Dikenali sebagai Danga Bay, Pantai Lido yang sebelum ini terhad sebagai kawasan riadah sederhana berjaya dinaikkan taraf menjadi taman pesisiran pantai yang dilengkapi kemudahan bercirikan moden dan futuristik.

Danga Bay yang meliputi kawasan seluas 540 hektar, dilengkapi pembangunan taman rekreasi awam, kompleks beli-belah, pejabat dan komersial, penempatan eksklusif serta kawasan pejalan kaki sepanjang tiga kilometer.

Lokasinya yang strategik dan berhampiran beberapa projek mega seperti Bandar Nusajaya dan Laluan Kedua Johor-Singapura, Danga Bay memanfaat sepenuhnya kemudahan laluan air di Sungai Skudai, Danga serta Selat Tebrau yang memisahkan Johor dan Singapura.

Pengarah Danga Bay Sdn Bhd, Kamarul Ariffin Sulaiman, berkata tiga elemen kemudahan awam yang diberi keutamaan dalam pembangunan Danga Bay ialah destinasi rekreasi, kebudayaan dan medan selera bagi memenuhi keperluan penduduk Johor Bahru.

Beliau juga berkata, bentuk rekreasi yang difokuskan Danga Bay ialah pusat permainan kanak-kanak, pusat sukan ekstrim, laluan persisiran pantai sepanjang 1.5 kilometer dan pembinaan taman tema air seluas lapan hektar yang dijangka siap akhir tahun depan.

“Destinasi kebudayaan juga menjadi agenda utama pembangunan di Danga Bay. “Untuk itu, Danga Bay turut membina Dataran Kebudayaan,” jelasnya.

Beliau berkata, sebelum ini Dataran Kebudayaan yang berkonsepkan kesenian itu sudah menganjurkan acara Mesra Ria Aidilfitri Johor 2003 selain menjadi pusat pelepasan bagi acara sukan perlumbaan pacuan empat roda International Rainforest Challenge 2003.

Hari ini, Dataran Kebudayaan di Danga Bay sekali lagi dijadikan lokasi sambutan Kongsi Raya Tahun Baru Cina Peringkat Kebangsaan yang dihadiri Perdana Menteri, Datuk Seri Abdullah Ahmad Badawi bersama pemimpin tempatan lain serta Perdana Menteri Singapura, Goh Chok Tong.

Kamarul berkata, agenda ketiga yang diberi keutamaan dalam projek pembangunan itu ialah pembinaan kompleks medan selera yang menyediakan pelbagai sajian tempatan khususnya makanan tradisi Johor selain juadah antarabangsa.

“Danga Bay Food Plaza menyediakan 32 gerai makanan yang menyajikan pelbagai pilihan makanan enak untuk dinikmati sehingga larut malam,” katanya.

Sementara itu Kamarul berkata, pembangunan berterusan Danga Bay meliputi penempatan, kompleks beli-belah dan kawasan komersial yang dibangunkan secara berterusan sehingga 2015 merangkumi pusat perniagaan, lot banglo, pangsapuri, pusat sukan air dan taman rekreasi “Sesuai dengan panggilan Bandar Wawasan di Selatan, Danga Bay juga akan dilengkapi hotel, marina, jeti, restoran terapung dan pusat multimedia,” katanya.

Ekovest eyes RM500m govt projects

CONSTRUCTION-based Ekovest Bhd expects to secure two government-related infrastructure projects worth RM500 million in Kuala Lumpur and Johor Baru in the next few months.

Executive vice chairman Datuk Lim Kang Hoo said with Ekovest’s track record, “we should be able to secure some sizeable projects”.

He, however, declined to reveal details of the projects when met after the company’s annual general meeting in Kuala Lumpur yesterday.

He said Ekovest’s order book currently stands at about RM500 million which will last for the next two years.

Government-related projects made up about 75 per cent of the company’s order book while the rest are private sector projects, and Lim said the trend will remain in the next few years.

On its overseas venture, Ekovest had submitted bids worth RM1 billion for infrastructure projects in India, among which include roads and jetties. Ekovest had completed an infrastructure job in India on a joint-venture basis with a local company in that country.

He said Ekovest is currently developing three projects namely the Universiti Malaysia Sabah (UMS), Kolej Universiti Teknologi Tun Hussein Onn (KUT) and Johor Baru’s prime seafront development, the Danga Bay.

Ekovest, a sub-contractor for the UMS, is in the midst of completing the Phase 2A of the project. The company has also completed almost 50 per cent of the Phase 1 of the KUT project which is worth RM300 million.

As for the Danga Bay, Lim said the company, a contractor and project manager for the project, is currently doing the clearing works.

Danga Bay is a Johor privatisation project involving the State Government’s development arm Kumpulan Prasarana Rakyat Johor which is the landowner, and the developer Danga Bay Sdn Bhd.

It is jointly managed by Ekovest and Pembinaan Limbongan Setia Bhd.

To be developed in phases over 15 years, the massive project covers over 562ha of waterfront land at the estuary of three rivers — Sungai Danga, Sungai Skudai and Sungai Melayu.

On the company’s financial performance for the current year ending June 30 2005, Lim said that it may be better that last year’s if the company is able to secure some projects during the period.

Ekovest’s net profit for this financial year increased to RM10.002 million from RM7.357 in the previous year while its revenue fell to RM243.134 million from RM277.386 million a year before.

The reason why you kept seeing Singapore or US or Australia is becos many Singaporeans, Americans and Australians are doing banners. It is so difficult for Malaysians even to come out with a 2nd Anniversary banner let alone a regular one :(

Danga Bay to launch RM500m development

DANGA Bay Sdn Bhd (DBSB) expects to launch up to RM500 million worth of mixed development in the Danga Bay area, said its director, Kamarul Ariffin Sulaiman.

Speaking to Mail Money at his office at Danga Bay in Johor Baru, Kamarul said the projects are slated to be launched gradually from next month.

This year, a housing area, an exhibition and convention hall measuring 25,000 square metres and a wet and dry theme park are expected to take off.

“The housing development will comprise apartments, condominiums, bungalows, semi-detached houses and shophouses,” said Kamarul.

Other launches in the pipe line this year are the Danga Walk, which will consist of themed boutique shops and offices, and Danga Place, a festive shopping boulevard.

Kamarul said to date between five and 10 per cent of the massive and futuristic Danga Bay has been developed.

He said DBSB has spent about RM350 million to develop the area, which includes reclamation activities.

Facilities completed include a 3km-long promenade and boardwalk along the beach, bamboo garden, sundial, biking and jogging tracks, skateboard area, remote control cars racing track, birdsinging area, formal garden and a bay-leaf-shaped food court.

“About 75 per cent of the land is low-lying. We will raise the level upon reclaiming the land,” said Kamarul.

The integrated waterfront city will be developed in about 20 years over 562ha of seafront land and will consist of five parcels of land with 25km of seafront and up to six islands off the coast of Singapore.

It is to be a city within a city and when completed, will include an exclusive residential enclave comprising condominiums, service apartments, hotels, chalets, villas, bungalows and semi-detached houses, a financial and commercial hub and a shopping, leisure, health, education and technology centre as well as tourist attractions.

In total, it will cost as much as RM20 billion to develop the Danga Bay area, Kamarul said.

COMMERCIAL development at Johor Baru’s Danga Bay waterfront will kick off today with the ground-breaking ceremony for a new RM200 million component of the massive project.

Festive Street Mall, based on a lifestyle street shopping concept, will feature 400 single-level retail units for lease and is expected to be ready by late this year.

Also being built simultaneously is Danga Walk — 155 themed boutique shops and offices spread over eight low-rise blocks of between three and four floors.

Selling at RM850,000 to RM1.2 million per lot, the units — due for completion by end-2006 — are expected to be a big hit with investors.

The developer, Danga Bay Sdn Bhd (DBSB), already has some 1,000 names in its list of prospective buyers.

“This is an attractive proposition because of its impressive design, strategic location and the waterfront lifestyle facilities associated with this project,” its director Kamarul Ariffin Sulaiman said.

DBSB, a subsidiary of Ekovest Bhd, is the developer of the multi-billion project.

The Johor State Government is mulling enlarging its 30 per cent stake in the development by injecting its landbank in return for equity in DBSB.

Menteri Besar Datuk Abdul Ghani Othman has said the State Government plans to create an environment much like Sydney Harbour along the 5km-long Lido Beach, with recreationparks and other leisure activities to make Danga Bay a world-class landmark for recreation in the city.

Singapore investors wanted for massive waterfront resort city in Danga Bay

Even as Singapore debates the merits of having an integrated resort, with or without a casino, Johor has been moving to build a multi-billion ringgit equivalent in Danga Bay. The new resort city will be modelled on the famous waterfront city in the Gold Coast of Australia, state officials say. Now it is going a step further and inviting Singaporeans to join in by investing in the project. And it wants to woo visitors from Singapore to the 808ha area spread over 25km of the Johor waterfront opposite Kranji in Singapore. The new city will have a terminal for cruise ships, a marina, a water theme park, health spas, hotels, chalets, bungalows and service apartments. There are also plans for a Formula One racing circuit, shopping malls, a medical centre, an international school and a university. Should Singapore decide to go ahead and build a casino, the Danga Bay planners intend to tap into this market by providing transport links- by boat or water-taxi between the new facility and the Bay area, they say. Datuk Lim Kang Hoo, director of Limbongan-Ekovest, the company which is managing the project, revealed these plans in an interview with the Straits Times.

The project was launched in August 2003 by then Prime Minister Mahathir Mohamad as a joint venture between the Johor government and a group of Malaysian investors. Limbongan-Ekovest is holding its first road show in Singapore next month to raise foreign investments required fro the next and more ambitious phase of the massive project. Datuk Lim said. The Danga Bay city, just 5km from the Malaysian Customs and Immigration checkpoint in Johor Bahru, will be integrated with the existing facilities. Lido beach park, for example, has been upgraded to allow visitors to roller-blade, have picnics and take part in a range of sporting activities. Several facilities completed since the official launch of the project have been drawing crowds of 80,000 to 100,000 every weekend. Malaysian fare is available at the Bayleaf food court and there is a restaurant serving international cuisine. There is a centre for Malaysian cultural performances and an open space to celebrate Hari Raya, Chinese New Year and other festive occasions. Singapore and Malaysian leaders led by Senior Minister Goh Chok Tong, who was then Prime Minister, and Malaysian Prime Minister Abdullah Ahmad Badawi, were the VIPs at the Chinese New Year celebrations in Danga Bay in January last year.

Datuk Lim said it would make sense for Singaporeans to invest in a place so close to their country. There is no competition from other states in Malaysia because none of them has a waterfront city like the one in Australia's Gold Coast. Limbongan-Ekovest will offer a new holiday experience for 25 million Malaysians in their own country and the company can also attract the big pool of some 27,000 Singaporeans who visit Johor every day. Visitors to Danga Bay can take boat rides to Singapore and vice versa. While they are in the Bay, they will enjoy a lifestyle with everything the Gold Coast has to offer except a casino, he said. If there is a casino in Singapore, tourist can go there from Danga Bay,said Datuk Lim, who took pains during the interview to emphasise the complementary nature of the economic relationship between the Republic and Johor. When Tun Dr Mahathir launched Danga Bay, he described the project as a dream come true?for Johoreans who would enjoy a host of social, recreational and public facilities. It would also help to narrow what he felt was the glaring difference in landscape for visitors travelling to Johor Bahru from the other side of the Causeway, he said. "We want them to be filled with awe at the standard and quality of the facilities we provide."

i dont think that will materialise, there are just too many F1 events on schedule around the world now.................. even Singapore plan for F1 circuit is not accepted by FIA because there just too many events (actually 19 events, 2 more than permitted by FIA rule of 17)

Boost for Lido Beach project

JOHOR BARU, Fri:
One of the country’s largest tourism projects is set to get a major lift — backing from the Federal Government.

The New Straits Times understands that the waterfront development along Lido Beach here will be endorsed by Prime Minister Datuk Seri Abdullah Ahmad Badawi when he visits the State on Monday.

The project, from the existing Causeway checkpoint to Danga Bay, is to become the centrepoint of tourism and commercial activity in the State when fully developed.

This will be further complemented by the RM1 billion new State administrative capital coming up in Bandar Nusajaya, about 25km from here.

"The Federal nod will reinforce Johor Baru’s position as the southern gateway to Malaysia," a state official said here today.

Despite the billions of ringgit being poured into infrastructure development and holiday facilities here, the Federal Government has yet to give its approval for the tourism project.

This apparent ambiguity about Kuala Lumpur’s blessings has made it tough for the State Government to woo private investments, particularly foreign investors.

"Pak Lah’s endorsement is just what we need to accelerate investor interest," the official said.

As a prelude to the Prime Minister’s visit to Johor, several key officials from the National Economic Action Committee have been visiting project sites and assessing development prospects with state leaders over the past two weeks.

They are expected to give Abdullah their findings at a closed-door briefing on Monday.

One of the highlights of the Lido Beach waterfront development is a proposal by Australian investors to develop world-class tourist facilities here.

The development will dramatically change the Johor Baru skyline.

Danga Bay, which is still under development, will eventually feature a residential enclave, a financial centre, a shopping and commercial belt.

The federal government has asked Malaysian firms to help foreign investors hit by financial problems

Datuk Lim Kang Hoo, the director of Limbongan-Ekovest, told The Straits Times. The move will help to boost investor confidence in Malaysia, he said. One of his companies, MFI, is helping a group of Singaporean investors. These investors, he said, bought 60 per cent of the 200 units in Best World shopping complex built in 1996 in Jalan Tun Razak in Johor Baru.

About a year after the purchases were made, a new flyover was built in front of the shopping mall. “Businesses were hit badly because there was no proper access road to the building, which was abandoned about 1 1/2 years after it was opened for business", he said. Datuk Lim is a shareholder in MFI, which is trying “to salvage the building." The company is working with the state government to expedite improvements to the access road to ensure that traffic flows smoothly. It is also using financial support from private investors to lease out the properties owned by the Singaporeans. They can use the rentals they get to pay off the loans they took to buy their units, Datuk Lim said.

JOHOR Baru is to get a new landmark Danga City.

This is the new name for the abandoned Best World shopping complex along Jalan Tun Abdul Razak.

The RM240 million nine-storey complex, which opened in 1996, was closed down two years later and has been lying dormant since.

MFI Equity Sdn Bhd recently acquired the property from the national asset management company Pengurusan Danaharta Nasional Bhd for RM50 million.

The company is closely linked to the developers of the Danga Bay waterfront development coming up along Lido Beach in Johor Baru.

Company spokesman Datuk Lim Kang Hoo said Danga City would be designed and repositioned as Johor Baru¡¦s premier retail complex.

¡§We have appointed retail consultants DTZ Debenham Tie Leung to do a market study on how to inject a new lease of life into this property.

¡§The study would encompass the tenant mix, merchandise and purchasing power of customers likely to patronise Danga City.

¡§Essentially, we want to revitalise and reposition the property into a fun place for shopping, entertainment and leisure for both the young and old,¡¨ he said.

Lim said some RM30 million will be spent on the refurbishing works, which will include a completely new facade and layout of shop units in the complex.

¡§We hope to open for business by the end of the year,¡¨ he said, adding that work on the property commenced late last month.

The complex, which sits on a 3.3ha of prime land just one kilometre from the city centre, was one of the most sought-after commercial properties in Johor Baru when it entered the market, fetching more than RM3,000 per sq ft.

More than 80 per cent of the 500 units in the complex, with a total built-up space of about 500,000 sq ft, had been snapped up. Of the 205 purchasers, more than half were investors from Singapore.

The new owner has offered three options to the purchasers ¡X an outright sale of their units, lease or joint development of the property with the new management.

Most, it is learnt, had chosen to sell their units to the new owners, although no details are available on the deal.

Lim said depending on market conditions, two tower blocks of service apartments might also be built on the site.

300,000 Celebrate Colourful Launching Of Merdeka Month

JOHOR BAHARU, Aug 17 (Bernama) -- The Danga Bay area here Wednesday night was a sea of people who gathered there since 6pm to celebrate the launching of the Merdeka Month and Fly the Jalur Gemilang Campaign 2005 by Prime Minister Datuk Seri Abdullah Ahmad Badawi.

Heavy rain which fell for nearly an hour in the evening did not deter the estimated 300,000 people who came from around Johor Baharu, and they were joined by Singaporeans who crossed the Johor Causeway to witness this year's celebration.

Local hero, Akademi Fantasia 3 champion Mawi, entertained the crowd together with top performers such as Siti Nurhaliza.

Mawi, who crooned the popular songs "Seroja", "Ghazal Untuk Rabiah" and "Aduh Saliha", was obviously the main attraction in the colourful event.

Two processions of floats, one at sea and the other on land, made the celebration this year unique and more colourful.

About 100 decorated boats and fishing boats sailed past the celebration area before the launch by the Prime Minister.

Along Jalan Skudai, another procession comprising a horse squad, army vehicles, vintage cars, national cars and other vehicles moved past the area.

Starting from the Sultan Ibrahim Building at 8.30pm, the procession headed by vintage cars carried the Prime Minister and other VIPs towards the Marine Department Jetty.

There Abdullah boarded the "Tanjung Puteri" ship which sailed for Danga Bay while the land convoy continued towards Danga Bay.

The arrival of the Prime Minister and his entourage at the Danga Bay jetty about 15 minutes later was welcomed by 48 "anak Merdeka", 48 veteran leaders, 1,480 Jalur Gemilang carriers and 1,480 state and Federal Territory flag carriers.

The entourage was led to a stage from where they watched the procession on land before the Prime Minister was escorted to the main stage to launch the month-long celebration.

The programme tonight included a "sajak" recital and a pantomime.

The climax of the celebration was a fireworks display.

JOHOR'S southern gateway will have the first tropical waterfront resort when the RM300 million Danga Bay Service Residence and Resort Hotel (DBSRRH) is ready in three years.

This new landmark of resort living in Johor Baru is set to reinforce the Vision City of the South as a tropical waterfront resort that offers an integrated and futuristic lifestyle.

DBSRRH is part of the 562ha Danga Bay integrated city development which comprises a total of five components-residential and commercial centres; education hub; medical centres; financial hub; and, sports and recreation.

It comprises three tower blocks. Tower A and B offer luxury service apartments with a choice of 13 layouts measuring from 81.8 sq m to 500.3 sq m.

Tower C will be a resort hotel and sea-view executive office suites.

2,300 athletes expected at Danga Bay Int Games

JOHOR BARU: The inaugural Danga Bay International Games will see the participation of more than 2,300 athletes from 37 contingents.

The athletes will compete in 16 games from April 5 to 9 staged at various venues in Johor Baru.

The games include weightlifting, boat racing, fencing, basketball, netball, golf, badminton, ten-pin bowling, boxing and athletics.

Johor Youth and Sports Committee chairman Abdul Aziz Kaprawi said, out of the 37 contingents, 17 were from overseas while the remaining 20 were from the state, police and army.

The 17 foreign teams included sports clubs from Vietnam, Thailand, Brunei and Indonesia.

“The games will be bi-annual. We want to give a platform for athletes in the region to compete against each other.

“The theme is “friendship sports”, so we hope to enhance sporting ties between the nations,” he said.

Abdul Aziz said the games would act as a warm-up to Sukma, which will be held in Kedah later this year.

Except for boat racing, the events restricted to athletes below 21 years.

“In fact, the Johor team will comprise the Sukma delegation,” he said.

The games will be launched by Mentri Besar Datuk Abdul Ghani Othman and closed by Sports Minister Datuk Azalina Othman.

Prior to the games, a three-day convention will be held from April 3 to 5 to discuss sports issues such as the development of young athletes and sports forensics.

Sports experts from Germany, Australia, Universiti Malaya and Universiti Sains Malaysia will give talks during the convention.

JOHOR BARU: The cancellation of the “scenic bridge” project will not affect the development of Danga Bay, a huge integrated waterfront city that will cover financial, commercial, educational and tourism projects overlooking the Johor Straits.

Danga Bay Sdn Bhd (DBSB) director Kamarul Ariffin Sulaiman said, however, some changes would need to be made to the development plan.

“Of course there was a lot of anticipation at the design stage, as the new bridge would have allowed a free flow of vessels and water beneath it,” he said.

Asked what plans would be affected, he told The Star they had planned to have cruises from the west to east. The company now had to plan something different and more attractive, he added.

Mentri Besar Datuk Abdul Ghani Othman, echoing similar sentiments, said the project would not disrupt the development of Danga Bay and other plans for southern Johor.

“Waterfront developments will continue along the Lido Beach and Danga Bay as well as in Nusajaya and a development of 1,970sq km under the Ninth Malaysia Plan,” he said.

Meanwhile, Real Estate Housing Developers Association chairman Steven Shum said aborting the bridge project would not adversely affect developers who had anticipated property prices in the area to increase, as only a few had targeted Singaporean buyers.

“The majority are still targeting the local market,” he said.

Orchid show brings splendour to Danga Bay

JOHOR BARU: Danga Bay was literally transformed into a sea of exotic orchids that seemed to spread out endlessly over 4ha of land recently.

It was a truly colourful event when over 1,000 species of orchids from 17 countries were put on display during the Johor Baru International Orchid Show.

The four-day show proved to be a great success with visitors from various countries coming to the city to be mesmerised by the assortment of orchids.

Mentri Besar Datuk Abdul Ghani Othman said it was fitting that the city host the orchid show due to its status as the nation’s leading producer of orchids.

“Some 85% of Malaysian orchids come from Johor. Also, about 470ha of land has been designated as orchid farms in the state and we export about RM35mil worth of orchids each year,” he said after opening the show.

Danga Bay is a very exciting project/complex. I'm interested in the condominiums when I retire.

I hope this thread will continue with more pictures and postings concerning Danga Bay, the mall area, Bay Leaf dining, the water park, marina, entertainment and of course, the condos. It looks like a great place to live, with food, entertainment and shopping right at hand.

JOHOR BARU: Long lines of vehicles looking for parking space and the fact there would be a huge crowd did not stop over 50,000 fans from flocking to Danga Bay to catch their favourite idols performing.

The recent event, which started at 8.30 pm and featured Hong Kong, Taiwanese and Malaysian artists, was one of the most sought after concerts of the year.

Among the famous artists were Dylan Leong, Malaysian Idol winner Daniel, Gary Chaw, Landy Wen, Nicholas Teo, J J Lin and the group Energy.

The crowd was ecstatic from the beginning waving balloons and banners all night long.

Energy was the first act to come on stage belting out a remix of Ra Man Song and You Better Not Come Home.

The crowd cheered them on excitedly and Energy clearly did not disappoint the enthusiastic fans.

By the time Daniel came on stage, the crowd went ab-solutely wild.

The girls especially drooled as he sang his hit song Really Want to See you Now.

He ended his performance with the song Choices.

The mood changed to a slower beat when Gary Chaw came on to lull the audience with two ballads.

The crowd listened raptly as he sang the song Superwoman and Girl.

They raised their arms and swayed to the beat as Chaw gave a powerful performance.

Landy Wen's singing her hit song Crazy picked up the tempo. The choreography and her dancing skills wowed the crowd.

The last performer to come on stage was the group 5566. Their performance of Yes I Love U, Won’t Give Up and White Funny Thing was the perfect ending to the night.

The four-hour concert went on smoothly without any major hiccups. However, the event was so packed there were some who had tickets but could not get in.

One concert-goer, Zoe Tan, had to be content with just hearing her favourite singers from outside.

“I liked the concert, my favourite artists J.J. Lin and Gary Chaw performed.

“But, I am also disappointed I was not able to go in and watch it,” said the 27 year-old customer service officer.

The event was launched by State Tourism and Environment Committee chairman Freddie Long and was jointly organised by 8TV, Tiga Events Sdn Bhd and Johor Tourism action council.

Three New Attractions For Danga Bay

JOHOR BAHARU, Dec 16 (Bernama) -- Danga Bay, a popular beachside recreational destination here, will get three more attractions costing RM30 million.

These will be Danga Beach, Danga World and Danga Petting Zoo, being developed by Rampai Fokus which operates Danga Bay.

Rampai Focus' Events and Operations manager Donny Lim said the new attractions would be completed in March next year.

Speaking to reporters during a media visit to Danga Bay yesterday, Lim said the 1.21ha Danga Beach recreational centre, facing the scenic Johor Straits, would have a performance stage and seven food courts serving western, oriental and local cuisines.

The Danga World theme park will offer 19 types of games, while the Danga Petting Zoo will house a variety of bird species, monitor lizards and other animals as well as interactive exhibitions.

Lim said that various exciting events had been lined up for the coming Christmas, 2008 Countdown and Chinese New Year celebrations at Danga Bay.

The 2008 Countdown will see artistes like Dayang Nurfaizah, Vince AF, Chew Sin Huey and visually impaired Kelvin Tan Wei Lian from Singapore performing, with the celebration culminating in a fireworks display at the beachfront.

Since its opening in 2003, the 3km Danga Bay has become an important tourism venue in this city with tens of thousands of visitors flocking to the various attractions on weekends.

Danga City Mall to open in Johor in July

ONE of the biggest shopping complexes in Johor Baru - Danga City Mall - will open in July with Metrojaya as its anchor tenant.

The tenancy agreement will be signed on Friday between the complex owners, Danga City Mall Sdn Bhd (DCM) and Metrojaya Bhd’s wholly-owned subsidiary, MJ Department Stores Sdn Bhd.

DCM director Gary Lee Seaton said the mall is scheduled to open in July as soon as Metrojaya completes its renovations and fittings.

News of the opening has spurred a great deal of interest in Johor Baru with strong enquiries from Malaysian and Singapore-based retailers and traders for take-up of the 500-odd shop lots in the complex. — Bernama

70pc of Danga Island Villas snapped up

NEARLY 70 per cent of the luxury waterfront villas in Danga Island Villas, located within Iskandar Malaysia, have been snapped up by buyers from all over the world eventhough the project will only be launched in November.

Danga Bay Sdn Bhd chief executive officer Datuk Lim Kang Ho said the Danga Island Villas managed to secure RM230 million sales at the Cityscape international property show in Dubai last week.

Investors’ bullish perception on the project was further testament to their confidence in Iskandar Malaysia and Danga Bay, he said.

“Despite the prevailing global economic conditions, they are still willing to spend and invest in our project, reflecting their confidence in Danga Bay and Iskandar Malaysia backed by the government,” he told a media conference.



Lim said Danga Bay Sdn Bhd had not deferred any project planned for Danga Bay due to the global economic uncertainties.

Lim also said the value of completed projects in Danga Bay, for example, apartments, commercial blocks and Casa Almyra residential development, had doubled, further proving its lure to investors.

The Danga Island Villas project, worth RM900 million in Gross Development Value, is the first high-end waterfront lifestyle living concept in Iskandar Malaysia, straddling over 45 acres of a natural island off Danga Bay.

The 152 villas, which come complete with private berths for yachts, is priced between RM4 million and RM15 million each.

Of the 70 per cent Danga Island Villas units sold todate, Lim said 27 per cent of the buyers were Johoreans, 28 per cent from those living in Kuala Lumpur and Penang and six per cent from Sabah and Sarawak.

Buyers from Middle East countries, India, Pakistan, Canada and Spain accounted for 38 per cent, five per cent from Singapore and two per cent from Hong Kong.

The project is targeted primarily at wealthy retirees, jetsetting businessmen, expatriate families and the well-heeled from Malaysia and the region keen to make Iskandar their home.

Other upcoming property developments in Danga Bay are refurbishment of the Danga Bayleaf Restaurant into a RM30 million convention hall and construction of office blocks.

A budget hotel and a six-star luxury hotel are on the drawing board, he added. - Bernama

Fasa kedua Teluk Danga RM2 bilion



DANGA Bay Sdn Bhd (DBSB) dengan kerjasama Kumpulan Prasarana Rakyat Johor (KPRJ) dan beberapa syarikat lain akan membangunkan pusat komersial, hotel dan projek hartanah kediaman eksklusif di pesisir Pantai Lido, Johor Bahru, dengan anggaran pelaburan kasar (GDV) lebih RM2 bilion.

Projek fasa kedua Teluk Danga yang sebahagiannya bermula hujung tahun ini itu termasuk tiga hotel, villa di Pulau Danga, pusat perniagaan dan hab pengangkutan.

Pengarah DBSB, Datuk Lim Kang Hoo, berkata sebagai contoh, vila di Pulau Danga akan dibangunkan sepenuhnya November ini, manakala rumah kelab dalam pembinaan.

“Biarpun dalam pembinaan, projek di tanah seluas 18 hektar membabitkan kos RM800 juta itu mendapat sambutan menggalakkan.


“Malah, sehingga kini, 70 peratus unit vila itu dijual kepada pembeli dalam dan luar negara.

Sebanyak 33 peratus membabitkan pelabur dari Yemen, Kanada, Iran, Sepanyol, Russia, Sri Lanka, India, Pakistan, London dan Dubai ketika pameran hartanah di Emiriah Arab Bersatu, baru-baru ini.

“Manakala pembeli lain untuk vila dengan harga antara RM4 hingga RM15 juta setiap satu itu termasuk dari Singapura dan Hong Kong, manakala pelabur tempatan dari Johor, Kuala Lumpur, Pulau Pinang, Sabah dan Sarawak,” katanya.

Danga Bay: Projek kami tidak terjejas

JOHOR BAHRU 15 Okt. – Syarikat pemaju dalam Iskandar Malaysia, Danga Bay Sdn. Bhd. (Danga Bay) yakin kesemua projek bernilai RM1.2 bilion dalam fasa pertama pembangunannya mampu disiapkan mengikut jadual di sebalik berlakunya krisis kewangan dunia yang menjejaskan ekonomi negara.

Pengarahnya, Datuk Lim Kang Hoo berkata, kebanyakan projek termasuk perumahan Danga Island Villa yang bernilai RM900 juta telah dimulakan lebih awal sebelum kesan krisis tersebut mula dirasai.

“Kita bernasib baik kerana telah memulakannya lebih awal, manakala kawasan Iskandar Malaysia pula didapati terus dianggap strategik dan menarik bagi pelabur serta pembeli asing dan tempatan,” katanya.

Beliau berkata demikian kepada pemberita yang meninjau projek-projek pembangunan milik syarikat itu di Teluk Ganga di sini hari ini. Turut hadir, Ketua Eksekutif Kumpulan Prasarana Rakyat Johor Sdn. Bhd., Johar Salim Yahaya.

Danga Bay merupakan syarikat pemaju yang bertanggungjawab membangunkan Teluk Danga yang terletak dalam Iskandar Malaysia dalam tempoh 15 tahun dengan pelaburan keseluruhan berjumlah RM15 bilion.

Kang Hoo berkata, situasi ekonomi semasa menunjukkan pelabur antarabangsa terus berminat terhadap hartanah di Iskandar Malaysia yang jauh lebih murah dan kompetitif berbanding negara pesaing, Singapura.

“Pembeli rata-rata tertarik dengan keunikan Malaysia sama ada rakyat, makanan, alam sekitar, kedudukan dan harga yang jauh lebih murah jika dibandingkan dengan hartanah di Pulau Sentosa, Singapura,” katanya.

Beliau berkata, disebabkan faktor-faktor itu maka kesemua projek fasa pertama seterusnya dijangka terus mencapai kejayaan seperti tiga projek sebelum ini.

“Sebagai contoh, sebanyak 75 peratus daripada 152 buah rumah mewah berharga antara RM4 hingga RM5 juta sebuah di Danga Island Villa habis dijual walaupun ia sepatutnya dilancarkan pada November ini,” kata beliau.

Bhd., Datuk Lim Kang Hoo pada satu sidang akhbar di Johor Bahru berkata, kesemua projek tersebut melibatkan kos keseluruhan berjumlah kira-kira RM1.2 bilion.

Antaranya, pembinaan sebanyak 152 unit villa yang menelan kos sebanyak RM900 juta di Pulau Danga.Menurutnya, pihaknya juga akan membangunkan hotel empat bintang bernilai RM120 juta dan hotel bajet bernilai sekitar RM30 juta yang mempunyai 220 bilik akan turut dibangunkan selain pusat perdagangan bertaraf global bernilai RM70 juta.

Turut akan dibangunkan ialah sebuah hotel bertaraf enam bintang bernilai RM600 juta dan satu stesen pengangkutan berpusat yang menggabungkan teksi, bas dan lain-lain.

JOHOR BAHRU: Pemaju hartanah tempatan, Danga Bay Sdn Bhd (DBSB) berjaya menarik tumpuan pembeli tempatan dan luar negara menerusi projek kediaman mewah dan eksklusifnya di Pulau Danga, di sini, apabila berjaya meraih kira-kira RM780 juta hasil jualan lebih 106 unit kediaman projek itu.

Ketua Pegawai eksekutif, Datuk Lim Kang Hoo, berkata Pulau Danga menempatkan 153 unit kediaman villa dengan setiap unit menelan kos antara RM4 juta hingga RM15 juta.

Beliau berkata, jualan membabitkan lebih 70 peratus kediaman itu satu pencapaian membanggakan bagi syarikat serta jelas menunjukkan keyakinan orang ramai terhadap Iskandar Malaysia.

"Bukan setakat itu, kami jangkakan Pulau Danga juga bakal menjadi satu projek perumahan yang menjadi mercu tanda di Koridor Selatan," katanya dalam satu kenyataan di sini, baru-baru ini.

Kerajaan negeri menerusi sayap pelaburannya, Kumpulan Prasarana Rakyat Johor (KPRJ) adalah antara pemegang saham DBSB.

Projek kediaman merangkumi villa dan rumah kelab itu dibangunkan di kawasan seluas 18 hektar dan mensasarkan golongan pesara yang berkemampuan, ahli perniagaan, wakil delegasi dan masyarakat tempatan serta serantau yang ingin menjadikan Iskandar Malaysia sebagai lokasi kediaman mereka.

Difahamkan, hasil jualan itu disumbang promosi agresif syarikat kepada pembeli luar negara berpotensi menerusi program 'Malaysia Rumah Kedua Ku'.

Lim berkata, Pulau Danga yang menelan belanja RM900 juta itu yang dijadualkan siap sepenuhnya menjelang hujung tahun depan juga adalah sebuah pembangunan yang digabungkan bersama Danga Bay Waterfront.

Katanya, kerja pembinaan projek kini sudah bermula, dengan rumah kelab serta dua villa contoh sedang giat dibangunkan ketika ini.

"Villa berstatus pegangan bebas ini adalah projek perumahan eksklusif dalam negara kerana ia menawarkan konsep cara hidup pesisiran pantai yang unik yang belum pernah dibangunkan sebelum ini.

"Sejak projek pembangunan villa ini bermula bulan lalu, jualan syarikat menyaksikan peningkatan sehingga mendapat 27 peratus pembeli tempatan dan selebihnya adalah warga luar negara," katanya.

70 kapal dari 12 negara dijangka sertai Sail Malaysia Passage to Langkawi Rally

JOHOR BAHRU: Kira-kira 70 kapal layar dari 12 negara yang mengikuti acara pelayaran, Sail Malaysia Passage to Langkawi Rally akan berlabuh di Teluk Danga, di sini, bermula 14 hingga 16 November ini.

Pelayaran disertai kira-kira 148 peserta luar negara antaranya dari Jerman, United Kingdom (UK), Australia, Perancis, Switzerland, Kanada, Amerika Syarikat (AS), Jepun, Belanda dan New Zealand, bermula 26 Julai lalu dari Darwin, Australia ke perairan Indonesia, diikuti Singapura sebelum ke negara ini.



Pengerusi Jawatankuasa Pelancongan dan Perdagangan Dalam Negeri Johor, Ho Seong Chang, berkata pelayar terbabit akan menjadi tetamu kepada kerajaan negeri dan dibawa melawat beberapa tumpuan pelancongan menarik negeri, termasuk Tanjung Piai selain diberi taklimat ringkas mengenai pembangunan Iskandar Malaysia.

Beliau berkata, acara anjuran Sail Malaysia dan Passion Asia Sdn Bhd dengan kerjasama Pelancongan Malaysia itu bertujuan mempromosikan projek marina baru serta destinasi pelancongan menarik negara kepada pelayar antarabangsa.

Pelayar terbabit, katanya, akan singgah ke Perak pada 26 hingga 28 November ini; Tanjung City Marina, Pulau Pinang pada 3 hingga 5 Disember sebelum ke Langkawi pada 18 hingga 20 Disember ini.

"Acara ini adalah perhimpunan terbesar kapal layar pelbagai bentuk dan saiz, yang akan menjadi tarikan pelawat yang berkunjung di Teluk Danga dan pelayar antarabangsa yang berlabuh di negeri ini.

"Menerusi acara ini, tentunya peserta antarabangsa akan menceritakan pengalaman menarik mereka di sini kepada rakan apabila kembali ke negara masing-masing sekali gus mempromosikan destinasi pelancongan di Malaysia," katanya pada sidang taklimat berhubung perkara itu di Restoran Antarabangsa, Teluk Danga, di sini, semalam.

Hadir sama, Pengarah Urusan Sail Malaysia, Sazli Kamal Basha; Pengurus Acara Danga Bay, Donny Lim dan Pengurus Besar Pelancongan Johor, A Jabar Md Tahir.

Sehingga ini, Johor mempunyai dua kemudahan marina bertaraf antarabangsa iaitu di Sebana Cove di Desaru dan Puteri Harbour yang baru dibuka di Nusajaya.

"Seterusnya, apabila Kelab Marina di Teluk Danga siap, kemudahan ini nanti akan dapat menempatkan 250 kapal layar," katanya.

Pada sidang taklimat itu, beberapa pelayar yang tiba awal beberapa hari lalu mengakui seronok berlayar ke negara ini.

Bagi pasangan suami isteri dari Florida, AS, iaitu Terry, 60 dan Karen Kreitzverj, 63, pengalaman pertama mereka ke Malaysia menyangkal pelbagai sangkaan mereka sebelum ini, malah memuji rakyat serta pelbagai kemudahan yang terdapat di negara ini.

"Kami terkejut melihat Malaysia setaraf dengan negara maju serta mempunyai pelbagai kemudahan yang setanding di tempat tinggal kami seperti pasar raya dan pusat senaman Clark Hatch di Teluk Danga.

"Malah, rakyat di sini juga mesra dan baik, menghidangkan pelbagai jenis makanan selain menempatkan landskap menarik sekitar bandar raya," katanya.

RM350m boost for Danga Bay

Johor Baru's iconic development at the Danga Bay will be given another boost with a marina, an international convention centre, a boutique hotel, a budget hotel and an office block scheduled to be completed by 2011.

Announcing this yesterday, Datuk Lim Kang Hoo of Limbongan-Ekovest Management Sdn Bhd, the project manager of Danga Bay, said the company has pumped in RM350 million for this latest development which will take place mainly at the existing sites of the International Restaurants and the Bay Leaf Restaurant.

The project, once completed, is set to transform the waterfront into both a business and recreational hub.

He said the marina development could provide berthing facility for about 250 yachts, making it the largest marina in Johor and the nearest to the Johor Baru city centre.

Boasting strategic location and competitive pricing, this development, scheduled for completion by middle of next year, is set to become a new spot for international sailing boats.

It will stretch for 500 metres along the seafront.

"Level One of the existing double-storey International Restaurants will be transformed into a Marina Club with a bistro. Level Two and a piece of land just beside the building will be the site of a 60-room boutique hotel offering lifestyle accommodation for tourists with a taste for class.

"This seafront boutique hotel is the first of its kind in the south. It will be ready in two years.

"To make Johor Baru a convention hub in the south, we are transforming the existing Bay Leaf Restaurant into a three-hall Bay Leaf International Convention and Exhibition Centre with a capacity for 3,600 people.

"Also to be featured at the convention centre are meeting rooms, seminar rooms, VIP rooms and a mini-theatre. It is expected to be ready by next January," he said.

Another project coming up at Danga Bay is a 120-room Tune Hotel, a budget hotel, which will be built next to the existing Danga Bay sales office.

Following land acquisition as a result of coastal road construction, a multi-storey car park with a capacity for 1,000 vehicles will be built at the existing Celebration Square. An office block to house Danga Bay Sdn Bhd's corporate office will also be built in the vicinity.

Danga Bay is a Johor privatisation project involving the state government's development arm Kumpulan Prasarana Rakyat Johor which is the landowner, and the developer Danga Bay Sdn Bhd.

It is jointly managed by Ekovest and Pembinaan Limbongan Setia Bhd.

To be developed in phases over 15 years, the massive project covers over 562ha of waterfront land at the estuary of three rivers - Sungai Danga, Sungai Skudai and Sungai Melayu.

JOHOR BAHRU 19 Nov. - Nama ikan susu barangkali tidak begitu popular berbanding ikan terubuk, siakap, kerapu dan bawal bagi kebanyakan penggemar makanan laut di negara ini.

Namun bagi yang pernah mencuba rasanya, ikan susu mempunyai keenakan tersendiri kerana dagingnya yang lemak manis.

Justeru, hari ini nama ikan susu mula meniti di bibir orang ramai dan kehebatan ikan bersisik lembut itu mula menjelajah ke merata tempat di seluruh negara.

Walaupun permintaan terhadap ikan susu masih tidak sehebat ikan lain, namun Johor yang setakat ini menjadi pengeluar tunggal ikan tersebut boleh berbangga kerana permintaan yang diterima kian meningkat.

Lido Village Fish Farm yang terletak di perairan Sungai Danga di sini merupakan pusat penternakan ikan susu terbesar yang popular di negeri ini.

Pemiliknya, Chua Poh Kok membuktikan dengan ketabahan dan kesungguhan, bidang ternakan ikan susu yang dilaksanakan menggunakan konsep rumah rakit itu mampu memberi hasil lumayan.

Malah, bidang yang jarang diterokai kerana penjagaan agak remeh akhirnya meletakkan Poh Kok sebagai usahawan ikan susu yang berjaya di Johor.

Lelaki berusia 36 tahun itu merupakan usahawan tunggal yang berani mengusahakan projek sangkar ternakan ikan susu sebanyak 46 buah.

"Saya nekad mengambil keputusan untuk menternak ikan susu pada tahun 2000 walaupun terpaksa menggunakan modal sendiri mencecah jutaan ringgit akibat kesukaran mendapat pinjaman bank.

"Pada peringkat awal, saya hanya memiliki tiga sangkar dan setiap keuntungan yang diperoleh selepas itu, saya gunakan untuk membesarkan perniagaan ini," katanya ketika ditemui Utusan Malaysia baru-baru ini.

Bercerita mengenai penternakan ikan itu, Poh Kok memberitahu, ikan susu perlu melalui dua peringkat proses pembesaran sebelum mencapai tempoh matang.

Katanya, proses pertama melibatkan anak-anak ikan yang berumur satu hari hingga tiga bulan di dalam sangkar khas dan hanya diberi makan susu tepung.

Proses kedua pula melibatkan ikan susu berumur empat bulan hingga mencecah tempoh matang 16 bulan dan diberi makanan seperti roti, kulit popia dan kuey tiaw.

"Ikan-ikan ini perlu diasingkan mengikut saiz yang sama bagi mengelakkan ikan yang lebih besar memakan ikan kecil dalam sangkar yang sama.

"Selain itu, pengasingan juga bagi mengelakkan peratusan ikan yang mati tidak terlalu banyak sehingga menjejaskan hasil jualan," katanya sambil memberitahu jualannya mampu mencecah lebih RM40,000 sebulan dan setiap sangkar boleh menampung kira-kira satu tan ikan susu.

Poh Kok yang menjalankan perniagaan tersebut bersama rakan baik, Tay Yong Peng, 41, kini mempunyai 20 pekerja tetap untuk membantunya menguruskan sangkar ikan mereka.

Menurut Poh Kok, Lido Village Fish Farm kini menjadi tumpuan pelancong terutamanya pelancong luar negara sejak beroperasi sebagai pusat rekreasi tiga tahun lalu.

Katanya, dianggarkan seramai 3,000 pengunjung telah melawat rumah rakit tersebut termasuk menyertai beberapa aktiviti lain.

"Kami menyediakan beberapa pakej lawatan berharga RM68 seorang meliputi lawatan menaiki bot ke rumah rakit, makan tengah hari, melihat keindahan Selat Tebrau serta perkampungan Orang Asli Sungai Danga," katanya.

Selain itu, pada waktu malam pengunjung juga mempunyai pilihan mengadakan barbeque pelbagai jenis makanan laut dengan bayaran RM100 seorang.

Bagaimanapun, pakej tersebut hanya ditawarkan bagi kumpulan 20 orang, manakala pelajar hanya dikenakan bayaran RM20 untuk lawatan tersebut.

Waterfront developments in Danga Bay unveiled

JOHOR BARU: Iskandar Investment Berhad (IIB) has unveiled a 2.4ha integrated multi-million ringgit waterfront development in Danga Bay to attract international property investors, expatriates and local professionals.

The development, due for completion in 2012, comprises two 38-storey residential towers known as Iskandar Residences and a 28-storey serviced apartment known as Oakwood Residence Johor operated by Oakwood Asia Pacific Ltd.

The project was unveiled by IIB through its subsidiary Kota Selat Tebrau Sdn Bhd, in a joint venture with Danga Bay Sdn Bhd.

Oakwood Residence Johor is positioned to cater to short and extended stays for executives from multinational corporations and expatriates relocating to Johor Baru due to its strategic location and luxury branding.

“As the catalytic developer for Iskandar Malaysia, we hope the unveiling of this development will attract international property investors, expatriates and young and trendy professionals in the locality.

“It is a great achievement and we hope to provide our prospective investors with more investment opportunities in the coming months,” IIB managing director Arlida Ariff said during the second Iskandar Malaysia Information Day here recently,

When completed, the project will be an icon in Iskandar Malaysia offering residents and tourists with convenient modern city living, an urban waterfront resort lifestyle and expand the variety of accommodation available for holidaymakers to Johor.

“We are happy to showcase this project and are confident it will help bring an international community to Iskandar Malaysia and build the region as Asia’s first world city,” Kota Selat Tebrau chief executive officer Datuk Lim Kang Hoo said.

To date, IIB has attracted RM4.2bil in investments from Middle Eastern partners for the development of Medini, its integrated hub in Iskandar Malaysia.

To date, Iskandar Malaysia has garnered RM40.25bil in investments.

Ekovest delays construction of RM1.2b institute

KUALA LUMPUR: Ekovest Bhd and its junior partner Faber Group Bhd have delayed the construction of the National Institute for Natural Products, Vaccines and Biology complex in Nilai estimated at RM1.2 billion.

According to Ekovest’s 2008 annual report, the development of the national institute has not been progressing as anticipated and that further negotiations with the relevant authorities are still ongoing.

The groundbreaking ceremony of the national institute was held in September 2006 and was one of the first projects under the private financing initiative (PFI).

“The board will continue with its effort to hasten the process and is hopeful of its conclusion before the end of the current financial year (June 30, 2009),” the company said.

Ekovest was appointed by the Ministry of Health to undertake the project through a 60:40 joint venture with Faber.

Ekovest also said competition in the construction industry remained intense, adding that the industry in general was facing pressures on profit margins due to the drastic increase in material and other related prices.

Meanwhile, Ekovest also disclosed that its proposed corporate exercise in respect of the Danga Bay Waterfront City Development, near Johor Bahru, had to be aborted citing unfavourable equity market conditions.

Last year, Ekovest announced that it was acquiring Danga Bay, together with 240 acres of freehold land, for RM1.1 billion from its executive vice-chairman Datuk Lim Kang Hoo, who owns the project in his personal capacity.

For the financial year ended June 30, 2008, Ekovest’s net profit dipped 4% to RM16.75 million from RM17.42 million in the previous year. In its first quarter ended Sept 30, 2009, its net profit fell 55.5% to RM2 million from RM4.5 million a year earlier mainly due to the decline in the operating revenue.

Ekovest’s share price fell one sen to RM1.02 last Friday, with only 5,000 shares done.

The bulk of the property deals being struck in Iskandar Malaysia involved major international players. A case in point is the interest shown by Middle Eastern groups such as Mubadala Development, Kuwait Finance House, Damac Dubai and others towards the development projects in Nusajaya, the Zone B of Iskandar Malaysia.
But among the big names is Danga Bay Sdn Bhd (DBSB), a local property developer that is developing the Danga Bay waterfront in the Johor Baru City Centre, the Zone A of Iskandar.
Danga Bay, which spans over 1,840 acres within the proposed central business district of the Johor Baru City Centre, is being undertaken jointly with Iskandar Investment Bhd and a Johor government vehicle.
Of the 1,840 acres, DBSB has injected 1,600 acres of its own landbank in Danga Bay into Iskandar Waterfront Development Sdn Bhd (formerly known as Kota Selat Tebrau Sdn Bhd). Iskandar Waterfront is a vehicle jointly owned by DBSB, Iskandar Investment Bhd (IIB) and Kumpulan Prasarana Rakyat Johor Bhd (KPRK). For the remaining 240 acres, DBSB is keeping them for its own development.
Datuk Lim Kang Hoo, DBSB's shareholder and managing director, says under the first phase comprising 152 luxury villas, with a GDV of RM790 million, will be constructed on Danga Island over three years.
On the commercial front, two hotels will be constructed. One of them belongs to the Tune group, and the other, the Grand Siam, to a Johor hotelier. Lim says DBSB will also build its own six-star hotel along the bayfront. Work on all three is expected to begin next year.
The first phase will also see the completion of Casa Amyra, a medium to high-end residential project consisting of 210 semi-detached houses and 17 bungalows. Work on it is nearing completion, and keys will be handed over to buyers early next year.
Lim says there has been a rapid take-up of the freehold residential properties, with Casa Amyra having sold out all its units. On the villas, he says some 75% of the units have already been sold prior to their launch later this month.
"What came as a surprise was that almost 30% of the buyers (of the villas) are from Johor," says Lim. "Ten per cent are from Singapore and an additional 20% from Kuala Lumpur. The rest of the buyers are from all over the world."
Asked whether he was concerned about the relatively poor interest shown by Singaporeans, Lim says the Iskandar Malaysia vision is to market the economic growth region to the world and not only to its southern neighbour.
"We are not dependent on just Singapore. The model that we have planned is similar to the one in Hong Kong and Sichuan, where we want everyone to come," he says. "The main point is that we need to take the lead to show the world what we can do; we need to offer investors an incentive to come to Iskandar Malaysia."
Asked whether the current economic slowdown will force DBSB to scale down its construction activities, Lim says the DBSB has been fortunate in its timing.
"The economic downturn has definitely had some impact, but the good thing is that we're in the situation now where we are ready when the crisis is over. If we had implemented this project earlier, we would have been in trouble."

Ekovest tendering for RM3b-RM5b in projects

PROPERTY developer Ekovest Bhd has submitted tenders for projects worth between RM3 billion-RM5 billion in Malaysia, said its executive vice chairman, Datuk Lim Kang Hoo.

“Most of the tenders are for government related projects,” he told reporters after the company’s annual general meeting in Kuala Lumpur today.

Ekovest has an orderbook worth RM600 million including the new phase of Universiti Malaysia Sabah and two contracts with Universiti Teknologi Tun Hussein Onn Malaysia.

Lim said the ongoing projects are expected to sustain the group’s operations for three years.

On overseas projects, he said the company was already in talks with potential joint venture parties, for property development in Vietnam and Indonesia.

“We are looking for places close by for such ventures. We think this is the right time to look into it, especially when prices are falling,” he explained.

Ekovest, ventured into India through a highway development project three years ago.

Commenting on the proposed mixed development exercise in respect of the Danga Bay Waterfront City Development, which had been aborted due to the unfavourable equity market conditions, Lim said the company was still exploring measures on how to participate in it.

At this juncture, Ekovest he said, was considering a joint venture with other parties or through direct investment.

The company, last year took over Danga Bay Holdings Sdn Bhd for RM1.1 bilion. — Bernama

THE sea sparkled, reflecting the light of a full moon hanging in a starless sky. The moon was so brightly round that it looked more like someone had pasted a paper moon on a pitch dark page.

Fanned by the balmy sea breeze, I started to relax when three loud blasts of a fog horn made me jump with a frightful start.

I hardly felt the ship move as it sliced smoothly across the calm waters but from the widening distance to land, I guessed the fog horn blasts signalled the start of my Johor Straits cruise, just off Johor Baru’s Danga Bay.

The more quiet, private Grand Deck was a pleasant respite from the boisterous activities on the Star Deck and Treasure Deck of Danga Cruise 8.

Enchanted Evening

On the Star Deck, party games were in full swing at a corporate annual dinner and from the squeals of excitement, everyone was having a great time.

Participants wore flower-print shirts, sarongs and pareos and the women — as well as a few of the men — had orchids tucked behind their ears or in their hair.

Then, the delicious aroma of barbecued meat tickled my nose and I tracked it down to the open section where a seafood barbecue and buffet spread had been set up. Skewers of satay were sizzling on one grill and huge prawns on another.

On the Treasure Deck, another group was enjoying dinner with “live” music entertainment. There were young children mingling with the adults and as everyone wore the same polo T-shirt, this was obviously a family day event.

Later, the artistes left and the stage was taken over by budding singers for their own karaoke session.

“Abah, mari kita keluar,” I heard a little girl begging her father to step out of the air-conditioning. She and her younger brother slipped out the door and stood at the railings but they were in good hands as the ship’s staff was stationed at strategic points to keep an eye on guests and ensure their safety in the open corridors.

Spectacular Sights

As the ship made its way from the Danga Bay waterfront towards the Causeway, I turned my eyes to the shoreline to enjoy a breath-taking view of Johor Baru’s landmarks and heritage buildings caught in stunning silhouettes and illuminated by strings of fairy lights.

Although I’ve seen the skyline from the Causeway, this was a distinctly different view.

The brightly-lit clock tower at Dataran Bandaraya, with the Hyatt Regency Hotel in its background, caught my attention and I started to identify each passing landmark.

I could recognise the Sultanah Aminah Hospital, Islamic Complex, Sultan Abu Bakar Mosque, the Royal Sultan Abu Bakar Museum and the iconic square tower of the Sultan Ibrahim building on Bukit Timbalan. The best part was knowing I would see them again but in reverse, on the return trip.

When the ship returned to the Danga Bay waterfront at the end of the journey, I watched with interest how the pilot skillfully manoeuvred the vessel into position at the jetty so that all on board could disembark easily.

Family Fun

I decided to go on to Danga World. It was nearly 10pm and I arrived at the Petting Zoo just in time for the second show of the evening. Seated around a fenced ring, spectators watched horses, dogs, monkeys, tigers, lions and an elephant perform. Visitors could also admire the many types of snakes, lizards and fowl.

Next was the Theme Park. Kids had fun in Dodge ’Em cars and there were queues waiting for rides like air bicycles, ferris wheel, Black Hole Odyssey roller-coaster and pirate swing boat.

Younger ones had a great time bobbing up and down on brightly painted wooden horses going round and round on the carousel.

Some children, safely strapped in their seats, got ready for the thrilling Jumping Frog ride. A collective gasp rose from the watching crowd when the children were repeatedly shifted up and dropped from a certain height like jumping frogs.

I glanced at my watch and though it was near midnight, no one seemed ready to leave.

Danga Bay spans three kms along the Johor Straits front at 4½ mile Jalan Skudai. A 2km scenic drive on the coast road from Johor Baru city centre will lead you to Johor Baru’s largest recreational park. From the Plus North-South Highway, exit at Skudai toll gates and drive from the Skudai Highway through the Danga Bay Interchange to the Johor Baru waterfront.

Strategic location the selling point for Taman Laguna

JOHOR BARU: Selangor-based Nusa Utama Sdn Bhd is banking on the strategic location of its Taman Laguna @ Sg Danga scheme in Danga Zone as the main selling point of the project.

An added attraction was that Danga Zone was slated for upscale property development in Iskandar Malaysia, said director Soon Hoe Chuan.

Overlooking the Straits of Johor on a 30.756ha site, Taman Laguna occupied the last plot available for residential development near Sungai Danga, he told StarBiz.

“More people are looking for properties in the Nusajaya area as it will be the key growth centre in Iskandar region,’’ Soon said.

He said the project was easily accessible from the Johor Baru city via the Perling Interchange and just a few kilometres to Singapore via the Second Link crossing.

Soon said the scheme would get a further boost with a new 30.6km coastal highway linking the Johor State New Administrative Centre (JSNAC) and the city.

The six-lane highway, for which construction would soon start, is expected to ease traffic flow between the city centre and JSNAC in Nusajaya.

Taman Laguna was started at the end of 2006, offering double-storey super-link houses with lot sizes of 26ft by 80ft and 28ft by 90ft, and prices ranging from RM273,955 to RM568,300.

Phase one comprising 110 units was sold out and completed. The owners are expected to move in soon.

This is Nusa Utama’s second project in Johor. Its first was the 31.97ha Taman Nusa Perintis in Gelang Patah that started in 1999 and was completed in 2004 with a gross development value (GDV) of RM220mil.

Soon said Taman Laguna would be completed in the next eight to nine years comprising 500 double-storey terrace houses with a total GDV of RM270mil.

“We decided to introduce bigger houses as buyers of landed properties here prefer bigger built-up areas and smaller land space,’’ he said.

RM650m development to take shape soon in Danga Bay

THE Oakwood serviced apartments in Danga Bay, a RM650 million project under Iskandar Malaysia in Johor, is expected to kick off next month and be completed in 2012.

The project will be developed by Global Corporate Development Sdn Bhd, a joint venture between Iskandar Waterfront Development Sdn Bhd (IWD) and Danga Bay Sdn Bhd (DBSB).

The serviced apartments will be managed by Oakwood Asia Pacific (OAP) Pte Ltd.

The project, with 230 fully-furnished luxury units, is the crown jewel flanked by two 38-storey towers of residential units, called Iskandar Residences. The latter comprises 523 units on 2.5ha.

While the Oakwood apartments are for lease to locals and expatriates seeking mid- to long-term accommodation, the Iskandar Residences units are up for sale from RM450 per sq ft for early birds.

Johor Menteri Besar Datuk Abdul Ghani Othman, who is the Iskandar Regional Development Authority co-chairman with Prime Minister Datuk Seri Abdullah Ahmad Badawi, witnessed the signing of the joint-venture agreement between IWD and DBSB in Danga Bay yesterday.

IWD was represented by its chairwoman Arlida Ariff, and DBSB by its director Johar Salim Yahaya.

The management agreement appointing OAP as the operator of the Oakwood serviced apartments was signed between Arlida and OAP managing director P.G. Matthew.

Ghani, who is spearheading the rollout of the Iskandar Malaysia development blueprint, said the launch marked the first among a host of signature waterfront developments in Danga Bay, ranging from affordable to high-end homes such as the Danga Villa Island project.

Other highlights include hotels, no-frills to six-star, and a water theme park.

Danga Bay to draw global attention

JOHOR BARU: Danga Bay is set to transform itself into one of the most sought after waterfront development addresses in the world in the near future, with several up-scale waterfront property development projects to be launched soon, said Johor Mentri Besar Datuk Abdul Ghani Othman.

The upcoming projects are three hotels, including a six-star hotel, a marina, an international convention and exhibition centre, office towers and another wet-and-dry theme park.

“These projects reflect a strong confidence on the growth prospect in Iskandar Malaysia despite the global economic slowdown,” he told reporters yesterday, referring to Danga Bay’s location in the special economic zone of Iskandar Malaysia.

“The Danga Bay waterfront project site has an excellent road and highway connectivity to major destinations,” he said, adding that the bay area would also benefit from water taxi and ferry services to Nusajaya, the Johor State New Administrative Centre, Singapore and nearby Indonesian islands.

Ghani said investor confidence in the economic growth corridor remained strong and that the stakeholders were fully committed to deliver all planned projects under Iskandar Malaysia.

Iskandar Malaysia, launched on Nov 4, 2006 was the first in a series of economic growth corridors; as at today, it had received RM43bil worth of investments, from the RM47bil targeted by 2010. Ghani was speaking at the launch of a RM650mil integrated mixed development project at Danga Bay, near here, by Global Corporate Development Sdn Bhd.

The project is a joint-venture project between Iskandar Waterfront Developments Sdn Bhd (IWD), a company majority-owned by Iskandar Investment Bhd (IIB) and Danga Bay Sdn Bhd.

Khazanah Nasional Bhd is the largest shareholder in IIB with a 60% stake while the Employees Provident Fund and the Johor government-linked entity Kumpulan Prasarana Rakyat Johor Bhd, hold 20% stake each.

Meanwhile, IWD chairman Arlida Ariff said work on the Oakwood serviced apartments and other residential units at Danga Bay would start next month and was expected to be completed in 2012.

Located on a 2.5ha site, the Oakwood project is made up of three towers - the 28-storey Oakwood Residence tower and two 38-storey towers known as Iskandar Residences.

The Oakwood Residence has 230 fully furnished serviced apartments which will be leased out and managed by Oakwood Asia Pacific Pte Ltd while the other two towers will have 523 apartments for sale.

The beautiful sight of the ‘kelong’ and the Tebrau Straits can be had for a mere RM10.

One can snap pictures or just enjoy the breeze, scenery and the feeling of being out in the open sea.

Danga Bay Sdn Bhd offers five sight-seeing water taxis daily. They start from the Danga Bay Marina, and move on to Pantai Lido and Rumah Rakit, where the Orang Seletar breed mussels and fishes, off their floating houses.

Danga Bay Sdn Bhd's assistant marketing manager Edmund Mok said the water taxi cruises were popular with Malaysians and foreigners.


The Finn water taxis are air-conditioned, closed speed boats. Each can take up to 40 persons per trip, The open-boat taxis can ferry up to 25 per trip.

Each trip is between 30 and 45 minutes long.

Tickets can be purchased at the Marina Jetty One ticket booth. Adults pay RM10, and children above two-years old and below 12 pay RM5 each.

Life jackets are compulsory. Passengers have to walk down to the ship bay and will be helped into the water taxis.

The water taxi captain, who also doubles up as tour guide, will alert passengers when they near the Rumah Rakit, where the Orang Seletar can be seen working on kelong and platforms that are kept afloat by plastic drums.

Feel free to ask the captain any questions -- he will be happy to answer them all, free of charge.

Those who prefer a private trip with their loved ones can opt for the open-boat taxis. If you would like make designated stops to capture the beautiful scenery, call the management's representative, Intan at 017-703 9988, to make prior arrangements.

Danga Bay Management also offers its Danga Cruise 8 ship for private parties and special functions such as weddings, corporate dinners, seminars and birthday parties at an affordable price.

At RM500 for six hours, guests can enjoy the docked cruise linear's facilities that include a karaoke, a VIP deck lounge, and a dance floor with sound system, lighting and a projector.

The cruise services are available on Fridays, Saturdays, Sundays and public holidays. There is a surcharge of RM1,500 for bookings below 100 pax, which will be waived for bookings of 100 pax and above.

Those who want to go on a ride on board the Danga Cruise 8 will be treated to its buffet set menu. This is available on Fridays, Saturdays and Sundays. It departs from the Danga Bay Marina at 8.30pm and returns at 10pm. The price for the ride and buffet is RM55 each for adults and RM25 for children.

The Danga Bay management can also tailor programmes to requirements.

If you have a group of at least 40, then opt for the school-package that would include a visit to their theme park and petting zoo.

JOHOR BARU: The latest addition to Danga Petting Zoo growls and fidgets in the arms of her trainer.

On the whole, Jewel, a 2-month-old Malayan tiger cub, is well-behaved, says A. Pavithran.

"She only makes noise when people carry her as she dislikes it. She prefers to crawl on the floor by herself."

Jewel was born in captivity at Saleng Zoo near Kulai, and arrived at the petting zoo in Danga Bay on Monday as part of an exchange programme.

For the next four months Jewel will share Pavithran's life. Every night he will take her home to his quarters near the zoo and in the morning, she will come in to work with him in a pet carrier.

He feeds her every three hours with a special milk formula and will start her on solid food in a couple of months.

It will be at least another eight months before Jewel joins in the animal shows at the zoo, after Pavithran gets her used to human presence.

Operations executive Ruth Santiago said Jewel will receive special physical training as well, so she develops like any tiger in the wild.

"For example, to stimulate her legs, because cubs need to learn to climb, the trainer cuts four holes in a medium-sized towel to fit the cub's legs. As the cub walks, the trainer pulls the towel up," she said.

There are two other Malayan tigers at the petting zoo -- Simba, a 2-year-old female, and a year-old male named Sheru.

JOHOR BAHRU 19 Okt. - Sebanyak 80 buah kapal persiaran dan kapal layar dari 16 negara akan berkumpul di marina Danga Bay sempena program pelancongan, Discovery Malaysia By Sea selama dua hari bermula 31 Oktober ini.

Pengerusi Jawatankuasa Pelancongan dan Perdagangan Dalam Negeri Johor, Hoo Seong Chang berkata, program edisi kedua itu selepas kejayaannya pada tahun lalu turut disertai 150 peserta dari seluruh negara.

Menurutnya, Australia bakal menghantar kontinjen terbesar dengan 29 buah kapal, Amerika Syarikat (12), United Kingdom (11), Kanada (5), Belanda dan Perancis (3) serta Switzerland dan Kepulauan British Virgin masing-masing dua buah kapal.

Beliau berkata, turut menyertai program itu ialah peserta dari Jerman, Sepanyol, Finland, Sweden, Vanuatu, Antigue & Barbuda, New Zealand dan Norway.

"Program ini merupakan satu inisiatif untuk memperkenalkan Malaysia dan Johor khususnya kepada para pelayar kapal persiaran dan pelayar dari seluruh dunia.

"Kami turut bercadang untuk melaksanakan program itu dua kali setahun bermula tahun ini," katanya pada sidang akhbar program tersebut di sini hari ini.

Turut hadir Pengurus Besar Majlis Tindakan Pelancongan Negeri Johor (MTPNJ), Abdul Jabar Mohd. Tahir.

Discovery Malaysia By Sea dianjurkan oleh Danga Bay Sdn. Bhd., Passion Asia Sdn. Bhd., dengan kerjasama MTPNJ, Iskandar Malaysia dan UEM Land Bhd.

Seong Chang berkata, sempena program itu, buat pertama kali beberapa seminar dan pameran bertajuk Malaysia Welcoming Centre (MWC) akan diadakan selain festival makanan, hiburan dan persembahan kebudayaan.

Beliau berkata, MWC yang berlangsung di Pusat Konvensyen Danga Bay itu bertujuan memperkenalkan industri marin Malaysia dan perkhidmatan yang berkaitan serta menjadikan Johor sebagai destinasi pelancongan kepada komuniti pelayaran antarabangsa.

Katanya, pameran itu akan dibuka secara percuma kepada orang ramai sepanjang program berkenaan bermula pukul 10 pagi hingga 6 petang.

"Kami menjangka seramai 10,000 hingga 20,000 pengunjung akan hadir pada MWC yang diadakan buat pertama kali sempena program pada kali ini.

"Antara syarikat yang akan mengambil bahagian pada pameran itu adalah Puteri Harbour Mariba, Jabatan Marin, Royal Langkawi Yatch Club, Pihak Berkuasa Pembangunan Langkawi dan Pihak Berkuasa Wilayah Pembangunan Iskandar (IRDA)," katanya.

Sementara itu, beberapa pelayar yang ditemui melahirkan perasaan teruja apabila dapat menyertai program tersebut.

Nick Dagraaf, 61, dari Belanda berkata, dia gembira berada di negara ini dan menyifatkan kemudahan marina yang terdapat di sini adalah antara yang terbaik di Asia.

Bagi Mark Jensen, 50, dari Australia, dia bertuah dapat menyertai program itu kerana berpeluang berkunjung ke negara lain dan menambah kenalan dari pelbagai negara.

JOHOR BAHRU: Sebanyak 76 kapal pesiar dan kapal layar dari 17 negara akan berkumpul sempena program pelancongan 'Jelajah Malaysia Melalui Laut' di marina yang baru dibuka di Teluk Danga, di sini dari 31 Oktober hingga 1 November depan.

Pengerusi Jawatankuasa Pelancongan dan Perdagangan Dalam Negeri Johor, Hoo Seang Chang, berkata acara itu inisiatif terbesar untuk memperkenalkan negara ini kepada pelayar kapal pesiar dan kapal layar dari seluruh dunia.

Beliau berkata, sempena program itu, pihaknya menganjurkan beberapa seminar dan pameran bertajuk 'Malaysia Welcoming Centre' (MWC) untuk pelajar selama dua hari diikuti dengan festival makanan, hiburan dan persembahan kebudayaan.

"MWC yang diadakan di Pusat Konvensyen Teluk Danga untuk memperkenalkan industri marin negara dan perkhidmatan berkaitan serta menjadikan Johor sebagai destinasi pelancongan kepada komuniti pelayaran antarabangsa.

"Pameran MWC ini akan dibuka secara percuma kepada orang ramai pada 31 Oktober dan 1 November depan dari jam 10 pagi hingga 6 petang," katanya pada sidang media di Teluk Danga di sini, kelmarin (Isnin). Hadir sama, Pengurus Besar Majlis Tindakan Pelancongan Johor (MTPJ), Abdul Jabar Tahir.

Acara berkenaan dianjurkan Danga Bay Sdn Bhd dan Passion Asia Sdn Bhd dengan kerjasama MTPJ, Iskandar Malaysia dan UEM Land Bhd.

Seramai kira-kira 150 peserta dan 76 kapal pesiar dan kapal layar menyertai pameran berkenaan dengan Australia menghantar penyertaan terbesar dengan 29 kapal diikuti Amerika Syarikat (12), United Kingdom (11), Kanada (lima) Belanda (tiga), Perancis (tiga) serta Switzerland dan British Virgin Island masing-masing dua buah.

Selain itu, ia juga disertai kapal dan pelayar dari Jerman, Sepanyol, Finland, Sweden, Vanuatu, Antigue & Barbuda, New Zealand, Norway dan Belgium.

Hoo berkata, pihaknya percaya pameran MWC mampu menarik perhatian peminat kapal layar dari seluruh negara dan Singapura dengan acara berkenaan selaras dengan kempen Malaysia-Rumah Keduaku.

"Kapal pesiar yang memasuki negara ini biasanya menetap di sini antara tiga bulan hingga satu tahun. Kami berharap dapat mengambil kesempatan ini untuk memperkenalkan Johor kepada mereka," katanya.

Marina di Teluk Danga itu akan mempunyai 250 pengkalan kapal, rumah kelab yang eksklusif dengan bilik tetamu, kemudahan makan dan minum, gim, spa, ruang muzik, kafe, tempat hiburan, bilik mesyuarat dan pusat perniagaan.

Sementara itu, Ketua Eksekutif Danga Bay Sdn Bhd, Datuk Lim Kang Hoo, berkata pihaknya akan melengkapkan marina dengan kemudahan bertaraf dunia untuk pemilik kapal pesiar mewah dan pelayar dari seluruh dunia.

Beliau berkata, Teluk Danga adalah destinasi sesuai untuk pelayar mewah kerana lokasi berdekatan dengan pusat bandar dan keadaan udara di Selat Johor yang tidak tercemar.

"Marina ini juga sesuai bagi bot kerana terlindung daripada gelora pasang surut laut berikutan lokasinya yang strategik dan kemudahan semula jadi," katanya yang mengakui marina itu adalah kemudahan baru yang diusahakan pihaknya termasuk Pusat Konvensyen Teluk Danga, hotel bertaraf enam bintang, kondominium mewah dan pejabat komersial.

JOHOR BAHARU, Oct 19 (Bernama)-- Nearly 80 yachts and sailboats from 16 countries are gathered at the RM65 million Marina at the Danga bay here for the "Discover Malaysia by Sea" programme.

The three-day programme, which starts from Oct 30 and is aimed at promoting Malaysia to the boating and sailing community, will see participation from as far Antigua and Vanuatu to Canada and the United Kingdom.

Australia is the biggest participant with 29 boats followed by the United Kingdom with 11.

State Executive Councillor for Tourism and Domestic Trade Hoo Seong Chang when launching he event here today said Danga Bay Marina was ideal stopover for sailing enthusiasts from all over the world.

"And in line with the Johor Goverment's tourism policy and the country's Malaysia My Second Home(M2H) Programme, we see vast potential.

"Yachts and sailboats owners entering Malaysia normally stay between three months to a year and we must take this opportunity to show our hospitality, Johor style," he said.

He added that the Marina at Danga Bay with it's close proximity to the city and also Singapore, would make it an ideal hub for the leisure boat owners.

The three day programme is being jointly organised by Danga Bay and Passion Asia Ltd with the support of the Johor Tourism Action Council, Iskandar Malaysia and UEM Land.

And part of the programme will include talks on sailing and living in Malaysia for the foreign visitors with updates on new facilities and infrastructures available in the country.

It’s best to visit the attractions in Danga Bay at night.

Located along the Johor Straits, the area is part of a massive development plan referred to as the "Vision City of the South".

There is a shopping mall, eateries, amusement park, mini zoo, marina, convention centre and the Rumah Limas cultural enclave.

Dinner cruises, a seaside promenade, wading beach are all part of Danga Bay while the marina can accommodate up to 250 berths.

The soon-to-be completed Marina Club includes a club house, spa, gym and the Kong Inn Chinese restaurant. It is an ideal place for dinner and entertaining friends. Then there's Rumah Limas Johor which houses restaurants which sell a variety of local fare and not to mention the Asiana Restaurant, hawker food court, and the various sidewalk cafes that serve anything from "otak-otak" to fusion food.

It's best to dine here at night after which you can take a stroll around the mall.

Opened between 11am and 10pm, the single-storey mall is designed in a bazaar-like fashion. Unknown to many, the mall has an AirAsia ticketing outlet and a large, well-stocked handicraft-cum-souvenir shop. The stalls outside the mall sell clothes, food and knick-knacks.

Nearby are the open-air lounges and bistros which face the beach where revellers can relax over a drink while enjoying the cool evening breeze.

The amusement park has something for everyone -- horse carousel, fun-fair games, ferris wheel, bumper cars, mini roller coaster, multi-seater cycling trishaws, tiny "choo choo" trains and teacup rides.

Play and pet tamed animals at the Danga World Petting Zoo which houses tiger cubs, albino pythons, iguanas, hornbills and monkeys. Opened between 3pm and midnight, there are almost 200 species of animals. There are animals shows daily too.

Visitors can also take advantage of the Danga Cruise 8 boat package which incorporates a dinner, cruise and live entertainment on a triple-deck boat.

It can accommodate up to 480 people for a sit-down Chinese dinner or 800 people for a buffet meal.

The cruise is RM50 per person and is available between 8pm and 10.30pm on Fridays, Saturdays and Sundays.

The cruise caters for private functions, parties and corporate events.

DIJAYA Corp Bhd (5401) will launch phase one of Tropicana City@ Danga Bay, its RM3.8 billion integrated waterfront flagship project in Johor by December this year, its chief said.

Phase one will feature some 700 units of upper middle serviced apartments in three blocks, worth RM600 million or more than RM600 per sq ft each, managing director Datuk Tong Kien Onn said.

"We hope to start construction by December and realise the units block by block. Piling works have been completed. We are confident of the project," Tong said in an interview with Business Times in Kuala Lumpur recently.

Dijaya is developing 14.8ha of prime waterfront land at Danga Bay in Johor Baru over the next 10-12 years with Iskandar Water Front Sdn Bhd (IWSB).
Goldhill Quest Sdn Bhd - a 60:40 joint-venture between Nagasari Cerdas Sdn Bhd (a Dijaya unit), and Global Corp Development Bhd (owned by IWSB) - bought the land from Danga Bay Sdn Bhd for RM308 million or RM190 per sq ft.

It is one of the biggest private land deals since the inception of Iskandar Malaysia in 2006, where it is located.

Goldhill plans to build a retail street mall, office towers and residences, SoHo (small office/home office) and a four- or five-star hotel.

"We are still working out the components. The project will be similar to the Mid Valley development. But our mall will be different as it will focus on food and entertainment," Tong said.

Tong said Dijaya is targeting homeowners, expatriates and investors from Asia Pacific and Europe.

He said there will be spillover from Singapore with the opening of Resorts World Sentosa and The Marina Sands resort, where each have said they will employ more than 35,000 people when the projects are fully completed.

"We expect many of the staff to be relocated to Johor. Singapore expects 10 million additional tourists a year and we hope to ride on that with the opening of a four- or five-star hotel within our development.

"We may look at international operators like Starwood or Ritz Carlton Group to run the hotel. Nothing is on the cards yet as the hotel will be developed at a later stage," Tong said.

Dijaya, known for its flagship Tropicana Golf and Country Resort development in Petaling Jaya, has RM290 million cash in hand which it will partly use to start the development, Tong said.

"We will look at bank loans but we are expecting the project to be self-financing later," he said.

It says Danga Bay will also benefit from prime location

JOHOR BARU: Dijaya Corp Bhd is banking on the long term development of Iskandar Malaysia as the main draw in attracting interest to its Danga Bay project here.

Group chief executive officer Tan Sri Danny Tan Chee Sing said apart from the project’s location on prime waterfront land, Johor’s proximity to Singapore would be another selling point.

“The timing is right for us to come to Iskandar in view of the good progress taking place in the economic growth corridor since its launch,’’ he said on Aug 10 at the signing of a sale and purchase agreement for two parcels of land totalling almost 15 ha in Danga Bay worth RM308mil.

The plots of land were acquired by Goldhill Quest Sdn Bhd - a 60:40 joint venture between Nagasari Cerdas Sdn Bhd (a wholly-owned subsidiary of Dijaya Corp) and Global Corporate Development Sdn Bhd, which is 100% owned by Iskandar Waterfront Sdn Bhd (IWSB).

Tan represented Dijaya at the event while IWSB was represented by its chairman Johar Salim Yahaya.

The signing ceremony was witnessed by Johor Mentri Besar Datuk Abdul Ghani Othman.

The joint venture company will develop the land which has a gross development value of RM3.8bil over the next 12 years.

Tan said the components of the integrated waterfront development project would include a stand-alone retail mall, four and five-star hotel towers and serviced apartments blocks.

“The project is likely to be known as Tropicana @ Danga Bay, after our flagship Tropicana Golf and Country Resort in Petaling Jaya,’’ he said.
