BTW, anyone heard again how many floors? Heard from an unconfirmed source that its actually 80 floors??? I don't think i would want to be that high up though. Maybe sometimes like eating at restaurant or something. But to live on the 80th floor...hmm

What is the chance that this building will be built...? I pass by Chong Nonsi station everyday, and yep it seems they get something done here, but 350+ meters high...? I'd be suprised. That haven't even put a proposal on the Skyscraperpage.com site yet... At least not for a 350+ meter project. And it seems they're quite far on their way starting on the buildings base.

“Krung Thep Mahanakhon”, Ole Scheeren tells me, is the Thai
name for Bangkok. That last, strange-sounding word translates as “metropolis”. Ever since Fritz Lang’s 1926 filmic vision of an expressionistic, hubristic, futuristic city with a Babel-like skyscraper at its heart, the word “metropolis” has become one of the richest, most evocative words in architecture. It means urbanity, “cityness”. And it would be hard to think of a better name for Scheeren’s extraordinary new skyscraper design.

Along with Rem Koolhaas, founder of OMA (Office for Metropolitan Architecture, naturally), Scheeren is the architect of Asia’s most ambitious and scariest skyscraper, Beijing’s enormous CCTV (China Central Television) Building. That avant-garde monumental arch loomed over the Olympics and dominates the city’s increasingly prickly skyline. Based in Beijing, the German-born Scheeren has specialised in Asian projects and, with his enthusiasm for the strange, chaotic dynamism of the big Asian cities, he is a long way from the familiar “starchitect” imposing a vision from a western capital. This latest building, revealed exclusively to the Financial Times, is the perfect expression of a sensibility that powerfully combines western questioning and eastern bravado.

It is impossible to compete with Bangkok’s existing exotic menagerie of skyscrapers, so Scheeren proposes a monolith, an un-twin tower, the dumb, extruded box of modernist orthodoxy – but then begins to erode its perfection. It is as if a computer virus has begun to eat away at an image, pixellating it, or as if a tower of sugar cubes is dissolving away. It is a powerful image, one the architect compares to a toppling Tower of Babel (the inspiration for Lang’s film).

The appearance of decay, though, is more than a formal aesthetic device. The most intriguing aspect of Mahanakhon is Scheeren’s desire to suck the frenetic activity of the street up into the architecture. This will be a striking contrast with neighbouring skyscrapers.

Bangkok’s high water table makes underground parking impractical. This has led to a standard model of a plinth of parking beneath an extruded tower, disengaging the building from the street, killing the area around it. By placing parking at the rear of the site and having the building crumble into a series of terraces as it approaches street level, Scheeren proposes a kind of external atrium, a plaza broken up into a deliberate chaos of dozens of flying levels.

This complex network links with the adjacent Skytrain (mass transit) station to create a public realm of cafés and restaurants. The dissolving of elements vertically through the building creates a spiral pattern of private balconies and terraces for the hotel and apartment complex above. In one image of the plan, with a viewpoint above the tower, you can see clearly how, as the smooth walls fragment into apparent randomness, the monolithic is reduced into bite-sized chunks, cleverly echoing the intricacy of the urban landscape, the chaotic infill that constitutes the surrounding city streets. Reconciling the micro- and the macro-urban and resisting the disengagement between skyline and streetscape, Scheeren proposes a compelling alternative that addresses both.

If New York is defined by the setbacks and Aztec pyramid steps of its skyscrapers, a gesture to allow light into streets that would otherwise be canyons, this building, which will be Bangkok’s tallest, acknowledges street activity through a kind of capillary action, sucking up its imperfections along with its dynamism to animate the walls. An archetypal modernist skyscraper with its erosion programmed in from the beginning – it is quite a metaphor for the contemporary city.

With its distinctive sculptural appearance, MahaNakhon has been carefully carved to introduce a three-dimensional ribbon of architectural ‘pixels’ that circle the tower’s full height, as if excavating portions of the elegant glass curtain wall to reveal the inner life of the building—meta-phorically and actually—an archit-ecture that encloses and protects its inhabitants while revealing the inner life of their city. *The pixelation gives MahaNakhon an arresting profile on the skyline while generating a set of very special features to house the diverse functions of the building complex in an intelligently strategic way.

The design for MahaNakhon dis-mantles the typical tower and podium typology to render not a tower in isolation but instead a skyscraper that melds with the city by gradually ‘dissolving’ the mass as it moves vertically between ground and sky. *This effect begins with a series of generous, cascading indoor/outdoor terraces at The Hill—the area at the tower’s base housing luxury retail and dining.

MahaNakhon also features an adjacent freestanding building known as the Cube, with multi-level indoor
/outdoor terraces corresponding to those of the Hill Terraces across the expanse of an outdoor atrium, offering a network of social spaces with an extensive mix of dining and leisure, described collectively as MahaNakhon Terraces.

MahaNakhon Square, located in front of the tower, is intimately connected to the space between The Hill and Cube. This dynamic public plaza—
intended as a meeting place, a spot for planned and spontaneous cultural events—will be a landscaped retreat for the city’s inhabitants, a gathering place, a rare venue for cultural and social interactivity.

For residents of MahaNakhon, The Ritz-Carlton Residences comprise a mix of two-to-five bedroom homes with expansive panoramic views and interiors by David Collins Studio, while The Bangkok Edition Hotel, a collabo-ration between Ian Schrager and Marriot International, will offer a range of outstanding amenities.

The top of the tower houses a multi-level three-floor Sky Bar and restaurant with dramatic double- height spaces, private dining facilities for entertaining, and a rooftop outdoor bar with sweeping 360° views of the skyline and river, floating 310 meters above the city.

OMG.

I hope they approve this as it is just absolutely beautiful. It will be a true landmark of Bangkok I hope. The size, the blue pixels, the twists, and the cuts all add to the chaos of Bangkok just like they described it.

It is definitely the right height and right location to place a 300+, all those buildings surrounding already 200+ will definitely put Bangkok's Sathorn district on the map and I think we will be the first city in SEA aside from KL [Petronas and the TOWER thing which doesnt really count] to have two 300+ buildings.

OMG. Inshallah this thing comes true.

Massive MahaNakon landmark project unveiled

THE NATION Published on July 24, 2009


Billed as the largest Thai property project today and the city's tallest when completed, MahaNakon was yesterday unveiled as a striking 77-storey tower and retail complex with a market value of Bt18 billion.

Local builder Pace Development and its partner IBC (Industrial Building Corp), a subsidiary of Israel's Fishman Group, said the project aimed to "deliver an architecture befitting Bangkok's place among Asia's great cities".

On completion in 2012, it will house the Ritz Carlton Residences, where the smallest 125-square-metre units will sell for Bt30 million.

The monolithic structure and a second building with a plaza are the brainchild of renowned designer Ole Scherer, best known for his prestigious CCTV Tower in Beijing, with its "loops" signifying the many linkages that form China's state communications giant.

Scherer, a partner of the OMA architecture firm, holds great affection for Bangkok, having spent more than half a year in the city in 1999 on a campaign for an architectural exhibition called "Cities on the Move".

"Bangkok is a city where the past, present and future come together", he said. "Its old waterfront settlements, colonial buildings and skyscrapers coexist as one."

"Bangkok is very chaotic, intense, yet it is one of the most beautiful cities I have visited - because of its sharp contrasts," he said. |"I have the fantasy that 500 years in the future, many cities will look like Bangkok."

His view is reminiscent of Ridley Scott's sci-fi film "Blade Runner".

Bangkok has "dome towers, elephant buildings, robot buildings and even UFO-buildings," he observed.

"To make MahaNakon unique, we decided on a slim monolithic form."

"A monolith itself is dull, it doesn't give or take from the environment. So we decided to excavate the building," he said, gouging out large sections of the building at various points.


"By doing that we can achieve an amazing range of structures, like massive terraced gardens in many sections, floating rooms and spaces in the air."

Pace Development chief executive Surapoj Techakraisri said: "The firm has kept its promise to make MahaNakon a landmark."

Referring to the plaza section of the compound, which aims to draw in people with its opulent gardens, open restaurants and facilities for outdoor events, Surapoj said: "We wanted to build something that will enhance the stature of the Thai capital as well as give something back to its citizens."

The hotel component of the complex - called The Edition - will be operated by the Marriott chain.

The Thai property firm Pace Development and its Israeli investment partner, Industrial Buildings Corporation, plan to sell their two joint ventures into property funds worth 5 billion baht to raise funds for future investment.

The two joint-venture firms hold the hotel and retail assets of MahaNakhon, a luxury mixed-use project located on a nine-rai leasehold site near the Chong Nonsi BTS station in Bangkok, said Sorapoj Techakraisri, chief executive of Pace.

The 77-storey, 310-metre property will become Thailand's tallest building, surpassing the Baiyoke Tower in Pratunam by six metres.

Pace Development and IBC set up three joint-venture firms to develop each part of the 18-billion-baht project, comprising a condominium, hotel and retail space.

Mr Sorapoj said sales of the condominium, with the Ritz-Carlton luxury hotel group as its sales agent, would start by the year-end after the completion of a three-storey show unit costing 200 million baht.

It expects to generate sales of 50% by the first quarter 2010. But if sales exceed expectations, the property funds could be set up before 2011 and new projects started.

The condominium will have 200 units with 150 different types. Sizes will range between 125 and 830 square metres, the latter being whole-floor units. Prices start from 250,000 baht per sq m, or between 30 million and 300 million baht a unit under 99-year leasehold contracts.

"After sales reach 50%, we will freeze sales and see new pricing opportunities," Mr Sorapoj said, adding that the current prices represented a margin of at least 25%.

Pace and IBC yesterday introduced the conceptual project design created by the architecture firm Office for Metropolitan Architecture (OMA).

OMA partner Ole Scheeren, who was personally in charge of the CCTV Building in Beijing, described the design as a three-dimensional ribbon of pixels spiralling up the tower, which would be both impressive to look at and exciting to live in.

Pace's in-house architects would continue the rest of the design work, while interior design would be handled by the UK-based David Collins Studio, said Mr Sorapoj.

"It will be a new Bangkok landmark," he said.

Construction is due to start by the year-end and will be completed in 2012. Four financial institutions would jointly offer a total credit line of 7 billion baht, said Mr Sorapoj.

“Krung Thep Mahanakhon”, Ole Scheeren tells me, is the Thai name for Bangkok. That last, strange-sounding word translates as “metropolis”. Ever since Fritz Lang’s 1926 filmic vision of an expressionistic, hubristic, futuristic city with a Babel-like skyscraper at its heart, the word “metropolis” has become one of the richest, most evocative words in architecture. It means urbanity, “cityness”. And it would be hard to think of a better name for Scheeren’s extraordinary new skyscraper design.

Along with Rem Koolhaas, founder of OMA (Office for Metropolitan Architecture, naturally), Scheeren is the architect of Asia’s most ambitious and scariest skyscraper, Beijing’s enormous CCTV (China Central Television) Building. That avant-garde monumental arch loomed over the Olympics and dominates the city’s increasingly prickly skyline. Based in Beijing, the German-born Scheeren has specialised in Asian projects and, with his enthusiasm for the strange, chaotic dynamism of the big Asian cities, he is a long way from the familiar “starchitect” imposing a vision from a western capital. This latest building, revealed exclusively to the Financial Times, is the perfect expression of a sensibility that powerfully combines western questioning and eastern bravado.

It is impossible to compete with Bangkok’s existing exotic menagerie of skyscrapers, so Scheeren proposes a monolith, an un-twin tower, the dumb, extruded box of modernist orthodoxy – but then begins to erode its perfection. It is as if a computer virus has begun to eat away at an image, pixellating it, or as if a tower of sugar cubes is dissolving away. It is a powerful image, one the architect compares to a toppling Tower of Babel (the inspiration for Lang’s film).

The appearance of decay, though, is more than a formal aesthetic device. The most intriguing aspect of Mahanakhon is Scheeren’s desire to suck the frenetic activity of the street up into the architecture. This will be a striking contrast with neighbouring skyscrapers.

Bangkok’s high water table makes underground parking impractical. This has led to a standard model of a plinth of parking beneath an extruded tower, disengaging the building from the street, killing the area around it. By placing parking at the rear of the site and having the building crumble into a series of terraces as it approaches street level, Scheeren proposes a kind of external atrium, a plaza broken up into a deliberate chaos of dozens of flying levels.

This complex network links with the adjacent Skytrain (mass transit) station to create a public realm of cafés and restaurants. The dissolving of elements vertically through the building creates a spiral pattern of private balconies and terraces for the hotel and apartment complex above. In one image of the plan, with a viewpoint above the tower, you can see clearly how, as the smooth walls fragment into apparent randomness, the monolithic is reduced into bite-sized chunks, cleverly echoing the intricacy of the urban landscape, the chaotic infill that constitutes the surrounding city streets. Reconciling the micro- and the macro-urban and resisting the disengagement between skyline and streetscape, Scheeren proposes a compelling alternative that addresses both.

If New York is defined by the setbacks and Aztec pyramid steps of its skyscrapers, a gesture to allow light into streets that would otherwise be canyons, this building, which will be Bangkok’s tallest, acknowledges street activity through a kind of capillary action, sucking up its imperfections along with its dynamism to animate the walls. An archetypal modernist skyscraper with its erosion programmed in from the beginning – it is quite a metaphor for the contemporary city.

The Office for Metropolitan Architecture (OMA) released renderings today of their forthcoming MahaNakhon tower and plaza in Bangkok, Thailand, with design led by OMA partner Ole Scheeren, head of the firm’s Beijing office. The 1.6 million-square-foot, $515 million complex plans to include 200 apartments, a 150-room “Bangkok Edition” hotel operated by Marriott Group International with hotelier Ian Schrager, and mixed-use public and commercial space. Construction begins later this year with an intended completion in late 2012.

The centerpiece of MahaNakhon is an elaborately designed 77-story tower. At a planned 1,017 feet, it will be the tallest structure in Bangkok. A spiraling incision of “architectural pixels” travels up the building, interrupting the curtain wall to reveal a series of terraces for larger units and shared spaces. This frenetic expression, according to Scheeren, came out of the psyche of Bangkok itself, which he describes as “the most intense and chaotic” of Southeast Asian cities. Throughout the “pixels,” the tower’s conventional glass curtain wall is disintegrated into cubes that will feature a variety of vegetation circling up the building, reflecting what Scheeren calls “the constant struggle between civilization and nature” in the tropical city.

Another primary feature is the fully operable “bi-fold balcony window” that allows the glazed wall to open completely in the building’s smaller units. Scheeren says that this strategy grew out of the fluidity of indoor and outdoor space in Bangkok’s tropical climate. Instead of a separate outdoor terrace—which would have made smaller units much more expensive—Scheeren says the idea was that “suddenly you can open your whole living room facade in to a balcony.”

At ground level, the design attempts to reinvent the tower podium by creating a “valley” between two series of terraces—one at the bottom of the tower and the second as part of an adjacent structure called the “Cube”—which together frame a public square with restaurants, cafés, and other commercial space, creating a connection to the street and surrounding city. This sense is tied into the name of the tower itself, according to Scheeren: “The full name of Bangkok in Thai is Krung Thep Maha Nakhon, which means ‘Bangkok Great Metropolis’—naming the tower MahaNakhon expresses the ambition of the project to be a metropolitan center for the city.”

I never see anything like this project before...That's tremendously bold and majestic...The design as for now is probably the best and most outstanding in the world...How could they come up with such an eye-catching architecture?...I'm totally impressed!... MahaNakorn sees full revival in 2010

The Israeli real estate company Industrial Buildings Corporation Ltd (IBC) is optimistic the Thai property market will fully recover by the end of next year, says chief executive Dalit Braun.

Market sentiment has improved since early this year when the company and its Thai partner, Pace Development, formed a joint venture to construct the 14-billion-baht MahaNakorn project.

"IBC entered the project for the long-term. During our entrance, the world was in the middle of a financial crisis but we insisted on investing in Thailand," said Mrs Braun. "We have an optimistic outlook on the Thai property market in the long run."

IBC has diverse portfolio comprising industrial parks, offices, commercial and residential buildings. Mrs Braun said the industrial sector has slowed while office market was in poor shape.

Falling oil prices will have a strong impact on the Russian market as the country's economy depends largely on oil and natural gas exports, she said.

The Dubai market crash will affect European financial institutions that are heavy investors in the Gulf state. MahaNakorn, a luxury mix-used project to be located on a 15-rai site near Chong Nonsi BTS station, will feature 194 condominium units priced at 280,000 baht per square metre.

Some 20 units worth a combined 200 million baht have been sold since presales were launched. The developer used direct mail to potential customers to market the project. Ritz-Carlton, who will manage the residential units, used its database to target high net worth individuals.

It expects to sell an additional 15 units before the sales gallery opens in February 2010. The 5,000-sq-m, three-storey showroom will cost 200 million baht to construct and will display units of one to three bedrooms.

The Architects Council of Thailand on Nov 11 filed complaints with the police against 23 individuals and juristic persons related to the MahaNakorn project accusing them of having violated the 2000 Architect Act by employing foreigners.

Mrs Braun said the company last week issued a letter to the council explaining that the company had not broken the law.

"If Thailand wants an international project, it should be open for international advisers or expertise to get involved in the project," she said.

She added that, while a more stable political context would be welcome, Thailand's economy need not necessarily suffer from its political turmoil.

"I'm quite familiar with political problems. I'm from a country where political difficulties have always existed - two wars in 20 years and 10,000 missiles in 15 years. But Israel's economic growth is 6% a year," she added.

the dick shaped thing is actually a wonderful wood zen -inspired model of the MahaNakhon Tower....it is great (like Noguchi-style) and contrasts with the ultra-modern granite glass :applause: the designer of this project is really talented :okay: ....this corner (with Sathorn Sq, W Hotel, Infinity and MahaNakhon (Ritz-Carlton / Edition) is fast becoming one of my favorite spots in the city :dance2:
