^^ Looks to be the right location. That part of Paseo de Roxas will be revitalized with this kind of development. Now if only the RJ Jacinto building gets revived as well then Paseo will have very good looking buildings on that part.

Has UAP adopted the LEED or created its own grading system? Good to hear that new buildings in the Philippines are trying to be more environmentally friendly. This office building looks nice!

In reality when we took a look at it, for a lot of buildings it's not that hard to get silver leed certified here assuming someone wanted it certified !

^^ Looks like LEED certification is the new buzz word being bantered around by commercial building developers nowadays. Even the future PSE (Philippine Stock Exchange building) in BGC is aiming for LEED certification too but this time it's for a GOLD certification, the first one in the country they say.

what a shame makati was not able to keep up with the infrastructural needs to be the sole CBD.

ang ganda sana kung lahat ng CBD magkakadikit. its not that i don't want to scatter developments. sana they will build a railway connecting makati, fort and ortigas. :)

If all those villages were to be re-zoned for high-density development, then it is highly likely that there will be one contiguous CBD.

highly unlikely, a client of mine, who lives in san miguel village, told me that there was once a 20M buy-out to all residents should they wish to vacate the area.. no one took nor has been supportive of that offer... what more for the other villages, they could have been offered more, yet this effort could always be forlorn..

Well, they can always vacate poorer eastern Makati at that price! Surely they'd be willing to buy new houses and perhaps be more prudent in spending P20 million, so that if they were to be given new-found wealth, they would know how to use it wisely.
Of course, a P20-million bailout for every poor family in Cembo, Pembo, Comembo, Pinagkaisahan and Pitogo is highly unlikely in itself. The more realistic option is to see the results of the Bel-Air "referendum" come December. If they agree to zone high-density and their land prices shoot up to P60,000 per square meter as previously suggested, then San Miguel and Valenzuela will be put in the same predicament.

THE low-key Zuellig Group is building a 33-story office tower, the first green office tower in Makati, at the corner of Paseo de Roxas and Makati Avenue.
The corner property, used by Ayala Land for a long time as a car park, is right next to the Atrium and, across the street, the Mandarin hotel.
According to the grapevine, the Ayalas gave up the corner lot, with its commanding view of the park, in exchange for the present Zuellig building, a 60s-era low-rise along Buendia beside the Ayala-built Columns complex of residential condos.
No less than the Zuellig patriarch, Dr. Stephen Zuellig, made the announcement for the groundbreaking during a dinner Monday night at the Manila Polo Club to celebrate his 92nd birthday.
Many in the 250-plus audience-led by such names as former President Ramos, Jaime Zobel de Ayala, John Gokongwei, Oscar Lopez, Teresita Sy-Coson, Washington Sycip, and former Foreign Secretary Roberto R. Romulo (who, incidentally, is the chairman of the Zuellig Family Foundation)—were unaware that Zuellig, though Swiss, was not only born in Intramuros, in a hospital ran by St. Paul nuns, but that he still carries to this day his Philippine passport.
And, despite its Swiss name and multinational reach, the Zuellig Group is actually a homegrown Philippine company that, from a pre-war trading company, has been turned around into a pharmaceutical distribution and manufacturing concern with considerable real estate ventures around the region and in the United States.
The new headquarters, for instance, will cost the company P7 billion, according to Romulo.

^^ Yeah, me too. I would have wanted this to be at least 40F. Anyway, this is an office building so the height of the floors would expectedly be taller than those in condominiums. So it may end up being equivalent to a 40F condo.

venntro May 7th, 2009, 04:42 AM ^^ This is for a Silver LEED certification and if you get hold of the requirements, it seems that most buildings can easily get the Silver LEED certification. The GOLD certification is a lot harder. I think the proposed PSE building will be the first to aim for the GOLD status.
gerpowar May 9th, 2009, 02:16 AM This is a great step towards sustainable development for the Philippines. Texas Instruments has had their facility in Baguio LEED Silver certified (note certified not just design to LEED Silver standards), this further proves that LEED can be applied in a Philippines setting.
As for Silver being an "easy" target, it actually depends on which LEED version they are going for. As of mid-2009, all projects must be registered under LEED 2009 (or LEED v3) which uses a different point system and has different point thresholds for certification. Standards used are also different to reflect a more stringent energy saving target (that's for both MNECB and ASHRAE).
My point, certifying this to LEED silver will be no small feat (designing it to silver, on the other hand is easy, even designing to gold is easy to the point that it's mandatory for a lot of govt buildings in USA and Canada). It'll require a good integrated team who are up for the challenge. On that note, does anyone know who the developers and consultants are?

That footprint will literally grow bigger in the coming months, with the 24/7 construction of a 33-story, US-certified green office building on the 8,285-square meter corner lot opposite the Mandarin Hotel.
How Zuellig pried out the prized property from the hands of Ayala Land is a fascinating story in itself.
The Philippine Zuellig empire has long been housed in a 60s-era low-rise along Buendia, in a 1.2-hectare property that borders the South Cemetery.
According to Jamias, the “Doctor,” as the Zuellig patriach is called, acquired the lot when the Zobles were converting their hacienda into the future financial capital of the Philippines with the understanding that his property would have an unobstructed view of a park across the street.
That “park” is now where Ayala’s mid-range cluster of residential condominiums, “The Columns,” now stand.
To make a long story short, rather than sue, Zuellig proposed a property-plus-cash swap with Ayala for another park-side lot, the former parking lot at the corner of Paseo de Roxas and Makati Avenue.
For an additional P900-million cash, then Ayala Land president Jaime Ayala agreed to the Zuellig swap, Jamias said, adding that the 8,285 sq. m. lot was effectively valued at P2 billion.
The 33-story building itself—the biggest office venture of the Zuellig Group so far—will cost P5 billion; it will be two stories shorter than Ayala Tower One, which stands at the other end of the Ayala Triangle park, when it shall be finished by mid-2012.

sloanesquare May 14th, 2009, 05:05 AM actually this building is so well located since its on the quiet uncongested side. no traffic to fort via kalayaan and away from the madness of ayala avenue and the slow part of buendia from the riles to paseo de roxas,,,,and if you have an intervillage sticker, direct to rockwell and park at bel air.

Let's be realistic, this is a city and there will always be obstacles that will slow you down to more or less 6kph. There will be intersection(s) and of course other people walking the sidewalks. Not to mention being in corporate attire in a tropical country makes you want to walk in a more leisurely pace unless you want to arrive in you're office sweating like hell.

It's actually quite a manageable walk. I've done it in 7 minutes on a hot day, all I can say is that there are a lot worse walks out there.

I can't believe that it's first in Asia considering that many proposed [and under-construction] buildings in Korea, China, etc. are green. I have to do some research about this... I have suspicions that it's overrated by Good News Pilipinas since the news from Business Mirror never said of anything that "it's first in Asia".
Nevertheless, this building is very promising and the design's elegant and simple that it's spartan. :)

Groundbreaking has gone ahead on what will be Manila's first green office building to gain a LEED gold certificate, a rating system used in the USA as a guide to anyone involved in the creation of sustainable buildings.
It's been named the Zuellig Building after the Zuellig family who are much respected not only in the business community for there operating in the area since the 1900's, but also their philanthropy. Once completed the tower will stand at 155 metres, and comes from the sketch pads of world renowned architects Skidmore, Owings and Merrill.
Not to many pages were take up on the design however because what they have come up with is essentially a bog standard glass box similar to what the firm invented in the fifties and sixties that so revolutionised office buildings.
Set on a columned base the international style tower has two levels one shorter than the other, giving it two flat peaks. A hint of modernity is shown through the angular vertical strips of cladding that run in front of the full height glazing.
The tower will be located on the outskirts of Makati's Central Business District and is in walking distance of the metro and train routes, but to encourage workers to cycle specially allocated bicycle spaces feature in the 5 storeys of underground.
To gain its LEED certification the tower boasts a number of green features including the collection of grey water for use in irrigation and flushing purposes.
When complete the tower will provided 65,000 square metres of grade A office space and more importantly 2,000 square metres of retail therapy space so workers can go and spend their wages before they earn them.

Zuellig Building, the high-rise project being constructed at the corner of Paseo de Roxas and Makati Avenues in Makati City, is the latest development declared by the Philippine Economic Zone Authority as an information technology center.
Prospective locators of the building will enjoy a host of fiscal and non-fiscal perks administered by Peza, including a five percent gross income tax, in lieu of all local taxes, and duty-free importation of capital equipment.
The Peza board approved the project as an IT zone on June 29, subject to the issuance of a Presidential proclamation.
In a report to Trade Secretary Peter Favila, Peza director-general Lilia de Lima said the project cost was initially pegged at P3.1 billion, including P2.1 billion for the building construction,and P1 billion to cover other costs.
She said this was so far the largest investment in a high-rise office building in Makati.
“The new development will provide the IT sector, particularly the booming business process outsourcing industry and other IT-enabled services, 66,280 square meters of prime office space,” said De Lima.
The project sits on an 8,285-square-meter lot in one of the prime locations in the Makati commercial business district.
Bridgebury Realty Corp., the property arm of Zuellig Pharmaceuticals, is developing the property.
The project is a 34-story (including mechanical room) office building with five-level basement parking and retail spaces located at the first three levels.
Offices are located from the third to the 33rd floor level, giving a majestic view of the city’s central business district.
De Lima said the building aimed to become the first “green” office in the Philippines with a gold certification from the US Green Building Council for Leadership in Energy and Environmental Design.
About 75 percent of the entire floor area, or nearly 50,000 sq. m., would be dedicated to office and IT space. A little over 3 percent (2,194 sq. m.) is designated as common area, while the remaining 21.83 percent, or 14,468 sq. m., is allocated for other purposes.
The project started development in May and is slatedfor completion in March 2012.
Company officials are confident the office property market would have recovered by the time the building is completed.
Real estate consultancy firm CB Richard Ellis will manage the property.
CBRE has said that locators of the building would generate cost savings in the long run, especiially in electricity, due to the building’s design that maximizes the use of natural light and minimize the need for indoor lighting.

The company said they expect to finish the building by 2012.
To be able to be LEED certified, the building must adhere to a set of specific energy principles and features.
These include low-flow plumbing fixtures and water recycling initiatives that will cut water consumption by more than 70 percent when compared to a typical building.
Also, a LEED certified building use reflective paving materials, energy efficient systems and fixtures, lights that automatically turn off when rooms are unoccupied or dim when enough daylight is available. This will reduce energy cost by as much as 16 percent.
Lastly, it has a highly efficient filtration system and automatic carbon dioxide monitoring system used to maintain a healthier indoor environment.
Henry R. Realon, director for LEED consultant Davis Langdon & Seah said that constructing a LEED compliant building may mean an additional three percent to seven percent to the total construction cost.
However, he said the savings in energy and water consumption will offset the initial added cost. The payback period for a LEED certified building, Realdon said, is five years.
For the Zuellig building in Makati, total savings in water is 76 percent and energy savings is 16 percent.
“The Zuellig building has successfully combined design creativity and building performance efficiency,” Realon said. “The unique curtain wall design which uses the latest glass technology will not only bring a new style into the Makati cityscape but also allow daylight into 90 percent of interior spaces while reducing cooling requirements.”
Environmentally friendly buildings can help cut down power costs by as much as 50 percent and reduce water use by 40 percent, international property firm CB Richard Ellis said.
CBRE Chairman Rick Santos said studies show that green buildings reduce energy consumption by 24 percent to 50 percent.
Santos said green buildings are in demand. More than 3,000 buildings in the United States are LEED certified.
Santos said he expects it to pick up given that firms are becoming more environmentally friendly.

I don't think the area where the building is at is considered outskirts. Anyway, There are too many IT buildings in Manila. Are there any other business that Manila can attract?

Well, they can always vacate poorer eastern Makati at that price! Surely they'd be willing to buy new houses and perhaps be more prudent in spending P20 million, so that if they were to be given new-found wealth, they would know how to use it wisely.
Of course, a P20-million bailout for every poor family in Cembo, Pembo, Comembo, Pinagkaisahan and Pitogo is highly unlikely in itself. The more realistic option is to see the results of the Bel-Air "referendum" come December. If they agree to zone high-density and their land prices shoot up to P60,000 per square meter as previously suggested, then San Miguel and Valenzuela will be put in the same predicament.

that pile of concrete blocks in Ronnie's pic looks interesting. i wonder if that's being used as a weight to stabilize the crane's base, or whether it's a part of the process in determining how strong the soil is and/or where to put the columns of the tower or whatnot. i think i've seen that piling of concrete blocks process before in one of the crazy many dubai construction pages, wherein one of the posters said it was to determine where to put the column or something like that(?) i'm not so sure about that though

Maybe! It's the in-thing in "greening exercises" and environment promotions. Actually, there is another one in Taguig which has this LEED certification.
There are a number of criteria, one of which is that you must reuse at least 14% of what you have consumed, as in water. This must be observed even during the construction stage. Zuellig Building will recycle at least 50% of its water consumption. As reported in the article, this will be used for irrigation and flushing purposes. Another is the choice on the use of materials. These materials must be environmentally friendly. A resort in Batangas has been recognized for this. Zuellig will also have a watery area which will be expected to cool down air when the wind passes through it. There are areas for greenery for breathing space, and so on...

The sad part about LEED is it becomes a promotional and marketing tool, a license for developers and owners to raise their rental costs etc etc.; which obviously misses the point of being LEED. I think Frank Gehry said that one.
Singapore has their own LEED system I think. Sadly our government doesn't have environmental laws as part of their agenda for now.

jlm3 December 20th, 2010, 09:40 AM actually, there's a lot more going into this building than meets the eye..i.e. the glass itself has a ceramic "frit" pattern built into it that blocks heat/glare from the sun at certain times of the day...the angle of the sun was analyzed and the "frits" designed with a specific window location in mind to maximize the use of the frit pattern...it's actually going to be installed like a giant puzzle with each piece of glass going into only the space it was designed to go into...

we need higher FAR's to get taller buildings with decent sized floor plates. average floor here is around 1800 sqm per floor for the low zone, and almost 2000 sqm for the high zone. getting a lot of interest now from prospective tenants...

i say keep these villages, i like the contrast of them next to the high rises, they have lots of trees also. there are plenty of lots that can be re developed in the makati cbd anyway.

Thank you! Fritting is what I meant by "printed solar shading" ... I couldn't recall the term for transparent dot shading on glass for the longest time! I was even about to call it dotting. :lol:

I knew there was something in Rockwell and / or BGC which are all-glass cladding. But yeah, I have to say that having an all-glass residential would be very costly.

This is good news, imo.
One of the recently opened office tower in BGC also did the same thing. I don't remember if it's Accralaw or Marajo Tower. But this tells something about the available provisions in this tower. BPOs require high speed and reliable connectivity, round-the-clock security, a/c and all. So if an office tower cannot provide this, they settle on having the mainstream tenants.
Well, not all BPOs are bad. But since most BPOs are call centers, really even a nice looking tower with a grand lobby as RCBC, PBCom or Philam becomes filthy. Apologies if that will offend somebody here. Of course, not everyone working with BPO has that lifestyle.
Perhaps it's about time the BPO companies have to start addressing this.

Instead of building a tower on the left, I wish they'd build one on its right - where the Atrium is. The old building surely does look good inside with its hotel-like ambiance. But it's getting old and will be out of place once Zuellig opens up for business.

I just hope that Grade-A or premier office buildings in Metro Manila should enforce strict laws on BPO employees who do not follow the rules. And that the companies where these people work should install discipline.

Well at least the trend now is for BPOs to move to IT zones (not IT bldgs within CBDs) . Some now have a building of their own (e.g., Convergys, HSBC, etc). I noticed this is true in India, considering the sheer size of BPO companies and the investment India put on real estate infra.
Anyway...all good news for Zuellig since this will be for mainstream tenants. Another good news will be...I'll be seeing the top floors of this tower from the office. :)

Because most BPO employees especially those in the front line are youths especially those who have not finished college or university level. Another is most BPO companies are less strict in their rules like dress codes, or have uniforms, etc. A third would be the working hours for most employees.
The management can do something about it but again you have these employees who go straight to the department of labour especially those who got terminated for misbehaviour.
Those working in advertising companies also share a similar lifestyle. But tend to be more creative and intellectuals.

The security guard patrolling these areas did found used condoms in the restroom and on the roof.
Nowadays, the security in Citibank tend to look down on call centre employees working on the building and often discriminate them.
This is one of the reasons why Zuellig will not allow BPO companies to hold offices in this building. They want it to be prestige.

The fact that the Citibank Centre is one of the oldest buildings in Makati. BPO companies also hold offices in the Tower itself and it also faces the same problem, same concern.
The most common complaint that building tenants and its staff have on call centre employees would be noise. And there are complaints of them talking loud when riding lifts.
These are some of the problems of key Makati buildings that have BPO tenants especially PBCom, Fil-Am Life Tower, Enterprise or RCBC. I doubt Zuellig will experience this.

In reality when we took a look at it, for a lot of buildings it's not that hard to get silver leed certified here assuming someone wanted it certified !
To quote your statement above. It is hard to undergo a pre-certification from LEED whether it is silver or gold. From materials to site implementation LEED are being considered. Have you worked in a LEED pre-cert. structure?

In fact friends of mine working in financial or multinational firms located in other floors of the building complain because of their behaviour. Especially when they make too much noise riding a lift or doing private things in the restrooms on in the rooftop.
I just hope that Grade-A or premier office buildings in Metro Manila should enforce strict laws on BPO employees who do not follow the rules. And that the companies where these people work should install discipline.
Just a while ago sa PBCOM there is a fat brown skinned lady screaming in front of the elevator. Paulit ulit nakakapanginit ng ulo dina nahiya sa mga nasa elevator na nagmamadali. Then sa loob ng elevator ayun ang ingay padin. Bakit ngaba parang papansin yung ibang mga call center people? Haaaay.

Impressive. It's better if it was really taller and have a non-boxy design. We look forward for this project just like the Net Lima at the Fort, also LEED certified.

Developer is Bridgebury, but yes, owned by Zuellig. leasing is done through sole leasing agents, CBRE. Call landline 7522595, look for Aki Aquino or Joanie Mitchell or Jason Abraham. Hope this helps.

Tenants can fit out beginning end of the year, fully operational 1Q2012. Will update when the show suite is done...in the planning stages now, and a good way for prospective tenants to get a feel of a fully fitted space...

Yes, the glass lets in as much natural light as possible, lessening the use of office lighting. The heat is addressed by double glazing
