Global Upline expects to complete Phase 1 of Plaza Rakyat early

KUALA LUMPUR June 9 - Global Upline Sdn Bhd, the new contractor awarded to undertake the RM420-million Phase 1 of the Plaza Rakyat project is confident of completing the construction ahead of schedule.

Its chairman, Tan Sri Datuk Amar Dr Sulaiman Daud, said the company would strive to complete the job satisfactorily and quickly in line with its record of performance.

The company owns a large pool of heavy machinery, as well as the management and staff to ensure that work is not slowed down unnecessarily, he told reporters after a ceremony here on Monday to mark the handing over of the letter of award of contract and possession of site to Global Upline.

The Plaza Rakyat project is an ultra modern joint-venture mega project between Plaza Rakyat Sdn Bhd, a wholly-owned subsidiary of Wembley Industries Holdings Bhd and Datuk Bandar Kuala Lumpur.

The ceremony on Monday was witnessed by the Mayor of Kuala Lumpur City Hall Datuk Mohmad Shaid Mohd Taufek and Plaza Rakyat executive chairman Tan Sri Dr Ting Pek Khiing.

Located along Jalan Pudu, next to Hentian Puduraya, the project which spreads over 15.3 acres, was conceived as an integrated mixed-use development project aimed at revitalising the inner urban core of Kuala Lumpur.

Work on the project which has been long overdue, would be resumed by Global Upline and is expected to complete in 2006.

The earlier contractor from Korea was terminated in April.

Dr Sulaiman said Phase 1 will consist of a seven-storey retail podium block with six basements, a 157-room budget hotel, parking bay for 1,600 cars for the retail podium, taxi and bus terminals spread over three basement levels.

The total gross built-up area with the transport system would be 3.5 million sq ft, below and above groundlevel.

Dr Sulaiman said that although the phase I project was due for completion within 30 months in 2006, he hoped to complete the project ahead of schedule.

Among the projects undertaken by Global Upline include the construction of auxiliary cofferdam of the Bakun Hydroelectric project worth RM70 million within the budget and within the stipulated 12 months construction.

The project utilised one million man-hours with zero fatality.

The other project was the construction of new Bintulu Airport worth RM400 million, and civil and building works for the upgrading of the Miri Airport (RM100 million) whereby both were completed one year ahead of schedule with zero fatality.

MEANWHILE, in a related development, Dr Ting said 10 percent of the one million sq ft of available retail space in Plaza Rakyat had been sold thus generating a revenue of RM134 million.

The company would be carrying out an exercise in January to promote the sales of the retail space.

He said the project was designed by American design architects and engineers, Skidmore, Owings and Merrill.

Asked when the contract for the phases II and III would be awarded, Dr Ting said the company had not made any decision on the matter as yet.

On the joint-venture with DBKL, Dr Ting said the local authority would be allocated among others, a hawkers' centre, LRT station, pedestrian mall, bridge, a two-hectare roof-top park, and amphitheatres.

I think I read somewhere (or izzit Baq that told me) that the 'ball' contains conference and meeting rooms. And probably the chairman's room or something......;)

no, it is not completed. it was supposed to be completed by now but construction halted till now(??) err...how is it now actually?? i can't remember when will it be completed, i think sometime in 2007

Well I have no idea if it will be completed in 2007, judging from the current situation. Nothing moves there. Not a single thing. Not even after the handling over ceremony to the new developer. I used that road every single day just to check if there is any new development. Sadly till now...no:ohno:

By the way, from the original plan for the Plaza Rakyat, will the Puduraya be demolish to make a new way for the construction or they decided to retain it by simply refurbish and match it with the new one.

I don't know how it is like now, since havent been back to KL for about a year and a half already, but, puduraya has to go!..It is really an eyesore, and so congested!!!

Malaysia's PJI Holdings Unit Gets MYR420M Building Project

KUALA LUMPUR (Dow Jones)--Malaysia's PJI Holdings Bhd. (7122.KU) - an engineering firm - said late Monday its 100%-owned P.J. Indah Sdn. Bhd. unit has been awarded a 420 million ringgit ($1=MYR3.80) building project.

In its exchange filing, PJI said the contract - awarded by Wembley Industries Holdings Bhd.'s (5428.KU) Plaza Rakyat Sdn. Bhd. unit - is for the completion of the Plaza Rakyat complex.

The work includes construction of bus and taxi terminals, a hotel, rooftop car park and a shopping mall. Plaza Rakyat is currently partially built with just its foundation work done before the project was stopped during the Asian financial crisis.

The project is expected to be completed within 27 months from the date when P.J. Indah starts work, or by March 30, 2006, whichever is earlier, Wembley said in its own exchange filing.

The Star LRT line from Plaza Rakyat to Hang Tuah station seems to disect the Plaza Rakyat contruction site at one corner. The bulk of the project-site appears on one-side of the LRT line while the small disected corner appears on the RIGHT-HAND side of the track when travelling in the direction of Hang Tuah. When i rode on that line 2 weeks ago, I noticed activity on that small corner. Question: Is that small corner on the other side of the track part of the Plaza Rakyat site? If so, it appears work has already resumed, albeit on a small scale.

yeah.....I also noticed some activities at that corner. The office tower is on the second phase right so maybe they will continue after completed the first phase first.

That area can't support the taxis and busses anymore lah...too congested! :rant:

It is not about people congestion which I am talking about here. ;)


Anyway the current LRT station could handle the number of people there.......

It is traffic congestion. If they still have the bus and taxi terminals there.......the busses and taxis would have to travel downtown and clogged up the place still. This is on top of the congestion that the new hotel and mall would generate. ......

Well....the LRT there is Starline and the station there is called none other than Plaza Rakyat! :D

Actually the only portion of the whole development that are completed is the LRT station. ;)

Hmmm, 80+ storeys... Looking at the skyline pix, i estimate the height to be close to 400m, as the Telecom Tower is already 310m (77-storeys)...

Guys,

This pic is another design for TNB Tower, a 57-storey 268 m tall version by Helmut Jahn, a copy of his designs for Shanghai and Singapore (unbuilt)... I've actually never seen the IM Pei version, anyway that tower might finally be built, but in a very different shape.

Does anyone have the Pei design pic?

Well, as you can see from the pic, Helmut Jahn's designs like this one are either perceived as ultramodern, or as fugly (a short form of two words). If you count the floors, you'll find about 57+ of them, the building is shorter than what Pernas Sogo is supposed to be.

Maybe Jean Nouvel's Tour Sans Fins design for Paris Defense would be the best one for TNB HQ?

Anyway, the winning design was not this, but supposedly the Pei one which no one seems to be able to find the photo for...

Wow... Should the TNB Tower finally be built, the Telecom Tower will finally have a tall companion beside it... Otherwise that building is like a sore thumb (height, not design-wise) around the Bangsar area...

I'm glad that's not the final design - it's awful. I'm not surprised that it's not the IM Pei design, because it's uncharacteristic of his other works. Menara Telekom looks so damn good, but is in the wrong spot, too far from the rest of the skyline. And building TNB HQ at that height in that local is a serious mistake from an urban planning point of view - it screws up the skyline!

And I really have to ask this: does KL really need an 80 level tower right now?

In my opinion, no.

Even now, I believe KL has serious oversupply of office space. May be that's why this supertall building is put on hold.

Furthermore, TNB's lower pre-tax profit last year :? means that we have to wait a little bit ( or a lot) longer to see any construction activity at its site.

Helmut Jahn version is very different from this. I've seen the rendering in one of his book. :)

And Jean Nouvel (if I am not mistaken) did not submit a design for TNB. ;)

The reason why Menara Telekom looks the way it is now is because Hijjas Kasturi wants it to look that way - isolated and the current design fits its current location.

Before an architect design a building, they would have to survey the site and would design the building according to the site. Should Telekom built this downtown, Hijjas would have designed it very differently.

KL urban planners had very little control in the case of Telekom and TNB (if any DBKL people here - correct me if I am wrong). Telekom and TNB has got their own landbanks and that particular area would have been designated as a high-rise area. So the design of the building are actualy up to the architect. How tall it would be - would have been the owner's call in the end of the day.

So it is not anyone's fault that Menara Telekom looks so lonely there. TMB (Telekom Malaysia Berhad) wanted a tall new HQ and it had a piece of land next to its previous HQ. Thus born the gorgeous Menara Telekom! :D

TNB would suffer from the same fate as well. ;)

Remember I showed you the Jean Nouvel TNB design, a 66-storey Islamic squarish tower, in the Books Kinokuniya in KLCC when we went there last year?

Let's just find IMPei's rendering - I am really curious abt it...

actualy the footprint of the building is exactly the same as as Menara Maxis. In fact the site mirrors Menara Maxis. And a building as thick as the twin towers could fit there so I dun think it is that slim......just take a look at the taxis beside it! ;) :D

HEHE don't ever think if their meat processing is hyginic or not. Not sure of the reason why they still haven't got the official approval yet in Singapore although their burger is very popular there.

Our food board are also very strict so dun worry. Somemore their burgers are sold in supermarts and hypermarts that are very particular on hygiene and quality ;)


ANyway according to Ramlee burger spokesperson, the reason why they haven't sold a single Ramlee burger officially is because they've not applied for the approval yet. And I dun think they've penetrated into any other countrie's market yet :)

I fully agree with that. Actually i have been waiting for this project to "kick off" again since its construction halted years ago as its office tower as in its original plan, if built will be one of the tallest buildings in KL. Think KL lacks buildings over 200 m.

I think for the time being the status of Vision City will always be a mystery. As far as I am concern it will be like that till now cause there are no news about it. The signboard that you can see is still there since the first time the start to construct the whole development. They didn't tear it down probably cause they think it can be resume anytime in the future.

All I know is that the main developer for this project already been declared bankrupt and by right the original masterplan supposed to have 4 office tower plus one either a hotel or residential block, but the last news that I heard was that they are only going to go for 4 block of building instead of 5.

well..the most visible on hold project will be those 2 plus Grand Duta Hyatt, Menara Lee Foong and Capital Square. Luckily Capital Square already been resumed back. Hopefully the rest will follow soon ;)

Vision City is as big an eyesore as Plaza Rakyat... This one is a case of so near, yet so far... The mall block is already topped-up, but can never be completed... How come ah?

Some developer should takeover that darned place and complete it, so that the monorail station there can be fully utilized!

First off, is a three-acre freehold site along Jalan Sultan Ismail in the heart of KL?s Golden Triangle amidst the most prominent buildings in the country.

Situated opposite Concorde Hotel and with a KL Monorail station just a stone?s throw away, this lot, which also enjoys frontage onto the quieter Lorong P. Ramlee, was originally planned for a commercial development comprising three highrise towers of 28-, 29- and 43-storeys, a seven-storey podium and an eight-level basement car-park.
Plans for the project have been submitted to the relevant authorities which acknowledged its viability in 1995, but withheld final approval pending the finalisation of certain technical details.

In any event, should the successful bidder decide not to implement the original idea, it could consider undertaking a six-star condotel cum office and/or retail venture capitalising on the property?s dual frontage advantage.

On the Jalan Sultan Ismail side measuring 324ft, the investor could construct the commercial face of the project comprising office suites and/or retail lots that could be rented out for recurring income.

Meanwhile, the more secluded Lorong P. Ramlee face measuring 171ft could serve as the entrance to a condotel or serviced apartment.

Such a venture would justify the acquisition of this property pegged at an IV of RM55 million or RM420psf.

After all, six-star serviced residences within a one kilometre radius of the world?s tallest buildings, the Petronas Twin Towers, have been transacting in the region of RM650psf to RM700psf.

Based on its permissable plot ratio of 3.9 and an efficiency of 75 per cent, the new owner/developer can build a strcture with a gross built-up area of at least 357,000sq ft.

The second development land in the Specific Tender with an IV of RM21 million or RM5psf represents a rare opportunity to capitalise on the tourist traffic of the popular Genting Highlands Resort.

On offer is a 94.851-acre freehold lot originally planned as the theme park component of a 348-acre resort venture that was to comprise bungalow plots, luxury condominiums and high-cost apartments, approved by Majlis Daerah Bentong in 1988.

Two alternatives present themselves. The successful bidder could rekindle the theme park component to tap into the popularity of Genting Highlands Resort located 1,000ft higher, or submit fresh plans for say a college campus with saleable dormitory-style apartments for students. Another developer banking on the attraction of living near KLCC is TA Properties, which is planning its maiden high-rise condominium project, TA III on Jalan P Ramlee, on a one-hectare site facing Suria KLCC.

A 45-storey development offering units between 1,600 and 1,800 sq ft is currently seeking planning approvals, and a launch could happen late this year or early next year, said TA III project manager John Lee.

I took some picture yesterday and realised that there is new construction taking place next to Stonor Park construction side. Hope that I will be able to post the thing tomorrow. Think the developer just put the signboard the day before that, but the construction for that site already started a month ago.

The construction for : "7 BLOCK OF CONDOMINIUM, 20 STOREY WITH 105 UNIT".

I was thinking...7 block, 20 storey with only 105 unit :? Massive project man. SO HAPPY :)

Eh...did you know there is another construction coming up next to 2 Residency. Behind that Indian Restuarant. I guess another condominium project. No information about it, just that the notice board mention something about a construction of a show house...want to check it later.

Yesterday punya Star paper reveal some information about this project. It is called PARK SEVEN .

Apparently, SDB refers to 'Selangor Dredging Berhad' and one can visit Wisma Selangor Dredging for the view of the show room ;)

Was at the Park Seven showroom yesterday. No prices are not from 150,000.
Unfortunately they start at 1.6m for 2200sq ft. following sizes are about 2800sq ft, 3100sq ft and 4400++ sq ft. Duplexes are over 3m

Interesting construction, its completely coloumn free and none of the walls within the units are structural. So technically, u can rip out all internal walls. Some type of flat slab construction technique.

Each of the 7buildings are independent of each other i.e. not connected. and each floor one unit only.

Extremely modern (with extreme modern prices too sadly), lots of water features, and glass, and even a yoga/pilates studio.

Targeted at families.

Any1 got info on the new Glomac residential building (Suria Stonor) in KL coming up?

There is now a restriction on the height of buildings coming up around park seven and stonor park. All other buildings coming up in that area (i.e. the new tan and tan development behind park seven and the new glomac condo suria stonor behind dua) have a maximum height restriction of 20 storeys.

so the only new condos that will be higher that that on that side of klcc will be the binjai by klcc development, the norman foster one by bandaraya (over 50 floors) and binjai residency by amity.

Petronas initially intended to build its corporate HQ on the current site of Petronas Hospital. But building to be built on this piece of area could not be too high because it is on the direct landing path of plane to Sungai Besi airstrip. So, less floors, means less office space, means Petronas could not put all its subsidiaries under one roof. Then it decided to look for another piece of land. You guys know too well what happened next. KLCC was borne.

My point is that the height retriction that you guys were talking about might be due to this too.

Used Star LRT yesterday n passed by Plaza Rakyat. Didn't see any indication or recent activities around that area. Only..I can see there is a newly road from the back side of the project that lead all the way to another road. I know its new cause before it is an empty grass land.

Maybe they want to use that road to transport all the related constuction stuff rather than use the already congested Jalan Pudu...

A small article in the newspaper yesterday quoted as "a small, new company, emerged as the winner to resume the construction of Plaza Rakyat. This announcement came after the open bidder by the developer after they officially terminated the services of the previous company that was awarded with the right to resume the construction....

Hmm....have to see what will happen next.

My aunt used to stay at one of those old apartments facing the small triangular field. I have lotsa fond memories of that place so I prefer to have it left alone. Furthermore that is a residential area and I personally wouldn't like that place to be developed if the apartments are still there cos it is already so cramped and like Farid said.....no parking space :(

And to top it off....the field is too small to be developedlah! :ohno:
