I'm skeptical that the miniscule stock market has fueled Bangladesh's economy, particularly in the housing sector. I'm inclined to believe that is there more supply than demand.

^^ I may be wrong but I wasn't aware that City Centre has any underground parking. The first 9 storeys above ground are for parking. The transition from parking to office is quite easy to see when looking at the building: the green glass starts where the parking stops.

I have seen Doreen Tower mentioned in many of the posts here but if the way the owners are flouting all the existing rules, I wonder how many of the similar high rises are in a similar state. The troubling thing for me is the safety factor that's grossly violated and the nonchalant attitude of the owners. These buildings are going to be big fire traps if proper equipment is not in place.

Contacted for comments, Tanzeer Alam Siddique, managing director of Doreen Tower, responded to this paper's queries on November 1.

He said Rajuk had approved the plan the way it had been submitted.

"It was Rajuk's duty to ensure if the rules were being followed,” said Tanzeer, son of Noor-e-Alam Siddique, the building owner.

Noor-e-Alam is a former student leader and politician. He avoided answering the question why a plan, blatantly violating set back rules and height restrictions, was submitted to Rajuk in the first place.

On not keeping the required room for parking, Tanzeer Alam said the traffic situation had not been as bad a decade ago, when construction of the building began, as it is today. When pointed out that specific rules about parking were in existence then, he remained silent.

Tanzeer, however, said the shortcoming would be "compensated" by arranging a car park in another building, which is about 500 yards away from Doreen Tower. Rules do not permit such an arrangement.

^^ I don't see what the problem is here. Few buildings in big cities in the US have their own parking spaces. There are multi-storied car parks to cater the needs of parking. Why can't DCC or some private organization build some centralized car parks for the area?

I guess the issue is these owners agreed to having 140 car park spaces and other facilities when they submitted the design to RAJUK and the regulatory agency, as usual, rubber stamped it due to undue political influence.

In the US, most of the buildings without parking are from decades ago and have been grandfathered in, but the new ones going up surely have to provide a certain number of parking spaces. They cannot say we will have 100 spaces and on inspection show only 40.

I brought up the question of multi-level parking a few times in the threads but it seems the cost of land is so high that to recoup the expenses and make a little profit, the owner will have to charge an exorbitant daily parking rate/vehicle and this will keep away most people who own cars in Dhaka. If a person has to pay 500-1000 taka for parking daily, he/she will definitely think twice about using the facility.

I think this might b a revised design for united heights by united group thatsbbeing built behind the large tv screen at gulshan 2.....next to the delta life insurance tower.

There was a news posted here about submission of the design of westin 2 for approval and that if approved,construction wud start.I believe this is the westin 2 as acropolis is supposed to have a hotel and hotel apartments.

UHRL has already completed
project feasibility, cost estimation and implement schedule for the projects. The company has

Metro Satellite City looks great. This is the type of design that the big Indian cities (Mumbai, Bangalore) have embraced for upscale residential apartments. The current trend for apartments in Dhaka looks stale and monotonous in comparison and desperately requires an overhaul. I hope it goes through but not too optimistic since this thread is the only relevant result that comes up when you google 'Metro Satellite City Dhaka' :lol:

Well after some research, I've come to this point. My guess it would be somewhere near Rd. 52 in Gulshan-2. In actuality, it is at the plot where Thai House Restaurant is/was. I couldn't find an exact picture of the restaurant or plot, sorry.

Thanks for the info man...I know where Thai house restaurant was...the location is just a five mins walk from my place in gulshan.But last time I checked,construction was going on of a building there and the board said "cityscape ltd".The shape of the framework of the project that was in place prety much matches with thet render here,but kinda confused abt why they have cityscape ltd there instead of south breeze housing ltd

Did some more research...it appears that cityscape is making a building at plot 53 called ekushey bhaban ( the first in bd to be US Green council compliant)...I guess south breeze will be right next to that.

Does it mean the builder is boring/sinking a deep tube well on their own? If yes, wouldn't it require approval/permission from RAJUK/NHA/WASA? And if those authorities are providing such permits willy nilly, I believe it will eventually have a disastrous ecologically and geological effect in the region (the location of city of Dhaka).

It appears that subsidence remains an elusive concept in minds of the developers as well as powers that be.

Excellent stuff Jason....the Gulshan-2 and Gulshan-1 towers mentioned here were stalled for a long period of time.Is this information you posted above recent?Because in that case we can assume that those projects have been resumed by DCC.

A syndicate is out again with its long suspended project of constructing hotels and a golf course in front of the Shahjalal International Airport soon after Faruk Khan took charge of the civil aviation ministry.

The Civil Aviation Authority of Bangladesh has started moving the file of its controversial agreement with Singaporean company IPCO in which over 58 hectares of Caab land was leased out for 60 years in 1999.

The construction work of the project—two multi-star hotels, a shopping mall, a country club and a large golf course—has even resumed this week without informing Caab, an official told daily sun, preferring not be named.

The project had remained totally suspended for the last three years—when GM Quader was the civil aviation minister—because the IPCO had violated conditions of the agreement which resulted in Caab’s decline to allow the lease.

Talking to daily sun, workers said they have been asked to resume the construction in full swing soon.
When contacted, engineer Mosharraf Hossain, chairman of the parliamentary standing committee on civil aviation ministry, refused to make any comment on the issue.

“I am not interested in talking about the issue,” he said. Another high official of Caab said, “We will allow leasing to the IPCO as much land as is needed for building two hotels and a shopping mall. Caab requires the rest of the land for further development of the airport.”

The value of the leased land was about Tk 70 billion in 1999, but it now stands at about Tk 450 billion, he said, requesting anonymity.

Sources in the civil aviation ministry said the previous minister, GM Quader, decided to cancel the lease of 52.6 hectares (130 acres) of land as per Caab’s requirement.

The IPCO, which was allowed to use the rest, wrote a letter to Caab, saying it wants all of the 58 hectares (144.73 acres) of land that was agreed upon.

The agreement was signed allegedly to benefit engineer Mosharraf Hossain personally when he was in charge of the civil aviation ministry in 1999.

But soon later, the Summit Group and the United Group of Bangladesh said they bought the ownership of the IPCO, thus becoming the owner of the agreement, which violates rules.

The major share holder of the project is Summit Group owned by Aziz Khan, elder brother of the current civil aviation minister, Faruk Khan.
According to the agreement, the IPCO was supposed to complete a three-star hotel, a five-star hotel, a country club and a golf course by 2005, but the project could progress very little in the last 12 years.

I stand for principles over material benefit, any time. Where are your scruples?

What is the difference between this alleged corruption/conflict of interest and the Padma bridge project? Their too, the principal beneficiaries were the communication minister and his family (siblings).

Moreover, has there been any realistic assessment by CAAB as to how much real estate they need to keep available for airport expansion/upgrade? We all know very well how honest and capable those CAAB officials are.

^^ Towhid Bhai, I totally agree that corruption in any form is bad. The best would have been a re-tender. But CAAB can't demolish it because Summit and United would sue CAAB and the high court would probably do a stay-order or something like that and nothing would have happened (they probably did that since the building has been derelict for so long). This is what happens when the laws aren't strict or equal. Just look at Janata Tower in Kawran Bazar; it has been sitting in a prime area of Dhaka and since late 1980s, it has been under construction. At least now a couple of hundred people can get employment.

Same here...this project has been stalled for too long...and hundreds of crores have already been invested.It would be better for all that the government takes a share of this project,or takes a big amount as fine for violating agreement,and then allows this project to be completed.

Btw,I did some research and it appears the mall is going to be almost as big as Bashundhara City in terms of size and square feet.Also it would only have large showrooms and chain stores..not the small retail stores that we find everywhere.

It's from the Dhaka South City Corporation website, which was recently updated to reflect the split of the city. The DCC projects listed would probably listed for tenders in the newspapers soon, that's how we can learn more about the projects.

Did some more research...it appears that cityscape is making a building at plot 53 called ekushey bhaban ( the first in bd to be US Green council compliant)...I guess south breeze will be right next to that.

I'm all for proper remedy. The issue ought to have been either settled by the courts and/or between the concerned (affected) stakeholders, but only after paying due compensation and fines.

What amazes me though is the sheer shortsightedness of all concerned, for the said project. Hotels and a golf course would probably add value to the airport, but why a mega mall? The area is already far too congested with vehicular traffic. I cannot imagine the mess it would create if a mall goes up right next to the airport. Without proper traffic shaping through the use of overpass, bypass, tunnels and/or flyover, it would probably become an intolerable experience for passengers trying to reach or exit the airport.

What really is shameless and conscionable is for CAAB officials to sell off the land that ought not to have been sold to begin with, forever, and never. Do you know how much real estate a typical international airport keeps (holds) in reserve for future expansion? Next time you pass by a major airport, just have a look around, or consult a map on google.

Finally, if AL is hell bent to realize their dream of BIA, then what happens to the occupancy rates at those hotels?

Like I said poor planning all round! Greed is the only motivation.

Permanent trade fair venue to be at Purbachal

Dhaka, Dec 31 (UNB) - Commerce Minister GM Quader on Saturday said the government has planned to set up a permanent fair venue at Purbachal in the capital.

“As per the plan, 20 acres of land will be earmarked in consultation with Rajuk,” he said while addressing a press conference at city’s Sher-e-Bangla Nagar.

The press conference was arranged to brief journalists about the 17th Dhaka International Trade Fair (DITF) -2012, beginning on Sunday. Commerce Secretary M Ghulam Hossain was also present.

Quader said the government was planning to set the venue in Old Airport area but it had to step back from it considering its soil quality.

Later, the government thought of a site near Haji Camp, but no suitable land was found over there, he said.

Replying to a question, Ghulam Hossain said the ministries concerned are jointly working on the plan to set up a permanent fair venue at city’s Purbachal.

The long-awaited Begunbari-Hatirjheel development project is expected to be completed by this December, two years behind schedule.

A portion of the road from Sonargaon Hotel to Tongi Diversion and Tongi Diversion to Rampura Bridge under the project will be opened to the public by January end or the first week of February, project director Colonel Abu Sayed Mohammad Masud said.

About 70 percent of the project work on 299.24 acres of land has been completed including 10-km embankment along Begunbari and Hatirjheel canals, road dividers and footpaths, he said. The rest would be done by December this year, he added, indicating that the project deadline needs to be extended for the second time.

The project, under the 16 Engineering Construction Battalion of the army, was scheduled to be completed by December 2010. Then the time was extended for a year until December 2011.

The authority failed to start the construction work before 2010 as it had taken two years to complete the land acquisition and the project design, Masud said.

He said the ongoing construction of 10 bridges under the project would be completed by next four to five months.

On the south portion of the project, a two-way road from Sonargaon Hotel to Tongi Diversion along Begunbari canal is connected to Dilu Road.

The project also has a road network from Tongi Diversion to Rampura Bridge along Hatirjheel canal, which is comprised of a one-way express road with a two-way side road. A two-lane expressway goes from Tongi Diversion via Gulshan to Pragati Sarani.

The north portion of the road under the project goes from Begunbari power house via Kunipara and Gulshan-1 to Merul Badda.

After the project work is finished, the traffic situation in Moghbazar, Madhubagh, Ulan, Mohanagar, Daserpara, Rampura, Merul Badda, Gulshan, Tejgaon and Begunbari will improve, said the project director.

Traffic can move to Gulshan or Pragati Sarani from Tongi Diversion Road directly through the expressway, said another official of the project. The locality roads will be connected to the two-lane side road.

There will be some exits and entrances through which vehicles will be able to move from the side road to the expressway and vice versa.

The main objectives of the project are to improve the drainage system, connect the east with the west part of the city, build a proper sewerage, and construct walkways and roads around Hatirjheel and Begunbari canals to improve communication and reduce traffic jam.

Noor Ali unveiled the plaque of the state-of-the-art 14-storey building. The foundation stone laying ceremony was also attended by EBL directors A.Q.I. Chowdhury, OBE, Md. Showkat Ali Chowdhury, Mir Nasir Hossain, Gazi Md. Shakhawat Hossain, Ormaan Rafay Nizam and MD and CEO Ali Reza Iftekhar and other bank officials.
The 1,76,000 sft building has been designed by renowned architect Mustapha Khalid of Vistaara Architects of Bangladesh. Khalid has designed some of the important landmark buildings of the city including Bashundhara City, The Westin Dhaka, Shanta Western Tower, Banglalink, Robi and Grameenphone Headquarters. This 14-storey building will have possible sustainable features like use of specialised glazing system to reduce heat gain, waste water treatment plant, recycling of waste water, rain water harvesting. The ultimate goal of the design will be to reduce the carbon footprint.
The Chinese company, CHB-WGMEC Consortium has been awarded the construction work. The building is being expected to be completed by 2014.

Khalid has designed some of the important landmark buildings of the city including Bashundhara City, The Westin Dhaka, Shanta Western Tower, Banglalink, Robi and Grameenphone Headquarters. This 14-storey building will have possible sustainable features like use of specialised glazing system to reduce heat gain, waste water treatment plant, recycling of waste water, rain water harvesting. The ultimate goal of the design will be to reduce the carbon footprint.
The Chinese company, CHB-WGMEC Consortium has been awarded the construction work. The building is being expected to be completed by 2014.

Apparently -- and I could be wrong in this, Chinese contractors have better and cheaper access to more advanced Chinese-made construction equipment and expertise in their home country which is not commonplace yet in Bangladesh. In this respect they are better than Bangladesh and even most of the subcontinent.

I am guessing the specs for this building may involve something other than standard RCC construction (which Bangladeshi firms are good at). Maybe a steel highrise structure?

I do not wish that upon the city. Even if such a calamity never occurs, I believe, in time, perhaps in a few decades, the present boundaries of the city will become old Dhaka, giving rise to a new and planned modern city that will expand north/northwest and east of the current city limits.

Stopping construction is not the way to reducing traffic jams,the only way to reduce traffic congestion is to build subways,fly overs,mono rails,bus rapid transits etc.
Dhaka is getting two new flyovers this year,and one more next year that is going to be twice as long as jamuna bridge.
Bus rapid transit is prolly going to be implemented within a couple of years as well.
Also,unless the traffic situation worsens more,the government of bangladesh is unlikely to take drastic measures to improve it..like Strictly enforcing traffic rules.

I have a different take on this issue. Cities like Chittagong and Sylhet already have the requisite infrastructure and potential to be made into self sustaining metros. More than anything else, the govt. entities need to be decentralized. Absolutely no one from these two cities need to come to Dhaka for any government related tasks.

What does Dhaka have that these two cities don't? When you list the items, you will notice it's mostly all the services of GoB that are centered in the capital. Distribute these services to local branches and you remove the reason for people to travel congested and dangerous roads to Dhaka. If it's for medical and educational reasons, the Sylheti and Chatgaiya businessmen have enough crores idling away in banks that can be utilized to build hospitals similar to Apollo, United, etc and universities similar to North-South. The airports could be upgraded(Sylhet) to allow direct flights without the need for stop over in DAC. To be honest, we have all the resources we need, just not the brain to implement them properly :ohno: I also believe we Bangladeshis have a high threshold for pain and suffering because otherwise how could anyone in their proper mind endure 3-4 hours of traffic jam to go 10 km?? If nothing improves, it might be 5-8 hours in a few years.

If the definition of "multi" is assumed to be more than one, than your premise is already proven wrong, since Chittagong is a vitally important city in Bangladesh. Sure it cannot compete with Dhaka at the moment but who knows what may happen in the future?

I disagree, any of the smaller towns of Bangladesh is an ideal laboratory for experimentation with urban planning. There is no reason as to why infrastructure cannot be gradually built. I would expect that it would be far more easier to develop a small town in a planned manner and turn it into a big city, gradually, than to try to retrofit and best fit a a city like Dhaka.

Shenzhen is used to be a small sleepy town in China, about 10/20 years ago, the name of which was not even known to the world at large. Today, it is not only one of the fastest growing cities in the world, but is home to high tech companies, a major stock exchange, and is the third busiest container-port in China. All these has been possible when Deng Xiaoping discovered that "it is glorious to be rich" and permitted the opening of the very first Special Economic Zone (SEZs), in Shenzhen. So, targeted development is not only possible, it is probably desirable.

Not half a state but 2/3rds a state. West Bengal =1/3rd of Bengal. Bangladesh =2/3rds. Just wanted to point that out.

There is an air force terminal in the capital city. Probably the only capital city in the world which has an air force terminal in the middle of the city. This may be one reason why there is no skyscraper in the city and also the soil condition of Dhaka's land is not perfect enough to have very high rise buildings / skyscrapers.

There are quiet a few skyscrapers but no "supertall", which are common in other dynamic Asian cities, yet in Dhaka. There also happens to be two airports smack in the middle of the city so there is an obvious height restriction (which many developers don't fully follow). But as Dhaka expands north and eastward (away from airports) keep an eye out for much taller skyscrapers to come online in the near future.

The foundation stone of Eastern Bank Ltd (EBL) corporate headquarters on Gulshan Avenue was laid on 8 January, 2012 at a simple ceremony. Chairman of the bank Mohd. Noor Ali unveiled the plaque of the state-of- the-art 14-storey building.

The foundation stone laying ceremony was also attended by EBL directors A.Q.I. Chowdhury, OBE, Md. Showkat Ali Chowdhury, Mir Nasir Hossain, Gazi Md. Shakhawat Hossain, Ormaan Rafay Nizam and MD and CEO Ali Reza Iftekhar and other bank officials.

The 1,76,000 sft building has been designed by renowned architect Mustapha Khalid of Vistaara Architects of Bangladesh. I'm not sure we can keep on blaming the military or the presence of two airports in the midst being the main culprits that prevent real skyscrapers. If you look at many cities around the world, quite a few busy airports are located in close proximity to tall buildings and commercial districts. Are the height restrictions set by NHA and RAJUK really based on some logical reasons that are backed up by facts?

There are quiet a few skyscrapers but no "supertall", which are common in other dynamic Asian cities, yet in Dhaka. There also happens to be two airports smack in the middle of the city so there is an obvious height restriction (which many developers don't fully follow). But as Dhaka expands north and eastward (away from airports) keep an eye out for much taller skyscrapers to come online in the near future.

Whenever a building requires to be demolished to make space for another,there are always questions like "how long will it take for the construction to complete" or "how much share of the new building will be given to the owners of the existing old building that is to be torn down"And etc

I can't find the news article right now, but saw the article within the last 7 days. The shop-owners were against it. On RAJUK's website it says that both markets would eventually demolished and commercial buildings would go up. I can see where they are coming from since we have Jamuna Future Park and the upcoming shopping mall near the airport. But I do have to admit that Gulshan 1 market has almost anything you would ever need. Don't have a date yet.

If these figures are right,then within the next 4 years,Bangladesh will be reaching 1100 skyscrapers.750 sksycrapers are already under-construction/proposed as per my research,and this source says that the number of existing highrises are 350.Therefore 750 will be added to 350,and wala! We are gonna be number 5!(unless our indian or brazillian friends are really busy building as well!)

The land next to UTC in Kawran Bazar is like a dream plot that any corporate entity would like house their HQ. But Bank Asia just moved to its permanent HQ in Topkhana Road only 6 months ago. Why would they be moving again?

I clearly remember that the original plan was to build a hotel in the area. But to the best of my knowledge, they are looking to lease out the space to different offices.

Bangladesh will only move up on the list as the economy grows and eventually should be number 1. Its natural for the most densely populated country in the world to have the most number of skyscrapers.

There are more than "180" Residential Towers that are currently "underconstruction/proposed" in Gulshan,Banani and Baridhara.



Almost all the projects shown below are currently UC/Proposed at Gulshan or Baridhara.Price per square feet for apartments in these areas start at "22,000tk OR 300$ USD per Square feet and go upto 32000tk OR 400$ USD per Square feet.The residential towers in these areas are designed to be nice additions to the Skyline.

Question is, are they selling though? I read not too long ago in Financial Express that sales of apartments have slumped in Dhaka. On the other hand, my wife tells me that the developer (builder) of her parents house in Uttara, have sold their share of the flats at 92 lakhs a piece.

Who are all these folks with so much money?

That's a good question. Expatriate Bangladeshis I guess? New money people? I heard that undisclosed money cannot be used to buy apartments anymore.

What is undisclosed money? A little something under the table will make even the blackest money white. It is very safe to assume that out of the 7-8 million Bangladeshi expatriates, only may be 10-20,000 are wealthy enough to splash crore+ on apartments and other luxuries. The rest, like most of us, live from paycheck to paycheck. The new money people(land owners, garments owners, industrialists, etc.), crooks (politicians and party goondas) and loan defaulters typically have the means to buy luxury apartments. It is not possible for a "chakorijibi" person to amass wealth in Bangladesh without having a hand in some shady business.

I heard there are loans available to purchase homes, but not sure what the criteria is. The interest rate must be sky high as the Taka loses over 8-10% in value every year.

Housing loans in Bangladesh is too stringent, as there is no 15 or 30 year loans. The most affordable loan is from House Building Finance Corporation, and even that does not go for more than 10 years. I guess most people either pay cash, or sell assets in the village and buy the aparments.

I am sure there is a mechanism to whiten money in Bangladesh which can help a lot of the crooks buy these apartments.

In Kuwait, it's not more than $50-60K for someone who worked 2-3 decades. The way prices of apartments are bubbling in Dhaka, once has to really combine all kinds of resources(savings, retirement funds, selling of ancestral land, loans) to purchase a property if black money or business proceeds are not in the picture.

Getting back to topic, a lot of these apartments look very nice at least from the rendering and outer shell of the constructed ones. I wonder what the service and amenities are like once a tenant/owner moves into them. Are people getting their money's worth? When we bought our apartment back in the mid 90's, the realtor promised quite a bit but delivered 50% :ohno:

To me it appears that most people in Bangladesh have substantial amount of undeclared wealth (income/money). I'm reluctant to call them black money for they may not necessarily be such, just that people hide them for tax avoidance.

I'm inclined to say that the developers (builders) have come a long way since the 1990s and by now some have earned pretty decent reputation in terms of product quality and post sales service. I should be able to provide some concrete feedback fairly soon, as my in-laws property is near completion and my own parental property shall be completed in about two and half years.

You sure about that? Traditionally HBFC loans used to be just like 30 year mortgages that we hold over here. I know my own parental home was built with a 30 year HBFC loan as were many of my relatives'. Did the terms/criteria change somewhere along the line?

GoB ought to encourage both the real estate and finance industry in order to make real estate financing affordable for most people. The government could do so through loan guarantees and other incentives.

I can only predict bursting of a bubble just like in the stock exchanges very soon in the real estate sector, specially the ready made apartments sector. the price of these apartments have sky rocketed in recent year so has the number of such constructions. We've been interested to buy an apartment in Dhaka for years now so I've always kept an eye on the market and this is my evaluation from doing so.

The tricky thing about Bay Tower is that it could either be referring to Bay Group or Bay Developments. There also already is a Bay Tower in Mohakhali across from the BRAC building.

I believe the selling price/average rent is dependent upon specific locations. While a particular location in parts of Gulshan, Banani and Baridhara may not matter, and may fetch uniform pricing, such isn't the case for places like Mohammedpur, Mirpur, Uttara.

Our 1250 sq ft. apartment was around 20 lakhs back in 1995. The same apartment in Sector 5 is going for 65 lakhs now. Newer apartments with greater amenities are easily approaching 1 crore+, although the closer you are to the main road, the higher the price. In Sector 12 you can find decent apts. going for 50 lakhs.

Pretty impressed with the progress of the hatirjheel bridges,and I really like the designs of some of the six bridges that will be built for the project.Six bridges,greenery,kilometers of walkways and waterside driveways right in the heart of Dhaka city will surely add new flavor to the cityscape as well as greatly help to reduce congestion:cheers:

Govt decides to put Dhaka drainage system under single authority

Authorities asked to complete road digging by April 30

The government has decided to place the drainage system of the Dhaka city under a single authority against the backdrop of indiscriminate road digging round-the-year and stagnation of water in the rainy season in the absence of coordination among various authorities in development activities.

The local government division at a coordination meeting on Thursday asked the authorities concerned to complete road digging for any underground development work by April 30 so that the city dwellers do not suffer during the rainy season.

The meeting also decided to set up a committee with representatives from the Dhaka North City Corporation, the Dhaka South City Corporation, the Dhaka Water Supply and Sewerage Authority and the Bangladesh Water Development Board to make recommendations as to how the drainage system could be made effective under a single authority — under either the city corporation or Dhaka WASA.

The state minister for LGRD and cooperatives, Jahangir Kabir Nanak, who presided over the meeting, asked the authorities concerned to complete underground development work that requires road digging by April 30.

‘No authority will be allowed to dig roads in the Dhaka city during the monsoon from now on,’ he said.

The minister, however, said that only WASA would be allowed to continue with its development work under the Sayedabad Water Supply Phase II project as part of which many roads have recently been dug in areas of Malibagh, Rampura and Gulshan.

The local government secretary, Abu Alam Md Shahid Khan, told the meeting that the government had already decided that the drainage system would come under a single authority to resolve the lack of coordination among various authorities in development work.

He said that the committee to be led by an additional secretary of the local government division would be asked to submit a report in two months.

The secretary admitted that lack of coordination among the authorities was the main reason for indiscriminate road digging and water stagnation which cause immense suffering to the city people.

The city corporation now looks after the surface water drainage and WASA is responsible for storm water drainage through underground network while the Water Development Board is partially responsible for the drainage of water on the periphery of the capital which is surrounded

by rivers.

The Dhaka WASA chief engineer, SDM Quamrul Alam Chowdhury, said that Dhaka WASA, in keeping with the existing policy, was responsible for the drainage system of the city. It would require amendments to the Dhaka WASA law if the government wants to hand over the drainage responsibility to the city corporation, he told the meeting.

The meeting also decided to set up another committee to make recommendations on a proposal for giving the responsibility of the water supply under its jurisdiction to the Narayanganj City Corporation.

The secretary said that the committee would be asked to submit a report within three months.

The Narayanganj mayor, Selina Hayat Ivy, who also attended the meeting, said that the water supply system in her area had been under the now-defunct Narayanganj municipality before Dhaka WASA took over the responsibility in mid-1990s.

She said that the Narayanganj City Corporation was ready to take back the responsibility if it was given enough funds after a thorough study of the present condition of the water-supply network in the new city corporation.

Officials of city corporations, development agencies and water supply authorities from across the country attended the meeting.

It's in Pragati Sarani, more specifically in the J block of North Baridhara (not to be confused with Baridhara Diplomatic Zone and/or Bashundhara Residential Zone)

I'm unable to find the name of Shanta Properties project name. (The one next to Bay's Galleria)

Like I mentioned,it hasn't been named yet.Developers in Dhaka generally tend to update their websites long after they take up a project.

Thanks for the update Mirza. I keep reading about the number of buildings under constructions etc from you. I think if I were you, I would document all these projects. The document should have the name of the project, name of the developer, # of floors, address, construction start and end date. You could continuously update the document. That would validate the fact that so many high rises are coming up in Dhaka and other cities. You could even update the Wikipedia skyscraper list of countries that was discussed somewhere recently. I am saying this because I read you saying that you had done some sort of research on this. One of the outcomes of a research would be a document. And I haven't seen one...:)

Like I mentioned,it hasn't been named yet.Developers in Dhaka generally tend to update their websites long after they take up a project.

I know what you are saying, but Shanta has been very good at updating, even has current construction pictures. I use the javascript to see when the page was last updated.

I think its a good idea,but it becomes really difficult when such numbers are involved.It took me about a week just to count the number of high rises being built in Gulshan and Banani...so documenting the details would possibly take months---cause i am doing it alone :) PLUS,I am living abroad,so I dont get much time in Dhaka either :(

Guys!I just noticed something in the pics I posted.......Almost all the overhead hanging cables in gulshan are gone!Look at the pics in this page.....you won't be able to find much of the Internet and TV cables that used to spoil the view!The electric lines r there and they r there to stay...but the overhead hanging cables have been taken under ground and r gone!!!No wonder the pics are looking so good!:cheers:

Job well done to Summit Communications, Fiber at Home Limited, BTCL and BTTB. And, even the ones that remain are well hung, not dangling on the ground. But I'd bet overhanging cables are still plentiful in the side streets.

Yep...but the good news is that almost all the side streets were dug to install underground cabling...which means that even the overhead cables there waill soon be gone as the network companies will be shifting all cable operators and internet operators to their networks.:cheers:So its now just a matter of time!

Actually even the electric lines will also be going underground but albeit slowly...the process has already started in some parts of Baridhara and hopefully in the next couple of years it will take place even in the Gulshan vicinity..the problem with underground electricity cables is the expense...a 1 km underground electricity cable costs more than 1 crore taka to install...

200 generators, deep tube-wells installed in capital:

Some 200 permanent generators have been set up to ensure uninterrupted water supply during the load shedding in the capital during this dry season, Parliament was told on Monday.

Replying to a written question of AL member Asaduzzaman Khan (Dhaka-11), LGRD Minister Syed Ashraful Islam also said a number of deep tube-wells were installed in the water shortage areas in cooperation with MPs for smooth supply of water to the city dwellers.

Besides, he said a pre-treatment unit is being constructed to remove the bad smell during dry season of water supplied from Syedabad Water Treatment Pant Phase-1 and under-construction Treatment Plant phase-2.

Ashraf said 11 vigilance teams will be on alert to monitor water pumps and 15 complaint centres will be working 24 hours to receive complaints from the city dwellers.

He said work on supplying electricity from two feeders is underway to keep the water pumps in operation round-the-clock.

In reply to a starred question from AL member Begum Sanjida Khanam (Dhaka-4), the LGRD Minister said 47 percent works on Syedabad-Jatrabari flyover has been completed. The construction of the flyover will be completed before the scheduled time of June 2013.

Replying to AL member Nurunnabi Chowdhury (Bhola-3), he said Sewerage Master Plan under Dhaka Water Supply and Sanitation Project is being prepared in a bid to ensure cent percent sewerage system in the capital.

Besides, he said new sewerage lines are being installed and old ones rehabilitated in different places of the capital as interim emergency measures.

Replying to AL member Nazma Aktar (women seat-13), Ashraf said it is the responsibility of the Rajuk to evict dismantle different installations in the car parking space of the multi-storey buildings in the capital city.

He said Rajuk approves the blueprint of the buildings and accordingly, it is the duty of Rajuk to ensure car parking space in those buildings.

Thanks. This should not be taken as a mandatory obligation, in my view. Priority should be given to your personal and professional work first and foremost, unless you can make this part of your academic work. I think REHAB might be a good starting point for this. You can give them a buzz and see if they have any consolidated project information or not. You can also see if they would approve/validate your work once completed. Although not necessary, that might enhance your document's credibility. Anyway, good luck and keep us posted.

High-rise building for SC judges

The government will build a high-rise residential building complex in the capital for Supreme Court judges to ease their accommodation problems. A project to build up the 20-storey building by December 2013 has been finalised at an estimated cost of over Tk 1.65 billion from the government of Bangladesh (GoB) fund.

The project of Housing and Public Works Ministry is expected to get a go ahead in today’s Ecnec meeting, headed by its chair, the Prime Minister. Acute accommodations crisis has led 101 Supreme Court judges, out of 120, rent private houses, simultaneously shooting up public expenditure and exposing themselves to insecurity. If implemented, the project is expected to create a congenial working atmosphere for the senior judges, also paving way for good governance.

The high-rise, having a foundation of 30-storey, will be build up on 1.84 acres of land at Kakrail’s Circuit House Building premises, replacing the old building.

Under the project, a building totaling 29,607.98sm will be built up along with same measuring water supply lines and electric wirings, removing the existing Circuit House Building.

Alongside, an approach road, concrete fencing, compound drains and a tennis ground will be built up and a 10KWP capacity solar panel will be installed at the complex site, sources said. The expenditure also includes purchase of two vehicles, two motorbikes, two computers and furniture.

Initially, the building was designed with a 20-storey foundation at a much lower cost. Later, it was decided to make high rise with a foundation of 30-storey and a cost of over Tk 1.4 billion.

Yep...but the good news is that almost all the side streets were dug to install underground cabling...which means that even the overhead cables there waill soon be gone as the network companies will be shifting all cable operators and internet operators to their networks.:cheers:So its now just a matter of time!

Land allotted for permanent expo centre

The Ministry of Commerce got 10 acres of land from Rajdhani Unnayan Kartripakkha (RAJUK) to construct a permanent fair centre at Purbachal new satellite, a senior official of the ministry said on Thursday, reports BSS.
“We got 10 acres of land from RAJUK to carve out the fair centre but we need more land to do so,” additional secretary ATM Mortoja Reza Chowdhury told the news agency.
Mortoja said the ministry has sent a letter to the Public Works Ministry seeking allocation of another 10 acres of land for constructing the new expo centre.
“We’ll not have to build and rebuild the country’s flagship trade fair at Sher-E-Bangla Nagar besides Bangabandhu Interna-tional Conference Centre (BICC) once the permanent center is constructed.
Apart from the Dhaka International Trade Fair (DITF), he said, all types of fairs would be held in the planned permanent fair complex.
The estimated cost of the project is Tk 275 crore of which Tk 210 crore will be available as grant from the Chinese government.
M Salah Uddin Atik, assistant chief (planning) of ministry of commerce, said the ministry requires 10 more acres from RAJUK to set up the fair complex as per the design of Beijing Institute of Architecture Department.
The project cost could be doubled subject to construction of underground car parking, he added.
The permanent fair complex titled ‘Bangl-adesh-China Friendship Exhibition Centre’ was scheduled to be built on 17 acres of land in the city’s old Tejgaon airport area, but it could not be implemented due to an objection from the air force.
The Export Promotion Bureau (EPB), a wing of the commerce ministry, now holds its month-long annual DITF at an open space at Sher-e-Bangla Nagar in absence of a permanent centre.

New city graveyard in progress

Work to build a new graveyard at Rayerbazar in the capital is in progress, said Dhaka North City Corporation officials that are tasked with the project.
‘The graveyard will contain 80,500 graves with 8-feet by 4-feet size each,’ said Mesbahul Karim, director of the graveyard development project, on Saturday.
According to the project plan, the graveyard will cover an area of 96.23 acres and will be built in the land adjacent to the Martyred Intellectuals Memorial, he said.
The construction is likely to begin in September this year.
The project, spanning from July 2010 to December 2013, has an estimated budget of Tk 508 crore, including the land acquisition expenses, and will be entirely funded by the government.
Mesbahul further said the project officials were now calculating the cost of land acquisition, which has been initially estimated at Tk 386 crore.
Most of the land acquisition budget will be spent on paying compensations to the owners of the land to be acquired.
Once these calculations are carried out, the Dhaka district administration office will be asked to acquire the land, said Mesbahul, who is also the corporation’s waste management department superintendent engineer.
Meanwhile, conflict has grown between the two Dhaka city corporations and the local government, rural development and cooperatives ministry over the cost of setting up two other graveyards, one at Mirpur Goran Chatbari and the other at Aftabnagar, creating uncertainty over these plans, said Mohammad Nurul Amin, Dhaka South City Corporation superintendent engineer of environment circle and a senior officer at the Local Government Department.
Currently, the two city corporations have six graveyards at Azimpur, Zurain, Banani, Uttara, Muradpur, and Mirpur and two crematoriums at Postagola and Kamrangir Char.

11,264 flats to be constructed in Mirpur

The government will construct 11,264 new flats at Mirpur in the city for low and middle-income people. The government is going to construct the flats to meet the cumulative residential crisis in Dhaka city, said an official of Planning Commission.

He said 15 categories of people including journalist, farmer, handicapped, tribal and freedom fighter will be entitled for the flats. The person who will get flat through lottery and to pay 25 percent down payment of total money and the rest amount would be installments, he added.

The project titled 'construction of Swapnanagar Residential Flat' at Sector-9 in Mirpur involving approximate Taka 5,500 crore. National Housing Authority would implement the project by 2014. Under the project, three categories of flat will be constructed in 146 acres of land. In the first category, a total of 69 buildings, each 12th floor with single basement, would be constructed having 6,072 flats sizing 1,250 square feet each. The second category will have 35 buildings, each 12th floor with single basement, would be constructed having 3,080 flats sizing 1,066 square feet each.
Besides, 24 buildings, each 12th floor with single basement, would be constructed having 2,112 flats sizing 800 square feet in each.

Recently, the Planning Commission held a special meeting of the evaluation committee and formed a committee to finalise the rules and regulation for the flat distribution process.

The committee has been asked to submit its report within 15 working days.
Planning Commission (PC) sources said the project is going to start soon after 16 years as different complexities have already been solved. Sources said the government approved the project in 1995 with a view to construct plots. Later, it decided to construct flat through revised its some components.

Earlier in 2004, the PC formed a committee comprising the representatives of PC, IMED, housing and public works ministry and national housing authority.
The committee after visiting the project sites submitted report where it recommend for constructing 22,308 flats instead of plots.

As per the suggestions, the authority formulated a development project proposal for constructing flat in 168 acres in 2007. But, the project was not got approval due to pending case. Later, the National Housing Authority decided to construct 11,264 flats of its own 146 acres of land by deducting 23 acres as it was not taken over.

Currency Museum turns into ‘Taka Jadughar’

The Currency Museum of Bangladesh Bank will be officially renamed as “Taka Jadughar”.

The implementation of a project taken to expand the museum and turn into the “Taka Jadughar” will begin on Saturday, on the occasion of the 92nd birth anniversary of Father of the Nation Bangabandhu Sheikh Muji-bur Rahman.

The duration of the project is up to December 31, 2012. The ‘Taka Jadighar’ will be housed at the Bangladesh Bank Training Academy (BBTA) complex at Mirpur in the city.

General Manager of the governor secretariat of Bangladesh AFM Asaduzzaman told daily sun that a committee has been formed to lead the renovation, comprising artists Hashem Khan, Professor Muntasir Mamun, Architect Rabiul Husain and BB Executive Director Das Gupta Asim Kumar.

I don't really know which complex is referred to as Ispahani colony...I used to live in Century Estate, which is the complex of red brick apartment buildings next to Century Tower, where you used to live...the latter two were both built by the Ispahanis, so I was wondering if they were what you were referring to.

These are light, flexible, long-lasting, easy to construct and transferable

Dhaka, Mar 31: Steel is a better, safer and greener option for building high rises, though construction material and concrete are still preferred in Bangladesh, said experts in the real estate business. Steel structures are safer and can withstand earthquakes. Enayetur Rahman, chairman and managing director (MD) of the Buildtrade group, the leading pre-engineered steel building manufacturer, said most of the modern cities around the world have switched to steel structures from traditional concrete ones for high-rises. “They are light, flexible, long-lasting, easy to construct and transferable”, Rahman said, “And, of course, it is more earthquake-resistant and environment friendly”, he added.

Construction of steel structures in the country started in the 1990s. “At that time it was thought to be a structural choice for industry buildings only. But now, commercial buildings and residential buildings are constructed with steel. Steel structures take shorter time to construct than concrete ones and is more aesthetic”, he noted.

Since 1999, the company has constructed over hundred buildings with floor areas, ranging from 5,000 square feet to 5,50,000 square feet and heights ranging from 6 metres to 41 metres (14 storied building).

Currently, the Buildtrade group is constructing large corporate offices and all of them are being made with steel, he added.

“We are constructing 4,00,000 square feet Bashundhara Corporate Head Office, 6,00,000 square feet Square Pharmaceutical Building, 5,00,000 square feet Nice Denim Building. We also have constructed 6-storied Rangs head office, 10-storied Beximco Independent TV stations (three buildings) and 10-storied Buildtrade group head office”, he said.

Rahman said steel structures could also be used for constructing flyovers and foot-over-bridges. “We have constructed a number of foot-overbridges with steel. We have also formed design and structural techniques to construct flyovers with steel”, he said.
Rahman told The Independent that the Buildtrade group has entered into a partnership with the New York-based Axis Design Group International (ADGI), which is a renowned construction group specialising in steel structures.

“To be earthquake-proof, structures and their foundations need to be built to be resistant to sideways load. The lighter the building is, the less the load. This is why a steel structure is safer as it is lighter”, said Dennis J Sullivan, vice-president of the ADGI, who was in Bangladesh recently. While designing earthquake-safe structures, the first consideration is to make the highest bit, the roof, as light as possible. This is best done with steel, he added. “Nothing can be guaranteed to be fully resistant to any possible earthquake, but buildings and structures have the best possible chance of survival; and would save many lives and livelihoods, providing greater safety from an earthquake, if it is made of steel”, he noted.

Showing pictures of some of the world famous structures, including Petronas Twin Tower (Malaysia), Taipei 101 (Taiwan), Al Burj (Dubai), of which ADGI was the construction consultant, Sullivan said that previously for skyscrapers concrete was used as the base upon, which the steel structure was constructed.

“But in some of our large projects, we have successfully used steel structures as the base for skyscrapers. In some cases, we even construct concrete structures over the base of steel”, he pointed out.

Prof Dr Mehedi Ahmed Ansari, director of the Bangladesh Network Office for Urban Safety (BNUS) of BUET said, as high-rise structures being constructed with steel are lighter than the concrete structure, it is a better choice for the country’s high rises.

Dr Ansari said more than 40 per cent land of the Capital is filled-up land and high-rises on those once marshy lands are at high risk of sudden collapse. “With declining ground water level, the high-rises on filled-up land could face sudden structural collapse even without an earthquake,” he said.

If the water level drops, the soil under the buildings adjusts itself, being without water. But when it rains heavily in the monsoon after a long break, the groundwater pushes the rainwater upwards, causing a movement on the ground, Prof Ansari said.

Another risk in constructing high-rises on filled-up land is the resonance (the shaking in the structure), as the magnitude of resonance of an earthquake is much greater in the filled-up land and on its structure, he said.

“Under these circumstances, steel structures are definitely a better choice for high-rises as it is lighter and has a better resonance endurance capacity”, he opined.

The colony with red buildings is not the colony to be demolished,it's the ramna apartments.The isphani colony is the one that consists of yellow/cream colored old buildings...it streches from moghbazar more(oppo. To national guest house) to almost kazi office lane near century tower.
