انگیزه احداث
مرکز تجارت جهانی با هدف ایجاد یکی از بزرگترین و خاصترین مجتمع های چند منظوره تجاری، اداری، مسکونی، خدماتی، ورزشی، تفریحی، فرهنگی و توریستی منحصر به فرد در کشور، منطقه، و جهان با بهره گیری و دعوت از دانشمندان، نخبگان و متخصصان ممتاز و برجسته ایرانی و خارجی برای اولین بار در ایران با رعایت استانداردهای روز دنیا با سرمایه گذاری بخش خصوصی احداث می شود.

این پروژه عظیم ملی پس از مطالعات گسترده اقلیمی، فرهنگی، اقتصادی و فنی توسط اساتید، متخصصان و کارشناسان زبده و با حمایت و مساعدت مقامات عالیرتبه کشوری و استانی با انگیزه ایجاد یک مجتمع فوق مدرن و منحصر به فرد در ایران، منطقه و جهان و نیز ایجاد اِلمانی برای کشور اجرا می شود.برگزاری مجامع و جلسات متعدد علمی و فوق تخصصی و انجام تحقیقات گسترده و دقیق توسط مشاوران عالی و دانشمندان ایرانی و خارجی این پروژه طی بیش از سه سال جهت انتخاب محل احداث مرکز تجارت جهانی برای نخستین بار در ایران، سرانجام منجر به انتخاب شهر شیراز گردید.

این انتخاب به دلیل موقعیت ویژه و استراتژیک اقتصادی، اجتماعی و فرهنگی شهر شیراز به عنوان قلب تجارت و فرهنگ ایران و نیز نزدیکی به خلیج همیشه فارس و کشورهای حاشیه آن صورت گرفت که به تایید کلیه مشاوران، اساتید و متخصصان رسید. پس از تحقیقات گسترده و مطالعات فنی مدون در طرح جامع و تفصیلی شهر شیراز به منظور انتخاب بهترین موقعیت تجاری شهر جهت احداث مرکز تجارت جهانی و نیز با توجه به وجود مناطق و خیابانهای مشهور و بارز در کلیه شهرهای مهم دنیا که عنصری جدایی ناپذیر از شخصیت هر شهر محسوب می شوند، خیابان قصردشت در شیراز که شاهراه حیاتی ارتباطی و تجاری شیراز می باشد، جهت احداث این پروژه ملی برگزیده شد. در عین حال با توجه به طولانی بودن این خیابان، حد فاصل سه راه عفیف آباد و چهارراه زرگری در این خیابان که قلب تجاری شهر به شمار می رود، علیرغم بالا بودن هزینه های اجرایی و شهری آن اختصاصا به عنوان بهترین منطقه شهر شیراز و در نتیجه بهترین و مناسب ترین جایگاه احداث مرکز تجارت جهانی انتخاب شد.

گفتنی است تجمیع هزاران واحد تجاری و اداری در این مجتمع عظيم که یکی از گرانترین مناطق شهری از نظر منطقه بندی شهرداری و بهترین موقعیت شیراز به شمار می رود، به دلیل جلوگیری از رشد خطی واحدهای تجاری کناره خیابان قصردشت، به طرح جامع و تفصیلی شهر نیز کمک شایانی می نماید.

این منطقه همچنین با توجه به دسترسی های بسیار مناسب ترافیکی و شهری و نزدیکی به بزرگراهها و خیابان های مهم و بویژه ایستگاههای مترو از اهمیت ویژه ای برخوردار است.بدیهی است انتخاب کشور ایران با موقعیت ویژه در منطقه و پس از آن شهر شیراز و نیز بهترین منطقه تجاری این شهر جهت احداث مرکز تجارت جهانی، این پروژه عظیم را از هرحیث متمایز گردانيده و به جرات آن را در رده پروژه های منحصر به فرد و بارز در ایران و جهان مطرح خواهد کرد.

به همین دلیل کارفرمای این پروژه اقدام به خرید 14 قطعه پلاک همجوار جهت رسیدن به یک بلوک شهری مستقل برای جلوگیری از ایجاد مزاحمت برای همسایگان نموده و با چندین برابر قیمت، کلیه ساختمانها و پلاکهای این منطقه را که بعضا آپارتمانهای نوساز و لوکس نیز در میان آنها به چشم می خورد، خریداری و اقدام به تجمیع، تسطیح و آماده سازی این منطقه جهت احداث برجهای مرکز تجارت جهانی نمود.

با وجود مشکلات فراوان اجرایی و هزینه های بسیار بالا که به مراتب بیش از هر نقطه دیگری به این پروژه تحمیل شد، صرفا به دلیل انتخاب و تایید کارشناسان و مشاوران خبره و کارآمد ایرانی و خارجی و اطمینان از افق و آینده ای روشن و موفق برای مرکز تجارت جهانی، کارفرمای پروژه را بر آن داشت تا مرکز تجارت جهانی را در:

Is there similar projects planned in Tehran? I'd like to see high-rise office projects in the city. It's necessary to have new office skyscrapers to make company to Tehran International Tower. :D

The important thing is not so much the height, but such a development project to define a distinctive skyline of office buildings.

There are no highrise projects near Tehran International Tower right now. Most skyscraper projects are in Elahiyeh district and they're mostly 20-37 floor residentials.

Shiraz already has a highrise which is actually located near this project (just about 1km away). I hope this will create a place for a cluster later :)

I don't see how this is going to hurt Shiraz' authenticity. If Shiraz actually had some type of special architecture for most of its residential areas just like I'd agree with you; but If you look at the area the tower is being built in you'll see loads of boring lowrises with no historical architecture, so I don't see what kind of "authenticity" you're talking about. And this isn't going remove/damage any historical site/landmark.

Skyscrapers are something that won't just belong to Tehran in near future, you'll see them soon (maybe in ten years) in major Iranian cities. Tabriz for example is already having highrises under construction.

Fair enough, but Shiraz doesn't seem to me as a city that tall buildings would ruin its authenticity... nor am I aware of any airflow problems it would cause.

nah perhaps I'm bias considering the only image of Shiraz i have is the Eram neighborhood in which you have some houses going back hundreds of years,, But as i see in the pictures the city is already more or less ruined by very ugly buildings why not add another one. The problem that I have with it is that its so massive... you can't get around it.

It's the most modern project taking into account size and design, given that behind it is the recently completed milad tower and the teheran international building (50fl apartments)

It's good a cool looking yellow steel frame, too.

They want private investors to invest in our own land and when they do they f**k em up. Just like persian gulf complex, they charged the owner 3 milliard tooman just to move the pedestrian crossing a 50m back so people can go in and out of the complexx easier.

A city like Shiraz deserves to have respect, more gardens and parks and not this kind of ugly towers. If they want to build high towers they should do it in the suburb of the city and connect it to Shiraz by modern rail or metro. This tower is probably one of the ugliest towers in the Middle East.

i dunkno, i hope they just reduce the height to like 10 flrs and build a scraper beside the persian gulf centre or in maliabad rather than inside shiraz lol that would never happpen but anyway, it completely is uncoordinated with the other buildings of the region , in hight and design and facade. and once its finished, its going to be a lone structure, there not gunna develope and actual cluster.

مشكل پروژه مركز تجارت (محمد*پور) از نظر شهرداري حل شده است
شهردار شيراز گفت: علي*رغم آنكه سرمايه*گذار پروژه معروف به مركز تجارت جهاني (موسوم به برج دوقلوي محمد*پور) تخلفاتي داشته كه قابل دفاع نبود، اما موضوع در كميسيون ماده 5 مطرح و از نظر شهرداري مشكل حل شده است.

به گزارش خبرنگار خبرگزاري دانشجويان ايران(ايسنا) منطقه فارس، علي*رضا پاك*فطرت در حاشيه بازديد از پروژه در حال ساخت مجتمع خليج فارس در شيراز و در پاسخ يكي از خبرنگاران افزود: از نظر شهرداري، اين پروژه (مركز تجارت جهاني) مي*تواند براساس ضوابط منطقه**بندي شهرداري منطقه، ادامه كار دهد.

پاك*فطرت با بيان اينكه، اين پروژه از ابتدا پروانه ساختماني نگرفته بود اما يكسري توافق*هايي داشته است، گفت: بحث ترافيكي اين پروژه نيز در شهرداري ديده شده است.

وي در پاسخ به اين سووال كه آيا پروژه ياد*شده باز توسط محمد*پور مي*تواند ساخت و ساز را ادامه دهد، خاطرنشان كرد: از نظر شهرداري در پروژه*هاي مختلف سرمايه*گذاري بحث شخص مطرح نيست، موضوع سرمايه*گذاري از نظر مسايل ترافيكي، ضوابط و مسايل شهرسازي و رعايت قوانين و قواعد مصوب مطرح است.

به حتم از تمام پروژه*هاي بخش خصوصي كه مراحل قانوني را طي كرده و خلافي نداشته باشند بازديد كرده به عوامل آن خدا قوت مي***گوييم و اگر مشكلي داشته باشند در چهارچوب قانون و در حد توانمان، مرتفع مي*كنيم.

به گزارش ايسنا، پروژه*اي كه مدت*ها در شيراز و كشور زمينه*ساز بروز جنجال*هاي رسانه*اي شده بود، و در رسانه*هاي به*نام*هاي پروژه محمد*پور، برج تجارت جهاني و برج*هاي دوقلو و .... خواند و معرفي مي*شد، از سال 83 در خيابان قصر*دشت شيراز و توسط گروهي از سرمايه*گذاران ايران و خارجي، پس از توافق*هايي با شهردار وقت فعاليت اجرايي خود را آغاز كرد.

اين پروژه از ابتدا موجب بروز حساسيت*هايي در شوراي دوم شهر شيراز و محافل سياسي شد و بسياري از مسوولان و شخصيت*ها به*صورت مستقيم و غيرمستقيم به آن مرتبط شده يا ربط داده شدند و در نهايت رييس وقت قوه قضاييه به واسطه برخي اظهارنظرها، يكي از عوامل اصلي سرمايه*گذاري آن را دروغ*گو خطاب كرد.

تمام مسوولان و مقام*هاي عالي*رتبه كشور هر گونه ارتباط با اين پروژه و مالك، مالكين يا سرمايه*گذاران آن را مردود اعلام كردند، اما برخورد قانوني با تخلفات سازنده كه تخلفاتي محرز محسوب مي*شد، تا سال 89 به*طول انجاميد و در نهايت شهرداري براساس حكم صادره اقدام به تخريب بخش*هايي از اين پروژه كرد.

پروژه يادشده قرار بود در قالب دو برج بيست و دو طبقه در نقطه* مركزي شهر شيراز و در خيابان قصردشت كه هم*اينك نيز با مشكلات عديده ترافيكي دست به*گريبان است، احداث شود.

برخي اظهار نظرها حاكي است، اقدامات غيرقانوني سرمايه*گذار در خصوص قطع اشجار و حركت در خارج چهارچوب*هاي مصوب شهرسازي و ضوابط منطقه بندي و شكل تبليغات و بعضا جنجال*هاي رسانه*اي و همچنين واكنش*هاي بعضا متناقض شوراي دوم شهر شيراز، از عوامل اوليه و اصلي در واكنش*ها به اين سرمايه*گذاري و بروز چالش*هاي بعدي محسوب و عنوان مي*كنند.
