Edit: FINAL DESIGN.

Information:

Chongqing Chaotianmen
Chongqing, China,
Located at the confluence of the Yangtze and Jailing rivers, the site for this mixed-use project is imbued with a significance that is immediately symbolic. The foremost of Chongqing’s traditional city gates (the Chaotian Gate, or “gate to heaven”), where emperors carried out the ceremonies of diplomatic greeting, it has long been a historical landmark. As the city’s initial dock area on the Yangtze, it also represents the great tradition of the shipping highway, which has stoked this major inland city’s development and now drives its evolution as one of China’s most important modern cities. The design for the project to be situated at this gateway is generated by the image of powerful sails upon the water. The outer facades of the project’s six towers—the transparent surfaces that will face the water to the north—are meant to recall a fleet of ancient Chinese ships, with their huge rectangles of white canvas filled by the wind. This image is recognizable in its simplicity, yet iconic in its form. In addition to serving as an outward-facing gateway symbol, the project also has a strong presence in forming the apex of the city’s peninsula. The south-facing facades—the inside of the arc of towers—look back to the city in a gently embracing way, covered by green hanging gardens that meet the ground at a podium roof level that is itself a green amphitheater “park” of gardens, pools, and public circulation. This park area gently rises to the north, framing views to the water between the towers—which will house residences, offices, and a hotel—and maximizing views of the project itself from the city. Underneath the park level, the podium consists of five levels of public program, including retail and cultural facilities, as well as hubs for land and water transportation. The two central outer towers, directly facing the rivers’ convergence to the north, are the project’s tallest structures (348 meters above flood plain; 77 floors each), with the central axis of the project proceeding back from between them, toward the city. Tucked immediately within the two tallest towers, extending the arc, are four shorter towers (each with 62 floors), across which runs an exterior, connecting garden that hovers 248 meters in the air. In addition to linking these four towers—two of which are office space (and actually “twin” stepped segments of the two larger, central towers), and two of which are residential—the garden echoes the amphitheater park far below and creates a dramatic viewing platform that optimizes this site’s unique views back to the rest of Chongqing. Within the garden level’s hull is a full floor of hotel lobby, restaurants, and clubs. Above are gardens and pools. The remaining two (freestanding) towers, which complete the prow-like arc of six, are residential, each 57 floors tall, making for a project total of 302,000 square meters of prime living units.

I'm not disappointed, but Chaotianmen deserves a huge world class project. Something like 450m+ twins or so. On the other hand Jiefangbei has tons of big ones coming already, so it's enough for many years.

I don't think it's the final design anyway as the design is very different depending on the render, we'll see...

this building looks great and stuff, bu t for such a location I dont want it. Its at the tip of this island, and the place where most photos are gna be taken from.

On this spot there should be an absolute landmark, a building that is unique and a beautiful creative design. Like a design so crazy it'll be almost a modern world wonder or something.

The buildings look great (from the from angle a bit like shanghai IFC), but aren't good enough for the plot given to them IMO.

They want this project to be a global landmark to put Chongqing on the map of the world class cities. Imo only a couple of proposals look eye-catching enogugh to become a world class skyscraper project. Nowadays, if you want a global skyscraper landmark you need either something incredibly tall (at least 500+), incredibly expensive and over-designed (and therefore ugly for most people) or very unique twin tower project to get that.

Some of these proposals (3rd, 9th, 10th) look rather irrelevant, they wouldn't even become Chongqing's city main skyscraper landmark in comparison with those 400+ projects approved in other areas of the city.

Only the 12th proposal is good imo, but I would be happy if they chose the 6th, 2nd or maybe the 10th, 7th or 3rd ones.

I wish they built a 888m, 188 floor tower. That would be a world class project for sure. A 500m twin project would be nice too :D

What can I say. Many of them look incredibly tacky and overdesigned by those typical architects with an unlimited ego who love to destroy some city skyline with a project that sticks out a mile.

Many others on the other hand are simply perfect. Stunning, freaking beautiful. Same problem as always though: Not tall enough. None of them looks taller than 400m. A couple of them may be 400m~, that's all. But anyway, just look at those models around the end of the gallery, they are so beautiful.

What about the heights? Some proposals are just a few towers around 180-200m. There is a couple of proposals that don't have any highrise  Others on the other hand seem to have 3 or even 4x300m~. Many have 4x200-350m. We'll see.

These are my 4 favourites.

1. Absolutely perfect.
http://i245.photobucket.com/albums/gg64/z0rgggg/others2/IMG_2338.jpg

2. Very iconic and futuristic.
http://i245.photobucket.com/albums/gg64/z0rgggg/others2/IMG_2322.jpg

3. Beautiful, very beautiful
http://i245.photobucket.com/albums/gg64/z0rgggg/others2/IMG_2328.jpg

4. Not too special, but 4x280-330m~ seems very OK to me :D

^^ The countdown for what? Final proposal announcement, construction start or completion? :D

Some of these proposals are stunning, but they lack height. I've been counting the floors of some of the tallest using a zoom and none of them has more than 75 floors. Most have around 60-65 floors and shouldn't be taller than 280-310m. Chongqing's gate should have 450m at the very least imo, especialy since they are building two projects taller than 460m already.

Only this one seems truly tall, but I couldn't count the floors. Maybe around 80.

shouldnt be tall on that plot. Decent height with a superb design.
The tall ones should go further into land.

If Beijing does not want the Fanhai Twins (http://www.skyscrapercity.com/showthread.php?t=564812) then maybe this stunning 505m x 2 tower should be built on Chaotianmen instead? I find the height and design of the Twins to be perfect for that location.

SINGAPORE—CapitaLand Ltd., Southeast Asia's largest property developer by market value, will jointly develop a mixed-use property project in China estimated to cost about 4.1 billion Singapore dollars (US$3.15 billion).

An artist's depiction of what the new Chongqing development would look like from the river.

The project in southwestern Chongqing city will comprise residential, retail, office and hotel properties with a total gross floor area of 817,000 square meters, CapitaLand said Tuesday.

The consortium, which includes CapitaMalls Asia Ltd. and Singbridge HoldingsPte. Ltd., was awarded the 91,783-square-meter site for about S$1.28 billion in a tender that closed Monday, it said, adding that the project—to be built over five years—will be funded with debt and equity.

CapitaLand sees the project as part of its plan to grow its key China market, which comprises about 35% of its total assets, group Chief Financial Officer Arthur Lang said at a news briefing. "In the next three to five years, if you look at our asset composition, China will end up between 42%-45% of total assets," he said.

Nonetheless, the group has seen credit costs rise in China as a result of Beijing's attempts to temper a buoyant property market.

The project in southwestern Chongqing city will comprise residential, retail, office and hotel properties with a total gross floor area of 817,000 square meters.

"The availability of credit is still there but it has gotten a little bit more expensive," Mr. Lang said. "In the past, we would have gotten probably a 10% discount to the [People's Bank of China] reference rate; now we're getting probably a 10% premium to PBOC."

The group also expects China to keep its tightened stance on the property market well into 2012. "It won't happen so soon, but policy is likely to change any time from the second half of next year," Chief Operating Officer Lim Ming Yan said at the news briefing.

CapitaLand and its 65.5%-owned shopping-mall developer CapitaMalls Asia will collectively hold a 50% stake in the Chongqing development, with Singbridge, a wholly owned unit of Singapore state-investment company Temasek Holdings Pte. Ltd., holding 30%. The remainder is held by unnamed investors.

The final design ain't a bad one, but some of the earlier proposal were far superior to the winner imho.

I have a feeling this thing won't age too well, too much exposed concrete and not really convincing solutions in the detail.

That render video was really amazing, though.

Chongqing looks impressive and set to continue it's boom! I'm very bullish about this and I believe Capitaland is a serious builder in China, this will be it's 56th shopping mall in China, and it's landmark in Singapore is ION Orchard. This could be another Raffles City in the making :)

I have a few videos to share, though not directly related to this development, but can be of reference.

i was on top of marina bay sands and sky gardens are simply amazing. its like observation decks but with more space and real panorama view with the wind and the stars above you. i really like the design and am glad the designers of marina bay sands decided to keep the concept :) The two towers overtowering the skygarden are an addition i really like too. its great how the manhatten like area gets such a beauty on its river front. another thing i like is that it really looks modern and clean. chongqing has a very bad image in terms of being clean and this is exactly what the city needs.

I can't agree with that. The Seoul Dream hub is a grand project.

On a side note, I'm really excited to see what happens to Chongqing in the years to come. It has such potential to grow. All that free land to expand:

I'm not completely sold on the proposal. They're gonna have to clean it a lot to keep it nice and sparkly since I noticed the air in Chongqing is humid and sometimes dirty. I kinda liked the open air feel at Chaotianmen, it was like a park. Jiefangbei is one of the most interesting downtown cores in China. So much life, lots of people and a lot going on.

^^

There is a lot land on the other side of the Jailang river, I wonder what they plan to build over there.

NEWS RELEASE
CapitaLand-led consortium and Chongqing government sign co-operation agreement on landmark
mixed development in Chongqing
Singapore, 10 January 2012 – CapitaLand Limited is pleased to announce that a consortium it is leading signed a co-operation agreement with the Chongqing government today on a landmark mixed development in Chongqing, China. The consortium behind the development is established by CapitaLand, CapitaMalls Asia Limited (SGX: JS8 and HKEx: 6813) and Singbridge Holdings Pte Ltd (“SBH”).
The agreement was signed by Mr Lim Ming Yan, Chief Operating Officer of CapitaLand Limited, on behalf of the consortium; and Mr Tang Ying Yu, Governor of Yuzhong District in Chongqing. The signing was witnessed by Mr Huang Qi Fan, Mayor of Chongqing; Mr Liew Mun Leong, President and CEO of CapitaLand Group; and Mr Ding Wei, Head, China of Asia investment company Temasek.
Under the agreement, CapitaLand, CapitaMalls Asia and SBH will develop a prime site in the heart of Yuzhong District in Chongqing into a landmark mixed development. The development will comprise a shopping mall and eight towers for residential, office, serviced residence and hotel use, with total gross floor area (“GFA”) of about 817,000 sq m (excludes car park and transport hub).
Including land cost, the total development cost of the project is expected to be about RMB21.1 billion (about S$4.3 billion / HK$26.0 billion). The project will be funded through a mix of debt and equity. CapitaLand and CapitaMalls Asia each owns a 25.0% effective stake in the development, and SBH owns a 30.0% effective stake. The remaining 20.0% will be held by unrelated parties.
The consortium was awarded the prime site in November 2011. As part of the tender process for the site, the consortium had submitted a conceptual design for the landmark mixed development inspired by powerful sails upon the river, symbolising a great city surging forward. The consortium will work with the Chongqing government on the final design of the development.
Mr Liew Mun Leong said: “We are very pleased to have signed the agreement which brings us another step closer to realising a landmark development that will be at the heart of the prestigious Chao Tian Men site. Considered the crown jewel of Chongqing, with frontage along the Yangtze and Jialing rivers, this peninsula site offers us the unique opportunity to build an iconic integrated development consisting of residential apartments, a shopping mall, offices, serviced residences and a hotel.
For Immediate Release 10 January 2012
1
,
With a population of 33 million people, Chongqing is one of the largest cities in the world. It is strategically positioned by the Chinese government as the gateway industrial city in Western China. We envision Chongqing to be ‘the next Shanghai’.”
Mr Lim Ming Yan said: “Chongqing’s economy is the fastest growing in China with 17.1% GDP growth in 2010, well above the national average of 11.2%. We are confident of the city’s ambitions to become the next financial and business centre of China and foresee growing demand across various real estate sectors. With its strategic location next to traditional Central Business District (“CBD”) of Jie Fang Bei and excellent connectivity as part of a transport hub with a metro station, bus interchange, ferry terminal and cruise centre, the mixed development is set to enjoy the strong base of international and domestic demand.”

Yea, Chongqing is quite far from being the "largest city in the world". The reason people always cite this is because when the new municipality was created, it included a huge area which is in no was part of urban Chongqing. So yes, Chongqing is the most populous municipality in the world, but it isn't yet one of the largest cities (it's just in the top 50). Perhaps the rural exodus in China today will be directed more to Chongqing in the future.

Either way, this project is :D

i don't think all 8 towers will raise at the same time though. probably the smaller ones without a skybridge first at the same time and then when they are halfway up or even topped out the others, maybe with the tallest delayed a bit. although it would be quite a sight to see all rising at once.

btw, welcome to the boards cfredo, always good to see more germans around here (x

i don't think all 8 towers will raise at the same time though. probably the smaller ones without a skybridge first at the same time and then when they are halfway up or even topped out the others, maybe with the tallest delayed a bit. although it would be quite a sight to see all rising at once.

btw, welcome to the boards cfredo, always good to see more germans around here (x

Danke! :)

the only thing i may want to change is the amount of sky gardens, i really love them and they are my favorite part of the project, but 3 may be a bit too overkill, which i admit.

yeah chongqing is so damn hilly, a building on the cost will look a lot smaller than the buildings behind it on that main skyline. so if a building is at the coast and wants to be iconic it needs to be the tallest by far  but then again i wouldn't mind if finally another 400m building rises in the middle of the island either

Is it just me, or does it ruin the skyline a little bit from the angle they take the pictures from?
This project takes up too much of the picture from the viewing angle at the tip of the land and you can't see the rest of the nice buildings? :( but then again, whats the alternative right?

What nice buildings? :D

hoschke118
November 11th, 2012, 05:55 PM
Two things I love about this city are the dense skyline and its location between two converging rivers. Beautiful. But this thing gets right in between these two. It'll block half the skyline in photos from downstream, and any towers that now have a nice view of the converging rivers will soon just get a view of the inside of this 300m+ lattice.

Marina Bay Sands kind of works because it helps encapsulate the marina as a focal point of that city. All this building does is get in the way right in the middle of one of the focal points of this city.

Also, Chongqing has relatively few wall-of-glass type buildings... and very few curved buildings... so why build a massive landmark with both those things? It just doesn't fit. :ohno:

I can actually picture a shorter pingan on this plot of land. I think that would work much better...

I actually don't mind the design (much better than MBS), but not for chongqing, and certainly not for that priceless location. Very surprised by the general approval in this thread so far.

Maybe the architect doesn't want to end up like Cesar Pelli replicating his own designs over and over again. (I'm refering to Marina Bay Sands in Singapore which is from the same architect.)

Considering how far apart the towers are in the render, and how small this plot is, are they going to have to do some land reclamation? I can't imagine that they would if they could avoid it, considering the cost, but this project seems too big for this spot.

Are those diagonal elevators to get people to the ships on that slope on the right? Looks awesome!

Looking at those areal photo's, Chongqing has still huge amounts of space to develop even if it looks very dense from afar.

Looking at these pictures, I imagine renovating the bay area at Chaotianmen is already planned by local authorities. Look how far out some of those piers extend because the water is too shallow for the boats.
