SMDC rolling out P15-billion new projects

MANILA, Philippines - Upbeat on the property sector, SM Development Corp. (SMDC) is rolling out four new projects estimated to cost around P15 billion as part of efforts to further boost sales.
At the same time, SMDC president Rogelio Cabunag said the firm’s first quarter net earnings reached P400 million this year, more than 28 times the P14 million reported the previous level. This was driven by a 109-percent jump in sales to a little over P1 billion.
“We’re quite bullish that’s why we have lined up new projects this year,” said SMDC vice-chairman Henry Sy Jr. in a press briefing following the company’s stockholders’ meeting yesterday.
Sy said the company will continue to beef up its landbank to further strengthen its hold in the highly-competitive industry. The company currently has 1.4 million square meters of undeveloped land. “As we see the market continuing to strengthen, we keep developing and buying properties to ensure continued growth.
Cabunag said the four high-rise residential projects include Princeton Residences, Tree Residences, Wind Residences in Tagaytay and Jupiter Residences.
Princeton Residences, a 37-story condominium building located in a 2,400-square meter property along Gilmore St. in Quezon City, is estimated to cost P1.5 billion. Construction will start this year and is slated for completion in 2012. A total of 1,088 units will be offered to the public.
Tree Residences, on the other hand, will involve the development of eight 12-story mid-rise buildings, costing around P2 billion. The project, offering a total of 2,420 units, will rise on a 5.4-hectare pro-perty on Imelda Ave. in Cainta, Rizal and is targeted for completion in 2012.
Wind Residences, meanwhile, is expected to cost P4.3 billion and will make available a total of 2,300 units. Completion of the project is set for 2015.
Situated in Jupiter and Reposo streets in Makati, Jupiter Residences comprises six 40-storey towers with a total of 5,224 units costing around P7.2 billion.
The company has earmarked P7.2 billion for capital expenditures this year or 40 percent higher than the 2008 level. Around 80 percent of the capital budget will be sourced from internally generated funds while the remaining 20 percent will come from borrowings
Following the success of Mezza Residences in Sta. Mesa, Manila, SMDC will launch Mezza Residences 2 consisting of two buildings with 38 storeys offering 1,353 units.
Other projects in the pipeline will be located in Taft Ave., Manila, España corner Mayon in Quezon City and another project in near the MRT Boni Station in EDSA.
“These projects are products of SMDC’s winning combination of prime location that offers convenience and accessibility to homeowners, upscale look and appeal, first rate amenities and affordable payment plans,” Sy said.

Megaworld has upped the ante with their One Central and Two Central building designs so I hope SM also provides unique designs for at least some of their future condo projects.

Actually,that area has already been fenced. From their postings, it seems that there will be 2 towers for Cityland. The would be occupants of Green Residences facing Taft Avenue will have the view of Cityland buildings along Taft.

Green Residences will also have pools inside. As a SMDC agent, I saw the preliminary floor plan lay out of green residences. 16 sqm studio units will be facing the amenities (inner layer) and the 1 BR's (23 and 26 sqm will be facing the outer layers. Imagine the lay out as a box inside a box. In between the boxes are the hallways =)

AN UPTICK in demand in the property sector pushed profits of listed SM Development Corp. to a record P3 billion last year, the company told the local bourse on Friday.
The residential development arm of Henry Sy’s mall and banking conglomerate posted a 62% surge in net income from P1.9 billion in 2009. "Noteworthy 2010 results were due in part to the further completion, sustained warm market acceptance of SM Residences and MPlace units, and high customer satisfaction for the company’s various projects," SM Development said.
"Favorable economic conditions prevailing in the Philippines during the year also supported SM Development’s positive performance," it added.
Profits from real estate operations grew by 66% to P2.6 billion. Consolidated revenues climbed by 74% to P10 billion, SM Development said. Last year, SM Development pre-sold 10,338 residential units worth approximately P21.8 billion, higher by 129% from the previous year.
Earnings before interest, taxes, depreciation, and amortization (EBITDA) -- an indicator of cash flows for highly leveraged firms -- reached P3.7 billion, or an EBITDA margin of 40%.
"The strong results achieved by SM Development in 2010 attest to the proven viability of its business model, which is to provide high quality residences in strategic locations at affordable price points," Henry C. Sy, Jr., vice-chairman and chief executive of SM Development, told reporters.
To date, the property firm has a portfolio of 14 residential projects, 13 of which are in Metro Manila. Last year, the company launched its new brand, MPlace, which targets young professionals like business process outsourcing employees. "With many of its residential projects nearly sold out, SM Development plans to unveil five new projects this year," the company said.
Last month, Mr. Sy said the property developer was looking at raising as much as P10 billion through the equity market in the first half to bankroll expansion here and in China. The firm expects profits this year to reach more than P4 billion.

so far wala pang ginagawa sa area.. parang uumpisahan muna ang centennial bldg ng lasalle before they start construction sa green residences.. kasi magkakatrapik na sa area kung sabay sabay sila.. siguro pag naka three floors na ang centennial bldg ng lasalle baka dun na sila magstart.. baka lang.

The P2.4Mio price though for 28sqm with balcony is a bit expensive.
The Savemore grocery makes it more appealing esp for the renters!
The launching of this project would doom Philtown, it would put the cross on their WHTaft Condo's grave that is being dugged as of the moment. :lol:
i'm surprised SMDC priced this competitively (considering they were looking at P95k/sqm before per above), they must have felt saturated na masyado ang market dito with all the ongoing condo projects in the area.
mightyrai May 12th, 2011, 04:29 AM yes, indeed the 1.8M for the 23.47sqm (1br) is a good deal. However the 2.4 for 28sqm with balcony price range is far from those w/o the balcony, however you will have a better privilege to relax and enjoy the scenic view within the balcony area. It is also nice to see that SM will be putting a Savemore grocery on the ground level for convenience. The nearest grocery I knew in that area is in Harrison. Oh there's also 1 small grocery along Vito Cruz. About 1 block away from DLS-CSB SDA building. :)

joshualegaspi32 May 12th, 2011, 04:45 AM i have not seen the floor plans but it would seem that most of the additional 5sqm area would be used up for the balcony, so it would seem u end up paying 33% more just to have the balcony - as for the views, u really wont have a good view sa front and the sides of the tower kasi it's blocked by cityland and other tall condos right beside it.
BUT ang magandang view that I could see would be sa LIKOD - u might have an obstructed view of the Manila Bay and a full top view of the Rizal Stadium/Harrison compound at the back!

Agreed that its too expensive, but La Verti not a better option at all. Cityland would be a better option. Most of those who are going to buy here are most likely those working or studying in DLSU or St. Scho or investors who are going to rent it out to them. The road going to La Verti from DLSU is unsafe and dirty and now traffic just got even worse with the expansion of Jac, green star and DLTB.

DMCI La Verti Residences is a dangerous place to travel when you'll be coming from La Salle. Road there are dark and are prone to holdapers.

But la verti's resort type amenities, 60% open space area (not d usual box type bldgs of d dlsu area), contractors track record plus much more competitive pricing more than makes up for its location.. Although la verti's location isnt rili bad at all - its location does not limit its market only to dlsu students but also to makati yuppie workers and moa complex lovers. There are just too much projects now in d dlsu area fighting for the student market.
mightyrai May 12th, 2011, 05:31 PM I agree that La Verti will capture not only the students but also employees working in Makati. And the resort type amenities is a plus factor.
On the other hand Green Residences suits well for students. When I was still a student, we usually hang out on my friend's condo in Burgundy. Co'z as a student, we usually have irregular sched. Sometimes we have a very long time-gap for our next class. I was able to experience to have a subject where in my first class will be 8-11am then my 2nd class will be 6-9pm. Having a house besides the university will allow me to save travel time, and relax at the convenience of my house. Once you already graduated and you no longer need your condo, you can easily rent it out to students. Rental within the area usually cost around 15-30k/month depending on how big your unit is.

JudeD May 12th, 2011, 09:46 PM Just my two cents about La Verti's neighborhood, which some poeple don't seem to take into account. Obviously, once the whole development is done, then the surrounding area will become much safer and brighter. That area of Taft will probably experience a revival with all the relatively affluent people moving in. Also, the side facing Manila Sanitarium leading to Rizal/Harrison is quite safe. it's already full of condominiums and middle-class homes, and a lot of dorms for La Salle/Arellano students.

mightyrai May 13th, 2011, 05:21 AM As per my experience when I was still a student, I don't feel safe when I walk from Lasalle to Buendia.. The road when you pass through Vito Cruz isn't safe especially during the night. I have a friend who live in a condo along that area, and she usually ride a pedicab each time she go back to her condo. Pedicab in this area will charge you no less than 20-30php.

Laverti is also okay since at least they are not just limited sa student market since they also have the makati yuppies and young families within their reach. Cityland can still compete in terms of affordability but they have to make sure they don't price near d smdc level. It will be challenging though for torrelorenzo2 while this will doom whtaft.

I wouldn't buy a unit for my own use.. aside from the project's high density, parang ang hirap na ang kasama mong nakatira sa building ay puro estudyante..
Likewise, it wouldn't be wise as well to buy a unit for investment/rental purposes.. Sa dami ng units, competition would drive the rental price down, down, down... Renters would probably go for other nearby projects first (where there is less people and hindi tenement ang dating). Anyway, they can easily access din naman this project's distinct selling feature which is having Savemore in their lobby.
Sorry, but hopefully this project wouldn't sell well, so that SMDC would learn how to moderate its greed and not again design a project such way.

Mali nga yung branding, di pwedeng sa SMDC, pero hindi rin pwede sa mplace yan. Dapat 'my tenement' yan. Malaking panlilinlang eto. Sana hwag magpaloko mga investors dito. If they are gonna saturate the market with 3,000 plus units, it will definitely drive down the rent. Now maybe thats why they call themselves "the good guys" (good in getting your money) :lol:

joshualegaspi32 August 9th, 2011, 07:37 AM saw their booth at the MOA last weekend.. the agent was insistent that the current rental rate of the 16sqm units in the lasalle area is ranging at 20-25K daw per month, so walang talo sa investment na ito! When i asked about how many units are there per floor, she mentioned around 50... but when i pointed out that based on their layout and unit list, there will be around 80 units per floor, she embarassingly admitted that indeed there are 80 units each floor, but this is just because it is supposed to be a three bldg project that are connected to each other.

During our orientation last June 2011, expected start of construction is last quarter of 2011 to first quarter of 2012. Approx target completion is Dec of 2015. Turnover target is first half of 2016. We have not received any memos regarding any changes on these dates. But I will verify this.

BTW, 2241 is the actual address of Green Residences.

Hi frank. AFAIK wala pang released CTS and MD ang GREEN. We are still distributing payment sked, and collecting the 1st DP.

Any way i will call my agent and SMDC call center to verify.

joshualegaspi32 December 8th, 2011, 10:12 AM no, you can no longer withdraw your reservation fee since it is usually non refundable. What you can do, if the check hasn't been encashed, put a stop order or don't fund the check nalang - u'll be incurred with charges but thats better instead of paying the whole reservation fee of 20K or 25K. I don't think hahabulin ka pa ng SMDC (estafa charges, etc) since the RF is just small for them para habulin ka pa.. believe me, sanay na ang SMDC sa mga talbog na checks.. Dont worry also too much about your credit standing with the bank.. they'll just charge you, pero they won't put you at the negative data bank agad agad.. they'll be happy to just charge you with 4K+fees.. when the bank asks you (they rarely will kasi marami ding tumatalbog na checks), you can just mention na u forgot to fund or you already told SMDC to hold d check and it was a lapse on their part. Magkakaproblema lang naman if SMDC will file charges against you which i dont they will

In my brother's case, nerefund pa niya yun reservation fee niya, kinausap ko lang yun agent. Basta yun rf hindi pa naipasa sa accounting.

One Archers is putting up finishing touches , EGI is the same as ever, Torre Lorenzo 2 is growing taller, Manila Residences 2 is beginning excavation and wala pa ring development sa condo ng mga Concepcion.

MANILA, Philippines - SM Development Corporation (SMDC) is going "green" as it launched its newest condominium project Green Residences in Manila.
Green Residences is located along Taft Avenue, Manila, just a stone's throw away from De La Salle University, College of St. Benilde and St. Scholastica's College.
Construction on the single-tower, 50-storey condominium began late last year. Target completion of the project is expected by the first half of 2016.
SMDC said Green Residences will cater to the demand for first-rate homes for students and their families in the Manila area.
Estimated pre-selling prices for the units range from about P1.5 million to P3.5 million. Unit types are studio suite and one-bedroom, with or without balcony, with sizes ranging from 15 to 35 square meters.
Planned amenities at the condominium include a library with Wi-Fi hotspots, a gym, a game room, function rooms, and a swimming pool. An SM SaveMore branch will open in the ground floor of the building, as well as other shops and restaurants.
SMDC currently has 15 residential projects under its SM Residences brand and two projects under the M Place brand.
