View Full Version : #Splendid Place - 25F - Residential Refurbishment - Johannesburg CBD
Jakes1 March 19th, 2009, 04:27 PM Name: Splendid Place
Floors: 25
Adress: 102 Pritchard Street, Johannesburg CBD
For years the name has been ironic, to say the least. This former eyesore in Pritchard Street is getting an extreme make-over. It is right next to the renovated Fashion Lofts, and faces Marlboro Towers.

makoppa March 20th, 2009, 12:17 AM Thank god it is being done. To renew this great city is going to require a lot of patience not just criticism. Keep up the good work!
Pule March 20th, 2009, 07:24 AM ^^ true
Durbsboi March 20th, 2009, 08:52 AM whats so "Splendid"?
hope it will be after the renovation tho
Jakes1 March 20th, 2009, 09:18 AM Ironically, it has been called Slendid Place for decades... it is a monstrocity, at least now it will be a fresh monstrocity!
briker March 20th, 2009, 09:34 AM This tall renovation will have a big impact, and im sure will inspire its neighbours to do the same.
rulani March 20th, 2009, 10:40 AM Thats good news for the Fashion Lofts. It is bad to have fail buildings around there. there is just one left that bothers me. The one on the left of this Pic (unfortunately it cannot be seen in here). Just on the wall of this yard. I was talking to Pule about it during the tour. http://i490.photobucket.com/albums/rr270/rulani/IMAGE_186-1.jpg
annman March 20th, 2009, 10:55 AM ^^ That building is about as Splendid as a Drug Lord giving you an enema! :nuts:Really great news that stuff is still steaming ahead in Jozi's heart... hope they change it into something Splendid indeed. :)

So yr back fulltime now!:)
dysan1 March 21st, 2009, 10:14 PM any idea how it is going to change on the outside?
Luf March 22nd, 2009, 01:34 PM Although this is not the 'prettiest' building around, i am really glad its getting a revamp. Every building revamped in the CBD counts and adds so much. The more revamps we see, the more confindence returns and more pressure is on the other building owners to step up to the task.
Now its time for the council to come to the table and start sorting out the law enforcement aspect, litter and the taxi problem.
Lydon March 22nd, 2009, 02:31 PM Exactly. Refurbishments act in an almost exponential manner. The more refurbs, the more more pressure on other owners to refurb and the cycle of excellence continues.

I second that big time.

I wouldn't say exponential but a refurbishment is always good, aslong as the underlying infrastructure and area is kept in good working order
Jakes1 September 22nd, 2009, 01:50 PM This one is moving along, and ready for occupation soon. And once again, thanks to PB, it is lying on its side.
HATE HATE HATE PHOTOBUCKET but this place is a lot better

Jakes1 September 22nd, 2009, 02:06 PM This is a huge redevelopment. The size of this building becomes clear when you see it from the top of the Carlton Center. Compared to what it was before, I would even go as far as to say it is "splendid."

Pule September 22nd, 2009, 02:19 PM It seems like it's now a pattern by developers to buy tallest buildings in the CBD and refurb them and that is a posetive move and I hop that it will bring more to the CBD. Let's hope the same developers will look at buying Ponte.
percy07 September 22nd, 2009, 09:28 PM ^^
It also seems that bright and cheery paint is the panacea the CBD has needed for some time. It's pretty smart, too, since it helps keep the refurbishment costs down a bit.
Brian.K September 29th, 2009, 08:49 AM its a city property development.

francocutexX October 18th, 2009, 06:22 PM I heard that CBD is a dangerous part of the city
FlyBoi October 18th, 2009, 10:59 PM It is dangerous if ur stupid about how you handle yourself, Franco. But if you go read the Rea Vaya thread you'll see that I was walking in town (the CBD) after dark and here I sit typing with all of me still in tact and I had crossed a lot of the CBD in my walk. There were plenty of people in the streets too, mostly people at KFCs or leisure walking.
During the day its even less dangerous. No-one is gonna decapitate you or rape your woman or anything like that. I've only been mugged once in the CBD and that was at midnight during a power cut last year. I was showing my friend from Rustenburg the sights thinking no-one was gonna be there and a couple of bad ambassadors for the city ruined it lol The interesting spots to visit in the CBD have security guards anyway so no need to fret about such really.

clive3300 October 26th, 2009, 04:01 PM That building looks pretty good actually. Way better than I thought it would!
thryve November 13th, 2009, 09:33 PM How great it is to see these redevelopments continuing in the CBD, after years of hard work.
I know that new buildings are always a tempting concept, but Johannesburg already has so much to work with in the CBD, and as you guys mentioned, it has an exponential effect-- one tower redeveloped increases the pressure/incentive and reduces the financial risk of redeveloping another tower nearby.
Returning to the forums, I am so glad to see these redevelopments are still going strong. And this tower is a good example of how cool it is to see a tower be transformed. Instead of an entirely new tower, redevelopments allow you that "before and after" effect which is always fun .
joburg November 13th, 2009, 11:04 PM wow yah building does actually look quite decent!
