1st phase of F&N project to bring in RM180mil sales



FRASER & Neave Holdings Bhd (F&N), which is developing its former factory premises in Kuala Lumpur into a commercial and leisure centre, expects the first phase of the project to generate sales of RM180mil in the first three years of operation.

Fraser Park, which is F&N's first venture into commercial property development, will see the development of 80 units of five- and six-storey shop/office blocks under the first phase, Fraser Promenade.

The first phase, to cost RM90mil, was expected to be completed within the next three years, its chief executive officer Tan Ang Meng said after the ground-breaking ceremony and official launch of the park in Kuala Lumpur yesterday.

Tan said the venture was to unlock the value of the group's land, estimated at over RM100mil.

The group is undertaking the development project under wholly-owned subsidiary Wimanis Sdn Bhd.

The demolition of the building already begun last week. I happen to pass by that area yesterday and they already torn down the building block nearest to the entrance.

The demolition already completed a couple of weeks back.....I think now they are doing some groundworks ;)

That area looks empty now ........still getting the hang of seeing no buildings there....hehehhe :D

F&N fizzes with confidence

Fraser & Neave Holdings Bhd (F&N) expects to generate RM180 million in sales over three years from the first phase of its maiden 20-acre development venture of Fraser Park in Kuala Lumpur.

Situated in Jalan Sungai Besi, Fraser Park is conceptualised as an integrated leisure and commercial hub comprising Fraser Promenade, Fraser Tower and Fraser Point, representing the development?s shop-office, office tower and retail components respectively.

Speaking at the ground breaking ceremony to mark the development?s official launch mid-week, F&N chairman, Tengku Syed Badarudin Jamalullail said Fraser Park would unlock the investment potential of the group?s land which used to house its soft drink plant, corporate office and warehouse operations for the KL region.

Undertaken by F&N subsidiary Wimanis Sdn Bhd, Fraser Promenade, the
first phase of the development, will comprise 80 shop-offices housed in 10 blocks five- to six-storey high.

To be built at a cost of RM90 million and covering an area of 13 acres, Fraser Promenade offers features such as 16ft wide walkways, 10ft wide corridors, 6ft wide outdoor pedestrian pathways, flat slab roofs and purpose-built air-con ledges. In addition, each shop unit will come with an individual lift with private lobbies on every floor.

The intermediate lots, of which there are 56 units, come in two sizes of 26ft by 66ft and 33ft by 66ft dimensions while the eight end lots measure 39ft by 66ft. The balance of the units comprising 12 corner lots come in either 36ft by 66ft or 46ft by 66ft.

Priced from RM1.7million for each unit, Fraser Promenade has seen encouraging demand from investors as 60 units have been snapped up even before official launch.

?The development focuses on transforming this somewhat neglected part of the city into an address for commercial success, besides introducing a new aspect to F&N?s rich heritage in Malaysia,? said Tengku Syed Badarudin.

F&N?s chief executive officer Tan Ang Meng said: ?Fraser Park is designed to become a centre of vibrant nightlife after office hours, with the wide corridors and pathways of Fraser Promenade offering the ambience for al-fresco dining and fashionable caf? experience.?

Tan said discussions are still ongoing with Dewan Bandaraya Kuala Lumpur concerning the development of Fraser Tower as a height restriction is in force on buildings in the area due to the proximity of the Sungai
Besi airbase.

Expected to be completed in 2006, Fraser Promenade is accessible via Jalan Loke Yew, Jalan Chan Sow Lin, Jalan Tun Razak and Jalan Sungai Besi via Jalan Foss.

F&N building leaves behind sweet memories

The old F&N factory in Jalan Sungai Besi, Kuala Lumpur, has been reduced to its skeletal frames.
The F&N building with its red lion emblem stood for four decades in Jalan Sungai Besi, Kuala Lumpur. But development has caught up with it and the old structure will be replaced by a modern landmark - Fraser Park.

THOSE who grew up in Kuala Lumpur would know the F&N building very well, and the smell of aerated drinks as they drove down Jalan Sungai Besi.

The once imposing Fraser & Neave building that has stood for more than four decades had been stripped down to its iron and concrete frames since demolition work started in February.

This latest turn of events has stirred up feelings of nostalgia among city folks.

?We seldom talked about Jalan Sungai Besi without mentioning the F&N factory; it was such a famous landmark because there were very few concrete buildings in the area,? said accounts manager Yong Boo Ying, 55, who used to live nearby.

?It reminded me of traffic congestion, too!

?Whenever I saw F&N, I saw the jam!? she said with a smile, adding that she hoped the new development there would not worsen the area?s traffic problems.

?I remember how I used to buy tiny packets of F&N condense milk and take them as snacks during my schooldays, and how much we enjoyed Magnolia's chocolate and strawberry milk in glass bottles as well as the soft drink, Green Spot!? said Kuldeep Singh, 35, a technician who used to take Jalan Sungai Besi every day before Seremban High-way was opened.

The first F&N office in Malaya was set up at this bottling plant that opene in 1906 in Argyll Road, Penang.
When the F&N factory, built in 1961, opened it was hailed as the first of its kind in Malaysia, with state-of-the-art equipment.

The building had been vacant since 1997 when the plant was relocated to a more advanced set-up in Shah Alam.

A million-dollar commercial and leisure development, Fraser Park, is planned for the 8ha old site. The project is undertaken by Wimanis Sdn Bhd, Fraser & Neave Holdings Bhd's wholly-owned subsidiary.

The first phase, named Fraser Promenade that spreads over 5.2ha, costs RM90mil and is expected to be completed in three years.

Fraser Promenade will comprise five and six-storey shop/office blocks endowed with wide pedestrian pathways ideal for dining al fresco. Hence, it will be a stylish workplace in the daytime and a vibrant centre for nightlife after sundown.

Fraser Park will quite certainly inject a touch of modernity into the Sungai Besi area presently dominated by old flats and shophouses.

While the old F&N factory is gone from sight, it remains in the hearts of many.

?There were four components on the old site ? the production house, main office for franchise products and prospects, a United Engineering building for general managerial officers and another office block for KL/Selangor operation staff,? recalled Lim Teow Wan, 64, who was the vice-president of the then F&N (M) Sdn Bhd and general manager in the soft drinks division.

?The staff all worked together to deliver; it was like a big family as the top management was close to lower-ranked employees. The place was huge, it was quite tiring walking from one end to another,? said Lim, who worked there for nearly 30 years before he retired.

The close camaraderie has resulted in the forming of F&N Retirees? Club, which has 300 members.

?We meet quite regularly, the men enjoy karaoke while the women learn line-dancing,? said Lim.

Another retiree from F&N, Lim Chye Siew, 58, who worked his way up from a laboratory assistant to production manager during his 29 years with the company, said he still thought about the company?s centennial celebration in 1983.

?We had a big carnival over a weekend at the factory grounds. Workers from all the plants came and had great fun at the food and game stalls; it was just like a night market,? he said.

?Later the same year, we had the centennial dinner at a posh hotel, and everyone had a good time. Each person was given souvenirs of metal coins and glass goblets. Those are all fond memories for us.

The plant in Shah Alam took over operations in 1997, with a more advanced set-up.
?Life was much easier then; although the pay was low, we were very happy. Everyone knew each other, we even knew our colleagues? spouses and how many children they had,? he added.

The long-time staff at the factory also witnessed the area?s growth.

?I was not one of the pioneers, but when I joined the company in 1969, Sungai Besi was only a place with squatters, secondary forests and undeveloped roads riddled with potholes,? said Chye Siew.

Like the good old sculptured glass bottles and mini packets of condensed milk, the F&N factory in Jalan Sungai Besi will soon disappear from our sight. And although there will be taller, sleeker buildings in Fraser Park, the red lion flanked by the alphabets ?F? and ?N? and the torn-down factory it once guarded will always remain in our memories.

Counting on F&N for generous dividend

FRASER & Neave Holdings Bhd (F&N) has for some time now enjoyed the distinction of being one of the more generous dividend paymasters not just in the consumer sector but also among local listed companies. Financial year (FY) 2004 has proven to be no exception.

Last month, the company declared a final net dividend of 17 sen per share, bringing its net dividend yield for the full year ended September 2004 to 4.7%. This is derived after taking into account the company's current share price of RM5.30 and the net interim divided of 8 sen per share declared last June.

The ex-date of the FY04 dividend is Jan 26. It will be paid on Feb 15.

In FY 2003, F&N's dividend payout amounted to 20 sen per share or equivalent to a net yield of 3.7%, based on its current market price.

As far as growth stories are concerned, many analysts will vouch that consumer stocks like F&N tend to lose out to those in sexier sectors like banking, water as well as oil and gas now that the economy is on a recovery path.

But the past year has seen a steady news flow about F&N. And some observers reckon that it may be worth the while for investors to pay some attention to the company and where it is headed.

For starters, there is the group's foray into property development. The first phase of its Fraser Park commercial development, located in Sungei Besi in Kuala Lumpur has reportedly got off to an exceptional start. The 80 shop-office units under Phase 1, which carry a gross development value of RM180mil, have been fully sold.

In fact, earnings recognition from F&N's property division helped bolster sales in the fourth quarter, which would otherwise have felt the brunt of lower contribution from the company's glass division.

“The new division appears to be doing well and we are not too concerned about it because F&N's parent company has the experience and expertise in property development. Whether F&N plans to pursue and grow this division beyond the Fraser Park project remains to be seen,” says a local analyst.

Improved margins in the company's soft drinks division is another factor that helped enhance its earnings in the last quarter ended September 2004.

K&N Kenanga Securities, which has a “market performer“ rating on the stock, reckons that the better operating margins for its soft drinks division of 11.5%, compared with 10% in the preceding quarter and 8% in the last corresponding quarter could have been due to higher volume sales from 100 Plus and F&N's Asian soft drinks segment, which provides better margins than carbonated soft drinks.

The better performance of the soft drinks division, which accounts for just over half of group turnover, in the last quarter is also attributed to stocking up activity ahead of the year-end festive season and improved consumer sentiment.

For the full year ended September 2004, the company reported a net profit of RM116mil, a near 40% increase from a year ago. Turnover increased 6% year-on-year to RM1.7bil for the period.

F&N has also given more attention to beefing up its glass making business. It has expanded into Thailand via the setting up of a joint-venture company, in which F&N has a 70% stake. The remaining stake in split 20:10 between its JV partners Thai Asia Pacific Brewery Co Ltd and Siam Glass Industry Co Ltd, respectively.

The Thai operations will add to the F&N division's existing presence in Vietnam and China, where the company has a manufacturing plant each, in addition to its two local facilities.

Glass manufactured by the company is mainly used in the food packaging business.

In the latest quarter, the glass division recorded a small operating loss of RM1mil as a result of furnace rebuilding activity, start-up losses in China and rationalisation costs. Margins contracted by some seven percentage-points year-on-year.

The division, however, is expected to turn around in the current financial year now that the furnaces are operational once again. F&N's glass manufacturing operations in China is also expected to break even this financial year.

F&N inks city campus deal with HELP

F&N HOLDINGS Bhd is leasing out space at its business park in Kuala Lumpur to HELP University College, which will use it as its city campus.

The firm signed a 15-year deal with HELP for 222,000 sq ft in ZON.e@Fraser Business Park.

To be completed by 2009, ZON.e@Fraser Business Park, a RM350 million fully integrated, multifunctional hub is designed to be the largest electronic gaming and multi media centre in the region.

F&N in a press release said that the campus facilities will include lecture theatres and auditorium. It will also have seminar and conference facilities, display and exhibition areas, a 950-room hostel and a multipurpose gymnasium.


The main feature of HELP's city campus will be its comprehensive use of e-learning technology for teaching, learning and research.

The lease agreement was formalised between Cheah Hong Chong, general manager of F&N Properties and Dr Paul Chan, president of HELP University College.

"With the establishment of HELP's city campus, we look forward to an influx of vibrant educational activities at ZON.e@Fraser Business Park, which is envisaged to be a self-contained city-within-a-city with a live-in population of over 2,000 people," said Cheah.

He added that the ICT business owners will benefit from the presence of HELP University College students.

"Over 92 per cent of the retail outlets on Level 1 catering for various businesses, including F&B, have been sold while the kiosks on Level 2 which are tailor-made for ICT related businesses have been fully taken up to-date," Cheah said.

Fraser Business Park to open by mid-2010

FRASER & Neave Holdings Bhd's phase two of the Fraser Business Park is expected to be completed by the second quarter of next year.

The project has a gross development value (GDV) of RM350 million.

"The second phase will be completed by January next year. With the completion of the educational college scheduled next March, it should be open to public by the second quarter or earlier," the general manager of F&N Properties Sdn Bhd, Ir Cheah Hong Chong said.

A multi-functional hub, the phase two is designed to be the largest electronic gaming and multimedia centre in the region, he told a press conference here today.

Phase one of Fraser Business Park comprising 80 shop/office units, launched in early 2004 with a gross sales value of RM182 million was completely sold out.

The units were handed over in December 2006, six months ahead of schedule, Cheah said.

Phase two include the largest ICT hub developed by Brampton Holdings Sdn Bhd to be completed in January next year, Help University college with hostel complex, serviced apartments, e-Hotel, retail entertainment space, hypermarket, food court and outlets and 1,800 parking lots.

Cheah said the ICT retail lots offered for sales had been snapped up very quickly.

"There are over 800 lots for lease, of which over 500 units are ICT lots. So far, for the over 500 units, over 300 parties have shown interest and have been negotiating with us.

"We expect over 200 ICT operators to sign lease agreements soon as they would be our anchor tenants," he explained.

The 251 serviced apartments have been sold in bulk to a local private company while Brampton Holdings signed a long-term lease with Help University College with an estimated student population of 5,000.

Cheah said the phase three comprising corporate offices to be built later, will complete the Fraser Business Park. - Bernama
