All the projects posted in the first few pages of the Dhaka Projects - Part 3 here such as Green Lavinia, Green Trade Center, Nafi Tower are world class examples. Would be interesting to know who the architect(s) were for each of them. Would be nice if we credited their work.

Agreed. I especially like how Nafi turned out. Compare this to an equivalent building from about 10-15 years previous - like the one next to City Center in post 3 above, and the advancements in architectural sophistication becomes quite evident.

Highrise hope for Hatirjheel losers
Staff Correspondent

The government has decided to construct multi-storey structures adjacent to the Begunbari-Hatirjheel canal to accommodate the people affected by Hatirjheel project.

State Minister for Housing Abdul Mannan Khan made the decision public after a meeting with officials concerned at his office yesterday.

“We are going to erect high-rises and hoping that the affected people will enjoy staying there as the buildings will be north of Hatirjheel and facing south,” said Mannan.

"We have made the decision as we want to implement a project for the welfare of people although it is for a small number," he said, adding that the building will be constructed on khas land.

He also hoped to complete the Tk 1480.98 crore project titled "Integrated development of Hatirjheel area including Begunbari khal" within 2010 as scheduled. The project started in July 2007.

This project will not only increase the splendour of the area but also reduce traffic congestion and water-logging in the city, he said.

A total of 299.24 acres of land was acquired for the project of which about 219 acres is khas land while rest of the land belonged to different government organisations.

Four bridges will be constructed at three points--one near the Tongi diversion road, two at the centre point and another near Rampura--to ease traffic congestion in the city, said a Rajuk official.

A ring road will be constructed around the Hatirjheel-Begunbari site and all lanes and by-lanes in the area will be connected with the planned peripheral road, said the official.

Uncontrolled development that outstrips the capacity of the city services will eventually make living in Dhaka, miserable.

Who needs roads, water and electricity when you can have pretty buildings.

My younger brother had commented once that you could have a mansion in Dhaka but right outside your gate is a potholed road and open sewer which brings you back to realization that despite your lofty castle, "You are still in Bangladesh".

Well, stopping construction is hardly the solution, they undoubtedly will help promote an image of "A New Bangladesh"; what we need is effective governance.

However, I remain postive, as someone who has lived in this city from birth, I have seen many of the changes occuring in it and I must admit that life in Dhaka now is far better than it was in the late 1990s.

.....

No doubt, stopping construction is not a solution, but at the same time mere construction of snazzy looking building does not promote a positive image let alone a "New Bangladesh". It creates a false impression that is soon taken down by all the foreign critics (e.g. The Economist,Newsweek) who always seeem to take delight in doing so. And if just a handful of glitzy buildings demonstrate progress and prosperity, then the West Bank under Israeli occupation must be pretty prosperous.

My answer to the problem are two fold: a) build awareness of the problem(s) through mass mobilization that induces the government to address the problem(s) and/or b) pool private resources to undertake infrastructure projects that would be required for these new constructions (buildings). I think by now there are many builders and conglomerates with deep pockets and resources that are in a position to create a sort of "super fund" that could pay for such things a sewer system, localized water supply, local roads, non traditional power generation, and so on. It such things are left up to GoB that will either never get done, or take perhaps a millennium.

Actually our problems are faced by many countries all around the world, but our opportunities (thanks to our geographical location, consistent growth etc.) are not faced by every country in the world.

But unfortunately the private firms seems to be the only one trying utilize these opportunities but the govt. is asleep.

The best way would be to allow the private sector to carry out the infrastructure projects such as in Malaysia where most of the highways are run on toll since they have been built by private sector initiative.

Is this one of those flood mitigation project?

I believe so, Dhaka needs these water bodies to drain the excess water during the monsoon period. This is an extremely important project since many of these canals and ponds are being quickly filled up by construction, so now is the best time to save them.

Once the project is completed with the canal, sidewalks etc it's going to be one of the main attraction. Also from the aerial shot the area seems pretty big..

A number of bridges will be built between two banks easing the long-felt east-west traffic commutation of the city. The up direction is the north-west.

The project was detailed well in this (http://www.probenewsmagazine.com/index.php?index=2&contentId=3268) report. However I see a problem with a two way road with one lane each. They should at least do a two way with two lanes each way plus add'l space on the lake side for a wide 'walkway for strolling' a la second capital Zia mazaar. This way we have ample 'growth' prospects for entertainment within the lake like boat tours etc. They could also have islands with restaurants and decks a la Dhanmondi lake.

The riverside bunds in Shanghai, Detroit, providence (RI), Miami and other places come to mind. These can be amazing tourist attractions if planned well in advance (with sidewalk restaurants and even a paddle wheel steamer (see below).

The building will be built after tearing down the building at naya paltan on which the bill board currently stands{pic 14}.Bangladesh is country with several lakhs "Rags to Riches" stories..so you cant always expect the owner of a "Tower" to know proper English.Another example is "update tower" by Update group,lol...then there is "Confidence tower",not to forget.."dr.refatullah's happy arcade"xD ,I dont really care about the names as lng as the designs are good..and in most cases, the deesigns are spectacular--so hats off to all bangladeshi developers-educated or not-they are awesome:cheers:

Unsure as to whether there was ever a plan of having a flyover in that area. But good news is that I was crossing the Bijoy Sarani area yesterday and the road seems almost fully complete. Should be opened anytime now.

This is not a real flyover, it’s a overpass for the rail crossing. This is a part of Bijoy Sorony and Tejgaon connection road, so as soon as this over pass is completed; this road will be opened for traffic.

Q1. Who is Bangladesh's national poet?
A. Kazi Nazrul Islam.
Q2. But he was Indian. Wasn't he?
A. Yes of course. But these poor people don't have any notable poets in its primitive villages and waterlogged frog infested paddy fields.
Q3. But there were so many great Indian poets, why him?
A. Because , my dear, he wrote in Bengali, an Indian language.

There's no feeling that compares to the wet breeze in the monsoon and the swelling clouds lit by moonlight -- and the faint cacophony of the romantic frogs by the marsh.

Bid to ease traffic congestion: Articulated bus service in Dhaka soon
The government has decided to introduce articulated bus service (dedicated-lane bus service) soon as a pilot project in the city as part of efforts to resolve its nagging traffic congestion.

The decision came from a recent inter-ministerial meeting held with Roads and Railway Division secretary ASM Ali Kabir in the chair.

According to the decision, 20 buses -- 10 of BRTC and 10 privately owned double-deckers run by diesel-will ply Gabtali-Asad Gate-Farm Gate-Shahbagh-Gulistan route under the articulated bus service.

Executive director of Dhaka Transport Coordination Board (DTCB) Abu Bakar Mohammad Shahjahan was learned to have told the meeting that there is no alternative to introducing articulated bus service in Dhaka as traffic congestion in the city is getting worse day by day.

He said some 4000 minibuses are now plying the city and those need to be phased out to ease the traffic jam.

The DTCB executive director also called for making the city roads free from rickshaws before introducing the articulated bus services.

Articulated buses (either motorbuses or trolleybuses), also known as tandem buses, bendy buses, banana buses, slinky buses, caterpillar buses or accordion buses (and not to be confused with Flxible buses), are buses of a type with an increased passenger capacity.

Found almost exclusively in public transportation use, these buses are approximately 18 m (60 ft) long, while regular buses are 11 to 14 m (35-45 ft) long. To make them nimble enough to safely navigate streets at their increased length, they are fitted with an extra axle (set of wheels) and a joint usually located slightly behind the midpoint of the bus, behind the second axle. The special features of an articulated bus are rapid simultaneous boarding and disembarkation through more and larger doors, much larger passenger capacity (120+ versus 80-90), increased stability from a lower centre of gravity, a sometimes smaller turning radius, higher maximum speed, and accessibility to people with disabilities and the elderly.

The meeting also decided to reorganize the committee to look into the feasibility of introducing articulated buses in the city. The BRTC chairman will be the chairman of the committee while the DTCB executive director cochairman. A representative from the BRTA will be co-opted as member.

The committee will submit a report to the Ministry Communication Ministry.

The meeting asked the Dhaka City Corporation (DCC) to submit a study report within the next one month describing the merits and demerits of dedicating the left-lanes of the city roads for articulated bus service.

The meeting also directed the DCC to repair and renovate the left side of the roads where articulated buses will ply the Gabtali-Asad-Gate Farm Gate-Shahbag-Gulistan route and mark the sides with color within the shortest possible time.

Unilever Bangladesh initiates a nice landscaping with the sculpture of a freedom fighter "Kingbodonti" in the round about in front of Sony Cinema Hall at Mirpur - 1, a densely populated area of the expanding part of Dhaka city.

^^

u forgot about traffic jam hehe, but anyway, these are the things needs to be done in Dhaka city:

1. Uninterrupted power, water, and gas supply.

2. Proper drainage/ swerage treatment system.

3. proper law & order situation i.e, reducing extortions, muggings, and killings.

4. more overbridges (over railway crossings), flyovers, underpass tunnels, bypass roads, wider roads, elevated expessway, parking lots, traffic signals, traffic/street signs etc.

5. city bus transportation system (which is seen in Malaysia, Dubai etc), and metro.

6. overhead wirings (this already started).

7. Cleaner Dhaka, i.e, improve the cleaning services and have garbage bins in every corner of the streets (ofc not highways hehe).

8. Demolishing of the slums and rehabilitation programs for the poor & street people.

9. Strict banning of beggings and stuff like tht.

10. Demolishing risky buidings and unplanned areas.

I am excited about SPL Western Tower. I think the exterior design of the building rocks! I can't wait to see what it looks like once its done. It is easily among the Top 3 buildings in Dhaka for me. Here's hoping that it works as a catalyst to transform the rest of the Gulshan-Tejgaon link road into a proper commercial district.

There is a huge 500 bed diabetic hospital in under construction at Mugdapara , Dhaka . The full-fledged 13-storied modern hospital on nearly 10 acres of land . It is near the 4th national stadium 'Bir Sreshtha Shaheed Sepahy Mostafa Stadium' (Kamalapur - Mugdapara stadium) & Khilgaon Flyover. Once its complete it will change the look of the area .

I just came back from my morning walk[10am-11am] so I can give you the very latest:lol:

Work on Doreen tower has been progressing very well...Even just a few minutes ago,I saw work going on there.I am guessing you just drive by it everytime--driving by it will not give you the latest on the situation, you have to stare at it like u have just come to Dhaka from your 'graam"

I remember once I was couting the floors of a tower, and this storekeeper came up to me,and said "bhai,10 taka den", "dhaka shoho rer building er tala gun leh taka diteh hoy" he said with smile--apparently assuming that I had just arrived from my village:lol:

Haha that's quite a critical observation Mirza. I do in fact drive by it very often and nothing seems to be going on inside. So they're still sticking with the plan of having a commercial office space there and not a hotel?

Man am just really excited about the IC hotel going to be in the DCC-Unique building. However, that promises to eat up a significant portion of Sarina's business. It's located in a better place - on the made road, plus it will have a foreign brand name to it.

Guys, they've kind of updated their website from the last time I went there some months. I guess they were still considering a hotel at the location at the time. They seem to be sticking to the plan of having a commercial space there. Some of the renderings are quite nice.

Well this is nice and modern! The renders are missing the landscaping. I wonder why buildings in Bangladesh aren't built on a raised platform with 'undulated' landscaping. That way you can have a basement parking level that is halfway raised..

tanzirian
August 14th, 2009, 10:36 PM
^^ Possibly not much room for landscaping in its prime Kawran location. Could you explain what you mean by "undulating" in regards to this building?

The interesting thing about these renders...is that I count about 15 floors, which is also what I counted in photos from a few months ago, in which the building appeared to perhaps have topped out. This being different from earlier reports of it being 24 floors. Regardless, it's a nice design.

DMP to go hi-tech
Launches intricate control room Sept 1 to tackle crime, traffic
Mukhlesur Rahman

Dhaka Metropolitan Police starts centrally monitoring important intersections of the capital with modern equipment from September 1 to curb street crime and ease congestion, a major headache for city dwellers.

The DMP has set up a control room--Command, Control and Communication System, known as C3S--installed closed-circuit television cameras and dot matrix displays at key intersections.

This modern system is now on its month-long trials.

Additional Inspector General (telecom) YM Belalur Rahman of DMP told The Daily Star, "The month-long tests of the sophisticated instruments are going on and the DMP authorities on September 1 will take over operations from the Brunei firm Folec Communication, which installed the instruments and set up the C3S control room."

Assistant Commissioner Mosharrof Hossain said Folec Communication installed 155 CCTV cameras at 59 points, including all entries and exits of the city, and 31 dot matrix displays at important intersections to inform motorists of congestions ahead.

DMP sources said the CCTV cameras have been installed in crime-prone areas and intersections, including Gulshan-1, Gulshan-2, Gulshan Shooting Club, Moghbazar, Bijoy Sarani, Aeroplane, Shahbagh, Jatrabari and Gulistan and Banani Kakoli level crossing and Mohakhali flyover.

The 31 dot matrix displays have been installed in busy intersections, which include Syedabad, Rampura, Jatrabari, Motijheel, Gabtoli, Farmgate and Gulistan.

They said with the instruments and devices, the C3S will be capable of identifying vehicles defying traffic laws, that stop on roads creating traffic jams and vehicles fleeing the scene of an accident or other crimes.

Belalur Rahman said the C3S is capable of monitoring the performance of on-duty police personnel within range of the CCTV cameras.

The DMP hopes that with the help of the new devices and instruments police personnel will be able to check street crimes and ease traffic congestion to some extent.

Automatic Vehicle Location Systems have been installed in 30 DMP patrol cars, which will be controlled from the C3S room, DMP sources said, adding that the DMP authorities are also going to introduce a short telephone number for people in danger to call police for help.

The existing police control room is just a glorified telephone exchange while the new one will be a fully-fledged police control room with the ability to detect locations of police vehicles and send them to a crime scene. Digital maps would be used in the C3S.

The existing police control room can only make broadcasts to policemen while the system used in the C3S has numerous options of communicating with police personnel. It can make one-to-one calls, group calls and broadcasts.

Four base stations across the city would receive the feed from CCTV cameras and then forward the data to the central base station set up at the control room on Abdul Gani Road in the capital.

The Brunei firm is now providing police personnel training on how to operate the intricate instruments besides commissioning the instruments into service, DMP telecom sources said.

The Tk 61 crore project for installing the instruments and setting up the modern control room was started way back in 1997 but stumbled as it faced funding issues, resulting in such a long time to complete, DMP sources said.

However, sources claimed that the new facilities are inadequate for this huge city and the entire city needs to be brought under the C3S.

Even though the DMP will take over the C3S on September 1, it is hoped that the government will formally inaugurate it sometime in September, DMP sources said.

As mentioned in the report, four floors of the building will be used for parking only--meaning the building will have more parking space than required by its occupants,so everybody will be able to take advantage of it.Besides,a significant portion of the land had long been used by illegal hawkers/grocery stores,if left undeveloped, theres no doubt that these people will return again to set up their "rent free" shops:lol:

Thats not the point though. Another tower = more cars but no increased roads. So instead of making the car park which was supposed to decrase congestion this is going to increase congestion. But atleast its good that the building will have 4 floors for its own parking.

Drug addicts and prostitutes are everywhere in Dhaka btw. Even the Regency

Contradictory information...the bengali newspaper had said that these new lights consume one seventh the electricity usually consumed by normal sodium lights.Besides, according to the bengali newspaper, the project was worth 200-300crore not 2 crore as this report states.Besides, this report had not mentioned any plan to replace all the low pressure sodium lights, something that the bengali report talked about:nuts:

Yes,along with a few others such as "comprehensive holdings tower" that is rising right next to it.Then theres Bay developments project[former xinxian restaurant],green roshwanara tower at satmosjid road, etc. When completed, the new high rises will change the look of our "chiro chena" dhanmondi

I dont know if its an insurance claim or some legal stuff which is stopping bashundara from repairing its tower fast, but the group had mentioned that it would take atleast a year more to restore the tower to its previous condition.

Overhead cables to go underground
Staff Correspondent

The government has decided to move all overhead cables and electrical wires underground in phases to avert risk to public life and give the capital city a facelift.

‘We have decided to put all the cables underground as a huge number of overhead wires across the city are posing risk to public life as well as hampering beautification of the city,’ said Tawfiq-e-Elahi Chowdhury, adviser to the prime minister, on Sunday.

Cables of all utility services like telephone, internet, television and electricity will be laid below ground in a coordinated way, he said after a meeting at the power and energy ministry.

‘Overhead cables are posing risk to people’s life. Many people have already been electrocuted. In no modern city, wires are arranged in such a manner,’ he said, adding that cables could be installed below the sidewalk.

The meeting was attended by state minister for power and energy Enamul Haque, power secretary Abul Kalam Azad and officials from home, information, telecommunication and public works ministries and Dhaka City Corporation.

The meeting decided to launch a pilot project on shifting cables and wires of some areas to study the viability of the plan.

A technical committee, headed by DCC chief engineer, was formed to recommend measures while the power secretary will chair the coordination committee. The technical committee will submit its report in six weeks to the coordination committee.

After receiving the report, the government will decide on funding options for the rearrangement works.

‘The fund can be arranged from the government, private sector or from the private-public partnership as massive investment will be needed to shift the cables,’ he said.

Thats true, theres just so much Construction going on in Dhaka, that you really have to see to believe. And esply, the number of commercial projects with glass fronts puzzle me.While in most cities you will mostly see residential projects as you go through its main arteries,it appears that all our "main roads" are being taken over by commercial projects

Guys, can someone make money in Dhaka by building multi-level parking lots instead of apartments? In Minneapolis, Chicago and other big American cities you have parking lots that are 7-10 levels and people either buy monthly permits or pay daily to park in them. Would such a concept work in Dhaka if the rates are reasonable, say 2-3000 taka/month?

Right now cars parked illegally on roads and streets blocking off huge sections is one of the main reasons for the traffic jams.

It may work if Government enforces parking regulations properly in Dhaka city. If drivers can get away by parking in the streets then no one will be interested in paying Tk 3,000/month to get a parking spot in a highrise..

Yeah with increasing population and economic growth, the construction sector will naturally expand. You can't curb that! Afterall demand drives supply. The real problem is with government not being able to catch up with the private sector developments. They are the ones to ensure more roads, subways and flyovers..

Too often I see that private companies in Bangladesh being blamed for every problem be it traffic or electricity. But the truth is, private sector will continue to grow as economy improves. As more people have money, they will want to buy airconditioner, refrigerator and cars. Bigger shopping complexes will spend on extravagent lighting etc. This is all part of capitalist society..

It's the responsibility of the government to use tax revenue to build up infrastructure(be it roads and highways or power plants). If they are unable to do that, then should pave the way for private companies to take over the activities by changing the existing rules and regulations.

Also, the construction of these highrises have directly and indirectly created thousands of jobs. Direct jobs relates to workers, architects to developers, whereas indirect ones relates to support industry in the field of interior design, fittings, lights etc. All those industries in turn are paying taxes to the government.

I had brought this issue up with some friends in town and they had mentioned another issue:theft. Right now the driver stays with the car but if the owner drives the car and leaves it in the parking high rise, he might not have much of a car left. This means some sort of security will be needed via CCTV or security guards.

This idea could work, but not many car owners in Bangladesh(atleast the ones who can afford 2-3 thousand for parking), drive on their own to office, restaurants e.tc. This is because of the crazy traffic jam, drives people nuts! Also most private cars are shared by multiple family members, thus a driver is essential.

But I think you should be able to check the business viability by doing a comparison on per square feet income in renting a floor for office/shops to parking revenue (which would be revenue per car * no of space* avg occupancy) -cost of cctv and guards.

If government starts regulating the major roads in Mothijheel and Gulshan on illegal parking, then the project will be much more viable.

The felling of bungalows, the building of Dhaka
Written by Administrator

The house is occupied by the sprawling Jennings family: Diane and James, their five children, a daughter-in-law, a grandchild, a troupe of maids, a driver, a dog and a cat. Over the years the family have watched as the neighbourhood encased itself in concrete towers at a relentless pace. When the Jennings family first moved to Banani, houses such as theirs - bungalows - were nothing special. The name has stuck, even though many of them have gained a floor or two over the years. They are characterised by the high wall running all the way around, deep verandas, elaborate staircases and rooms with high ceilings. The large windows, designed to get the most out of the light and air, are covered in filigree white metal. On the lawn outside, elderly trees offer shade. If ever there were an archetypal urban Bengali house, this would be it.
As Diane recalls, Dhaka was when they moved in a city of bungalows and bicycle-rickshaws. Now the red-bricked houses have become such a rarity that only the rich, the influential and the stubborn are privileged enough to live in them. Many have been converted into private nurseries, dental practices and offices. "When the bariwala (landlord) died a few years ago, we were worried that her son, who lives in the United States, would want to sell the house or at the very least, raise the rent", Diane says.

We are sitting at her dining-room table. The walls are adorned with photographs of family members captured during their rites of passage: birthdays, weddings and graduations. The various rooms of the house are the stage-set of these celebratory scenes. Above us, an archaic metal bird cools the room by spinning its noisy wings.

"It was such a nice surprise", Diane laughs, "to find that he had no intention of getting rid of us." But when the tower-block on the right was about to be built she pleaded with the developer to make sure that a gap would be left between their garden wall and the wall of the high-rise, in the hope that a little bit of light might still be able to squeeze itself into the garden. This proved vain. "Then the giant on the left decided to move in and again they did not listen." The trees and plants in the garden did not last long after that, and a once flourishing garden - now overshadowed by structures that are at least five stories taller - is covered in darkness and patches of empty ground in only the dog is at home......

The felling of bungalows, the building of Dhaka

Lets have a look at the kind of projects that are rising from some of the grounds that used to house bungalows:)

Notice how many of the apartment buildings have almost completely glass fronts. If this trend goes on,it is poised to transform the look of Dhaka to a great extent as residential properties will always command much of the city.

Govt plans flyover over Moghbazar crossing

Munima Sultana

The government has taken plan to construct a flyover over the Moghbazar crossing with Japanese government assistance to ease the traffic congestion in the city's most traffic-pressure area.

Sources said the flyover is being planned to be constructed from Satmasjid Road to Bailey Road near Ramna police station.

It is designed to divert vehicles moving to and from Motijheel and Mohakhali areas from the mainstream traffic.

They said vehicles of Eskaton, Kawranbazar and Mouchak would use the existing road to cross the Moghbazar area.

The Japan International Cooperation Agency (JICA) has already assured the government of providing the entire fund of $35 million as grant upon its finding that the Moghbazar area gets the highest pressure of traffic compared to the city's other areas, said a ministry official preferring anonymity.

According to the JICA-funded Dhaka Urban Transport Network Development Study, the traffic of Moghbazar area is 1.5 to 2.0 time higher than that in other areas of the city.

The official said the Moghbazar flyover project has been taken to avert accidents on the rail crossing as well.

Dr SM Salehuddin, additional executive director of Dhaka Transport Coordination Board (DTCB), said after getting Japanese government assurance, DTCB started working on the flyover project and completed its strategic design.

He said as per the strategic design, the length of the flyover would be more than 1.0 kilometre.

Dr. Salehuddin said the DTCB proposed to construct the Moghbazar flyover to implement one of the components of the Dhaka city's Strategic Transport Plan considering its impact on easing traffic jam in the area suffering from highest traffic congestion in the city.

The communication ministry held a meeting with JICA last week and instructed the DTCB and the Roads and Highways Department (RHD) to complete necessary ground works within this week for starting the project speedily.

An official said the ministry has also instructed the DTCB and the RHD, transport sector's policy and implementing agencies, to confirm the location of the flyover by consulting the experts including the JICA team working on the city's overall transport feasibility study.

Yes to confirm it's not part of the Spanish apparel retailing chain Zara. It's just like Shoppers World and Vasavi. The Women's section consists of a wide collection of Indian sarees. These sarees cost half the price in India and considering the segment of the market targeted by these departmental stores, these people might as well fly to Delhi/Bombay twice a year and purchase their clothes from a far wider range. There is also a section for cosmetics. There's also a small and useless Men's section.

Sorry if I've missed this guys, but I just noticed this imperious high-rise right next to RAK Tower in Uttara. The ground floor has very high ceilings and looks very grand. Anyone got any ideas as to what this building is. Definitely stands out.
