Chennai: Commercial real estate transactions, considered a key indicator of economic activity, are showing the first signs of stability after a free fall during the early part of this year.
According to real estate consultants, the worst phase for the industry seems to be over as lease rentals– in the peripheral areas as well as in the central business district (CBD) —are showing signs of settling down, in addition to deals getting clinched.
Transaction data show that Chennai and its adjoining areas witnessed more than 1.95 million square feet of property deals in the first half of 2009. The whole of 2008 witnessed transactions for around 4.90 million square feet.
“We do not want to call it recovery as yet, but at least we can say the downturn has been arrested. In our view, the worst seems over. Property prices are showing signs of holding on, and it may not fall further,” said Rajesh Babu, Chief Consultant, RECS Group – a real estate consultancy, which managed the largest deal of RBS in India Land IT Park for 3.50 lakh square feet this year.
For instance, around Guindy (in South Chennai), lease transactions were sealed for Rs 45 to 46 a square foot. During the peak of real estate activity, transaction rates were around Rs 55 a square foot. Likewise in the CBD of Chennai, transactions were concluded at around Rs 60 a square foot this year, while the peak rates were around Rs 75 a couple of years ago.
“Absorption till the end of June stood at approximately 1.95 million square feet, similar to H1 2008 and approximately 29% lower than the peak absorption levels achieved in H1 2007. The largest quantum of absorption has taken place in the suburban areas and within the suburban markets, Manapakkam, Ambattur, Perungudi and Taramani saw the highest demand for space due to the robust infrastructure, strong connectivity, proximity to major markets, and rational rentals,” N Hariharan, General Manager, Cushman and Wakefield – international real estate consultants said.
“We haven’t crossed the woods as yet. But, clearly in the past one month, we have been getting enquiries showing first signs of demand trickling in. We need to wait and watch if the demand sustains and breaches the five million square feet mark this year,” industry sources said.
Even as the industry is trying to project a revival face, clearly there is over-supply in select pockets like Old Mahabalipuram Road (OMR). “On the IT corridor, clearly there are supply overhangs. Roughly four million square feet are vacant and another two million square feet are under development. That pocket of the city remains weak,” sources added.

Hey! That's not all. There's another block of the same building still under construction, not yet topped out (just 6 or 7 floors completed, I believe). Unfortunately, I do not have a pic on that.

This banner is of India Land Tech Park and is placed on the Americorp Towers in Padi.Jn. The corporation has not banned putting up banners within one's own campus (most jewelrs, textile shops in TNagar have erected similar banners too).This advt is within the Americorp Towers campus. India Land is promoted by Americorp Group, hence this should not be an issue.

Dec. 28--CHENNAI, India -- India Land properties (ILP), part of the Madrid-based Americorp group, is betting big on its flagship technology park at Ambattur to give a fresh impetus to the fast changing industrial landscape of the suburb in north Chennai.
By September, the 2.6 million sq ft ILP tech park on 10-acre would be commissioned with marquee clients like the Royal Bank of Scotland (RBS), Kone and Etisalat. Total office area will be two million sq ft -- Tower A (4.2 lakh sq ft) and Tower B (6.3 lakh sq ft) are completed and ready. Tower C (9.5 lakh sq ft) is coming up.The 100 percent FDI-backed project of the global realty player is in the last leg of completion.
The Rs 450 crore project has a potential to generate over 20,000 jobs in the IT, ITES, retail and support services. It is expected to play a major role in transforming Ambattur, which is one of the oldest industrial hubs in Chennai.
ILP has emerged as the largest player with its plug-and-play tech park by building IT space which is double the size of Tidel (1.3 million sq ft) and Olympia Tech Park (1.2 million sq ft) in the city.
ILP director, S Salai Kumaran told ET Ambattur is witnessing a sea change. From an industrial belt, it is transforming into a catchment area for companies, including MNCs, in diverse fields. It has the potential to become a central business district (CBD) and another OMR given its proximity to leading hospitals, schools and the entire eco-system.
It also has the advantage of a strong road and rail connectivity linking centres like Tiruvallur, Perumbur, Anna Nagar and Vadapalani which have a high concentration of workforce from diverse sectors, he added. "Our development work is progressing well. We expect to become fully operational by September," ILP country head C S Ilangovan alias Umesh told ET, noting that office premises would absorb a space of 2 million sq ft, while the balance would be used for parking, retail (multi-cuisine food courts) and landscaping infrastructure.
Be it lifestyle brands or MNCs, ILP claims to have leased out 70 percent of the space to an array of clients like banks, telecom and infrastructure. Singapore's Bean Balls and Germany's Modisch, with their juice and beauty parlour outlets respectively will be located in the tech park catering to the teeming population while the European Bank, RBS is expected to employ 3000 plus employees in its back officer operations in the park.
Kumaran said, "What is unique about the mega project is that the global financial meltdown did not impact its execution with the promoters continuing the investment. In April this year, at the peak of global recession we clinched the biggest deal (RBS) in the country by our aggressive marketing with a competive pricing strategy".
Taking on several competitors who were in the fray to attract the client, India Land struck a 9-year contract with RBS (4.6 lakh sq ft at Rs 26 per sq ft per month rental) during "peak recession" on the basis of competitive pricing not to forget the assurance of 25 percent energy savings on account of the green building infrastructure.
Unlike other IT parks or commercial spaces, India Land tech park architectural plan provides the basic platform for companies to use green fit-outs. ILP sees this as its USP for most European and American companies that are scouting for space based on this criteria. Mr Illangovan said ILP has floated a facility management company and appointed international property consultants CBRE to put system process in place and implement best practices.
ILP has more projects lined up in Chennai, Coimbatore, Pune, Mumbai and Bangalore. These include the Rs 250-crore IT SEZ in Pune for which 28 acres has been notified, the Rs 350 crore 5-star hotel on 2,500 sq m area, near Mumbai airport and a serviced apartment-cum-hotel project in Bangalore, near Devanahalli airport. In texcity Coimbatore, ILP has completed the first phase of 3.50 lakh sq ft at the tech park which is a 70:30 joint venture with KGISL. Ugam and Cbay have taken up space at the Rs 320 crore India Land KGISL tech park, he said.

prakstar February 22nd, 2010, 10:23 AM that Facade in one heck of an achievement. It is actually a double glazed unit with a laminated third layer with ceramic fritting on the outside. The frit apart from being a design component also significantly reduces heat gain into the building. This could be one of the most energy effecient buildings in Chennai. Moreover, they have spent a whopping amount in developing this into a truely effecient building. Hats off to Team India Land

prakstar March 1st, 2010, 08:39 AM Infact, I was fortunate enough to see some of the renderings for their Hotel & Mall project in Pune back in 2007-08. It was mind blowing. The design was like a Piano when viewed from top with those black & white reeds. Not sure if they are going to do it that way though due to execution costraints. I am sure more quality buildings can be expected from this developer.

I think it is already part of Rajini's Enthiran. Had shooting of a car chase on the incomplete stretch of Chennai by pass with this building in the background. This was a few months ago.

You are right. They never got up to 24 floors. Construction has stopped midway after the downturn of 2008-09. I think some of the lower floors are occupied.

A large area has been taken by Royal Bank of Scotland (RBS). Etisalat (telecom) is the other major tenant.

You are right. They never got up to 24 floors. Construction has stopped midway after the downturn of 2008-09. I think some of the lower floors are occupied.

I wonder if providing lamps on National highways and circular expressways are on NHAI's agenda , may be for the part where it passes through a town but I doubt if they would do it for the whole length .

Not talking about tech based specifics, but this is a target rich area. Just to go by the number of offices HCL has or the number of IT companies that are mushrooming. The hinterland is vast if you just account for Ambattur, Avadi, Anna Nagar to all way upto Thirunindravur, in short the entire North Chennai. Once the Metro and the Mono comes, and whenever the CTH gets fixed from Padi-Thiruninravur, this location is going to rock.
Good luck on having made a good choice on the location.
