The simple 11 storey high skin of point92 is shown here made from small panels of three different materials; wood, glass and cement boards are arranged randomly on a metallic frame. The total facade area of 8,000 sqm will be articulated with multi-storey atriums and high ceilinged voids and vast balconies beyond this layer of glass and wood. Estimated cost is around USD 100 per m2.

Remember Star Wars and how the midget-like Jawas moved across the sands of Tattooine in a rather large and blocky vehicle?
Well Petaling Jaya in Malaysia, a satellite town of Kuala Lumpur is about to get something that looks rather similar, at least in silhouette form thanks to the fact the architect has sliced off corners creating a lumbering shape that is just lacking caterpillar tracks.
Developer Tujuan Gemilang Sdn Bhd has hired architect firm ZLG Design Sdn Bhd to design the largely office building called Point 92 on a key arterial traffic route barely a stone throw from the PJ Trade Centre Site.
It will offer 14,470 square metres of office space in 11 levels with a lobby separating the office component from 7 storeys of car parks that will have space for 394 cars and 95 motorbikes.
The main portion of the building stands above this multi-storey car park that has its concrete structure shrouded with a large amount of greenery giving it the impression it stands atop a huge grass podium.
Above is lobby that is clad in recessed transparent glass behind a series of perimeter columns. The office section that will be clad in vertically patterned full height glass with extremely generous amounts floor to ceiling measurements to 3.2 to 3.4 per level, something that should create an airy work environment.
Offering breakout space and sky gardens are a series of voids cutting through the body of the building with strong structural columns that have allowed the architect to design spaces that would not otherwise stand up turning the atrium into a mixture of continuous vertical and horizontal spaces. As well as providing attractive spaces for the occupiers to enjoy this will also help ventilate the centre of the building naturally.

TGSB is definitely not resting on its laurels after PJ Trade Centre. Ahmad Khalif and Chan are focusing on their second Grade A office project — Point 92. The name is apt, as the leasehold plot is exactly 0.92 acre in size. It is located beside PJ Trade Centre (see location map).
In a briefing by architect Huat Lim of ZLG Sdn Bhd during the site visit to PJ Trade Centre, Point 92 looks set to be another landmark in the area.
The exterior façade will feature panels of glass in white, frosted finish and clear glazing, arranged randomly with an elevated garden. Lim says an office building should not look like an office, and it should not have an expiry date. He adds that the focus for Point 92 is on sustainability.
“Point 92 may be different from PJ Trade Centre. But the basic philosophy remains the same — to create a working environment to enhance productivity and creativity,” says Chan.
Point 92 comprises 19 levels — 11 levels are for offices, seven for car parks and one for the lobby, with a total net area of 159,000 sq ft. Similar to PJ Trade Centre, it is just off the main entrance to Damansara Perdana and accessible via SPRINT Expressway, Lebuhraya Damansara-Puchong and North Klang Valley Expressway. The landowner of Point 92 is Puncak Kukuh Sdn Bhd.
Chan says TGSB is looking to rent or sell Point 92, which has a gross development value of RM95 million. Construction is expected to begin in 2H2009. “The selling price is RM600 psf and we aim to sell it en bloc to a multinational or a government-linked company. We target to sell it by 2H2009,” he adds.
Point 92 is scheduled for completion in December 2011. With its focus now on Point 92, Chan says TGSB will continue to look out for land and come up with unique and different products. “We will continue to challenge ourselves. We believe it is risky to be the same as everybody else,” he adds.

I have a normalizing waveform question. if waveform data is integer point, and I know the max value is. I can get normalized data by dividing to it.
How about the data is floating point? How can I normalize the floating point value? what should be the maximum floating point value?

KUALA LUMPUR: Tujuan Gemilang Sdn Bhd — the developer of PJ Trade Centre (PJTC) in Damansara Perdana, Petaling Jaya — is looking to sell Point92, its latest office building project en-bloc.
Located near PJTC, the leasehold 0.92-acre leasehold project with an indicative gross development value (GDV) of RM95 million is expected to be completed by June 2012.
"We started construction in March last year and have been in talks with several parties including Malaysian public-listed companies and investment funds for the building to be sold en-bloc. We are also open to leasing the building to an anchor tenant and then sell the building with tenancy," Tujuan Gemilang executive director Peter Chan told theedgeproperty.com recently.
The developer also plans to have a Green Building Index (GBI) certification for the building. There will be 12 office floors and seven car park levels. Average floor size is about 14,500 sq ft net per floor. The whole building will have a net built-up of 159,000 sq ft.
Chan said Point92 is located in a location with excellent access. "Many major companies have been relocating to this side of town in recent years to take advantage of the facilities and the pool of skilled workers here, including IBM, KPMG, Nestlé, KL Kepong, and — more recently — Schlemberger and Scomi.
"Another advantage of Point92 is that it is a stand-alone building. Unlike strata-titled office buildings, the owners of Point92 will have total control over the car parks, security, the property management as well as the naming rights and signages. Stand-alone office buildings are relatively rare in the market," he said.
Point92 is easily accessible to the Penchala Link, which connects the DUKE Highway and Maju Expressway, and onwards to the Kuala Lumpur city centre and Kuala Lumpur International Airport.
The developer's first project — the 4-acre odd PJTC — is about 50% occupied since its completion in Dec 2009. Its major tenants are Malaysian conglomerate Taiko, largest footwear company in the world Bata, property developer Emkay and the Petaling Jaya Income Tax branch, as well as Belgian IT company Materialist and Adidas.
