WCT said on July 17 the scope of works comprised of earthwork, drainage, roads, infrastructure works, sewerage pumping station, electricity sub-stations and 33KV main distribution sub-stations. It said the project was expected to be completed by July 2011, and the contracts were expected to contribute positively to the earnings and net assets of the group for the financial years 2009 to 2011. WCT said MIMSB is a subsidiary of Iskandar Investment Berhad (IIB), the strategic developer for Iskandar Malaysia. IIB is in turn a subsidiary of Khazanah Malaysia Berhad. Medini is in the Nusajaya Development Zone, one of the five flagship zones of Iskandar Malaysia. nazrey July 21st, 2009, 06:41 AM Report: WCT jobs point to construction pick-up Tuesday July 21, 2009 By LEE KIAN SEONG PETALING JAYA: The award of RM766mil jobs to WCT Bhd is a sign that things are starting to pick up in the construction sector, says HwangDBS Vickers Research. The brokerage said in a report yesterday this showed that the Government’s pump-priming efforts were accelerating. HwangDBS was also positive about the fact that the contracts were given to the lowest bidder via an open tender. AmResearch pointed out that the development was consistent with its recent market strategy report, which highlighted a resurgence in public infrastructure spending as one of the two major themes anchoring recovery in Malaysia’s economic growth in 2010. WCT received four letters of award (LOA) for infrastructure works in Medini Iskandar Malaysia, Johor, last week. The works are expected to be completed by July 2011 for Medini Iskandar Malaysia Sdn Bhd, a unit of Iskandar Investment Bhd. AmResearch said WCT had almost reached its new order-book target of RM1bil for this year with its latest contracts and this should also lift its outstanding order book to about RM3.7bil. “We expect WCT to convert at least one other LOA for a Sabah job by year-end,” HwangDBS said. The research house pointed out that the pre-tax margin for the RM766mil contracts was rather low at 5%, implying some risks in the event of cost returns. “The contracts will ensure better earnings continuity post-financial year ending Dec 31 (FY09) and secure its footing in the Iskandar region,” it said. However, the valuations of WCT continue to remain stretched at 17 times calendar year 2010 earnings per share, a premium to IJM Bhd’s 14 times and Gamuda Bhd’s 16 times. AmResearch said the company was expected to be among the key beneficiaries of the Federal Government’s pump-priming initiatives moving into the second half. “The win has put WCT in the running to secure more jobs within the Iskandar region, which is at the early stages of its infrastructure cycle,” it said. The research house said WCT was well-positioned to benefit from an expected uptick in domestic contract flows in the third quarter this year. “In the near term, the company is working hard to clinch a smaller package for a major infrastructure contract in Sabah, worth in excess of RM1bil, within two months,” it said. On WCT’s overseas projects, AmResearch said the encouraging signs of a re-acceleration in Middle East job flows due to the rise in oil prices would benefit the company. “WCT is eyeing more repeat jobs within the massive US$40bil Yas Island (Abu Dhabi) development,” it added. Meanwhile, OSK Research learned there would be more construction works from Iskandar Malaysia in the near future and WCT intended to execute the recent contracts swiftly and bid for more jobs from the same client. At the three-day expo which started on Wednesday, Oct 14, it said the move to showcase the mall was to attract potential partners and retailers. 'We are in the advanced stages of discussion with several internationally known investors,' said Rosenah Hassan, CEO of Iskandar Investment subsidiary Iskandar Harta Holdings. Iskandar Investment is also on the lookout for tenants and has been showcasing the mall at various exhibitions. It hopes to fill around 60 per cent of the retail space with department and speciality stores, around 20 per cent with entertainment facilities, and around 20 per cent with food and beverage outlets. Another selling point for the mall is its low rents. 'We're looking at a range of RM5 to RM10 per sq ft (S$2.06 to S$4.13 psf) depending on the size of the take-up and the location,' Ms Rosenah shared. The rents could change depending on the strength of demand. 'The earlier you come, the better,' she quipped. Of course rents in Singapore's prime shopping areas, with their established shopper base, are much higher. According to a DTZ report last week, first-storey prime retail space in Orchard Road and Scotts Road commanded a monthly gross rent of $39.30 psf in Q3 this year. Such space in suburban areas fetched a monthly gross rent of $33 psf in the same period. Iskandar Investment is also offering incentives to attract retailers and it is working out the details, Ms Rosenah said. Those which are sufficiently unique to draw visitors - themed restaurants, for example - may be able to enjoy a 10-year exemption from corporate tax and other perks, she added. While the mall seems to have several factors working in its favour, it will need good branding and accessibility to attract shoppers, said Ngee Ann Polytechnic real estate lecturer Nicholas Mak. Millennium Development International (MDI) Malaysia country manager Richard Polkinghorne said earthwork and laying of infrastructure facilities at the three zones started a year ago and were progressing well. He said the master plan developments for the three zones had been approved by the Iskandar Regional Development Authority (Irda) and the relevant authorities. “We’ve hosted strategic investors from all over the world for site visits and many of them have expressed their strong interest to invest in the projects,” Polkinghorne told StarBiz. Beirut-based MDI is managing the development of the three zones – the two Lifestyle and Leisure Zones and the Iskandar Financial District in Medini – on behalf of Global Capital and Development. GCD, a Mubadala-led consortium, is the concession holder tasked with the development of Medini, comprising lifestyle and leisure cluster, Medini business district and a cultural centre. WCT is buying 4.1ha from GCD for its commercial project. GCD chief executive Keith Martin said it expects a new wave of development in Medini next year. Martin said GCD is talking to potential investors in various sectors in Asia Pacific to invest in Medini. "In 2012, there'll be enough critical mass and completion of projects. Post-2012, a new demand structure will evolve ... and with that, comes better profits," managing director Datuk Wan Abdullah Wan Ibrahim told reporters here yesterday. Projects that are expected to be completed include the Coastal Highway, which will improve accessibility to Nusajaya. This is expected to be done by the end of this year, ahead of schedule, he said. The indication of projected 3.5mil population in Iskandar is actually wrong already, as mentioned by the previous CEO of Iskandar Investment, unless they are able to MOVE people from Klang Valley to there, thus that explains why the Special Tax Rate there for Malaysian citizens. So the federal government must be constantly pumping in money just to service the under-utilised infrastructure in Putrajaya. The landscaping, the street lights that shine on the vast number of roads without buildings built next to them, the asphalt/concrete pavements that have to be resurfaced year in, year out. The entire cost used to maintain such a vast new city without the population doesn't make any sense, and that is why I am totally opposed to Nusajaya and Medini. At least Putrajaya is a federal territory and has direct access to government money. Nusajaya/Medini belong to Johor, and with a government here that cannot even manage its state investment firm JCORP well, and Iskandar Authority already has a corruption scandal, I fear Johoreans would bear the brunt when Nusa/Medini eventually fails. Qingdao Zhouyuan is a subsidiary of Hebei-based real estate developer Zhouda Real Estate Group. "This is the first real estate investment by a foreign company in Medini Iskandar Malaysia and the biggest project investment in the area, to date," headded. He was speaking to reporters after signing two framework agreements with Qingdao Zhuoyuan for the development of mixed residential and commercial projects in Medini Iskandar here on Thursday. The ceremony, witnessed by Deputy Prime Minister Tan Sri Muhyiddin Mohd Yassin, was held in conjunction with the third World Chinese Economic Forum. The first framework is for the establishment of a joint venture between Iskandar Investment and Qingdao Zhuoyuan to develop a residential project on a 7.256 hectare plot in Medini North, in close proximity to LEGOLAND Malaysia. The total sales value (TSV) of the project, 80 per cent owned by Qingdao Zhouyuan, is RM157.6 million with an estimated investment reaching RM1.2 billion. The second framework agreement is for the sale of lease for a 3.896-hectare plot, also in Medini. Qingdao Zhouyuan will establish a mixed-use development on the site, which has a TSV of RM70.8 million and total investment estimated atRM520 million. "Qingdao Zhouyuan's investment into Medini, is a clear affirmation of the company's confidence in the growth potential of Iskandar Malaysia and Iskandar Investment as its investment partner, to take on opportunities in Southeast Asia," Syed Mohamed said. In a statement on Monday, the company said the two parcels of land adjacent to each other totalled 691 acres (276.4ha), adding that the leases acquired were for a period of 99 years. Sunway said the newly acquired land known as Zone F Medini would boost its landbank by 30% from the previous 2,145 acres, while the proposed development will increase the company's current GDV to RM32 billion. As a result, Sunway will become one of the largest land holders in Iskandar Malaysia. "With the acquisition, Sunway will have 755 acres of development land in Johor, in addition to the existing land at Bukit Lenang, with estimated total GDV of RM13 billion," it said. Meanwhile, in an email reply to The Edge Financial Daily, Sunway said the parcels of land were controlled and owned by Iskandar Investment Bhd (IIB), which had chosen not to sell the land but grant leases to developers so that they can develop and sell the land to end-buyers. Another source said there was also a plan for a new road linking the Sunway project in Iskandar to the Second Link in order to give Singaporeans better access to the development. Sunway hopes to capitalise on its established brand name and its “Singapore connection” through the presence of the Government of Singapore Investment Corp (GIC) as one of its major shareholders since 1999. An analyst said he was expecting the Iskandar project to be significant for Sunway's earnings going forward and was awaiting more details on their plans. In other parts of the world, like Dubai, Pudong, Incheon (Seoul), etc, when a development region is being built, you can see cranes and high rises all over the place in high density, nothing like what you see in Nusajaya and Medini now. Here, the government fails miserably to convince huge private developers, foreign and local, to invest here and build something big. The only firms doing work here are GLCs like UEM, and we all know that these firms don't build something first class, just some mediocre-quality products. Danga bay is a developer for developers. the land bank they have along the bay area is mind boggling... Its just business. As for medini mall, its just first phase, big investors small investors alike tend to test mrket first, thats y on the master plans every thing is 'proposed development'. However there is real progress is IM. I reckon they spent the last 5-10 yrs getting the roads and infrastructure ready. Dont be too quick to judge, best indicator ask the business owners at the mall.. See if they make money or not. Isnt that what matters? In life its really really tough to make things perfect.. And our nusajaya really is green field... To be honest, I have not personally invested anywhere close to nusajaya. But seeing where things are headed, it might just be a possibility.. Who knows I'm just ranting here, but star cruise might just make puteri harbor one stop along the way up malacca straits, a little bird told me. even mid valley came up in phases but ok, it was much much better thought up. Johor much less nusajaya is a really untested market. But all signs point to a better johr for everyone involved. But bro in terms of a mall danga city mall ..
