Vulkan is an old industrial area at Grünerløkka in central Oslo. Lpo won a masterplan competition in 2004 and the development follows a string of old industrial areas being renovated all the way along Akerselva river trough Oslo. The goal is to have the whole area completed by 2011. Developpers is Aspelin-Ramm and Anthon B. Nilsen and their slogan is Different tought requires different rooms, basicly they promote developments of Education, art, food, fitness and culture. With the additional office, cafés, hotel, shops and appartments (around 50) naturally. Total floorspace will be around 63 000 m2 - where 16 000m2 is rehabilitated building mass, and the plot is around 22 000 m2. Vulkan used to be a steelwork for bridgebuilding. The area will be very walking-friendly with no cars passing trough, a new bridge will connect it with a new park on the other side of the river.

1. Westerdals School of communication

This building is scheduled for completion in the summer of 2010, the winner of architect-competition in 2007 was Kristin Jarmund, the project is being worked on to cut down some costs without (hopefully losing it's stylish design.) It consists of 4500m2, where the school will rent 3600m2.


The building is conceived as a square peg in a square hole, where the outer walls of the building are smaller in size than the inner walls of the basement. This will create a dynamic subterranean space which will be glassed over at street level.

The schools's classroom floors will consist of large flexible platforms and the outer walls will be of glass, covered by perforated metal panels, which can be moved mechanically.

An original industrial building from 1962, this building was rehabilitated in 2005 and now houses Oxygeno gym and Spa aswell as Einar Granums school of art.

This building will be 9 floors tall facing Gjennomfartsåren and 5 floors tall facing Maridalsveien. Floorspace of around 12600 m2.

5. Bellona

This building designed by Lpo will be finished in october 2010, and will house Bellona offices, the facade will be 50 % made up of Suncatchers, it will be densely isolated and have smart-energy system allowing it to reach energy-use as low as 80 kwh/m2. Bellona will use 1600m2, and the whole building will be 3300m2.

6. Fabrikken

Will be a mixed-use venue with 1200 m2 floorspace. Completion in the first half of 2010 - construction start this summer.

7. Mathallen

This old industrial building is to be rehabilitated. With a floorspace of 4700m2, this will be a market hall for food. Completion is scheduled for 2011.

8. Søndre kvartal

Includes a Scandic Hotel scheduled for completion in january 2010. It will be 10 floors tall facing Gjennomfartsåren and 6 floors tall facing Maridalsveien. Whole of Søndre kvartal is scheduled for completion in the spring of 2011. Floorspace around 10000m2.

Partly rehabilitated (9) undustrial building from 1942, and partly new building (10) it opened in 2008. A center for Dance designed by Lpo. Floorspace is 3500 m2.

These shots are from Vulkan, not much going on constructionwise right now, but soon:

Poster with a render of Søndre kvartal and Fabrikken, the only 2 buildings not confirmed to be ready in 2010 are 2,7 and 4. Altough Vulkan has claimed to build the whole area during 2011, we will just have to wait and see... ;D

Nice thread, much better than Vulcan itself;) The hole project is a big mistake IMO. Trying to become a hot spot in Oslo, which it wont be for the next 100 years. The old buildings should have been demolished, and replaced with residential highrises.

^ I don't think so - i like this project even more than Tjuvholmen (Because it's Østkant, more of a "peoples project" and in a "dump" :), but we will see... The density is good with 9-10 floor buildings for such an area, ofcourse more height wouldn't be any problem for me, but overall i like it very much=) Tearing down the industrial building is not cool, but adding more height to them aswell i wouldn't mind. Anyway Riksantikvaren would never let those be demolished... :D She is even complaining that Søndre kvartal looks to good, making the industrial buildings look bad... :ohno:

Atleast those in the dance-crowd where very happy when Dansens hus was built, and the food-hall is much needed!

I'm surpriced you would be negative to this being a Løkka-man yourself. Would you rather have Waldemars Hage style blocks here?

I also must say I really likes the plans! I think the buildings along Maridalsveien especially will improve the area and connect the upper and lower parts along the street a lot. It will be fun to se how the construction develops. Lets hope it all will be buildt as intended, and that it will happen soon. I saw in the video that they were expecting it finished in 2013, wich I think is more realistic than 2011. But is has not been done anything in the last 6 months? Maybe they wait for better times?

Muster: Why don't you like it? I'm sure the area will be a lot more urban and exiting than building only apartments.

I don't like the project beacause it is messy.It is not dense enough, and will always be a dump far from the beaten track or any important public transport. I dont see why they should preserve the old buildings either. Oslo, Akerselva (and Norway) is full of these redbrick industrial buildings. `

Well:

-Messy is a good thing, cities are messy by nature, especially Oslo, messy cities are usually more interesting (as long as they are urban), middle age cities are very messy - and also the most popular to visit/live in :)

-It's density is high, it's about the same as Tjuvholmen i believe. 63daa floorspace on 22daa plot, you do the math...

-Far off the beaten track? Blå is 2 minutes away, Olaf Ryes Plass is 5 minutes away, Nedrefoss is nextdoor, Khio is 5 minutes away.

- No transport? 2 buslines stop right by, 3 tramlines stop 2 minutes away, Jernbanetorget is 15 minutes away, main bikeroutes and roads passing by... Sweco calculates car travelling to Vulkan will be around 1 out of 3.

- Preserving the old buildings is a way of keeping the history in the area alive, i don't mind them preserving buildings as long as they are either important, beautiful or can be put to real use in the same matter as a new building could without greater disadvantages. The last point can be said about these :) Anyway - you know what Riksantikvaren is like when it comes to stuff like this...

- The fact that it is in a valley-dump only makes it better that someone is interested in developing such an area - don't see that as a bad thing regarding likes/dislikes of this project in particular:D

LOL, I'm a little divided between you two concerning this project, I agree with muster in that it will have a bit of a problem attracting enough people to make it feel truly lively, but I do agree with Ingenioren that the project is an improvement from the "dead dump" that it's been for a long, long time.

Hard to say whether I ultimately like this or not. It is better than having almost nothing there like today, though.

This will attract the same sort of people that are willing to pay a zillion for an appartment in Grünerløkka, and there are plenty of them. Great project! The area desperatly needs to be freshened up, and this seems like a senisible project.

Yo Nimbys! Sorry for my late answer, but this project is so boring that I find it hard using my precious energy commenting it. The ambitions for the area is almost there. It should be an extension of the inner city strong enough to bind St.Hanshaugen, Grünerløkka and innercity together. The scale of the project is not enough, and this area will still be a deadzone most of the time. The foodhall is just a good idea until it get's competition from a foodhall in better locations in the city.
There area should have been three times more dense with 3-4 highrises 80-120 m. No problem when it is located in a dump. The area needs to be visible all over the city!
So again, you Nimbys, you can just keep on loving you're old rusty warehouses, while I focus on REAL city development:D

It pretty much is an extension of the inner city. Why does it need to be visible all over the city? And isn't it kind of unrealistic to think that 3-4 highrises 80-120 m would ever be allowed in such an area?

Like Mjoks said, highrises don't necessarily mean "real" city development. Groruddalen has a lot of residential highrises, do you think that is real city development?

10 floors in Oslo, that is not to bad... Ofcourse i would like them higher, but i wouldn't like it if they teared down those cool old industrial buildings, it's nice to have some history of the site preserved, Akerselva is my favourite route to downtown thanks to all these great buildings all the way, Akerselva doesn't need to be overshadowed by new highrises in all it's length, only the Vaterland and Nydalen parts :)

I wouldn't mind something like this either. The old and new mix is very nice in my opinion:

It can't be right the whole sight will be done in 2011? Any info on this? Last time I passed, there were only the big "lake" - which has been there for at least 6 months without any change.

For to måneder siden ble Aspelin Ramm hovedeier av Vulkan Eiendom. De har bestemt seg for å få fortgang i planene. Byggingen av Vulkans nye deler starter nå i høst, og hele området skal stå ferdig innen 2011.


What does "innen 2011" mean? During 2011 or before 31.12.2010 ?

Vulkan er et spennende utbyggingsprosjekt som vil sette sitt preg på Oslo. Du finner Vulkan i Maridalsveien 17 ved Grünerløkka. Byggeperioden er 2009 - 2011.

Det gamle industriområdet er under forvandling og skal bli en attraktiv møteplass for kultur og næringsliv. Her samarbeider ressursterke partnere om å skape en arena for kreativitet og utvikling.

Generelt
Dansens Hus, Oxygeno treningssenter og Einar Granums Kunstfagskole er allerede på plass. I løpet av sommeren 2009 starter vi å bygge nytt hotell for Scandic, scenebygg som skal drives av Fabrikken og Søndre kvartal som vil inneholde forretningslokaler, kontorer og leiligheter. På Vulkan kommer også Westerdals nye skolebygg og Oslos første mathall. Vulkan utvikles av Aspelin Ramm og hovedarkitekt er LPO arkitektur & design as.

Beliggenhet
Vulkan-tomta ligger tett inntil Akerselva og er omgitt av spennende kulturnæring både oppover og nedover elva. Faktisk kan man velge å se på Vulkan som en «missing link» mellom Kunsthøgskolen og Arkitekthøgskolen på den ene siden, og Blå, Hausmania, Kulturkirken Jakob og DogA på den andre.

Her finner du både buss og trikk i umiddelbar nærhet, men siden Vulkan ligger midt i smørøyet er det gåavstand til så å si alt!

Lokalene/innhold
I løpet av våren 2011 ferdigstilles Søndre Kvartal som vil inneholde ca 3.500 m2 kontorlokaler. Vi ønsker leietakere som kan bidra til, og dra nytte av, det kreative miljøet på Vulkan.

Det vil være mulig å leie kontorlokaler/showroom fra ca 250 m2 og opp til ca 3.500 m2.

I løpet av våren 2011 ferdistilles første byggetrinn som vil ha ca 4.000 m2 forretningslokaler med direkte adkomst fra bakkeplan. Vi ønsker leietakere som kan bidra til, og dra nytte av, det kreative miljøet på Vulkan.

Det vil være mulig å leie forretningslokaler/showroom fra ca 150 m2 og opp til ca 800 m2.

Yesterday they started building on the Bellona building. A "gravemaskin" has started punting up the old old "grunnmuren" that was the foundation for the old mathall i guess. But finally we are talking about a new project that has started up here boys.

And they are probably going to start the hotel Scandic right next to it very soon as well.

Looking forward to seeing the progression as i take the bus right next to it every day to work.

Now they've also started the groundwork on Vulkan tomta. they are tearing down some of the foundations behind the old apartment complex and therefore its reasonable to think they are starting up the hotel project as well these days.

cant wait. because there are all in all exptremely few projects in the city these days.

and also quite little activity going on with updates from everyone as well. but, maybe its just me who wants to see updated pics all the time.

Looks very nice! The vulkanoslo.no has a lot of information - i like that, don't think this one gives a clear picture of how the area will be when it's all finished in the same way.... I like how the old site gives you a map with a short description of all the buildings and about the industrial history. It also sells the whole area, not just to the residents but as it lifts the whole local area and benefits the whole city. But is this site going to replace vulkanoslo.no ? Or is it in addition to it?

Thanks for the feedback.

The new site will replace the old one. We'll try to include most of the good stuff from the old site, but the design was beginning to look a bit dated.

We're definitely trying to "sell" the whole area and want to contribute to urban development in the surrounding area as well. We're using google maps on this site to be able to get input to the map form surrounding businesses.

You're right that stairs and universell utforming don't mix well... The construction team and architects are working on other solutions.

hei,

i'm new here, and couldn't resist posting on this development...

i live just down the river from this and i think that it is just right for the area - for anyone to say that it isn't modern because it doesn't have a high rise or two is absurd, the area does not support high rises for a start, what would be the point, it is set in a leafy historic valley...

i find having to go out in grunerløkka quite dreary, so this will make a nice change, yet at the same time will not spoil the ambiance of the area as it is now.

i may try to take a walk up there tomorrow and take a few snaps :okay:

Still not positive to this developement. It's nice that they build something here, but 60.000 m2 is not enough, it should have been 150-200.000 m2. The main problem is that it still will be a dump and a detour. The hole area should have been lifted to the same level as Maridalsveien!

Same goes for the "Blå" area..:ohno:

the star of this part of town is akerselva, i can't see how they could breach the height difference between the river and maridalsveien?

i'm guessing there will be access from the road to the facilities, which i think will improve the area, and increase use and visitation, even the limited improvements they have made to the main footpath around there already make it feel less of a dump...

Point taken. It just doesn't mind me that the river is running in a canyon. Don't see why a part of the city should be located there though..

That's the problem. Oslo is not a village, but so-called architects and the people in Oslo municipal seems to have this ideal image of Oslo as some quite Norwegian village between the fjord and the high mountains, in some perfect symbiance with the nature and natural forces. However this rhymes very badly with Oslo being the city center of 1,1 mio people in Oslo + Akershus, trying desperately to fit in all the people who wants to move to the city, but can't afford an appartment due to the failed economical politics of the country, and the lack of talents in the city hall where they seem to think planning new housing areas is something private developers should do.

This photo illustrates it better. I would like to see something like this on both sides of Akerselva with bridges crossing in a funny network. This building should cover the hole are with the green facing the river. The market street would be placed on top between some smaller highrises.

Anyway, all this buildings you show makes much worse urban space than the existing Vulkan plan. And, very tall builings here, near the river would never been approved.

The urban space would be on top of this construction, and much better than what is planned now ;) The highrises would not be more than maybe 70-90 m above the street. Still far less impact in the city skyline than these famous buildings..

yeah, i can see where you are coming from - but i'm sure this is only the start of what can be achieved in this corridor...


i understand the point about economics and the fact that Oslo is a big city, but it still needs some balance, chances are the 'villagey' idea for oslo s won't happen, so maybe this small chunk of town isn't such a bad trade off...

maybe vulkan doesn't go far enough, but equally it's not a big space, perhaps the problem is that the main existing building is the real indulgence, it has a big footprint without actually offering much, but right now no one is going to spend more than they need... give it a few years and maybe that will be redeveloped into something more significant...

Not bad. I like the density, but could be 1-2 floors higher. Anyone know when construction start is planned?

It looks very dense. I am not against high density, but I fear that the buildings are standing too close to each other, so that the public squares around the old building/future mathallen will become dark and gloomy, and not become a pleasant environment for visitors and recreational activites... what do u think?

Nay, I don't think so really. The public space in the middle (vulkan torg) will get sunlights from both sides (from Maridalsveien and Akerselva). Both Kuba and Grunerhagen are also close by for those wanting a airier area. So it should offer something for all tastes.

This building is scheduled for completion in the summer of 2010, the winner of architect-competition in 2007 was Kristin Jarmund, the project is being worked on to cut down some costs without (hopefully losing it's stylish design.) It consists of 4500m2, where the school will rent 3600m2.

A bit strange building (Westerdals), but I also like it a bit. At least more original than so many others...

In short my verdict is - Westerdals, Ok/good - Bellona building, Not so good/not that much a fan (architecturally speaking, plus marks for the Vulkan Bar though) - The project around the white-brick residential building - Ok/good towards Maridalsveien, not so good around the backside, Mathallen - no verdict yet, but to be honest I'm not an extreme fan of the building as it is/was, but lets see..

I think the best building is Westerdals. I like the play with yellow and the different sized windows. Kristin Jarmunds buildings always have a certain quality feeling too, so I think this will look good when done. I actually like the Belona building when viewed from Maridalsveien (like in the picture quoted by Grauthue) however I don't think it looks particularly interesting from the Grunerhagen. The residential building is perhaps too safe towards Vulkan, but the biggest problem I have with it is the cheapness of the materials choosed. I was hoping for proper stone à la Klp barcode but I didn't look like that to me. I generally not the biggest fan of Niels Torps designs either.

All in all I would say that the best thing about Vulkan is the diversity in both the designs and height of the buildings, which in turn makes the less good looking buildings easier to accept imho. It also provided a much needed filling between Maridalsveien and Grunerløkka.

Yes, I think it is a great project too. Only shame that didn't do something similar when they developed Waldermars Hage and Rignes Park.

All interior pics are from the same apartment. Since Søndre Kvartal is still under construction, it is only that one apartment that has been completed to show prospective buyers. The rest of the apartments will not be ready until December.

That's a typical mistake (in my eyes) made by the developers, not to include any service or sales towards the street. It's way too often we see project where this is the case. Makes the street dead :ohno:

Most commercial areas will be at the the upper level, 4th and 5th floor, which is the height Maridalsveien is at. There will also be 120 sqm at 1st floor, but this is obviously not much. The three lowest floors (+basement) functions as a parking garage for all of Vulkan.

now, you mention it, i think some of the other words that slipped my mind were of the 'opportunities' 'special needs' variety, it certainly did not look anything like the very stylish vintage retro scandic lobby...more like the foyer of the anker hostel....

The concept of combining selling food to take home and nibbles of food to be eaten on the spot (some call it tapas) works very well in the Mercado de San Miguel (http://www.mercadodesanmiguel.es/), a re-opened old market in Madrid. If you are allowed to buy wine and beer for local consumption too, without the need to sit down, it would be great. Walking around with a beer in your hand while checking out cheese and hams.... :banana:

I think this can be another way to start breaking the old outdated rules for restricting sales and consumption of alcohol. They're just not inline with the general opinion amongst the public.
