The 24-acre Regent Square project stands out from the mixed-use crowd because GID Urban Development Group says the company is now on track to break ground sometime in 2009, following more than a year-long delay.

The project is slated for an area bounded by Allen Parkway, West Clay, Rosine and Tirrell. GID, a division of The General Investment & Development Cos. of Boston, has owned the site formerly occupied by the Allen House Apartments for 20 years.

Plans call for 225,000 square feet of retail space, 150,000 square feet of office space and 635 apartments on the site, with an opening date in late 2011.

The first building on the south side of W. Dallas as you come east on W. Dallas will be a 22 story condo tower (the tower in the lower right corner on the 2nd rendering). Second, the building on the SE corner of Allen Parkway and Tirrell will also be condos,however, they are planning on building the W. Dallas tower first and then the one on Tirrell when market conditions are right, so it (the Allen Pky & Tirrell tower) is not part of phase one.

The building at the SW corner of Dunlavy & Allen Pkwy will be an office building and have some sort of LEED certification (as will the condos, but not the apartment buildings). The whole complex has some sort of LEED rating for being mixed-use.

New York City-based Handel Architects LLP has revealed its design for a new 28-story residential tower in Houston, Texas. The Regent Square tower will include 150 condominiums, a 15,000-square-foot (1,400-square-meter) amenity deck, and 10,000 square feet (930 square meters) of indoor amenity areas. LEED certification is expected.

The design combines two distinctly different halves. The eastern half features floor-to-ceiling curtain wall with views of downtown Houston. The western half introduces double-height outdoor space to each unit with expansive views towards Memorial Park. Gary Handel, AIA, is serving as partner-in-charge. The building is part of a 15-acre (six-hectare) master plan for a pedestrian-oriented neighborhood. The developer is GID Urban Development Group.

What's the current status of the project?

I'm really ecstatic that it opens up in the rear to North Montrose because Allen Pkwy feels really disconnected from the rest of Houston, especially considering how it cuts through the heart of Houston. This will give the Allen corridor a more urban feel.

They are waiting until (Oct)? 2010 to start construction. Phase II is still in the designing phase and the sales center is open.

With the economy putting the breaks on developments in a lot of cities right now I hope this one is able to make it off the ground. So if they're beginning Phase 2 sales before Sales 1 is even begun really, does that mean Phase 1 is sold out already? If so, why aren't they already underway with it? Weird.

October 2010 is the target date to start. Why? Why does it have to be that long? This and westave are my favorite projects in Houston. I really hope this gets off the ground. All of it.
