Hankster March 6th, 2008, 04:02 AM Here's a construction update for Chattanooga's North Shore:
Here's construction pics for One North Shore. This is the largest condo project in Chattanooga with 200 units. It consists of a seven floor building (six completed so far) and a four story building. As you can see from the pictures this project is BIG. It forms an entrance to Renaissance Park along with the Bridgeview condominiums . Also, noteworthy is that thias project has a retail component in Two North Shore which is located across the street. Two North is complete and incluses a Greenlife grocery store, Rock Creek Outfitters, and other retail outlets.

Also on the Northshore is the Bridgeview mixed use retail/condo project. This thing is going up fast, and it's a wonderful project for Chattanooga's North Shore. Together with One North Shore this project creates an entrance to the north end of Chattanooga's newest park, Renaissance Park.

QueenCityDrag March 6th, 2008, 07:57 AM i have to say these frazier bldgs fit in okay. stringer's ridge is the big ?? right now. i hope it can be a park instead but i think it's too late. it's hard to imagine land that close to downtown not being developed.

One North Shore and Bridgeview are great. It is nice to see redevelopment of an existing urban economic zone. I would rather see the ridge keep most of its treees.

Insighter March 6th, 2008, 03:14 PM Stringer's is being discussed by the developer and would-be neighbors. At this time, there's a cooperative spirit as the developers have reduced the units from 500 to under 300. Neighbors are still upset that portions of the top of the ridge will be graded down by (up to) 20 feet. The planning commission has approved the preliminary plan that would leave more than half the 98 acres undeveloped and force two additional connector streets above the one originally planned by the developers. So the time table is being developed now for the first phase which will have approximately 140 condos.
Regarding the location, I think it's easiest to say that it will go on the ridge to the east of the Cherokee/Dayton tunnel -- northwest and adjacent to the existing residential areas of the North Shore. It will straddle the Chattanooga/Red Bank corporate lines. I forget the street names that will be affected by the connectors to/from this development. You may know that there are mega-buck townhouses under construction on the ridge to the west of the tunnel.
QueenCityDrag March 6th, 2008, 11:18 PM ^^^ those townhomes are hideous imo. ugh. i think these new projects are close to high ridge which is off of chambliss. i heard bell avenue will be involved. so if you look in the pictures of coolidge park from the walking bridge, it's somewhere on the hill to the right of the tan highrise in the distance. the neighborhood below that is going to be practically bulldozed in the next couple decades so the argument that the condos will destroy the neighborhood is kinda moot. but if any of the other stringer's ridge condos are any indication it'll just be an eyesore. plus stringer's ridge is a sweet place to hike with historically significant views. at least there's some compromising going on. check out "stringer's ridge" at www.myspace.com/theowlstheband
Hankster March 7th, 2008, 02:41 AM Another big project going on in Chattanooga is the new Blue Cross Blue Shield headquarters being constructed on Cameron Hill overlooking downtown Chattanooga. Quite a bit of progress has been made on this huge project and here's some pics that I took of it a few weeks ago. Keep in mind, this is one of the largest construction projects in Tennessee with about 1,000,000 Sq Ft of office space in 5 buildings, a 3,500 space parking garage, and a $300,000,000 price tag.

The first project is the almost completed Brabson Place Office project on Georgia Ave. in downtown Chattanooga.

This next project (Museum Bluffs Parkview) is beginning to near completion and it is spectacular, IMO. It is a 109 unit condo project that is the second Phase of the Museum Bluffs project. What a location it has between the Hunter Museum and the Aquarium. The city has constructed a park that runs between it and its sister project Museum Bluffs that forms one of the most beautiful urban spaces I've seen in any city. Enjoy.

Speaking of artwork, I'm very proud of what the city is doing throughout the city concerning artwork. It is an obvious priority, and it seems that nearly every time I return downtown, I see more artwork on display. Here's a couple of pics of this artwork. The first is some art near the TVA office complex.

Hankster March 11th, 2008, 01:13 AM The southside of Chattanooga's downtown area is developing as well and is turning into a wonderful urban neighborhood. First came the construction of a brand new elementary school about six years ago, and then lots of neigborhood construction. These first pics were taken last summer.
This first pic is of Clark Center. The attractive older structure has been turned into retail on the bottom floor, and upscale condos on the second floor. There is an awesome coffee shop downstairs, and the condos are magnificent. I wish I had inside pics to show you.

The center is shopping around for a new site, and the frontrunner is believed to be the old, abandoned foundry site at the base of Lookout Mountain along Broad Street. The mayor wants the downtown revival to extend all the way from the river to the mountain.

That's a great article on Chattanooga. Thanks for posting! I learned some interesting new things about my home town, such as the fact that out electric bus service downtown moves over a million people per year. That's pretty impressive.

Another thing of note may have been revealed in Mayor Littlefield's state of the city address given a couple of weeks ago. He stated that there will be a BIG announcement concerning the 1600 Acre TVA megasite Enterprise South in the near future. I can't wait to find out what that might be.

Brabson Place is a 55,000 Sq Ft Office complex at the corner of Georgia Ave and 4th Street in downtowntown Chattanooga. The project houses the headquarters of two local firms, the offices of shopping center development company Wolford Development, and Vincit Group, a food safety and sanitation services company. In addition the project has room for commercial outlets on the ground floor (I don't know who or how many), and there is one condo on the upper floor. The price tag for the project was about $15 Million and the the two firms will bring 70 employees to work downtown.

Condominium Towers Proposed Next To Finley Stadium
Development Would Cost $35 Million-$40 Million

A group of condominium towers is planned near Finley Stadium in a project costing between $35 million and $40 million, members of the Stadium Corporation board were told Tuesday.
Dan Thornton, city director of real property, said a group from New York bought the old Parkway Tower last year and plan to rehab it, including adding several stories at the top.
He said the group wants to assemble more property nearby along Riverfront Parkway and building several other condo towers that are 5-6 stories high.
Mr. Thornton said, "They have a sizable amount of money and they are ready to go," he said.
Local architect Terry Barker has drawn up plans for the project, he said.
However, Mr. Thornton said a number of steps must first be taken. It would involve making a nearby gravel lot as well as the site of a city dog park and city skatepark nearby available to the group.
Mr. Thornton said a larger site has been identified nearby to locate the dog park and skatepark.
He said of the project, "We are looking for quality developments that enhance our tax base."
He said there would be a request for proposals so that other developers could apply.
The Parkway Tower was long owned by local businessman Gary Fillers, who at one time won a lawsuit with the city, which had tried to take it by eminent domain. A major lawsuit was filed against Mr. Fillers and others after a teen fell through the roof of the vacant building and was paralyzed.
Mr. Thornton said the building has been checked out by engineers and is sound enough to be rehabbed. It was built for the old Tennessee Electric Power Company and is actually "overbuilt," Mr. Thornton said.
Plans call for the first floor of the remodeled building to be retail space.

I wonder when chattanooga will get a new tallest. can't you just imagine a big modern skyline in that valley? not that i wish it upon chatty. that's why i have charlotte to visit. and yes, brabson is a good fit for 4th, it has a big impact on downtown when looking from the baseball stadium. nice vintage feel.
chattown March 29th, 2010, 04:25 AM yeah its the old run down building by the football stadium, something about this article is fishy. The tower is really run down and i just dont see how this is feasible to remodel and add on too, plus it doesn't even mention the firm planning to do this and it just says "they have a sizable about of money" when it mentions financing....I hope this happens but there is a lot of missing info in this article
I have a feeling we will be getting a new tallest soon, once the economy rebounds, we have already landed some major relocations and are beginning to recover more quickly than most cities
QueenCityDrag March 30th, 2010, 07:10 PM local insurance cos aren't that keen on height it seems. imo, parkway towers just doesn't seem like such a priority for keeping. in many cities withOUT chatt's core of historical bldgs parkway would be long gone. however, if there were a way to further jumpstart that area i suppose it's an idea. but without better interstate access i can see it bombing.
QueenCityDrag May 9th, 2010, 10:32 AM so it's sringtime in the noog and changes are taking place...the mudpie has been bought by the guy(s) who own northshore grille and well...the entire warehouse riverfront building. the mudpie has basically been turned into the calypso grill (nashville) and will now be more of a bar than a coffehouse (with cheaper better food). however this will probably change the feel of frazier ave, bc with less competition i think the two bars will blend at least, and at most, one will be a venue and the other an after party place. i'm getting a nashville vibe, where once loveable imperfections will be prescribed and districtized. but listening to the service industry tonight, i think it is inevitable that the whole town's going down in chili's flames. i know buffalo wild wings has their 1st and market bldg going up and a lot at 4th and market (basically the block where every drug store in the country would want to get their hands on) has been torn down after ten years and there's talk of appleby's in the air. i am glad to work retail on frazier ave. because a: the rumours abound and b: my boss listen's to suggestions and is not imperialistic. but the independent spirit of chattanooga is constantly at odds with corporate play-money. i am thankful for the independent spirit of many downtown and north-chatt restaurants and stores, not to mention galleries and art-lots, who sustain the interests of everyone, for better or worse. and i would highly recommend sluggo's on north market for a unique culinary experience...

Not a lot of towns this size can boast about having a hostal, and it's the perfect location. Now all the buskers and sign flyers will have place to sleep besides my couch with the hundreds of dollars they make every day ;)

We're also very excited down here about the prospects that Volkswagon will announce an expansion of their 1 Billion dollar assembly plant to build another model. If sales go well for the Passat, as expected, the expansion is almost certain. The new Passat starts at only $16,995. That's $7,000 less than the German made Passat it replaces. The car is bigger, has more back seat legroom, more power, and yet has higher mileage. There are gas and diesel engine options, and the diesel will get around 40 miles per gallon. It's hard to imagine how it won't be a hit.

Just yesterday, it was announced that the Market Street property that has been tied up in courts to revert back to city property from the Atlanta developer who has had control of it for more than six years. Trey Stanley was unable to develop the property that used to contain original Victorian era buildings with beautiful facades. While in disrepair, my office consulted the city of Chattanooga NOT to allow them to be demolished. We were backing a competing developer that was not offering all the bells and whistles, but we had the building checked out for restoration. We wouldn't have backed it without being certain that the buildings were restorable. The city instead went with Stanley, and the row was demolished. They are in court now trying to reclaim the property. A developer group has proposed a $20 million mixed-use eco-friendly project.

There is a new entertainment district growing on the Southside. Good eats include Urban Stack, Southern Star, Niko's, Terminal Brew Pub, Cancun, and those are just the places where I've eaten.

The developer of what would be the biggest downtown apartment complex in decades said today the five-story structure is moving nearer to reality.
Work could start in the spring on the 100-unit, $11 million Walnut Commons, said developer John Clark.
He told the Chattanooga Downtown Redevelopment Corp. that the U.S. Department of Housing and Urban Development is near to signing off on a loan package for the project.
The apartments would go up at Walnut and Second streets along with a new child care center.

Patten Parkway soon may boast an eye-catching entrance, continuous storefronts and extended grand promenade if civic planners find a receptive ear for their redesign of the historic boulevard.
The plan unveiled Thursday at the nearby Bessie Smith Cultural Center extends the memorial parkway east almost to Houston Street with shopping, dining and residential mixed-use buildings rising up around it.
The Volunteer Garage would lose a few spaces to storefronts on both Patten Parkway and M.L. King Boulevard. But a new “sustainable” parking garage on the east side of the development would more than make up the difference.
Condos constructed from cargo containers would rise northward along the steeply graded site, which would culminate in a pedestrian square that designers say could make a natural music venue.
A team of architects and urban designers created the updated look for the historic street in response to a challenge by River City Co., a nonprofit development group that wants to breathe new life into Chattanooga’s old places.
“This is a great time to explore the untapped potential of the Patten Parkway area,” said Kim White, president of the group sponsoring a year-long Urban Design Challenge to pour life into some of the Scenic City’s more decrepit blocks.
At one time the parkway was the site of the first Coca-Cola bottling plant, and before that it contained Chattanooga’s most important food market — but both of those structures later were razed.
Even with the boost brought by recent arrival The Honest Pint, the parkway can at times appear lifeless and dull, with little street or pedestrian traffic, urban designer Frank Greene said.
“There’s not really much it to recommend it,” Greene said. “On any given Friday night, of the couple thousand people at Nightfall, probably half of them have no idea Patten Parkway is there.”
Still, though the split road is just a few hundred feet in length, it is a stone’s throw from the heart of downtown and serves as an important link between the city’s commercial district and the nearby university.
“They’ve presented a really practical development which actually looks like something you could cobble together with some investors,” architect David Barlew said.
Mayor Ron Littlefield, who worked out of Patten Parkway during his tenure at Chattanooga Venture, remembers “having parties on the parkway,” he said Thursday.
“It’s a place that can be very lively, that could be the outdoor Tivoli,” he said. “We’ve neglected it long enough.”

The City Council is set to vote tonight on whether it will give a 12-year tax abatement to a 74-room, 12-story apartment complex in downtown Chattanooga.
The development would be put in the old Chattanooga Bank Building on 8th and Market streets, said Kim White, CEO of River City Co.
The tax abatement would save the developer — Ray Moss Inc. — about $150,000 a year.
The complex would also have commercial property on the top two floors and retail property on the first floor, White said. Those businesses would still pay taxes.

CHATTANOOGA, Tenn.—The housing boom largely bypassed this midsize city in the Appalachian foothills, which many big developers found too small and too remote to warrant many major investments.
But missing out on the national joy ride turned out to be a double blessing for residents: Not only did the local economy dodge the foreclosure hangover that continues to dog other areas, but local and state officials instead spent the time devoting resources to lure big employers that have helped give the former manufacturing city a second act.
Tax incentives and land grants totalling about $630 million were used to help attract $2 billion of investment from dozens of companies—Volkswagen AG, Amazon Fulfillment and Alstom SA—which helped to create more than 7,500 jobs and turned this once struggling town into one of the nation's strongest local economies. The number of people employed in the region has grown in the past few years to 240,000, putting the unemployment rate at 7.6% in February, below the national rate of 8.3% that month, according to the Labor Department.

Wow, that is a lovely idea, but will require a LOT of work, Patten Parkway seems to be one of the most divided areas in downtown currently.

CHATTANOOGA, TN (Times Free Press) -- Developers plan to bring a grocery store -- expected to be a Publix -- to Chattanooga's North Shore by the end of 2013.
Atlanta development firm ARS Ventures plans to build a 45,000-square-foot grocery store in the mostly vacant block at 420 N. Market St. The group filed for city approval on July 10 and hopes to break ground on the 10-month project next spring.
"It makes sense to have this business in the community," said Tom Austin, a local developer representing ARS. "It's going to fit in well. We're going to make sure it makes sense aesthetically to the community."

Groundbreaking is slated Thursday at 10:30 a.m. for Walnut Commons, a 100-unit, $11 million apartment building at Walnut Street and Aquarium Way.
The long-delayed apartment complex in downtown Chattanooga would be the biggest built in for the central city in a generation, officials have said.
Little Miss Mag Early Learning Center is to be an anchor to the ground floor of the building.
Walnut Commons was proposed in 2006. But land negotiations, the financial meltdown and delays associated with HUD combined to stall construction on the 1.5-acre tract.

In the largest new downtown apartment complex yet, a Chattanooga developer plans to build 160 units along with a brewery and restaurant near Finley Stadium.
“It would have a rooftop bar overlooking Finley Stadium,” said developer John Wise about the proposed $4.5 million project across Chestnut Street from the UTC football field.
Stadium Apartments LLC has bought a former manufacturing tract that had housed Southern Fabrication Contractors for $410,000, records show. The plant closed in 2010 when the business filed for Chapter 7 bankruptcy.
Wise added that he’s negotiating to buy more land from chicken processor Pilgrim’s Pride on Chestnut. While the company operates a facility on the next block, Wise said the land he wants to buy is used for equipment storage on the same block as his site. He said he’s also talking with a railroad about buying an adjacent sliver of land.
Wise said he doesn’t think proximity to the chicken plant, and its recurrent odor, will prove a problem in renting apartments.
“There have been others built and they stay full,” he said. Just across Broad Street, a lot of housing including apartments, condominiums and single-family dwellings has been constructed over the past decade or so.
Wise said the one- and two-bedroom apartments, to go on three levels, would rent from about $850 to $1,150 per month.
Kim White, who heads the nonprofit downtown redevelopment group River City Co., said Wise has shown the wherewithall to build new apartments. He has put up several apartment and office complexes on Cherokee Boulevard on the North Shore over the past decade. Also, he recently finished a large apartment complex near Pineville Road and Signal Mountain Road.
White said it’s time that more development went up near Finley.
“We definitely need apartments,” she said. “That could be a catalyst to spur additional activity on that side of downtown.”
Wise is seeking to rezone the Southern Fabrication parcel from manufacturing to a commercial zone, C-3. A hearing is slated for Oct. 8 before the Chattanooga and Hamilton County Regional Planning Commission.
A filing shows an initial footprint for 64 apartments along with that number of parking spaces and the brew pub. Wise said he plans to boost the total to 160 apartments, building out that number in two phases of 80.
He said he’d like to start work in about 70 days on the project. The brew pub would be operated by a local group, which he wouldn’t identify. Wise said he plans to save one of the buildings currently on the site.
Earlier this month, a Chattanooga development group led by John Clark broke ground on a 100-unit, $11 million apartment complex at Walnut Street and Aquarium Way.
