MAD Bygget
DnB NOR is a part of the OperaKvarteret (http://www.skyscrapercity.com/showthread.php?t=774674) highrise clauster

This is the barcode building between Visma Bygget (http://www.skyscrapercity.com/showthread.php?t=553277) and DnB NOR Headquarter (http://www.skyscrapercity.com/showthread.php?t=641578). Its a 15 floor tall residential building
designed by Norwegian architect company MAD (Moderne Arkitektur og Design AS) (http://www.mad.no/).

Doesn't look much like a residential now... Do we know that this is the final design? Or is it just a volume-scetch?

^ I bet you this is not the final design tough :) And that's a good thing, because i think it's needs more diversity. And ofcourse the barcode police will say those boxes are ruining the view down the street, and that it will need a ruler-straight appearance inline with the other codes.

Stumbled over this regarding the last barcode blocks aswell as Mad-bygget:
http://web102881.pbe.oslo.kommune.no/saksinnsyn/showfile.asp?fileid=2420254

It will be 15 floors (cote 51m) in most of it's length, except for 1/4th facing Trelast street, that will be 13 floors.

November 24th, 2009, 08:38 PM

IceCheese
November 25th, 2009, 01:00 AM
So they want it to be in full height in all of the plot instead of just half of it like originally designed? What a surprise.. Another Barcode turning out FAR more massive than planed. Does anyone have any controll here at all? Seems all Norwegian architects after given a plot to build on, gets completely FIXED on using the whole plot at full height, and then adding some designish things afterwards. Not the way to create good, intriguing architecture in my eyes.:ohno:

FAIL!

Þróndeimr
November 25th, 2009, 01:08 AM
^^ well, this one has been lowered from 17 to 15 floors, which means it will be a bit more in contrast to its nabouring 67m tall buildings.

Still, i'd like Barcode to be everything from 40m - 120m.

Is it surprising, though? City planning in Norway is NIMBY controlled, and they seem to only care about what they can quantify - height (to pinnacle, that is) number of floors (again to the top floor), number of square meters, etc. No wonder then, there is a pressure to find loopholes in the pattern that maximizes profit.

I don't understand why any buildings should be built as wafer thin as this one looks to be. It surely must be very inefficient and poor cost-effectiveness. Also, practically all of the windows area (one the long sides) will face directly into the other building only a couple of meters away. Seems like a very bad solution IMO.

IceCheese
January 21st, 2010, 12:58 AM
As stated before, I am very disapointed that this building ended as a squareshaped box. And these designs didn't do much to better my view of this building. I guess "vev" is my favorite, though I'm skeptical if this is the best solution for this plot.

Ingenioren

practically all of the windows area (one the long sides) will face directly into the other building only a couple of meters away. .

Their presentation said they wished to apply the city to move the building some meters closer to Visma, and thus provide more daylight. I know we all would like a taller building, but i guess it was required to lower so the Barcode-effect isn't lost... We knew that some buildings would have to be significantly lower than 60 meters for the concept to work, and this turned out to be one of them.

When that's said i like the pixel facade better, the very long facade will be very exposed due to the stairs-shaped DnB-Nor, and it requires a certain appearance of a varied facade, a regular grid will be wrong imo.

IceCheese
January 21st, 2010, 05:24 PM
To me the tower is far to tall to give a "low-rise" impression. If they cut the height to 4-6 floors, we would get a real effect.

and it requires a certain appearance of a varied facade, a regular grid will be wrong imo.

^^YOU'RE wrong, imo! As it seems both Visma and DnBNOR B will have very diffrensiated facade covers (i wouldn't say "caotic", though), so a more patterned facade would work well here. My honest opinion:)

And for reminders, Visma's wall:

Indeed, but this one will be very exposed from the east when walking down the avenue, while Vismas sides will be almost completly hidden and so will DnB-Nors.

Well, it doesn't have to be lowrise all way through. The plot is 100 meters long, for gods sake! Do a pyramide or, whatever, I don't care. I just want a more varied view from DEG and soutwards towards the Barcode-blocks. Or else we'll end up with this (model by me: ) █▌▐ ▌▐▐▌█▌█▌▐

To have much lower buildings is also part of the original Barcode concept. I would also have wished for more variation in shapes and volumes, also more in terms with the original plans of Dark.

(thank you trondheimer, for making an archive of all this:) Hard to find elsewhere!)
http://img.photobucket.com/albums/v646/cityq/Projects%20and%20developments/Barcode03model2.jpg

O also notice that Dark has much fewer groundlevel crossings between the buildings. Personally I don't see what we need all the crossroads for.

Ingenioren
January 21st, 2010, 11:22 PM
Crossroads are very important for politicians to feel they have some air in return for allowing evil towers, no mention those open alleys are not needed for nothing... Quite curious what Osu can make of them... Give it a few years, and i bet they will be glasscovered and built shops in them.. :)

You think so, when i look at the Osu-mag render i think it seems to be a "waving" polygon-shape of the building itself behind the rectangular balconies, looks lively and better than what we have seen previously wich is purely rectangular building.. :) And the colours, YES!

Since the building is almost completely residental, I would guess they won't start construction til they've sold a certain share of the appartments. Sales haven't started yet, as you may know...

They are constructing the basement and foundations now, though. Just as the basement of Isfjellet, it's common and crucial for the whole Operakvarteret. We may (but hopefully not) see a similiar construction stop when the reach ground level, as we're currently seeing with Isfjellet.

And yes, finally they have updated their homepage. 29 sold apartments seems very good for the opening few weeks. But strangely enough its only the small one bedroom apartments that have sold. Seems that many probably go for a apartment commute or generally the market for smaller apartments are better? I think a couple of the high floor apartments probably will sell all right, but better and cooler projects will come, than very very small apartments, that are almost exclusively dark on one side, and 45 % of the other side. Extremely few will have evening sun in this building to say it that way. DNB nor top penthouses will probably sell out way faster. especially the ones in front of DMG. ANd i think the last project will sell like hell. This will be one cool as hell project, i just hope they make it a cool facade.

Why have they removed the floor elements of the first floor?

I thought there were something strange, I just couldn't put my finger on it

My guess, they have made a deal with some tenant with special needs. Or maybe this "open" solution is more attractive in the market.

I noticed the same when i made tha last post, but forgot to mention it.

Weird to make changes like that after they have started constuction. Never seen that before. Maybe they read the blueprint wrong.

Once again, I'm not an engineer, and my specialty is law and informatics, but to me the old "floor" looks more like a scaffolding than something that was ment to be permanent. That they would just "change" specifications in the middle of building is more than unlikely. And as we know, Elixia will have the first floor here, while the floor above is supposedly hold for office space.

Anyone have renders of how MAD will look towards Trelastgata with the new design?
The old model had 3 floors to the north. Will it be 15 all the way now?

There will be a one floor high setback towards Trelastgata, meaning the building will appears like it's 14 floors high. Look closely in the right upper edge of the building in this render:

One floor setback? What's the point? Doesn't make much variation in the building or the b.code in general.

IceCheese

It will be two floors setback, as shown in the salesmodel: http://www.operakvarteret.no/bolig/finn-din-bolig/boligtrinn-ii/leilighetene/#/bygget

The point is "siktlinjer", of course. This open space will meet with DnBNOR C and others...
