Hope so. I love these quality boutique developments. So it's this one and Axis for Main Beach then.

Does anyone know of any other sites which have been slated or have potential for development in Main Beach?

I wouldn't expect this one to get up in the current cycle - building costs are way too high for these small developers.

On my travels today I noticed a potential construction site just behind Tedder Ave in Main Beach...

http://www.cmrdesign.net/towers/milan-sign-260905.jpg

http://www.cmrdesign.net/towers/milan-sign2-260905.jpg

There were big stripey barriers all around the site...

http://www.cmrdesign.net/towers/milan-barriers-260905.jpg

... but I managed to poke the camera over the top and came up with this ...

http://www.cmrdesign.net/towers/milan-site-260905.jpg

Went home and looked at Emporis and apparently this development is under construction... but the date suggests it started in 2004! The website however - www.milan.net.au - seems to point to the fact that it will still be going ahead, and features all kinds of information about the development, but unfortunately no renders of the building itself.

Does anyone know anything about this one??

well i started thread back in feb 2004 and the sales guy said ther was alot of interest in Milan. its not like it has to sell hundereds of units. its only 30. boutique style tower. so maybe there waiting for a better time. Its in mainbeach so its not like it wont sell. ther isnt many plots left for highrise so it will eventually get built. maybe next cycle?

I'll have a look next time I'm up there Cul. As for Luxe in Southport, that one could be in serious trouble. Apparently according to the Bulletin a few weeks back the investors were in financial trouble.

Along with all the junk mail this morning is a big promotional flier/magazine about Milan. Some interesting points:

- it's a $38 million tower
- 16 apartments, average floor size of 278 sq m
- 10 ($19 million worth) have been sold already, 6 to go
- apartments have 3 bedrooms/3 bathrooms & 360 deg views
- features an on-site concierge "be greeted at the door of your home, have the car parked and your luggage or shopping delivered to your doorstep"
- developers Smatay Group are set to start construction in 2006, final negotiations are now underway with the builders
- expected to take 15 months to build
- penthouse features a double-height living space
- heated spa pool, 25 metre lap pool, barbeque terrace, steam room, sunbathing terraces, 'electronics for home automation including pool side internet access'
- average price per apartment is $2.33 million

Is this the only Mainbeach project proposed atm? Seem's Mainbeach has peaked and being overshadowed by developments Southport and Broadbeach.

Mainbeach looks great in the top of this arieal picture form Aussie Bhoy, and appears to be room for a few more projects!

yes mainbeach may have outgrown its area. The lowrise you can see to it west are zoned houses and van parks. not sure if highrise can go there? maybe they can and no one has amalgamated lots of properties to gather enough fsr to erect a big one.
mainbeach has a 40storey height limit.

16 floors now not 20? You think the penthouse would be 2 floors at least so probably 17 - 18 floors.

well the development is actually looks really good, the curent site looks untouched, they should really but up 'Milan' signage around the whole block so people cant see whats curently there...

and they could clean 'fu*k' off from the Milan Samtay sign lol....

West of Tedder Ave the height limit is 2 storeys which is vigorously protected by the Main Beach Progress Association. The recent controversial Tedder One (only 5 st.) proposal is proof of this.

Map below shows current height limits for Main Beach
