"Luano City' project

Value drivers

Luanao City is located in the DRC’s fastest growing city, Lubumbashi, with current population in excess of 1.8 million people with a growing middle and upper middle class. Situated on the richest copper belt in the world, its fast rising income levels are as a result of the booming mining sector. Focus is on the building of new mines as well as the re-opening and expansion of existing mining facilities with numerous international mining houses operating in the vicinity (over US $10bn of inward investment). A Chinese investment of US $6bn for road infrastructure is approved and underway an there is a desperate need for the supply of housing, office, shopping and other community related facilities.

There is an availability of cost-effective bulk services and it has the highest level of provincial and local government support

Project overview and the opportunity

The project proposes a brand new city centre on the most prime land to the north-northeast of Lubumbashi, adjacent to the Lubumbashi Luano International Airport. There is an opportunity for a new city with pent up demand for all types of property. This Capital City of the province has the richest mineral deposits in Africa. The present landholding consists of 300 hectares, with an additional 80 hectares under negotiation.

The developmental rights have been secured for the planned development of:

Residential: Over 3,000 medium/high density residential opportunities,
Retail: 200,000 sqm of retail space
Golf Course: 18 hole golf course with 60 room hotel and clubhouse
Hotel: Major hotel and casino
Commercial: 300,000 sqm of commercial office and light industrial space
Amenities: Education, medical, religious and sports facilities
Consular precinct
It is anticipated that it will take 7 years to sell the land and 15 years for the completion of top structures.

The Project views.

People have already built up the area leading to the airport and future Luano city, homes around that area are really expensive, people build homes from 500K-up and rent is about $3000 per month.

I think that's the most expensive area in the whole country. It's not easy find cheap land around Lubumbashi

who plays golf in Congo? I'm waiting for the Tiger Woods of Congo to show his face. The current Golf course in Lubumbashi is hardly ever used, people often drive around it without a care in the world. But anyhow this is what I was telling you about what Korea is building for around 25-30 billion dollars. Congo should think about this in the near future investing in at least 6 cities like this to become like regional capitals.

Songdo Smart City (Incheon Free Economic Zone) 6 such places will generate alot of wealth

Very intersting,
How ever i think is a new Korean capital. But yes we should build six new cities as an extension to the old ones fro that economic porpuse. we should make it very easy for invetors to get land as well. Like Kinshasa is doing. That's one other thing makes investors come in. But no agrocultural Lnad . That one is off limit. we have what it takes to deveolop them on our own.

It's not the capital but an international city and ultra-modern city were everything is interconnected, you can call it the new digital city. China has six special economic zones cities Congo should follow suit.

Economic policies of SEZs

1.Special tax incentives for foreign investments in the SEZs.
2.Greater independence on international trade activities.

3.Economic characteristics are represented as "4 principles":
1.Construction primarily relies on attracting and utilizing foreign capital
2.Primary economic forms are sino-foreign joint ventures and partnerships
as well as wholly foreign-owned enterprises
3.Products are primarily export-oriented
4.Economic activities are primarily driven by market forces

4.SEZs are listed separately in the national planning (including financial planning) and have province-level authority on economic administration. SEZs local congress and government have legislation authority.

This is what I would hope the current govenment has insight for the near future. With this cities China pushed development inward that's what Congo must try to replicate.

Oh ok , because they had somthing like this one ,supposed to be the new Capital at a coast of 40 billion. this one is different.

Kabila and the Prime Minister Adolph Muzito have the something similar in mind.

PM Muzito said is laying down a plan for six special economic zones as way to industrialize the country rapidly. I will look for the source. we are are adpting the chinese style.

The map of the proposed international airport shows that the Lubumbashi International Airport is to be renamed to the Luano International Airport. Will such a renaming occur when the new Luano City is built?

Karavia is owned by the government, but now its being managed by a British company called LONRHO HOTELS Company. The governor went to find investors and there it it is.

Yes it is alive. It finally just started last April, 2010. after the financial crisis and of course the stone age Congolese Bureaucracy.

I actually got to change the tittle to Under Construction.
