Yeah..Jalan Jalan Cari Makan located at the end of the monorail line. Near Brickfield. The second building already almost completed and the already remove the scaffolding. They painted the building white in color. Probably the first layer of color for the building. :D

Is it a different project altogether? So, if the construction of the building alongside the river is not for Jalan-Jalan, then what is the construction for :?

It is all part of the same project lah! :D
I saw it a few days ago and it is still white but now with glass already......construction seems to be going on fast - which is a very good sign! :okay:

Early maiden profit expected for KLIG
ALTHOUGH KL Infrastructure Group Bhd (KLIG) has its work cut out for it to boost revenue stream and turn itself into a profitable outfit by the year ending April 30, 2007, the KL Monorail operator is taking it all in its stride.
In fact, executive director Al-Jeffery Ibrahim in an interview with StarBiz recently, has expressed optimism that the group may expect its first profit earlier than the projected 2007.
And the reasons for such optimism? At the top of the list is the group's plan to extend the monorail system from Jalan Tun Sambanthan, Brickfields, to Mid Valley.
“We have just submitted our plans to the relevant authorities and discussions will start this week on the project, with approval expected to be obtained within the year.
“We hope to start construction by the end of the year or early next year and complete the project within nine months to a year,” Al-Jeffery said, adding that the station would be located outside Cititel Hotel in Mid Valley.
He said the 2km plus extension would incur an investment of about RM30mil to be generated via internal funds and borrowings.
That said, he expects the extension to contribute “significantly” to the monorail's ridership upon completion, as Mid Valley is a very good catchment area with high traffic flow.
Al-Jeffery said the group had just completed the link between its monorail station and the Star (Sistem Transit Aliran Ringan Sdn Bhd) LRT station at Hang Tuah and Titiwangsa, and would commence construction to connect its Bukit Nanas station and Putra's (Projek Usahasama Transit Ringan Automatik Sdn Bhd) Dang Wangi station.
The Bukit Nanas–Dang Wangi link is expected to be completed within three months. Other links include connecting the monorail's station at KL Sentral with Express Rail Link and the KTM Commuter System stations.
“This will provide us with a well-integrated transit network, thus making it more convenient for our passengers to use the LRT and increase ridership for all the operators,” he said, adding that KL Monorail currently had 11 stations.
KLIG also plans to eventually extend its operating hours from 6am to midnight from the current 6am to 10pm by year-end, once the relevant approval is obtained.
The group currently has 12 two-car trains, each of which can carry 214 passengers and has a ridership of over 30,000 a day on average.
Al-Jeffery said the group had no plans at the moment to increase the number of trains/cars as it was coping quite well with the current ridership.
“There is still a lot of capacity on our trains and we have the ability to handle 80,000 passengers a day. We coped well even with 90,000 passengers a day on New Year's eve (Dec 31),” he said, adding that with the current population of Kuala Lumpur, KLIG only needed to increase frequency without having to increase the number of trains.
Besides the local market, KLIG has also set its sights on global expansion.
Al-Jeffery said KLIG would “piggyback” on parent MTrans Holdings Sdn Bhd's expansion overseas.
“MTrans is prospecting and taking part in various tenders in 12 countries in the Middle East and Asia. Our total exposure is about US$4bil worth of potential contracts. The spin-off would be new businesses in terms of management and operations of the monorail system, maintenance, project management, media planning/advertising and property management,” he said.
Besides the monorail, another revenue generator for the group would be its recent foray into bus services.
The group has widened its scope of transportation services to include inter-city express bus services. KLIG had in April acquired a 70% stake in five bus companies – Mutiara Pahim Sdn Bhd, Ballan Sdn Bhd, Mekar Express Sdn Bhd, Eltabina Jaya Sdn Bhd and Darul Naim Express Sdn Bhd.
Al-Jeffery said the acquisition provided the group with a ready fleet of 120 buses.
“The bus service covers the whole peninsula. It is also synergistic to our core business as we can cross-sell the bus tickets to our riders at the monorail stations.
“Another plus point is that the MTrans group manufactures buses so any fleet expansion would definitely be cheaper for us,” he said, adding that contribution to revenue would start in FY2005.
He said the group would also be looking at new joint-venture arrangements to establish a network of mini and stage buses operating within Kota Baru and its vicinity.
“We have the operating licence for mini and stage buses in Kota Baru. We are currently thrashing out the details. It will be part of our expansion plans and would consist of new buses,” he said.
Other sources of revenue are in the areas of advertising and property development.
Al-Jeffery said the media business had been very good with demand exceeding supply, as its advertising space was located in prime areas.
“We expect advertising revenue to hit RM17mil in FY2005,” he said, adding that advertisers could now advertise on the group's new fleet of buses.
KLIG is currently constructing a new lifestyle destination called Jalan-Jalan, a riverfront development of over 300,000 sq ft comprising 35 restaurants and bistros, and up to 110 specialised retail outlets.
“We will be opening the area in stages. The first phase, which consists of the eateries, is expected to be completed by year-end. Next will be JJ Bazaar, which will connect KL Sentral to the Tun Sambanthan station. Plans are also under way to set up a petting zoo,” he said
KLIG, through its subsidiary KL Monorail System Sdn Bhd, owns a 40-year concession for the construction, operation and maintenance of the RM1.18bil KL Monorail.

yea...that's what I tot too cos I saw the KL Monorail extension plan before and also Midvalley's expansion plan - both suggesting the station and alignment to be along Klang River :?

11-06-2004: KLIG defers placement of 52m new shares

KL Infrastructure Group Bhd has deferred a proposed private placement of up to 52 million new shares in view of the current market conditions.
In a statement on June 11, KLIG said it would make further announcements at a later date on any intention to proceed with the placement or other fundraising proposals.
The placement was proposed last December to finance the construction of Jalan-Jalan Xintiandi, a RM50 million urban leisure riverfront development in Brickfields, Kuala Lumpur.
Part of the proceeds was also for the subscription of shares in Ready Network Sdn Bhd, which is to operate and integrate public transportation in the Klang Valley including the light rail transit systems, the feeder bus service as well as Intrakota and Park May bus operations.

MTRANS Holdings Sdn Bhd, through units Monorail Malaysia Technology Sdn Bhd (MMT) and KL Infrastructure Group Bhd (KLINFRA), has signed an agreement with Gangnam District, Seoul, to establish a joint-venture company to develop a 6.7km monorail system in the South Korean district on a privatised basis.
Mtrans said in a statement the monorail system, costing US$175mil, would be based on MTrans Monorail, which was implemented for the KL Monorail in Kuala Lumpur.
MMT would be the designated turnkey electronics and machinery supplier while KLINFRA the project manager and system integrator.
MTrans said the civil works would be awarded through open tender.
The Gangnam District has committed to subsidising 40% of the project cost and would subscribe for an equity interest of up to 25% in the proposed joint venture company, it said.
Samsung Life Insurance had also indicated interest to subscribe to part of this equity.
MMT/KLINFRA will seek to raise the balance of project cost through a combination of equity and external borrowings.
MTrans said the project was subject to approvals of the relevant South Korean and Malaysian authorities. – Bernama

KLIG sees steady income from Jalan-Jalan project
KL MONORAIL operator KL Infrastructure Group Bhd (KLIG) expects its RM50mil property development-cum-lifestyle destination project, Jalan-Jalan, to contribute positively to its revenue next year.
Managing director Patrick Wong said the project, which would have a 300,000-sq-ft riverfront development comprising 35 restaurants and bistros, and up to 110 specialty retail outlets, was expected to be completed by the second quarter next year.
“We are trying our best to see how we can increase our revenue,” he told reporters after the company's AGM in Kuala Lumpur yesterday.
For its financial year ended April 30, KLIG suffered an audited net loss of RM46.24mil on RM15.08mil revenue, a shortfall of RM4.2mil from the forecast net loss of RM42mil as stated in the company’s prospectus last year.
He said the project was delayed partly due to rising raw material costs and pending approval from Kuala Lumpur City Hall.
The first phase of the project, situated along the Klang River in Brickfields, was earlier scheduled to be opened for business by year-end.
Wong said the company had also applied for a RM30mil loan under the Tourism Infrastructure Fund provided by Bank Pembangunan dan Infrastruktur Malaysia Bhd to part-finance the construction work of the project.
“In principle, it has been approved. Hopefully, it will be finalised some time next month.”
Wong said KLIG also planned to increase income by intensifying promotional and lifestyle events to generate daily ridership on its monorail network.
“Conservatively, we would like to achieve ridership of between 60,000 and 80,000 a day,” he said, adding that the current daily ridership was between 35,000 and 40,000.
He said KLIG was also awaiting Government approval to extend the monorail network through the construction of a 2km spur line from its main station in the city centre to Mid Valley Megamall, which was expected to increase its daily ridership by at least 5,000.
The proposed spur line will incur an investment of RM30mil, which will come from internal funds and borrowings.
“We submitted the proposal to the Government four months ago. If approved, we can complete the construction within 12 months,” he said.

Everytime these ideas were introduced, everytime a promise was made, nothing came out of it...
Maybe it has something to do with management at KLIG?
Anyways, I now think that the original project which would have gone to MidValley and Kampung Pasir...can be scrapped.
However, consider this...
1) What is the KL Monorail? They call it PRT (People-Mover Rapid Transit) and they used to call it LRT Sistem 3.
KL Monorail is not LRT, it is a people mover and it should not pretend to be anything but a people mover.
2) Who uses the KL Monorail? Well-heeled professionals, shoppers, and tourists, perhaps? People who work along Jalan Raja Chulan, in the Golden Triangle, and like to spend time in places like Bukit Bintang....
So...the monorail project should cater for these people...which is why an extension to Kg. Pasir will be a costly failure.
So....how about an extension to Bangsar :banana: :cheers:
Yes, Bangsar...site of watering holes, restaurants, and places to see and be seen...
How would it work? It gets interesting.
Step 1 - from Midvalley to Bangsar....a line that connects Midvalley to Bangsar. The line will cross the Klang River and pass along Jalan Pantai Baru, to bring monorail service to Kerinchi, Menara TM, and the Tenaga buildings, as well as a link to the Kelana Jaya line (at Abdullah Hukum).
It would then travel through Bukit Pantai area before approaching Bangsar Baru from the north side.....and ending the line at Bangsar Baru (for now).
The station at Midvalley would be built closer to the north point than the old location (which was across from Abdullah Hukum LRT station).
There would be another station across the river, possibly equidistant between Abdullah Hukum and Kerinchi and the Tenaga Nasional complex.
Step 2 - Build a connection between MidValley and Brickfields. Here there are two options.
Option A - Follow the river and route through Brickfields along Jalan Tun Sambanthan. This allows the line to end at Pasar Seni and the Pusat Bandaraya, instead of KL Sentral. An expnasion to the station at KL Sentral would link the two monorail lines. However, even though the claim is that monorail construction doesnt dont interfere as much, this option would lead to serious traffic on Jalan Tun Sambanthan...which is already totally jammed.
Option B - follow the river all the way to the current site of the monorail Jalan Jalan.
Step 3 (if Step 2 option be is chosen) - connect the new monorail line to the old monorail line...
There are two ways to do this. One way is to tear down the Jalan Jalan complex to allow for a new transfer station (connected to Tun Sambanthan Station) at the site of the Jalan Jalan Complex.
Another way is to retain the complex, but bring the monorail in from across the river, with the transfer station at an expanded Tun Sambanthan station. In this case, a new switching complex would have to be constructed, as well as a new platform at Tun Sambanthan.
If this option is chosen, then KL Monorail service would have to shut down between KL Sentral and Tun Sambanthan station for the connection and testing period. A new switch and bypass would be necessary.
If the two lines are linked, then during the construction process I would like to see the buildings beside KL Sentral Monorail station torn down (at least the one beside the outbound platform). The switching complex would be removed and both tracks would be extended across Jalan Tun Sambanthan into the KL Sentral lot.
I also think that for future consideration...the switches for the monorail should be after the terminus station, and not before...because if the switch is built after the station, then future expansion is easier.
I like the idea of a completely new line that only connects with the existing monorail at KL Sentral station...but an integrated monorail is effective as well. So both options are good, but the point is to bring service to places that would have the demand.
Anyways, this is the idea in its infancy. The main thing is to build the new line and then figure out how to connect it to the original line....if that is what is needed. This way, the monorail serves the needs of the people who can afford to use it (business people) or the people who want to use it (tourists, shoppers).

About the system, I think again, a case of poor planning. Having switched before terminal stations and only 2 switches between the revenue lines at that. What happens if a train stalls or meets with an accident? Or not even that, say someone fell off the platform. The whole line will be affected since there aren't any switches in between the terminus stations. Poor planning. Or maybe low budget. :bash:
Anyway, I think they can give up on Jalan Jalan. Firstly, its not very complete. Secondly, its kind of out of the way. And yes, good points Allurban on the mid-valley extension, the 3 car trains. I don't think its really surprising that monorails haven't really fared well globally (look at Jakarta monorail, Seattle monorail; only Japan has it done well).
Anyway, they shouldn't touch monorails anymore. Its good that they completed this line, but I just foresee more problems in future (case in point, Putrajaya Monorail).
