RM13.5m for Pavilion KL fashion avenue
Published: 2012/01/20

KUALA LUMPUR: Pavilion REIT Management Sdn Bhd will spend RM13.5 million to transform 68,000 sq ft of space into a fashion avenue at Pavilion Kuala Lumpur Mall.

The exercise is scheduled to start by the end of the first quarter and be completed within four-and-a-half months.

Hmm, which space and how to transform?

Good one...
Recent updates ...

Opportunities still in retail property
Posted on 20 January 2012 - 10:13am

"It's gonna be a tough year… Even in retail, it's already looking a little bit harder," said CB Richard Ellis (Malaysia) Sdn Bhd's managing director, Allan Soo, speaking on 'retail market performance and outlook' at the recent 5th Malaysia Property Summit 2012.

Nevertheless, the year 2011 saw the retail sector performing above expectations with overall 8% growth in sales turnover, continued Soo, citing impressive performances from Parkson Holdings Berhad and Padini Holdings Berhad.
2011 was also a year of shopping transactions with major purchases such as Pavilion Mall being bought by the Pavilion REIT for RM2,390 per sq ft, The Gardens Mall by Krisassets Holdings Berhad at RM1,025 per sq ft, as well as the yet unconcluded purchase of Bangsar Shopping Centre. This coming year may in fact still hold several opportunities and prove to be equally exciting.

Entry of more international brands
One major development to shake up the retail landscape is the imminent entry of several large international brands. "New retailers entering the market pose threats to locals but raise the bar for the industry," says Soo.
Besides the possibility of Thailand's largest retail developer, Central Pattana Public Company Ltd, setting up a 1 million sq ft mall in Icon City, Petaling Jaya, Index Living Mall is a home furnishings store from Thailand which has just opened in Vietnam, and is looking to set up in Malaysia.

There have also been revelations that brands such as H&M, Abercrombie & Fitch and Costa Coffee are in discussions with developers and property owners to open several outlets in the Klang Valley. "One of them is likely to sign up soon," says an industry source.

"Abercrombie & Fitch just opened in Singapore, and there is an opportunity for them to come here. And when it comes to brands such as H&M which provides fast fashion, it is a volume game," continues the source. "So they would need spots in KL and PJ with high volumes of visitors." One rumoured H&M store location surfacing online has been Fahrenheit 88 in Bukit Bintang.
Competitively priced fashion
One potential trend for the year is heralded by the phenomenal success of Johor Premium Outlet. "JPO has been a sellout," says Soo. "For brands like Levi's, Fossil, Esprit, and many others, this is their best shop in their country now. It's better than KLCC, even on a per sq ft basis."

Soo therefore hypothesizes that a factory outlet in Kuala Lumpur would be a distinct opportunity. "You can't put it in the city because it would be too close to what they call in-line stores and that would kill them. So the answer would be to put them as far as possible, perhaps Genting Highlands."

Price competition may also come in the form of the wholesale market trend. Soo cites the recently completed Kenanga Wholesale Mall in Pudu. "This wholesale market trend came from Hong Kong and Korea and has spread to Taiwan and Bangkok. There's a place in Bangkok called Platinum that is extremely successful. And with Kenanga mall, even some Singaporean retailers get their merchandise there."

Other opportunities
Otherwise, retail opportunities still exist with certain areas as well as with the upgrading of older malls. Potential locations include Cyberjaya, Cheras, Kepong, Shah Alam and Ampang. "There is still a possibility for better quality retail in Puchong. And in East Malaysia, there are a lot of towkay balak there. There's a lot of money out there and it's still pretty untapped."
There is a common grievance of there now being too many shopping malls in the Klang Valley. Soo agrees though there is also an undersupply of good malls. "So we have got to have upgrades or better quality ones coming in." A prime example of an older shopping centre being upgraded is The Mall, which was bought over last year by Sunway REIT together with Putra Place for RM513.95 million.

The retail sector in general will likely not be severely affected in the coming year, believes Soo. "I don't see especially for the retail sector, any crash. I don't think that's possible simply because retail is more dependent on demographics."

I don't think DTan1990 expressed himself very well at all, and saying its an "Islamic Damn country" is clearly offensive.

However, I also agree with him that A&F's overt homoerotic marketing imagery might raise the ire of censors there? (even though it shouldn't imo)

Homosexuality is a sensitive political topic, and Malaysia (like many other countries) does need to drop being gay from its criminal code etc. - Just ask Anwar ;-)

Still, I'm gay and visit KL most years as I love it there. My husband and I are coming this Easter (early April) for example for 4 nights and I have never encountered any prejudice myself in Malaysia.

GOOD NEWS! H&M WILL COMING TO MALAYSIA THIS YEAR!!

H&M HENNES & MAURITZ AB
FULL-YEAR REPORT

Expansion

H&M remains positive as regards future expansion and the Group’s business opportunities.

H&M’s growth target remains intact. The growth target is to increase the number of stores by 10-15 percent per year with continued high profitability, while at the same time increasing sales in comparable units. For the 2011/2012 financial year a net addition of approximately 275 stores is planned. China, the US and the UK are expected to be the largest expansion markets for H&M in 2012. There are also still great opportunities for expansion in markets such as France, Italy and Germany.

The proportion of refurbishments of existing stores is expected to remain at the same high level as during 2010/2011.

H&M will open its first store in Sofia, Bulgaria in March 2012. H&M is continuing to expand in South East Asia with a store opening in Kuala Lumpur in Malaysia during the autumn 2012. In autumn, H&M will also open its first stores in Riga in Latvia. In addition to these new H&M countries, H&M plans to open in Mexico in autumn 2012. It will be the company’s first store in Latin America. Thailand will become a new franchise market in cooperation with the franchisee J.S.Gill. The first store is scheduled to open in autumn 2012 in Bangkok. The franchise opening in Jakarta in Indonesia has been postponed until spring 2013.
In autumn 2012 H&M will start online sales in the US, the world’s largest online market.

Swedish cheap-and-chic fashion giant H&M on Thursday posted a 2011 net profit down 15 percent from a year earlier amid higher cotton prices, but expressed optimism for 2012 despite the difficult economic climate.

For the full-year 2011, H&M posted a net profit of 15.82 billion kronor (1.79 billion euros, $2.33 billion), down from 18.68 billion kronor in 2010, largely owing to soaring prices for materials, especially cotton, which significantly hiked its purchasing costs, the company said in its earnings statement.

Sales meanwhile swelled 1.5 percent to 128.8 billion kronor.

"H&M stands strong in a challenging market," chief executive Karl-Johan Persson insisted in the statement.

The company "continued to gain market share during what was one of the toughest years for a long time for the fashion retail industry in many countries," he added.

Following the news, H&M saw its stock price slip 1.07 percent in mid-morning trading on a Stockholm stock exchange up 0.45 percent.

In the fourth quarter of 2011, H&M meanwhile saw its net profit slip 2.4 percent year-on-year to 5.36 billion kronor, which was basically in line with the expectations of analysts polled by Dow Jones Newswires, who had anticipated a net profit for the quarter of 5.4 billion kronor.

During the October-December period, H&M saw its sales jump four percent year-on-year to 36.2 billion kronor.

"Sales are considered to be satisfactory considering that consumption in many of H&M's markets was affected by unseasonably warm weather and was also restrained due to concerns regarding the effects of the debt crisis in Europe," the company said.

During all of 2011, the fashion giant opened 266 new stores and entered five new markets, creating a total of around 7,000 new jobs, Petersson said.

"Our strong expansion continued during the year," he said, pointing out that H&M today counts around 2,500 stores in 43 countries with some 94,000 employees.

"We are also planning for a strong expansion in 2012 with approximately 275 new stores net," he said, insisting that despite the economic and financial downturn, H&M expects to "strengthen (its) already strong market position even further."

The company said it plans to open most of its new stores next year in China, the United States and Britain, while it will become a player in markets in Bulgaria, Latvia, Malaysia and Thailand, as well as Mexico, which will mark its first ever store in Latin America.

Build it fast ! hah..
They should develop that piece of land with 360 event dome first....may be this land has already been reserved for the residential purposes? Perhaps they still want to build that Milenium tower..

I agree. The Bukit Bintang area is in need of more Quality mid to high end malls some malls along BB are looking really tired........Fahrenheit is a good example of how some of the older malls could bring in better tenants and the crowd.

U.S. clothing retailers try to expand into China and Japan to cash in on Asia’s booming population, economy

By John Boudreau

SAN JOSE (CALIF.) MERCURY NEWS Friday November 18, 2011 5:21 AM

SHANGHAI — The jeans are stiletto-thin — you won’t find baggy pants on these racks — and the customers squeezing into them are looking for denim that makes a bold statement.

“She looks like she has attitude,” said Mike Dai, eyeing his girlfriend, Amy He, after she wiggled into a narrow pair of Levi’s on a September afternoon in a high-end mall.

The brand is all-American, but the San Francisco-based jeans-maker is offering clothes that are all-Asian — pants designed in Hong Kong with an edgy, worn-and-torn finish that can sell for as much as $149 a pair.

As the American market continues to sputter and China’s continues to boom, U.S. retailers are updating business plans to include the world’s second-largest economy as well as the rest of growing Asia. Just as Louis Vuitton, Gucci and Apple have erected temples of capitalism in cities such as Shanghai and Beijing, Western apparel makers are infusing their clothing lines with Asian sensibilities in look, feel and size while embarking on aggressive store campaigns in this part of the world.

“You can see the power of scale and the power of the rapidly rising affluent,” said Aaron Boey, Levi’s head of Asia Pacific. “China is one of the top three markets for us. It’s the fastest-growing market we have.”

Last year, Levi Strauss launched an entirely new line — Denizen — in China before rolling it out in August at Target stores in the United States. It’s the first time a Western clothier has done that, signaling the new economic might of the East, experts say.

“China is a more important market now for all these companies,” said James Roy, a retail expert with the China Market Research Group. “It’s been a source for a lot of their global growth in the last two, three years. This is only going to happen more and more.”

While Levi’s has been in China for a decade, Gap, also based in San Francisco, is playing catch-up. Since November, it has opened seven stores on the mainland, including a 12,000-square-foot outlet in Shanghai’s upscale Hong Kong Plaza, as part of a larger strategy to beef up its presence across Asia. In Vietnam, the first Gap franchise opened in Ho Chi Minh City at the end of September — and two more will follow in the country’s commercial hub before the year’s end. Another is planned for Hanoi in 2012.

“Asians are very aspirational,” said Danreb Cartagena Mejia, marketing director for Imex Pan Pacific, the Vietnamese conglomerate that has a franchise agreement with Gap. “They have always wanted to have this,” he added, nodding at the Ho Chi Minh City store-opening celebration, an event that resembled a movie premiere with trays of champagne and mint vodka being passed and famous Vietnamese actors, models and singers on hand. “Now they can buy it.”

Another brand known for tapping into “aspirational” customers but also playing catch-up in Asia is Abercrombie & Fitch. Although the New Albany-based retailer has been focused on international expansion for several years, its early moves have been in Europe.

Abercrombie opened its first flagship store in Asia in December 2009 when it launched in Tokyo’s Ginza district, and it followed that with a store in Fukuoka, Japan, late last year. Abercrombie opened one of its surf-themed Hollister Co. stores in August in Hong Kong, and it plans to open a third Abercrombie flagship in Asia, in Singapore, in December.

However, in contrast to the success of its European store, Abercrombie’s Japanese stores have struggled. Analysts have blamed those struggles on Abercrombie’s decision to charge Japanese consumers higher prices than those in the United States, as well as the company’s deaf ear to cultural differences. One Japanese commenter, for instance, said that the retailer’s “ long-established WASPy and masculine image does not match the current Japanese market trend for non-aggressive styles.”

Gap’s China campaign, in which 14 or 15 stores will be open by the end of 2011, features photographs taken by Annie Leibovitz and is part of a campaign to expand its international business. Online and international sales accounted for 22 percent of the company’s business last year, and Gap wants to increase that to 30 percent by 2013.

Gap’s Asia push comes as it is pulling back in North America, with plans to shrink its number of stores from 889 as of mid-2011 to 700 by the end of 2013. That will be a 34 percent reduction in Gap North America stores from 2007.

China, on the verge of becoming the world’s largest luxury market, is key to the company’s global expansion, said Redmond Yeung, president of Gap China. By 2020, Credit Suisse predicts China will overtake the United States as the world’s largest consumer market, accounting for nearly a quarter of all global private spending.

“If we can get just 1 percent of China, that is 13 million customers,” he said. “That shows you how huge this market can be.”

Chinese, Yeung said, spend about 30 percent of their income on clothes; Americans spend about 8 p ercent. While Americans on average make significantly more than most Chinese, the incomes of people across Asia are on the rise.

“Here in China or Hong Kong, we tend to live in smaller homes,” he said. That means Asians are more apt to go out. “So you need a lot more clothes,” Yeung added. “The traffic that comes through our doors (in China) is phenomenal.”

Dispatch reporter Tim Feran contributed to this story.

An article i found on H&M's opening:http://www.btimes.com.my/Current_News/BTIMES/articles/20120128014210/Article/index_html
Swedish H&M to open first KL store this year
Swedish fashion retailer H&M Hennes & Mauritz, in its financial report released on January 26 this year, confirmed its foray into Malaysia this year.

By Vasantha Ganesan

KUALA LUMPUR: Swedish fashion retailer H&M Hennes & Mauritz AB will open its first store in Malaysia this year.

Its entry has been much awaited with rumours of its opening going as far back in 2009.

The company, in its financial report released on January 26 this year, confirmed its foray into Malaysia this year.

“We are planning for a strong expansion in 2012 with about 275 new stores net. The countries in which we will open the most stores during the year are China, the US and the UK.

Bulgaria, Latvia, Malaysia and Thailand will become new H&M markets,” it said in its report for the December 1 2010 to November 30 2011 period.

The retailer, which operates a bulk of its stores under the H&M brand, said it remains positive with its future expansion and business opportunities.

“H&M is continuing to expand in Southeast Asia with a store opening in Kuala Lumpur in Malaysia during the autumn 2012,” it said. While in Malaysia it will open on its own, the expansion in Thailand will be a franchise with JS Gill.

Last year, the group’s network expanded by 266 stores.

Industry sources contacted by Business Times on the potential H&M store location in Kuala Lumpur said the retailer’s preference is to have a presence where there is a high foot
traffic and immediate visibility.

Equally important is that it can have a store size of 10,000 sq ft to 30,000 sq ft, they added.

Based on these criteria, its first store may be in a mall along Jalan Bukit Bintang, Suria KLCC or Mid Valley Mega Mall.

As this brand offering is similar to those of Britain’s Topshop and Japan’s Uniqlo, H & M could very well expand into other shopping complexes even within suburban areas like in Sunway Pyramid and 1Utama Shopping Centre.

As at end of November 2011, the total number of stores in the group was 2,472 of which 70 are franchise stores, 45 COS stores, 52 Monki stores, 19 Weekday stores and 4 Cheap Monday stores.
It has a presence in 43 markets.

The entry of H&M stores here, sources said, could next witness US casual wear retailer Abercrombie & Fitch entry into Malaysia.

Both H&M and Abercrombie & Fitch already have a presence in Singapore.

Not too sure. I think the website is not accessable yet.

H&M will be good for KL.

The enlarged Debenhams will be good for KL too.

KL needs something unique... something like a Hamley's Toys Store or a departmental store like Bloomingdale's or Saks or Target or John Lewis.

By comparison with Singapore, we need more BRANDS and bigger outlets for existing brands... a simple stroll on Orchard and Marina Bay Shoppe will tell you how much we are lacking in. In Singapore, Denizen by Levi's is almost everywhere in the suburban malls.

Very classy indeed.

i guess its more about we in KL and msia as a whole will have more choice in shopping not overrrated... after a while kinda of bored with ZARA/TOPSHOP and etc.. im hoping for more choice whether its another department store(a wellknown of course ) or stand alone store like A&F/Hollister.

As for A&F those super sexy ads just tottaly a marketing gimmicks for them. i dont see any reason why they cannot open a shop here. sure they will abide some of the rules on ads here.. if too sexy then why we have those lingerie stores everywhere in msia

Mapping for all foreign branded chains in KL almost done... but the full version wont be release here.

Isn't there a Gant store at the Gardens mall? There used to be and I like this Swedish brand.

Didn't do well. So they moved out of Malaysia.
Same goes to Club Monaco.

They might be available in departmental stores like Parkson, Isetan, Robinsons or TANGS.

Some other brands are also available via multi-branded stores, but these are not included in my listing.

Club Monaco and gant pretty much goes after the same market the preppy crowd unfortunately in Malaysia people aren't willing to spend 300 bucks on polo or preppy shirt when it much cheaper anywhere else . Even Ralph Lauren is not going well they are also the owner of club Monaco . I'm not surprised if Hollister or Abercrombie struggle eventually down the road considering how overpriced they are once the hype die down .

T-shirt maybe but the whole operation is not doing well , they had to shut klcc store which really hurt their pride . I know their former gm which now working in lvmh hk . Like I said in the pipe dream people want this store that store the reality is Malaysia still a low yield for them . But I admire people optimism about future tenants .

90% of Malaysians wont want to buy a Tshirt that goes into Hundreds.

C'mon we already have those GAP-Giordano-ESPRIT-Hush Puppies level brands, Departmantal Store brands, Sports brands like Nike, Adidas and Puma, and lately Singaporean brands like Charles & Keith are everywhere now and of course... the cheapo types everywhere - F.O.S., Padini brands including the ever famous VINCCI for ladies and Padini's BRANDS outlet for some "sleeping" clothes, Nichii, etc.

Our mass market is not ready, our rich/affluent market is too small, our exchange rate is not favourable to buy imported Western-branded goods and our higher-end international tourist numbers (excluding Singaporeans) are much smaller compared to Thailand and Singapore.

Remember, our focus is BUDGET market.

(Case study: Penang - a hub for our industrialisation era has barely any branded fashion stores yet until today. Why?)

^^ v interesting points & undoubtedly true.

I know I always baulk at the cost of say Massimo Dutti in Malaysia (as compared to in Europe or US) & Fred Perry is also v expensive there (when its expensive enough even in the UK!)

I confess to being an F.O.S. shopper

Agree.. I have mentioned before already....Abercrombie, if they open here, have to struggle.

H&M is still ok as their product pricing generally are still more reasonable and affordable...quite similar to Uniqlo.

i think for a standalone luxury store defo will have difficulty to survive in KL... but not the upmarket department store like harrods/saks/barney or even lafayett... they can count on other items to keep on sales going. malaysian luv to buy luxury items.. with this kind of department store they will try to get anything that they can afford... just by having the paperback enough to make them satisfied.... thats what i observed. :D

Tangs will be gone by end of February , they are planning to create about 4-5 duplex store over there . H&M confirm will be there , hollister or A&F will be there too and the rest is still up in the air . One thing to note this will be the most expensive retail rental in Malaysian History that's why tangs give up that spot . They even got paid to move . Their contract actually runs till the end of this year . Money talks i guess.

not as small as i thought too. tangs kl is occupying 68,000 sqft and easily can fit in 12 duplex stores with the escalator void area remain. each duplex store in pavilion takes up abt 3,500 sqft.

so i guess H&M may be given equivalent to 8 duplex lots, which work out to 28,000 sqft.

someone can confirm this is the final rendering for pavilion extension?

Pavilion 2 looks nice and gigantic. Hopefully they will joint up all the GSC section and rebuild that section to make it a bigger mall.

Then at one side near the Pavilion entrance... build a MILLENNIUM TOWER, iconic tower to top the mall.

Japanese invasions. I dont think Muji will close down that soon. Look at Uniqlo. They have expand so fast in Klang Valley and always pack with customers.

Who want to buy Nichii at Pavilion anyway. Ask yourself this question. How about buying Muji's product in Pavilion ? Definite I will. They will do better during festive seasons.

Pavilion REIT’s growth plans to boost group
Posted on February 21, 2012, Tuesday

http://cdn.theborneopost.com/newsimages/2012/02/A201204087.jpg

EXTENSIONS UNDER WAY: Other attractive assets in the pipeline for Pavilion REIT is its extension consisting of retail mall and serviced apartment, which will have 300,000sqf of retail space with construction to start in this year’s third quarter for completion in 30 months.

KUCHING: Pavilion Real Estate Investment Trust (Pavilion REIT) has major plans in store to enhance its assets after listing on Bursa Malaysia.

According to a research report from AmResearch Sdn Bhd (AmResearch), Pavilion REIT’s first initiative includes transforming the existing TANGS floor space into a ‘Fashion Avenue’ with 35 speciality stores covering a net lettable area of 68,000 square feet (sqf), targeted to kick off in the second quarter this year.

http://cdn.theborneopost.com/newsimages/2012/02/A201204088.jpg

POSSIBLE ACQUISITION: Another asset in the pipeline for Pavilion REIT was Fahrenheit 88., located just opposite Pavilion Mall, Fahrenheit88 is the former KL Plaza with a net lettable area of circa 300,000sqf.

The management is introducing ‘Fashion Avenue’ covering 68,000sqf of floor space, the construction of which will begin in March 2012,” highlighted the firm.

“TANGS will be shutting down and is moving out on March 19, 2012 and the enhancement exercise is expected to be completed by August 2012.”

AmResearch believed that the management would be bringing in 35 new speciality tenants at Levels 2 and 3, comprising high-street brands with a target market in the middle- to high-end segments.

In addition, the renovated precinct would see a new direct mall access via two sets of escalators from a new drop-off and pick-up area at Jalan Raja Chulan, improving its accessibility and convenience for shoppers.

“A total of RM13.5 million has been set aside for the enhancement, which will be funded by Pavilion REIT’s existing working capital balances. This will result in a smaller anchor tenancy, for example at about 22 per cent of occupancy,” highlighted AmResearch.

“This is a strategic move as specialty tenants would yield stronger rentals.”

Other attractive assets in the pipeline for Pavilion REIT was its extension consisting of retail mall and serviced apartment, which would have 300,000sqf of retail space with construction to start in this year’s third quarter for completion in 30 months.

The extension would sit on a vacant land adjacent to the mall. There are over 300 tenants on the waiting list for the Pavilion Mall, with a six to seven years’ wait for retailers to get into Bukit Bintang.

However, the extension would only be injected into the REIT after the building was completed. Thus, the acquisition of the mall would only take place in 2016.

“Pavilion Mall is highly sought after as it offers exposure in the prime retail asset as is evident from the long waiting list of over 300 tenants and this signals strong yield accretion, moving forward,” suggested AmResearch.

Another asset in the pipeline for Pavilion REIT was Fahrenheit 88. Located just opposite Pavilion Mall, Fahrenheit88 is the former KL Plaza with a net lettable area of circa 300,000sqf. This mall comprises five levels of retail space.

To recap, KL Plaza was acquired by Makna Mujur Sdn Bhd, a subsidiary of Pavilion International Ltd, in 2007 from Berjaya Land for RM470 million. The sale consisted of the retail podium valued at RM425 million and 59 serviced apartments located on top of the shopping mall for RM45 million.

Refurbishment works costing RM100 milllion were carried out a few years back to revitalise the mall which had been plagued by weak footfalls. This was likely due to an unfavourable tenancy mix and the need to revamp the ambience of the building, highlighted AmResearch.

“This mall is positioned slightly differently now with a target market in the young and trendy, particularly those aged between 18 and 35 and tech enthusiasts. This will be the first acquisition for the REIT and we understand that the asset would be acquired in 2014.”

The third asset for Pavilion REIT is USJ Mall, a 6-storey mall with a net lettable area between 300,000 to 400,000sqf in USJ. The concept of this mall would focus on food and beverage, bistros and al-fresco dining and fashion.

“We expect this mall to be as successful as Empire Subang, given the lack of quality neighbourhood malls within the USJ area. We gather that the REIT intends to acquire the mall in 2015,” concluded AmResearch.

Making BB-KLCC a vibrant shopping areaPosted on 23 February 2012 - 05:36am

KUALA LUMPUR (Feb 23, 2012): The Bukit Bintang-Kuala Lumpur City Centre (BBKLCC) Tourism Association, a newly-formed grouping of retailers, will spend up to RM5 million this year organising activities and events in the area in an effort to transform it into a vibrant shopping district.

The association comprises 13 members, namely BB Plaza, Berjaya Times Square, fahrenheit88, Federal Hotel KL, Lot 10, Picolo Mondo, Plaza Low Yat, Pavilion KL, Sungei Wang Plaza, Suria KLCC, Starhill Gallery, Watson's Personal Care Stores Sdn Bhd and Red Army Watches Sdn Bhd.

BBKLCC chairman Joyce Yap, who is also Pavilion KL retail CEO, said the activities and events will be funded in various ways, such as through sponsorships and member contributions.

"Tourism is very competitive. We realised that to stay competitive, no shopping centre can be isolated, a concerted effort is important," she said at a media briefing yesterday.

"A lot of luxury brands feel the opportunity in Malaysia is great. The cost of business is low and now that the euro is low, many European brands are expanding quickly here. The growth is in Asia and they have to open here," she said.

She added that many luxury brands have achieved double-digit growth in Malaysia, with those in Pavilion KL reporting 30% to 40% growth.

BBKLCC targets to increase tourist arrivals in the area by 10% per year, and to boost retail sales per sq ft from RM950 currently to RM1,100 this year, which translates to an estimated 15% growth each year, as well as to establish Malaysia as a world shopping paradise.

The association's strategy is to organise quality events and attractions, and to work with the authorities in addressing the infrastructure and facility enhancements in the area.

The events to be held this year include school holiday carnivals, festive season activities and carnivals in conjunction with mega sale periods.

Malaysia Tourism Promotion Board director of industry development division Zulkifly Md Said said Malaysia welcomed 24.7 million tourists last year, with tourism receipts amounting to RM58.3 billion, of which 30% was spent on shopping.

I miss the old Bintang Walk from the 90's - it used to be so impressive, all those outdoor eateries with the cooling mist fans. Shame YTL never extended this further, widened the pavements (one lane of traffic perhaps?) and streetscaped both sides of the road all the way to BTS.

But the most immediate upgrade is surely a better (safer) crossing between Pavilion and Starhill Centre, plus proper paving as others have said.

Bright lights for KL's golden triangle
http://www.nst.com.my/polopoly_fs/1.51465.1330099166!/image/image.jpg_gen/derivatives/landscape_454/image.jpg

THE city's golden triangle will soon be transformed into a fairyland of enchanting lights as its streets are adorned with decorative lighting by the end of the year.

This was announced by the Bukit Bintang-KLCC (BBKLCC) Tourism Association at a press conference to highlight its Calendar of Events 2012 at a hotel here, recently.

The decorative lights will cover five popular tourist areas. These include Jalan Raja Chulan to Jalan Bukit Bintang, Jalan Bukit Bintang to Jalan Pudu, Jalan Sultan Ismail, Jalan Imbi to the Jalan Pudu monorail station, and from Jalan Ampang to Jalan Pinang.

Arches will be used to support the multi-coloured decorative lights at the junctions of these roads.

Kuala Lumpur Pavilion Sdn Bhd marketing director Kung Suan Ai said the project was the association's initiative to boost the city's image and promote it as a premier tourist destination.

"Decorative lights are one of the world's biggest tourist attractions and we, too, need to make use of them in this country. At the moment, there a few locations in Kuala Lumpur with decorative lights on a modest scale. With this project, we are going to have it on a larger scale," Kung added.

The decorative lights are expected to cost around RM2 million and are expected to be lit-up during Christmas.

The association is a newly-formed grouping of retailers, aimed at establishing Malaysia as a world-class shopping paradise, in particular the Bukit Bintang and KLCC area, through the concerted efforts of participating malls, hotels, retailers and food and beverage operators.

The association's strategy includes organising top quality events and attractions, and working with the authorities to enhance the infrastructure and facilities in the area. For instance, there are plans to build covered pedestrian walkways. One will link Berjaya Times Square to Lot 10 and Lot 10 to Pavilion.

There are also plans to improve public transport, enhance security and create a calendar of events to promote Malaysia to the world.

"As Bukit Bintang and KLCC are in the heart of Malaysia's retail tourism sector, BBKLCC Tourism Association aims to put the retail belt on the world map through memorable shopping experiences and engaging promotions to encourage shopping tourism," said BBKLCC Tourism Association chairman Joyce Yap, who is also the chief executive officer of Kuala Lumpur Pavilion.

Also present at the event were Tourism Malaysia industry development division director Zulkifly Md Said, BBKLCC Tourism Association secretary Suzianna Svrcula and BBKLCC Tourism Association treasurer Alicia Yuen.

The association's members comprise representatives of the shopping and hotel industries, and the Tourism Ministry and the Performance Management and Delivery Unit, an agency under the Prime Minister's Office as advisers to the association. Bukit Bintang Plaza, Berjaya Times Square, Fahrenheit88, Federal Hotel KL, Lot 10, Piccolo Mondo, Plaza Low Yat, Pavilion Kuala Lumpur, Sungei Wang Plaza, Suria KLCC and Starhill Gallery are members of the association.
