they wouldn't mentioned this. And in Malaysia, 'half-completed' doesn't always mean it is half as we can't take the words on face value :D NAS Pavillion is on its 4th floor now so can considered 'half' lah :lol:

Redeveloping Menara Li Foong into Puteri KL
THE revival of an abandoned integrated development in the heart of Kuala Lumpur’s shopping belt should erase a decade-long eyesore in the federal capital.
The former Menara Li Foong, just a stone’s throw from one of the nation’s biggest shopping centres, the Berjaya Times Square, is being rescued by Bluestone Group Malaysia (BGM) and Allco Funds Management (Singapore) Ltd (Allco FMSL).
BGM through its wholly-owned subsidiary Taragon Capital Malaysia (TCM) recently signed a development agreement with Allco FMSL to revive and develop the uncompleted building into a RM200mil commercial project called Puteri KL.
Allco FMSL manages a suite of private equity and mezzanine funds. It is a subsidiary of Allco Finance Group Ltd, one of Australia’s leading financial services companies that specialises in asset-based structured financing and fund management activities principally in the aviation, property, rail, shipping and infrastructure sectors.
BGM will provide project management, development and real estate management services, while Allco FMSL will provide finance structuring and funding through equity investment in the project.
“We are working with a local bank to structure a blended financial facility, combining a mezzanine facility with senior debts. Once finalised, this blended financial facility amounting to RM60mil will be the first of its kind in Malaysia,” BGM managing director Sim Kay Huan told StarBiz.
He said the project would be re-designed to meet current market needs. Menara Li Foong was originally planned as a six-storey shopping centre with two 28-storey towers – one tower for a hotel and the other for offices.
Sim said the shopping centre plan would be scrapped, as there were already many such centres in the area.

“We’ve not finalised our plans but are still fine tuning them. It will be commercial with a small retail component. The cost of completing the project is estimated to be in the region of RM100mil to RM120mil,” he said.
Why did BGM pick this particular project?
Sim said BGM had done a due diligence study of the project’s viability and among the selection criteria was that it must be of a reasonable size and one that BGM could make money out of.
As such, the project with its excellent location is considered a good choice.
“We are talking to some potential investors who may just take up a block. We intend to change the design, knock off some parts of the building and bring the swimming pool down from level 7 as per its original design,” Sim said, adding that construction was expected to begin next year and targeted for completion at the end of 2009.
Puteri KL upon completion will have a net area of more than 42,000 sq metres.
Sim said Puteri KL’s small retail component could have a “Little China” theme specialising in China-made products. He said the joint-venture agreement with Allco FMSL was an important milestone for BGM's growth plans.
“We will be the first in this country to secure a working partnership with Allco FMSL. We have the opportunity to work with a partner, who is part of a reputable group that has an impressive track record in the international arena for innovative asset-based structured financing, particularly in the property sector,” he said.
Allco FMSL director Sheldon Lee said the company was impressed by the level of professionalism demonstrated by BGM team.
“As this is our first entry into the Malaysian market, we can find no better partner than BGM. Their understanding, experience and knowledge of international due diligence requirements and their adoption of international stringent risk management measures will be invaluable in our co-operation,” Lee added.

Will this mean traffic coming down from Jln Sultan Ismail will go straight ahead instead of turning right into Jln Imbi passing BTS?

relief the the traffic situation in the golden triangle but then again u have the option of paying toll to escape the traffic jam ha ha!pick the smart tunnel or putrajaya highway if u heading south on ly to be caught in traffic again when come out again at the old sungei besi airport at peak rush hour if u take the tunnel or end up somewhere in putrajaya because doesnot have any exit all the way!!!
