View Full Version : Johannesburg - rising from the ashes!!!

After years of delapidation, Joburg is now a city at work.

"Urban-renewal tax incentives are critical to economic growth and turnaround, as the inner city's redevelopment has shown. It is a success story in the City of Jo'burg's regeneration plan," said councillor Parks Tau, member of the mayoral committee responsible for finance and economic development for the Johannesburg city council.

The extension of the tax incentive's sunset until 2014 gives inner-city investors time to secure maximum benefit from the incentive.

For example, the first buyer of a newly constructed building in the inner city qualifies for depreciation of 55% of the purchase price, depreciated at 20% in the first year and 5% in the subsequent 16 years.

The first buyer of a renovated or refurbished building in the inner city qualifies for depreciation of 30% of the purchase price, depreciated at 20% a year for a five-year period.

All inner-city buildings under this incentive must be used to generate income, ranging from rental accommodation to manufacturing and business.

"The incentive now includes sectional title and shared ownership, as well as first buyers of new or renovated/refurbished buildings," said Lebo Ramoreboli, programme manager for the inner city and CBD's economic development.

The combined effect of the new offerings and the inner city's property rush is attracting a new wave of investors who have contributed to the rebirth of the area over the past four years.

The presence of blue-chip tenants such as AngloGold Ashanti -- the current tenants of Tiber Group's new development, Turbine Square -- shows confidence in the area's future.

AngloGold Ashanti has its roots in the inner city and its move to Turbine Square in May last year is testament to its continued commitment, said Mark Cutifani, AngloGold Ashanti CEO.

"Turbine Square is an innovative and functional building that should help to enhance positive change in the Newtown and inner-city area," he said. "Our hope is that this development will help to drive and encourage similar developments within the inner city."

The UDZ spans 1 800ha and includes the traditional CBD, Joubert Park, Marshalltown, Braamfontein, Newtown, Fordsburg, Bellevue, Yeoville, Berea, Hillbrow, Troyeville, Bertrams and Doornfontein. -- I-Net Bridge

It's good to see its getting back to its early 80's level, and surely it will soon be even better with all the upgradings on the move, and the new construcions, such as the BRT system, gautrain and all the street art. In the near future they should is do something with the Ponte building, open up the hillbrow tower to the public. And as South Africa has a shortage of hotel rooms for the world cup, they should open the Carlton Hotel and the Sun Hotel, for after all these upgardes, surely they'd have future after the world cup.

I love Ponte and wish the same for it. It's a pity that greed has being at the centre of Transnet and that means Carlton Hotel will never be back to it's former glory soon.

Why does Joburg falls into disrepair in the first place? In case of Detroit, it was because of the collapse of the auto industry. But for Joburg, why?

^^ the political change was the cause IMO and priorities also changed coupled by lack of experience by the new administration. The good things is that they acknowledged their mistakes and they have now focused on redevelopment of not only Joburg but the rest of the cities in South Africa. Public-private partnership is the drive force towards the new Joburg. I must admit that much still need to be done. Again the economy of South Africa was not doing good anymore under apartheid regime and so the new administration had to take over with lots of mistakes to work on.

Thanks chrisor, most of African are actually doing quite well Angola developing more high rises than South Africa at the moment. Southern African countries are picking up and in 20 years time things sould be completely different. South Africa itself is faced with so many chalenges and we fortunate to have leaders that are more focused on sucess of the nation.

I guess I take a bit of a different view to markets like that. Sure, illegal goods will change hands and there will be cheap knock-off's of designer labels, but these happen all over the world in many markets. I'd rather see people have a market stall committing a few copyright infringements than having to turn to violent crime to sustain themselves due to their lack of education/opportunities etc.

Anyway, sorry for the diversion. Keep up the photo posting. :)

^^ good point Sva but unfotunately the markets are mainly run by illegal immigrants who cannot even be traced when they have commited a crime. I'm glad that the private sector have decided to get involved with the city to resolve all those issues.

A view over the Northern Suburbs - looking from Sandton (the financial centre) towards the CBD in the South. This constitutes one of the largest man-made forests in the world. Johannesburg has 10 million trees - all of them planted over 100 years.

And finally, Killarney - where I live. It is a high density suburb. The oldest buildings date from 1922 - 1934. The majority of blocks date from 1955 - 1975. The newest block was developed in 2003 (and it is horrid).

PROUD of its six million trees three years ago, Johannesburg has even more cause to celebrate as the urban forest has now grown to 10 million trees with active planting taking place in the city and on periphery areas.


One of Joburg's tree-lined streets Since 2001 when the various municipalities combined to form the Unicity, the City has planted around 1,3 million trees, bringing the tally of trees maintained by the City to 2,5 million, with a further 7,5 million trees in residents' gardens.

The 2,5 million trees are situated within parks, cemeteries, nature reserves, conservation areas, roadsides and on the city's pavements. Johannesburg City Parks, the custodian of the trees, estimates that the trees are worth R13-billion.

On satellite pictures, the city looks like a rain forest, albeit man-made, but because the city does not get the required amount of rainfall to qualify as one, it passes as an urban forest. In the 1860s, when trekkers first settled on the Witwatersrand, there was not a tree in sight, and the area of rocky grassland was dotted with the odd shrub and several streams. "

Wow - lovely stuff. Johannesburg looks fantastic, how big is it population-wise. Looking at some of the suburban shots there it looks like quite a spread out city away from the high-rise core.

Thanks Mike, Johannesburg population is current as per last year's report is standing at 3.9 million. It's very much spread out but the city is busy drafting a proper plan to limit the sprawl.

Can we say that Metro Johannesburg are Johannesburg + East Rand + West Rand? The population would be around 7 million people, correct?

i am really wanting to see Johanessburg suburbs... Not just the city and inner suburbs.. show me suburbia.

^^ I will definately show you high walls of Jozi as I planned to capture them the beggining of spring ;)

I know how hard is "to see" Johannesburg suburbs. I've been there, and it was awful. I was on foot, got lost...

Anyway, I'd also like to see some photos of Johannesburg upmarket suburbs.

Can use post pics of what middle class resident homes look like? You know, your typical suburban street lined with detatched homes, im curious to see what they are like. Also whats the percentage of white people in Joburg??? I forgot there are quite a number of white inhabitants.

When I was in Johannesburg, I asked my hostel owner if I could walk around on CBS. He answered: "You're white. What do you think? You be alone there". In his opinion Johanneburg CBD is a no-go zone for white people, specially for foreign whites. So, I asked for a taxi to drive me in CBD and stop in some places. I didn't see any white people in the streets on CBD. However, I saw some local white people pictures in CBD on SA Forums.

Things are changing my friend and I wouldn't deny the fatc that not only white but middle class use to avoid the CBD at all costs but today it's the other way around even though there still more to be done.

Public transport is improving with rail and busses being upgraded. Infeastructure for BRT in the CBD is already there in the CBD. Large percentage of taxis are new and more are being nought even though taxi industry have got issue. There metered taxis are the best and you can use them anytime.

Johannesburg looks a great city and is improving all the time but it's a shame it still suffers such a high crime rate. "Nobody wants to live cooped up behind high walls & security gates".

It's good that we have leaders who acknoledge problems and work on them, keep youselve updated regarding the fight against crime in Joburg nd I'm sure you will learn a thing or two.

^^ thanks Christos, it is actually a view from one of the Office Park in Joburg. The nice thing about that Office Park is that it's got game reserve inside which house Gemsboks, Springboks and different kinds of bird species.

By the way, that's the skyline of Sandton which is just over 10 minites from Johannesburg CBD.

Hi Guys!

I went for a walk through Johannesburg's Central District yesterday. I have hundreds of pics, but thought I'd share a few. Maybe this is what I love most about my city - it literary has a surprize around every corner.

First of all, the BRT (Bus Rapid Transit System). Here is a couple of pictures of the bus stops in Commissioner street. The system is being extended, and buses were packed by rush-hour.

The Carlton. This complex was designed by Skidmore&Owens, and it is rumoured to be the tallest concrete office block in the world (however, the Ryugyong hotel must take the honour). The building was sold for a mere $3milion in 1999, and it was virtually empty. Today the 50Floor office block is fully occupied, yet the 30Floor hotel is still mothballed.

The Diamond Building, and Diagonal Street Indian Bazaar.

This building was built in 1985, and resembles a cut diamond. De Beers diamond company was the tenants, and then Aglo Gold Moved in. Today it is owned by ABSA, a major bank.

Another example of great redevelopments. This building might appear bland and merely functional, until one realises that it once had 3000 people occupying it illegally! Today it is one of the main gathering spots for commuters on their way home.

A story of renovation - Main Street
The building closest to us was a burnt out shell. The building behind it (Samro House) was totally stripped and gutted. Today it is 121 apartments. The tall glass building in the back was empty for 15 years - after IBM moved to the Northern Suburbs. Today it is refurbished, high quality offices.

Ah, One of Mr Villa's creations. He was definitely the favorite artist of the 70's and 80's. His works are everywhere. Statues like this, and also concrete moulds, that adorned almost every public building in the CBD. They took down many of the concrete adornments (hehe) at the renovated FNB House. I wonder what happened to them.
