Rhodes Waterside Shopping Centre
Picks Up Strong Leasing Commitments

Lang Walker's Walker Corporation has attracted very strong leasing commitments from a range of major retailers to its Rhodes Waterside Shopping Centre, which has commenced construction and is due for completion in late 2004.

The shopping centre, which has more than 50 per cent committed for lease one year before opening, will have a trade area (including IKEA) of more than 1.6 million people, with total furniture and homewares spending alone by them expected to rise from $1.2 billion in 2005 to $1.5 billion by 2011, according to JHD Advisors.

Major retailers already committed to Rhodes Waterside are leading international giant IKEA, Coles, Bi-Lo, Harrison's Pharmacy, Bing Lee and Anderson Cinemas, including leading homewares retailers Adairs and Howard's Storage.

Arguably the standout feature of the shopping precinct will be IKEA's planned 26,000 square metre store, which will be the largest homewares store in the Southern Hemisphere.

IKEA, the world's largest furniture store with 178 stores in 32 countries, will build the store to be close to the size of the nearby Telstra Stadium and will feature more than 50 inspirational room settings, complete 2 and 3 bedroom lifestyle homes, 15,000 furniture items, a 300 seat licensed family restaurant and numerous play areas for children.

Mr Kent Nordin, Chief Executive Officer of IKEA Australia, said "We chose Rhodes Waterside for our first full size IKEA store in Sydney because of its fantastic location with excellent access to all the main freeways North, South, East and West. Our new store will draw from a minimum 40 minute radius, attracting people from all over Sydney".

Ideally located next to IKEA, other homewares stores will complement the retailer's range with top-of-the-range appliances, home entertainment systems, tableware, manchester, kitchenware, glassware and home decorations will also be available in the homewares precinct.

The Bing Lee store, which will cover 2,000 square metres, will offer top of the range appliances, home entertainment systems and electronic wizardry.

"This will be our largest store within a shopping centre and we are looking forward to playing an important part in this unique facility. With the foot traffic generated by IKEA and with convenient parking right outside our entrance door, we believe our thirtieth store will be our best yet", said a director of Bing Lee, Mr Lionel Lee.

The fresh food market at ground level will be anchored by a full-line Coles New Millennium store and BiLo, covering a combined 6,000 square metres. The stores will feature a wide range of products to appeal to the gourmet in today's kitchen and to those living the time-poor modern lifestyle.

The Harris Farm fruit and vegetable section will cover 800 square metres, providing a very broad range of fresh produce for all the family, while the Asian Grocery will be one of the largest in Sydney.

"Our Rhodes Waterside Shop will be our Harris Farm Market's flagship store, taking the best of our experiences from 30 years in retailing and fourteen other stores," said David Harris of Harris Farm Markets.

"We have spent a lot of time working closely with Walkers on all aspects of design, layout and finishes right down to graphics depicting our suppliers farms. All 800sq.m will be packed with fresh fruit and vegetables and amazing deli and gourmet food lines. I am confident that Rhodes shoppers will love Harris Farm Markets state of the art food shopping experience," added Mr Harris.

Walker Corporation also sees that people are more concerned about their health and beauty these days, and Rhodes Waterside will also look after this aspect with a range of hairdressing, beauty and nail care salons, as well as optometrists and a major Harrison's Pharmacy to meet healthcare, baby care, beauty services and cosmetic needs.

Harrison's Pharmacy is owned and operated by Warren Harrison, whose chain covers 20 pharmacies across the Eastern Seaboard.

Mr Harrison said "We plan to cater for the strong local population, especially young mothers who are seeking personalised, professional advice and products for their babies and young children, while the local workers in the commercial complex will be able to pick up their essential items on their way to work, while being able to browse through our wide range of products, including cosmetics and fragrances, at lunchtime or after work",

The Food Court will provide an area especially designed for parents with wider access for prams around the tables, and a secure play area for children. Its design features include a massive vaulted skylight ceiling and seating for 600 customers.

Being a place to meet and relax with friends and family, Rhodes Waterside Shopping Centre will also feature an 8-screen Anderson Cinemas - which will rank among the finest cinema-going experiences in Australia - with uninterrupted sight lines, wall-to-wall giant screens and state-of-the-art digital sound.

Bill Taylor, managing director of Anderson Cinemas, said "We are excited to be part of Rhodes Waterside as our state of the art cinema complex will be an important component of a one stop entertainment experience in the complex.

"We expect to draw very strong numbers of cinema goers from the crowds expected to visit Rhodes Waterside - especially the giant IKEA store where we are also successful neighbours to their Richmond outlet in Melbourne. Our director's lounge, offering a secluded and premium service and seating, will also play a big part in making our cinema complex very successful", added Mr Taylor.

Several of the major retailers at Walker Corporation's record breaking retail flagship, Broadway Shopping Centre in Sydney, including Harrison's Pharmacy, Harris Farm Markets, BiLo and Coles, have followed the developer to the exciting new Rhodes complex.

Total centre sales of $7,000 on a per square metre basis ranks Broadway Shopping Centre in the top five shopping centres in Australia for shopping centres, with more than 40,000 square metres leased to more than 100 retailers.

"What we have learnt from Broadway is that the 11 million shoppers who visit there each year want choice and convenience. The value people are placing on their time is escalating which in turn means our developments, particularly shopping centres, need to be designed to cater for the time-poor consumer", said Executive Chairman, Mr Lang Walker.

He added, "Too many developments in Australia are coming to fruition where there is no sense of community or fellowship between the residents and their retail and commercial centres. People like to live, work and shop in friendly and interesting environments, where they can interact with each other, enjoy their open spaces, be entertained, shop or just relax".

Just a few hundred metres from Sydney Olympic Park and Millennium Parklands - close to the demographic centre of Sydney - Rhodes Waterside is destined to be a unique and successful new Sydney retail hub, perfectly located to capture the interest of the fast-growing, upwardly-mobile community in a catchment area of 15 kilometres.

The development's unique retail concept design was by The Buchan Group. Rhodes Waterside Shopping Centre will be state-of-the-art, embodying the latest retail designs and trends from around the world, while Walker's retail management team led by General Manager Retail, Mr Trevor Dill, are responsible for the leasing program and will be responsible for the centre's ongoing management. They have appointed CB Richard Ellis to assist in the leasing program.

JHD Advisors estimate that the average per capita incomes in the Primary Trading Area are 13.6 per cent above the Sydney average, with the Main Trading Area having income levels well above the Sydney average.

Total retail spending generated by Main Trade Area residents is currently estimated at $785 million and is expected to increase by 11 per cent, in real terms, to around $876 million by 2005.

There will be more than 2,000 car spaces at the centre, with three fly-overs off Homebush Bay Road leading directly into the shopping centre, as well as Rhodes Railway Station and bus station also nearby.

Rhodes Railway Station will have a major up-grade as part of the Rhodes development plan, and landscaped pedestrian and cycle paths will lead directly from the station into Rhodes Waterside. The Shopping Centre is in a high exposure site on Homebush Bay Drive.

fantastic development! I had no idea the scale would be this huge.

Going past Rhodes on the train (which i do regularly) im always amazed at the activity goin on there, whats also amazing is that high density housing.

another piece of former-Industrial Sydney gone to the developers. When I think of "Rhodes" I immediately think of Tullochs Engineering, and then their now old and tired train carriages (you know the double-deck ones that aren't stainless steel, but painted silver [once they were red]; the original DD rolling stock)...

Thanks for bumping up the thread. I took a picture of the Rhodes skyline back in May as it begins to take shape. In another month or two I will grab another shot.

A $5 million dollar recycled water system is to be installed within the development. It would be used for toilets and irrigation and water from this system is likely to account for half of water consumption within the development. It would be the first major retail and commercial precient within the country to have such a system.

The design of the apartment buildings looks like being among the best though I think the buildings in the commercial PRECINCT (please note!not precient) might be a bit heavy looking. The apartment layouts I saw were generous in size, well laid out and expensive; they are among the best I have seen. Some of our best architects are contributing here.
On the other hand, "they" are really going to have to re-think the entry point onto Homebush Bay Drive, especially for the right or south entrance onto the main road. With the traffic roaring down a long curve and the difficulty in seeing what's coming it's bloody scarey especially if there is a van or 4WD behind you. Close eyes, put foot down and pray!

Urban renewal offers multiple retail and employment opportunities.

Rhodes Waterside shopping centre is on track to open in November and will provide hundreds of jobs for people who live in the local community. The centre has been developed in consultation with the local community and it is expected that 80 per cent of the 1500-strong workforce will be local.

The Rhodes construction site employs more than 3000 full-time workers. The centre is part of the Rhodes Waterside Development, which combines residential, retail and commercial premises. "The Rhodes Waterside project, a major mixed-use redevelopment with an end value exceeding $1 billion, will be of huge benefit to the entire locality, and to Sydney, and will set new benchmarks in many areas," Mr Lang Walker, the executive chairman of Walker Corporation, developer of the centre, said.

The shopping centre will offer more than 50,000 square metres of retail space with more than 100 speciality shops, a 600-seat food court, the largest Ikea in the Southern Hemisphere and an eight-screen Reading cinema complex.

"Too many developments in Australia are coming to fruition where there is no sense of community or fellowship between the residents and their retail and commercial centres," Mr Walker said. "People like to live, work and shop in friendly and interesting environments, where they can interact with each other, enjoy their open spaces, be entertained, shop or just relax."

With the NSW Government's support, a $30-million transport management plan will be implemented by the developers improving the Rhodes railway station and creating new roads, pedestrian and cycle systems.

The shopping centre will open next week (Dec 2). I've been hearing ads for it all week plus there was a full page ad on the cover of the Inner West Courier this week.

Its great to see the changes as I grew up nearby in Concord and this place for too long was negelected. It makes sense as its prime waterfront, plus you have Rhodes station next to it so you get into the city in about 30 minutes. Also you have the Liberty Grove estate and also the new office buildings next to Compaq etc.

And to thing this was all earmarked for housing commission redevelopment only 15 years ago. Thank goodness such good land didnt get wasted on such shit.

Hello People!!!
Went for a sqwiz inside the shopping cener on Sunday not bad at all.Also they showed some cool renderings on the display video of the entire Rhodes Waterside development when its completed looks Very Urban

anway besidies the Lang walkers development I also thought Multiplex living and Meriton own the land and are developing a similar thing to lang walker does anyone have any updated information on these developments I was wondering If Multiplex has gotten Approval To begin contruction of its Apartments

anyway appretiate anyone who can give an update thanks

Green groups have been critising Meriton over it's attempts to dispose of the toxins contiminating the site. From what I remember, the toxins are taken to an incernator on site and then burned and green groups claim that the toxins are being emitted into the air as a result leading to health worries for residents.

In better news, three developments worth $200 million were recently approved for the area.

:runaway: As an Aussie who loved living in Homebush at Liberty Grove, Sydney, I have spent the past 5 years living in Winchester Virginia - America (2 hours West of Washington DC), and look forward to returning back to live in Australia after our daughter graduates from University over here, and then undertakes 2 - 3 years work experience. We will all then return home to Australia together in 2014-15.. Now at the moment she states she will remain over here, so if this applies in 2012 when she completes her studies, then hubby and I will return, as we still have a son living in Australia. I am currently doing my research for a Business Venture I hope Australian's would like to have become available for them to use - saving them both time and money, whilst giving them a Healthy pre-prepared meal to enjoy upon arriving home from work, or something special on hand in the freezer for when visitors drop in, as well, a meal to have for that Special Romantic Dinner Date - it will be there just waiting to be defrosted, cooked and served.

I would however like to bring home a new business concept to Open up somewhere around the Sydney area: (recently discovered in America, and within the past 2 years since it founded - has developed into over 800 Centeres throughout America) What I would like to learn is where this business would be best located, and who thinks Australian's would use the Service this Center will provide. Any added suggestions, recommendations or menu selections would be very much appreciated. I thought Penrith, Five Dock, Strathfield, Concord or Rhodes area would make the best location choices? But I having not lived in these areas for many years, I've lost touch with their recent developments, and so look forward to hearing from you all on this topic.
