A piece of paradise

by Dinna Chan Vasquez

The line “If you build it, they will come” was from the movie Field of Dreams starring Kevin Costner.

Goody Ilagan, president of Earth and Shore Leisure Communities Corp., says Camaya Coast, a new coastal property development in Mariveles, Bataan, also started with a dream.

“I just wanted to have a getaway that wouldn’t be too far that I would need to take a plane or a long boat ride. I wanted a weekend haven that is far enough from Metro Manila to make me forget the stress of work but near enough to come back to the city at night,” says Ilagan, who is only in his 30s.

And this is the story of how Ilagan, or rather his company, became the developer of Camaya Coast, a 350-hectare property surrounded by forests, hills and the sea.

Camaya Coast can be reached via a drive of less then three hours from Manila and a short ferry ride. An easier way is to take the Sun Cruises ferry from the Cultural Center of the Philippines complex and this takes even less time.

Earth and Shore envisions Camaya Coast to be a haven for families with townhouses and single detached units. There will also be a bed-and-breakfast and even some commercial establishments such as restaurants and maybe boutiques and stores.

Nothing too commercial, Ilagan says.

“There won’t be a mall here,” he says jokingly. “The establishments are aimed at complementing the community, not detract from its natural beauty.”

Yes, while Earth and Shore will develop the property and sell lots to homeowners, the company also promises to take care of the environment.

“The development will be in harmony with nature,” Ilagan says.

Everything Camaya Coast offers are geared toward relaxation, recreation and reflection from the hiking trails to the waterfalls to the beachfront, which, Ilagan promises, will remain pristine and undeveloped.

“No houses will be built on or near the beachfront,” he says.

Pristine waters, lush greenery and closeness to nature are what Camaya Coast offers future residents and guests.

Earth and Shore has sought the help of a triathlon group to survey the area and recommend the ideal trail for those who want to bike, swim and hike. The trail can be taken in as quick as 10 minutes to as long as an hour.

Camaya Coast is also host to a community of turtles, flocks of Philippine eagles, maya birds and exotic plant species.

“The development will work with the island’s natural beauty and not seek to change it or mold it to a certain standard,” says Ilagan.

Camaya Coast may be a prime property but it is also an affordable investment opportunity. Lots are priced at less than P6,000 per square meters with in-house financing available at 7-percent interest rate per annum for up to 10 years.

Go ahead, live the dream
Life
Written by Gerard Ramos
Monday, 20 April 2009 20:43

FOR most individuals, owning a piece of property in a cove facing an expanse of pristine blue waters and cosseted by lush vegetation and wildlife would seem like the stuff dreams are made of, typically accessible only to a society’s moneyed few.

Then again, there is Camaya Coast, envisioned by developer Earth and Shore Leisure Communities Corp. to be a haven for families who may not regularly make the society pages of local rags but who nonetheless are in active pursuit of living the good life that is anchored on family ties and family values.

It is a 350-hectare coastal property in Mariveles, Bataan, surrounded by stately old trees, undulating hills and dazzling blue waters that stretch out to seemingly endless sea—the very qualities that attracted Earth and Shore president Manuel Carlos “Goody” Ilagan Jr.

“I wanted to have a getaway that wouldn’t require me and my family to take a plane or a long boat ride. I wanted a weekend haven that has enough distance from Metro Manila to mentally and physically remove me from stresses of urban life but near enough to allow me to come back to the city at night,” says the thirtysomething and thoroughly enchanting Goody.

Camaya Coast is under a three-hour drive from Manila followed by a short ferry ride, although an easier and more scenic route would be via a Sun Cruises ferry from the Cultural Center of the Philippines Complex. The ferry docks just a little off the shore of the cove.

Once he found his weekend haven in this lovely pocket of Bataan, Goody quickly saw the property’s potential of realizing similar aspirations held by other families. Thus, Camaya Coast was born, which offers townhouses and single detached units for start-up or full families, or single professionals looking for their own piece of coastal-living paradise.

Lots are affordably priced below P6,000 per square meter, with in-house financing available at 7-percent interest rate per annum for up to 10 years. A P350-million investment, the development’s initial phase is targeted for completion in 2010.

Besides the residential component to the development, it will also have a resort-style hotel, along with a smattering of commercial establishments, such as specialty restaurants and retail shops, which are part of the first phase expected to be completed by next summer. “All of these features are meant to heighten the enjoyment of one’s stay in Camaya Coast, whether it’s a family retreating to its vacation home for a long weekend, or transients who want to enjoy the sun and the sea for a spell,” says Goody.

“The establishments will be geared toward complementing the community and not detract from the natural beauty of the property,” he adds. This includes lovely waterfalls and winding hiking trails for a different kind of pleasurable downtime.

Camaya Coast also plays host to a community of turtles, flocks of Philippine Eagles and other avian species birds, along with exotic flora. “The entire development is designed to underscore the beauty of nature, so the beachfront will remain untouched by development, commercial or otherwise, and a proper waste-management system is being put in place.”

All of which, of course, is heartening to know. This country of many beautiful islands has seen enough of its once-pristine shorelines marred by very rapid and very thoughtless development. Says Goody, “Camaya Coast is not about transforming the landscape but about remaining true to the natural beauty of the island for the benefit of residents and tourists.”

Discovering ‘little Boracay’ in Bataan
Source: Manila Bulletin
Author: Joseph Benedicto R. Gonzales
Date: 2009-04-01

Sometimes, it only takes one day to really discover a leisure destination that is worth documenting. A swift visit to an island cove in Mariveles, Bataan brings the excitement and the fascinating experience in full view.

To sum up the allure of Camaya Coast in two words: really overwhelming.

In fact, as you approach the island, you feel welcomed by the extended embrace of its untamed beauty. The beach was calm and quiet like a large private pool enclosed by connected mountain borders. Its fine grains of white sand (no rocks!) and clear waters can certainly be a great alternative to your ‘Boracay’ fantasies, not to mention the sturdy coconut trees and other shrubbery that provide a green backdrop for the established ‘pavilion’ on the seashore.

The island is a beachfront paradise.

“Camaya Coast is actually poised to become the ‘little Boracay’ of Central Luzon,” said Melo Noble. During our trip to the island paradise, the construction of a premium beach resort and residential community was now in full swing.

Camaya Coast is a ‘pilgrimage to nature’ for those who need an escape from the concrete jungle.

Guiding us through the forest trail leading to the mountain spring were a few uniformed guards armed with guns. Scenes of ‘Bataan War’ and its rich historical heritage flashed through my mind and asked: “Why the guards?”

“This is to secure the island from any intruders,” said Melo. “Since this is a tropical haven for tourists and residents, we want them to feel secured as they stay here.”

“One more thing, Camaya Coast goes for eco-tourism and we want to preserve the 30 percent forest reserves where birds and wild animals find a sanctuary,” he added.

Enveloped in the endless expanse of Camaya’s wildlife beauty are wild goats, wild boars, exotic birds, orchids and long swinging vines, waterfalls and an array of fruit trees including star apples, mangoes, and cashew nuts.

According to Melo, Bataan is rich in historical sites. He spoke of the traces of the coves that were bombed during World War II and the remains of the soldiers who fought gallantly. You could almost feel as if you were entering a war zone.

In the war zone, is a breath of life – a tree that stands strong and proud amid the remains of war. Melo said it was a date tree that must have been brought by the Japanese.

Our visit to the coast was also marked by gustatory delights. We were served a feast: different pasta dishes, Japanese specialties, Mediterranean food, Pinoy dishes, green salads, and a lot of grilled beef choices cooked to perfection by Chef Billy King.

Eating was not just the norm as the rest of the group went swimming, kayaking, playing beach volleyball, mountain biking, and rappelling.

More than a hundred local residents were hired to make the next tourist haven come to life. “We are just so happy that Mariveles will soon rise as a world-class tourist destination through the Camaya Coast. It has generated a lot of jobs for the people here and it’s just overwhelming,” shared Albert Teodoro, maintenance and security head. Locals were hired as guards, maintenance crew, monitoring team, boat maintenance, drivers, cooks, waiters, among others.

These form part of the master development plan of Camaya Coast to provide an oasis for prospective owners for them to enjoy a coastal lifestyle experience. There will be sports and recreational facilities to be built; nature lovers can revel in the soothing environs of the cove and the forest greens that will complement the coastal residential areas which will eventually lead to urban development.

Perhaps, there will always be a “little Boracay” somewhere, and Camaya Coast is no exception. When everything falls into place, there is no doubt that this tropical haven will leave its mark.

Discover it yourself.

Wonder how it compares in price with Anvaya Cove, Playa Calatagan (Slogan: Boracay of Luzon), Playa Laiya and Hamilo Coast.

All these are great projects. I wonder if there is enough market for all these developments. I mean will the shops and other commercial establishment have enough clients all year round?

Of course Boracay and Palawan have great beaches but if you live in Manila and want to go to a nice private beach resort in a snap. Its just a 3 to 3.5 hr drive.
Great for families and barcada trips.

what makes Camaya competitive is that mid-end lot sizes starts at 180 sqm (Php 1.071M). (High end lots starts at 241 sqm up to 800 sqm.) A 70 sqm studio condo unit(w/ parking slot and a private roof deck) in camaya cost around Php2.3 M.

They are also offering 30% discounts on spot cash buyers (most developers offer a maximum of 15% discount). For example, a 180 sqm lot would cost around Php 1.071 M. If you buy it cash... its only Php 749,700.

Most lots are priced less than 1.5m (lot) or 2.5m (condo) which means you don't have to pay the 12% vat. This is additional savings for investors.

In addition, in-house financing is only 7% interest. The lowest in-house financing that i know. Maximum 10 years financing. So, if you buy a 180 sqm lot... thats only around Php 12,000 per month. Even call center people can afford this!! hehe

Peak season for resorts and leisure properties is only 4 months in a year. However, they earn big within those months. Some say they earn more than enough to cover the whole year.

For example, in Pansol Laguna, little resort owners are renting whole houses for Php 10,000 per night. Survey says that average earning is a little more than a million per year within those 4 months.

The point really of these properties is that you can have a vacation home and at the same time, when you are not using it, you can have it rented out to families for additional income.

Saturday, 30 May 2009

As part of the East Asian Seas (EAS) Congress 2009, Provincial Government of Bataan will be hosting the 2009 Forum of the PEMSEA Network of Local Governments for Sustainable Coastal Development (PNGG), an association of local governments in the East Asian Region implementing ICM programs. The said forum will be held in November this year.

The hosting of the PNLG Forum is one of the major activities lined up by the Bataan Integrated Coastal Management Project (BICMP). Bataan will be closely coordinating the organization of the Forum with PEMSEA and PNLG Secretariat based in Xiamen, PR China.

This kind of assembly is done by PNLG members annually to exchange information and practical experiences, as well as to discuss and identify strategies to address challenges to sustainable development that are being encountered by local governments.

The forum is expected to be attended by 100 participants.

Very nice prices! At around P6,000/sqm very reasonable.
30% cash discount is another wow. And in-house financing of 7% a nice plus too.

If you build the 1 Bedroom units then that is surely a big, big plus.
No hassle to the pinoys living overseas.

The little resort example is nice but there is allot more to it for sure. Its not as easy money as it sounds. Otherwise, if the cash flow is that great everybody will doing that. Nice projection if you assume that it will be booked everyday of the year, Weekdays and Weekends, Rainy and Summer Season. And you have enough demand, if there are allot of resorts in the same area.

I do think that is the wave of the future as far as relaxation is concern. That's why all these Beach Residential Communities are popping up... Anvaya Cove, Playa Calatagan, Playa Laiya, Hamilo Coast, Terrazas de Punta Fuego, Peninsula de Punta Fuego, Kawayan Cove...

Really awesome concept.
May beach house na to enjoy and possible rental too. But I think the rental is secondary to the enjoyment you get from the beach house.

my point exactly, the wellness comes first before the wealth.

You can add hacienda escudero, john hay estates, canyon woods and etc to your list.. they're not beach properties but they belong to the larger category of leisure properties.. I'm beginning to think that the living standards of Filipinos all over the world is slowly going up a notch... Having a second home is now becoming a lifestyle norm. Just like here in Europe, almost all Europeans have a vacation house somewhere either on a mountain or near the beach.

Capitalize on Affordable Luxuries
by John Maas

The scenario: Over-leveraged consumers have less disposable income now than they have in past recessions.

The tactic: Offer affordable and inconspicuous products that will give consumers a lift without making them feel guilty.

During recessions, consumers tend to give up big indulgences and turn to smaller ones for a boost. A well-worn bit of business history shows that sales of little luxuries tend to go up as the Dow goes down. During the Depression, the founders of Revlon staked their new company’s fortunes on nail polish — and cleared $1 million in sales in six years. Just before the downturn of 1991–92, Gillette came out with the high-end Sensor line of razors, and wound up capturing 17 percent of the U.S. men’s shaving market in three years. After September 11, when Estee Lauder saw lipstick sales grow broadly across all its brands, chairman Leonard Lauder posited the “lipstick theory,” which says increased lipstick sales can act as an indicator of economic downturn.

But in the current recession, says Suzanne Shu, a professor at UCLA’s Anderson School of Management, even those who have spending money aren’t keen to flaunt it. Shu blames this new modesty in part for recent financial disappointments at Starbucks, which just posted a 97 percent drop in fourth-quarter profits. “Brands like that may suffer a little more because they become a conspicuous luxury. If I’m walking around with that cup, everyone knows I spent 3 or 4 dollars at Starbucks this morning,” she says. Brands with less lofty associations, however, may be ascendant. In the third quarter of 2008, beer giant Anheuser-Busch’s sales rose 6.6 percent, to $4.92 billion, while most other companies saw a decline in sales.

So what sorts of affordable luxuries should businesses be looking at most closely? The winners will likely fall into three basic categories:

1. Trade-downs. What economists call an inferior good, consumers call a bargain. Can’t afford Cold Stone for dessert? Perhaps McDonald’s soft serve, at half the price, will do. “We make these little exchanges in our mind — I’m going to have hamburger instead of steak,” says Kit Yarrow, a professor of business psychology at San Francisco's Golden Gate University. Yarrow says that once consumers have traded down, they’re usually satisfied with the cheaper purchase; hence, marketers shouldn’t be afraid to emphasize bargains. Thrift-store sales are booming: The rest of the economy should take note.

2. Morale boosters. According to Yarrow, consumers will always favor an experiential pleasure over the simple thrill of ownership, if the price is right. Alcohol sales, for instance, are up because sipping cocktails at a bar carries a social dimension that consumers don’t want to lose. The same goes for movies. Audiences still flock to the cinema when money is tight; 1939’s Gone With the Wind remains history’s biggest blockbuster. “You’re spending a certain amount of money to be in an environment that transports you,” Yarrow says. “You’re in a special place, and you’re with someone else. That’s bang for your buck.”

Shu suggests that people will be most interested in buying inconspicuous pleasures, rather than pricey status symbols. “Cocooning is about to come back into fashion,” she says. “People want to stay home and do their consumption of luxuries in private.” And bigger luxuries will still be relevant for special occasions — a couple will still buy that $25 bottle of wine for their wedding anniversary, if not for every day, says Shu.

3. Gender plays. In general, men and women tend to buy indulgences differently — an array of small items for her, something big for him. The pattern still holds during a downturn. Today’s woman browses the same sale rack but sets her sights on smaller, cheaper purchases; men still want that Nintendo Wii but work harder to justify the $250 price tag, rationalizing the game system as a replacement for gym memberships and movie tickets, as Yarrow explains. Shu cautions, however, that scrimping is still foremost on everyone’s mind, male and female alike. “[People] are looking around and feeling the social pressure to cut back,” she says.

Camaya Coast highlights tropical architectural design
WEDNESDAY, 09 SEPTEMBER 2009 20:44

http://businessmirror.com.ph/images/stories/Daily_Images/2009/September/09102009/SFeature-pic01.jpg

DRIVING along the scenic and winding road that leads to Camaya Coast in Mariveles, Bataan, one’s attention is immediately captured by the view from the scenic boat ride to the coastal community. Offering absolutely no hint of what lies beyond the undeniably coastal town, the rustic landscape is both mysterious and inviting, with its white structures and other future sites of the area all combined to create a magnificent entrance more befitting of a palace landmark than the usual hidden access roads that lead to most other property development.

Earth&Shore Leisure Communities Corp., the company developer behind Camaya Coast, has been busy breaking ground for its first phase in the development of the property. One envisions posh villa complexes in a cosmopolitan setting where future residents will be relocating from their busy urban lifestyle. The company plans to develop prime residences in the area for “practical, modern living that is tropically elegant and cozy,” stresses Goody Ilagan, president of the company. This is exactly how Camaya Coast separates itself from the other ubiquitous developments in the area. “By creating a space that adheres to five- star resort standards of luxury, comfort, beauty and service, while maintaining a common sense of practicality”, added Goody, an aspect that has attracted a steady new clientele to Camaya Coast since the company started offering the property to the public.

Basing the proposed ideal properties on the architect’s design and rendition, owners are led to walkways surrounded by lush greenery of local flora to the living units that consist of a choice of two or three bedrooms villa which all provide a feeling of privacy, security and luxury within open-air architecture.

http://businessmirror.com.ph/images/stories/Daily_Images/2009/September/09102009/SFeature-pic02.jpg

Combining both modern and tropical influences, the two-story villas also maintain a contemporary minimalist style with modern fixtures that give the space an urban flair. Each unit is set behind spacious tropical interiors that consist of elements which combine organic local materials with the best of imported finishes, furniture, fixtures and fabrics.

It is natural for this exclusive residential enclave to have innovative houses that herald provocative new advancement in architectural design for the area. Many of the houses currently under construction draw inspiration from the Cove’s spectacular location as its perfect setting enhances the essence of living with the sea, enveloped by the natural beauty with nature. The architectural design of the house units harmoniously combines form with function to accommodate the unique lifestyle characteristic of Camaya Coast.

Camaya Coast is a prime beachfront property you can afford. Investing on your piece of heaven is as light and easy as the cool ocean breeze. House-and-lot and lot-only packages are available with in-house financing at 7-percent interest per annum.

Yup, its really an ideal place to retire. We have a great mix of local and foreign buyers in camaya so i'm sure that it will be an amazing community someday.

Anyway, if you do however decide to go for a tripping just give me your contact details and i'll have our call center set a date for you. the tripping is completely free with buffet lunch and snack. bring entire your family!

Yes, for lots we have many in menara north and south. For condos, we have many in the cliff side condos.

However we have limited choices for the low rise condos and in Kencana and Pelangi villages

This development looks nice. How far is it from Manila and how's the traffic?

rubix_cube321
April 8th, 2010, 11:54 PM
Camaya is a fanstastic development. It is about 173 km from Manila.

Via Nlex and SCtex (which is most of the time traffic free) 2.5 to 3 hours drive
via fast ferry from picc its about 1.5 hours.

Coastal splendor at Camaya Coast
(The Philippine Star) Updated January 01, 2010 12:00 AM

MANILA, Philippines - In recent years, one of the hottest and most talked about trends in local and global real estate has been the desirability and growing popularity of waterfront living and its associated lifestyle. The lure of the waterfront is hard to resist. The serenity and soothing pleasures of water tap into our deepest psyche, especially for today’s urbanite, the thought of being near water instantly conjures an image of a relaxing respite from the city’s bustle, a strong sense of peace, and a chance to commune with nature and enjoy such water bound recreational activities as swimming, water skiing and even kayaking.

Today however, coastal living is an aspirational lifestyle pegged to exclusive, luxury living. Around the world, properties located near a sizable body of water have been transformed into plush residences, complemented by posh retail lifestyle centers, with many evolving into mini towns and tourist-driven hubs. A big part of this allure is the growing attraction of the nautical lifestyle like the Camaya Coast in Mariveles, Bataan, where nautical living is expected to take off in a big way.

Meticulously designed like a modern coastal village, it has unparalleled amenities and stunning view of the Mariveles coast line. The coastal village will have resort hotels, themed restaurants featuring international as well as Filipino cuisine in casual or al fresco ambiance for a truly memorable gastronomic experience.

@ Rubix just a few questions.....when will CAMAYA allow construction of houses in MENARA North? what are the provisions for constructing your own house? Is there any minimum value limit for the house i.e 2M and above cost?

rubix_cube321
May 19th, 2010, 08:42 AM
can i have your email again? i will send you a copy of the deeds and restrictions. But yes, there provisions when constructing a house(minimum value, heights, setbacks, building materials etc..). Turnover for menara north will start 2013. However, you need to have paid at least 30% for the tsp to start construction.

Is there a plan to build a golf course here?

rubix_cube321
May 31st, 2010, 11:46 PM
no. but 40% of total lot will be preserved in its natural state. just minor enhancement so that it will be usable for outdoor sports, hiking and trekking... imo, i think this is better deal than a golf course. however, star of camaya is really the 2 natural coves with one being a private beach having pure white sand.

we withdrew our reservaion here kasi ang tagal nila magpakita ng major improvements sa site. more than one year na and wala pa model unit sa site. no direct road access to site. had to take a flimsy boat from pier and climb down/up very steep stairs. hope by now madame na improvement sa area. then maybe we could invest here. sana lang maexecute ng maayos.

question: is this an exclusive project once finished? or open to public? another reason we withdrew was that the agent told us na open to public ang hotel. so we thought (in our case, since we prolly be staying here on weekends only, and doest intend to rent it out, since we thought it was exclusive) whats the use of having to buy townhouse for several million pesos if one can check in naman pala sa hotel.

ot: hey steven, does your family own this project? nice to see your back from polimi... are you practicing?

Mr. SSC may I know kung purely reservation lang ba ang winidraw u or the equity amortization since na obserbahan mo na ang CAMAYA for 1 year? if reservation lang, you have all the right to cancel your property but not the right to say negative things about CAMAYA as developer, ako na wala sa pinas and knew CAMAYA only on the month that I payed my reservation and amortization has no negative feeling on CAMAYA. first of all may experience nko in brokerage, second LASALISTA ako at the top brass of CAMAYA is from my AL MA MATTER...third, I look into the future and I know that CAMAYA will deliver. coming from a LASALISTA, this is the dumbest thing ive heard so far. I have every right to say what i want. I have every right to say what i observe. you on the other hand have no right to tell me what i can and cant say. i dont care if you are a lasalista or if you bleed green, blue or purple. kasi hinde ako bileb sayo. i dont care if schoolmate mo one of the honchos of camaya kasi its irrelevant to me.

these forum are here para members can discuss freely what they think of certain development and developer. one need not be an investor on a particular project before he can comment on a particular project. i hope your lasalista mind can grasp this.

also, baka gusto mo bumalek sa alma matter mo para ayusin ang sentence construction mo.

that all

You have to consider that it has only been a year since we started marketing and developing this project. As it is, Camaya is going at an excellent pace and it is on track to turning over the initial phase of the development late next year.

Take note that the site (350 hectares) itself is virgin grass lands that requires tedious land tracing and earthmoving before any construction can commence. (The denser forest areas will be preserved in its natural state)
We cannot just start construction right away.

As for the model units, we have one right now on site.

Camaya is a private residential development and beach resort. Residents and hotels guests have exclusive access to all amenities and services camaya has to offer. Owning your own townhouse or condo in Camaya gives you a convenience of having your own vacation home that is only 3 hrs away from Metro Manila.

Yes, you are right that you can just check in the hotel but a hotel room can never beat owning your own villa.

It’s not going to be a very big house, but it will be bigger and more private than a hotel room.

We can also go back to what the team really wanted to achieve with this ground-breaking development. “We wanted to achieve a high-quality product at the lowest cost possible. We wanted to make a dream vacation home affordable.”

Anyway, for more info about the project, you can email me at steventiong@yahoo.com

Steven,

I wish nothing but the best for camaya. in fact, im monitoring this thread because we might re-invest. but seeing that my potential neighbor is a name dropping lasalista kuno with poor sentence construction, common sense and logic, im now having second thoughts. Because as far as im concern, what i said was perfectly acceptable. This is, after all, a public forum. Surely you understand my case and point. I dont know if client mo si "Weedkiller", but what he said is completely out of place. Who is he to tell me what i can and cant say.

i stick to my statements. the least the developer can do is show a model unit at the site since investors have to travel more than 3hours and spend a whole day to see it. all we saw was festive bahay kubos. and afaik, katatapos lang ng model unit. road access is important too. cause not everyone have the guts to take that boat ride, especially old investors. for me, these are very basic requirements when someone wants to sell a huge property development. am not saying the developer is wrong. but it took them damn too long to have something to show for. the very basic structures that is. Sabi nila, build it (at least some of it), and they will come. its not the other way around.

now tapos na ng model unit. that is good news. hope my road access na rin. that is an even better news. sales would surely pickup. caveat emptor.

i believe in everything that you said. you are, after all, my batchmate. with much higher honors than me when we graduated hehe if i could trust one real estate guy, that would be you. no one can beat your credentials. i dont know if im allowed to tell hehe with all the horrors of agent- client relations these days, your clients are lucky to have you as their agent.

again, i wish nothing but the very best for camaya and you, steven.

question: papano kung marehabilitate at maging operational ang bataan nuclear powerplant, we know its a hazard thing, malapit lang ba ito sa nuclear powerplant?

Hi. The powerplant is in Morong, Bataan where Anvaya is (an ayala premier project). Camaya is in Mariveles.

Will the powerplant be allowed to operate? very unlikely.. We have two extensive developments along the coast of bataan geared towards tourism. I don't think that these two companies would heavily invest in bataan and put their company's image at stake if they see that this very obvious problem will someday be a hazard to their project.

Here's a news dated July 21 about the possible re-powering of the Bataan Nuclear Power Plant:

--------------
Toshiba wants to restart Bataan nuclear plant
07/21/2010 | 06:28 PM

Toshiba Corp., a Japan-based supplier of nuclear reactors, is interested in helping the Philippines re-power the mothballed 620-megawatt (MW) Bataan Nuclear Power Plant (BNPP) in Morong, Bataan.

National Power Corp. (Napocor) president Froilan Tampinco said Kansai Electric Power Corp. and Tokyo Electric Power Corp. are also taking a second look at the Philippine nuclear power program.

Tampinco said Toshiba is keen on the BNPP because it bought Westinghouse Electric which built the $2.3-billion BNPP, the country's first and only nuclear power facility.

"It's just that they're interested in involving themselves in preparing our people for our nuclear program. They're saying they took over Westinghouse technology so they can look into the BNPP," Tampinco said.

The Napocor official said that Kansai and Tepco have expressed interest in providing the Philippine government with technical assistance for its nuclear power program, while Toshiba wants to "help out in the actual preparation for the rehabilitation of the Bataan nuclear."

In 1976, the administration of then President Ferdinand Marcos started building the BNPP. But in 1979, following the Three Mile Island nuclear accident in the US, safety issues were raised and an inspection revealed that the Bataan facility had around 4,000 defects. It was nearly complete in 1986 when Marcos was overthrown in a people power revolt.

The government had spent $2.3 billion for the nuclear facility it never used.

Tampinco said that if government will pursue the construction of a greenfield nuclear facility, there may be a need to amend the Electric Power Industry Reform Act (EPIRA) of 2001.

"Considering that EPIRA bars government from building new power plants, there will have to be an amendment to the EPIRA. Government is prohibited by EPIRA to put up new capacities," he said.

"But in the specific case of a nuclear facility, in all other countries, a nuclear facility is never part of the electricity market owing to the nature of its operations. And it will have to be outside of the electricity market," Tampinco said.

The Aquino administration is considering nuclear power development "as an option" and the Napocor board is still studying the proposal of Korea Electric Power Co. to rehabilitate the BNPP, according to the Napocor president.

Rehabilitating the BNPP will take five years, and around 10 years to construct an entirely new plant. Based on Kepco's estimates rehabilitating the BNPP will cost about $1 billion while building a new 620-MW nuclear plant will cost around $1.24 billion, or $2 million per MW).

"If we get a clear indication on what the present leadership is going to adopt as a policy [for nuclear] then we will go ahead. In the meantime, we are doing all the preparations already as we are sending people to be trained," he said.

"We have to take into consideration the lessons learned from the previous experience we've had. It's possible we build one now but the possibility of it being [operational] within this administration is not certain," Tampinco said.

Camaya Coast highlights tropical architectural design

Aquino scraps bid to revive Bataan nuclear plant
07/27/2010 | 06:21 PM

While nuclear power remains an option to addressing the country’s power needs, the Aquino administration has scrapped proposals to revive the mothballed 600 megawatt Bataan Nuclear Power Plant, Energy Secretary Jose Rene Almendras said Tuesday.

“It's a policy decision of the President that we are not going to open the Bataan Nuclear Power Plant mainly because, in the opinion of the President, there are too much social complexities that have been caused by that," Almendras told reporters during a briefing at the Energy Department headquarters in Taguig City.

“Secondly there is this issue of the safety considering the fault line and all," Almendras said, referring to the Bataan facility which sits on a fault line.

President Benigno Aquino III’s mother, the late President Corazon Aquino, mothballed the $2.3 billion nuclear facility in 1986 due to safety concerns.

Still the Energy department considers nuclear power as part of the country’s future power generation mix.

“We are not closed to it. We are evaluating it. We have been told that there have been significant technological advancements relative to safety," he said.

The Philippines would have to face the reality that fossil fuels are “not going to be available forever and the price is going to continue to be on the uptrend," Almendras said.

“One of the biggest problems of energy pricing in the Philippines today is actually generation cost. You have to consider the generation mix. If we can tweak around the generation mix, and there is an opportunity to bring down prices within acceptable safety standards and social considerations then maybe it's worth looking at it," Almendras said. —VS, GMANews.TV

Gov’t puts foot down on Bataan nuke plant
By Amy R. Remo
Philippine Daily Inquirer

Filed Under: Nuclear power, Nuclear Policies
MANILA, Philippines—The Aquino administration has permanently shelved plans to rehabilitate and operate the mothballed 620-megawatt Bataan Nuclear Power Plant, given the social complexity and safety concerns hounding it.

“BNPP is not an option anymore,” said Energy Secretary Jose Rene D. Almendras at a news briefing Tuesday.

Almendras said, however, that nuclear energy remains an option in the Energy Reform Agenda that the department is now drafting.

“We are in the process of studying it. We are not closed to it and we are evaluating it,” he said, adding: "We have been told that there have been significant technological advancements relative to safety. They are now talking about 50-megawatt nuclear power plants being equally economically viable as the really large ones.”

Aside from energy security, the energy chief added that one of the factors driving the government to consider nuclear power is the fact that it can help bring down energy prices in the Philippines in the long-run, when oil prices are expected to have grown much more.

Already, a number of local government units have expressed willingness to host such a nuclear facility, according to Almendras.

“In the interest of their own development and economic growth, they realize they need to find a sustainable source with a sustainable generating capacity that is applicable to them,” he said.

He clarified, however, that the Department of Energy was not forcing the nuclear issue on anyone.

“Our role is to determine whether the technology has achieved the level of safety, a degree of competence which gives us comfort in saying, yes, it is now an acceptable technology. As a matter of fact, one of the discussions was: do we have enough Filipino engineers who understand, who can operate some of these facilities? And that's what we need to talk about. If we do not have, then probably we should start developing such expertise because things like these do not happen overnight. It takes a few years to form a group,” Almendras said.

He noted that should the government decide to push through with nuclear power projects in the country, the state-run National Power Corp. will not be the appropriate agency to carry it out.

“It is not Napocor who's driving this. Napocor is not supposed to be building any more generating capacity according to the Electric Power Industry Reform Act. We do not view Napocor as the one putting this up or running it. The idea is if we can put a private sector to this, then so much the better,” Almendras said.

Almendras' statement, however, contradicted what Napocor had earlier said.

According to Napocor president Froilan A. Tampinco, a small group of Filipinos have begun training in preparation for the possible use of nuclear energy as the Aquino administration begins discussing measures to deal with an impending power crisis.

“We are doing all the preparations already,” Tampinco said. “We are sending people to be trained, though not massive, just for the purposes of being able to be in a position to come out with a good plan. We have to take into considerations the lessons learned from the previous experience we’ve had. And we don’t want a repeat of that.”

Tampinco said that Malacañang had not given formal directions but the various options of using nuclear power had already been discussed.

He said Napocor would “go ahead” with the nuclear project once the Palace has laid down the policy.

Among the options being considered, Tampinco said, was to either operate the Bataan Nuclear Power Plant or abandon the $2-billion facility altogether and construct a new one.

To Rubix Cube,

How do you get to Camaya at present? What's the schedule? Give us a brief background info about the developers, who are involved in the company besides Goody Ilagan? e.g. financial background on Mr. Ilagan and his company? How would you compare the white sand to other beaches, because in some pictures the white sand looked good but muddy in others.

I'm a little interested but want a background check on the developers first?

Thanks a lot on any info you can provide.

Hi!

The developer of Camaya Coast is Earth and Shore Leisure Communities. Their track record includes several gated villages and condo buildings in Subic. Aside from developing real estate projects, their primary business comes from being a contractor (building public roads and highways).

More info about the developer here (http://www.mycamaya.com/p/developer.html)

As for the sand, camaya has pure white sand (no rocks). The quality of the sand is similar to Anvaya.

There are two ways to get to camaya:

1. via NLEX and SCTEX ... that's about 2.5-3 hr from the showroom in EDSA.
2. via ferry (sun cruises). You take the ferry from PICC. Thats about 1.5 hrs.

We do conduct site visit but it will resume in Oct or Nov since they are making way for full swing construction.

More info Here (http://www.mycamaya.com/p/location.html)

Everything sound very promising. The price too seems attractive. I wonder if this will be the catalyst of many coves to invest in. Bit I'd the price is good I won't overlook this. Can anyone share his views if this compare with Hamilo and Anvaya?

Camaya is the most affordable amongst these projects since the lots they offer averages 200-300 sqm. at Php 7500 - 8500/sqm. However, the price of the condo is very close to the other two. a lot of people find it a bit pricy.

Quality of the sand is comparable.

Hamilo and Anvaya have slight advantage in terms of amenities since its already there and people see it when they go on tripping...

in-house financing in camaya is the best. very low interest rates. pricing is very competitive.

Hello Rubix

I visited your Camaya Coast Blog( with green background) and I sent you an email requesting info about Camaya Coast, but I never received any response. But anyway, I'm planning to check out this project when I go to the Philippines next month...Do you still offer a 3 split payment option with 25% discount? Do the Bayu peaks have sea views? It seems that it's too far...Which block in the Bayu peaks have amazing sea views? Can you send me a map of Bayu Peaks detailing the available lots with sea view plus a sample 3 split computation... Do you have any idea if another residential phase closer to the beach will open next month?

rubix_cube321
May 2nd, 2011, 08:08 AM
Hi Alaska Girl. Sorry for that...

Are you interested on a re-sell lot in Pelangi? Compared to bayu, this is much closer to the beach. Resume balance. The buyer cannot continue the purchase. She is offering it at its original pre-selling price. 180 sqm lot. Very cheap compared to current market price

Send me an email if you are interested.

Thanks

Hello Rubix,
I sent you a message again using this email address: steventiong@yahoo.com. The subject is Alaska Girl. Please do not post my email address here. I have several questions about the lots and the condo:
Lot Questions:
1. Is the 180 Kencana Hills lot still available and does it have sea views?
2.How much per sq meter and the discount we can avail if we pay cash or three split?
3.Can you please send me a map of the Kencana Hills and Bayu Peaks or other available lots with the best sea views and a sample computation?

Condo questions:
1. How many one-bedroom condo units are available?
2. How much are the HOA fees ? How about the insurance fees?
3. If we want to join the rental program, how much more do we have to pay for the appliance and misc?
4. Is there any guaranteed income of the condo unit if we join the rental program?

Thanks,
AK girl

hi,

I've been checking this project out for quite sometime and so far all looks really interesting.

One thing that's not very clear though from all i read/saw is whether Camaya coast is reachable by car or does one always need to ride a ferry or banca?

How does one set up a visit and what's the procedure? Does the company have shuttles from Manila?

rubix_cube321
May 22nd, 2011, 02:45 PM
Don't have news about prices and the target opening of the hotel.

The hotel is open to the public.

To schedule a visit, just get in contact with a Camaya Coast agent. They can set it up for you. You will ride a shuttle or van from the showroom along Edsa-Pioneer to a small port then ride a small boat. Land travel is possible but using rough roads.

we just went here last friday. the hotel is great and if i remember it right it's 6k+ per night. The place is great but it's not really developed yet. The road inside is not yet done and the condos are the only building i've seen standing at the top. The pavillions are built already and the food is fine. the infinity pool is open now because the net in the sea was destroyed by the Typhoon Bebeng so they decided to open it.

Are there public transporations from Manila to this development? Mukha talagang maganda ito. Are there any rooms/condos for rent per day?

I am reselling my Camaya Coast beachfront condo. Any interested buyers or investors? I have already paid P700K++ I just want the full amount that I have amortized. Intersted buyers can continue paying the low amortization of P26K a month for 8 years since this was bought 2 years ago.
