Quite a few new projects in that area and along Balmoral recently.

Whose the developer and when is the project expected to be ready?

The developer is Soilbuild, same developer for Pinnacle 16, Millpoint & Mandale Heights. Expected TOP in March 2008.

From what I remember after seeing the showflats, the units were quite small, the showflat was small and the road towards Cliften was a tad too thin. Very cramped, IMO.

Here is the penthouse floorplan (the one on the right - 2734 sqft): http://www.singholdings.com/downloads/Bellerive-FloorPlan-penthouse.pdf

Seems reasonable, only that Keng Chin road is really small and with a number of new developments on that road, you can be sure traffic is really bad. Also noted that the units have a lot of Planter Box spaces. Wasn't there some debate on this planter box thing? Something about developers not being charged for the space but developers being able to charge buyers for it.

Personally I dislike the idea of a pool of water above my living spaces 24/7 365 days a year. The pool is inevitably small. But seems like a default for current developments with penthouses.

Hey thanks for your reply :)

It rains every year in quantities far more than is stored your pool, trust me! :)

The pool is 10x4.5 metres which is actually quite long / wide if you measure it out (I did last night and was surprised). That's one fifth the length of an Olympic pool, or just under the length of a bus. It is an infinity pool so as you swim you look out over the skyline 16 floors up. Very unique! Other penthouses I've seen just have a jacuzzi...

Having done more research in the last couple of days, I think it is really good value given FH, D10, future MRT one street away, top end finishings, and 1km proximity to ACS / SCGS :) I've not seen anything comparable in the area for that price so far, and we've been looking for 6 months (!!)...

Just my two cents :)

er, not sure how to upload pix from computer...sorry...

but the floor plan of 2 side-by-side units looks like a butterfly. the beauty is there's no bay windows for the living room which extends out seamlessly to the large curvy balcony of more than 180deg views without any obstruction like pillars. beautiful!

The Edge reported that as at 4pm yesterday, 2 high floor units were sold 1736 and 1635psf, believed to be singaporeans. funny, the trillium had so many indonesian supporters when it was launched in 2007, why no indonesian buyers supporting ferrell this time round?

is this the right price to sell?

Arthur,

To potential buyers, price not right = too high.
To developer, price not right = too low.
To me, price doesn't matter = can't afford anything like that.

Nonetheless, architecturally, it looks beautiful and is located at high end schools locale. If you are marketing this project, may I wish you every success.
