Cagayan de Oro will soon host another coming out party when its first-ever high-rise condominium building complex goes up late this year at the Pueblo de Oro Township, adding another landmark to an increasingly impressive skyline.

Volt Flores, Pueblo de Oro Development Corp. (PODC) Product Manager said the condominium has been dubbed the Twin Eco Towers and will be situated just across the present Concentrix building in the Pueblo de Oro Business Park.

“Twin Eco Towers is conceived to be a 10-storey, 12,000 square meter mix residential and commercial space, which will also be the first green building complex in Mindanao designed with eco-friendly, sustainable features such as solar power panels, optimized power usage, and maximized natural lighting and ventilation,” he added.

Euroasian Design & Eco-Development Corporation (Italpinas) and PODC signed the final agreement for Italpinas’ acquisition of the 1,125 square meter (sq.m.) property on March 10, 2009 at the PODC Corporate Headquarters in Makati City. Investment and Capital Corporation of the Philippines acted as arranger for the deal.

Flores, who also handles product development for PODC, said the Italian architectural firm ITAproject, an internationally awarded Italian company with an established a track record in “green” architecture and design would design the Twin Eco Towers.

“The first floor is conceived to have about 750 sq.m. of commercial space, while the second floor would be let out as offices. About 100 units of one-bedroom, two-bedroom and studio type residential condominium units will be located from the 3rd to the 10th,” Flores said. Project cost has been initially pegged at P200 Million.

Italpinas CEO Romolo Nati said that the final conceptual design will be ready by May and construction is expected to begin in the fourth quarter of 2009.

In addition to the Twin Eco Towers, PODC plans to start construction on a two story commercial building at Regatta Square by the last quarter of this year.Flores said the planned edifice would have commercial spaces to let in the ground floor and mixed-use spaces suitable for medical/dental clinics, spas, and stores in the second floor.

Also on the drawing board is a third PODC building along Masterson Avenue that is expected to rise by the end of the year.

The first lot, is just behind a gas station. ITPI I think has already made an agreement with the owner of the gas station in order to make the area between the 2 properties accessible. In this way the costumer of the gas station will have the opportunity to use the commercial facilities of the building (increasing the value of the project).ITPI can take advantage by the Pueblo De Oro development company knowledge of the place ( market, habits, relation with administration offices etc). Pueblo De Oro management team already agreed with ITPI in order to provide all the necessary support in the different phases of the process.

Info from the Italian website of the designer stated the project will start by year end and target of completion by 2011.

The proposed building will be located in two adjacent lots. The first lot is just behind Phoenix Gas Station which is under construction. Accoridngly, the proponent is forging an agreement with the owner of the gas station in order to make the area between the 2 proprieties accessible. oo bai. merong italtel dito sa pinas. i think they are the contractors for the Phil. govt's public telephone line. their monthly bills are lower compared to PLDT, bayantel and globe. NTP-1 is the symbol for the luzon area. NTP-2 is for Visayas while NTP-3 is for Mindanao. i used to do an OJT duty when i was still in college in their station here in cdeo before. unfortunately, i dont have any updates with regards to their opertaion but im certain that ITALTEL is their contractor.

ITALPINAS INC. IS PUTTING UP the first “green” eco-sustainable building complex in Cagayan de Oro, which is capable of generating part of its own electricity requirements for the buildings’ common spaces.

In a briefing Tuesday, Italpinas chief executive Romolo Nati said the building was designed to have energy-saving and energy-generating features as the two buildings will be equipped with solar panels at the roof top.

Nati said the use of solar panels could help lower the electricity bill that will be charged to tenants for the use of the common areas and facilities such as the gym and hallways, among others.

Italpinas Inc., in partnership with Constellation Energy Corp., plans to establish across the country buildings that reduce energy consumption while at the same time producing their own electricity needs.

”Our first project is in Cagayan de Oro City. It is a joint venture with the Investment & Capital Corp. of the Philippines and will be the first green building in Mindanao. It will save around 33 percent of electricity,” Romulo Nati, Italpinas president and chief executive officer, said.

Italpinas is a Rome-based architectural firm that specializes in environmentally sound structures. The company has cross investments with Constellation Energy, an upstart renewable-energy firm that is set to put up wind and hydro projects in Negros, Mindoro and Nueva Ecija.

Italpinas’ first green building in Cagayan de Oro will be a residential condominium that will cost P180 million to put up. Units will be priced within Pag-IBIG terms, or less than P3 million.

Nati said that the building, which will be completed within three years, will employ designs that will take advantage of natural wind to lessen the need for cooling appliance in tenants’ homes. Also, solar panels will be placed on the rooftop to reduce consumption of power from the grid.

Because of these features, “tenants would not have to pay much for electricity in common spaces,” he said.

Besides Cagayan de Oro, Italpinas is also exploring similar projects in Palawan, General Santos City and

Davao where the company plans to enter the tourism market.

Nati said that the company plans to focus its development in areas outside Metro Manila with growing markets.

”Our model is to develop in the provinces because of less competition,” he said.

The more than 1,000 square meter property in Cagayan has a total investment of P180 million and the first Green building to be constructed in Asia and in the entire province of Mindanao.

Nati said they are also targeting to build the same facility in Palawan, Mindoro, General Santos and Davao which shows great potential for property development.

Asked why they have chosen the provinces instead of Metro Manila, Nati explained that the reason is merely because Metro Manila is already congested unlike the provinces particularly Cagayan de Oro.

“We did a market survey [before we start the project] and we like Cagayan de Oro because it has higher middle class market not to mention its fast-growing economy,” Nati said.

”We are not into Metro Manila because our idea is to focus in the provinces,” he added.

According to Nati since their units are sold lower than P3 million, they expect more Filipinos to avail of their projects whose designs are tailored in Europe, and also because it can produce its own energy through the use of a special solar panel “to maximize and optimize energy use.”

“Our goal is to reduce energy consumption…. Our building will save around 33 percent of energy,” he said.

Nati said they are targeting the overseas Filipino workers (OFWs) market and the migrants abroad.

Currently, there are over eight million OFWs employed in 194 countries and majority of them are in the United States, Middle East, Canada, Hong Kong and in Europe.

onc the owners of primavera realize that there is a strong demand on their condo units, they will build taller ones.

Taller ones like 25 storeys are quite feasible in Pueblo since the area has a solid foundation. The only problem is that once Laguindingan airport will be in full operation 2 years from now, the old Lumbia airport will be converted into another growth area (for me, it could be mixed-used---commercial, industrial, and residential) according to the latest press release. However, transferring of Airforce in Lumbia to another place in CdeO wasn't mention in the article. So the presence of Airforce will hinder future vertical expansions of very booming Pueblo, CdeO, such as building highrises as tall as 25 storeys or more for e.g.

Hopefully, the Airforce in Lumbia will be transferred somewhere in CdeO to allow future vertical expansions in the areas of Pueblo and Lumbia.

just wondering why people are saying this condo is all but nearly reserved as i know its only 3rd and 4th floors of first tower being sold at moment and these are not even sold yet fully maybe i am wrong on this but i cant even get price on any higher floor so to assume this building is nearly reserved in my thinking is not correct??

Also i have not heard if they have recieved the go ahead from authorities of yet which was meant to be anounced this month and which is why they could only accept refundable reservations for time being ?

I could be wrong on this info and as im interested in this condo i would like peoples opinions

I can't help but laugh. The CdeO threads seem to be infected with people who are flying voters. What do I mean? They are the people who do not have an address and who have just recently joined SSC. :)

GROUNDBREAKING of the Euro-Asian 10-storey Prima-Vera Condominium at Pueblo de Oro has been set between March and April this year.


Voltaire Antonio Flores, Pueblo de Oro product manager, said completion of the condominium is targeted in November 2011.

Flores said the owner-developer of the condominium, Italpinas, a Filipino-owned company based in Italy, is now in the process of getting the business permit for the project. Italpinas is a member of Green Building Council, an association of architect builders that conceptualizes eco-friendly projects.

Pueblo de Oro acts as the marketing arm of Italpinas, making it as the fast-rising competitors of Crown Asia, Filinvest and Ayala group of companies here in Cagayan de Oro.

Prima-Vera Condominium would be conveniently located near SM City Cagayan de Oro, giving a majestic view of the entire city and Macajalar bay.


Flores said the condominium is going to be an eco-friendly environment as they would be using solar panels to conserve energy, with state-of-the-art facilities, well-planned environment, good ventilation and recycled but durable construction materials.

”Our primary concern is the clients so we would make it a point that residents would surely benefit from what they invest,” he said.

As of the moment, Pueblo de Oro is yet to make public the full details of the project but the company is inviting Kagay-anons abroad who wish to settle in Cagayan de Oro to consider Prima-Vera Condominium as a good investment.

Thanks for some replies, i appreciate ppls input as im not in cdo at present will be back in march for awhile, and i do like prices and some aspects of this condo but i feel its not selling as confidently as made out to be and still only prices for 3 and 4th floors , i can accept that they wish to sell these first and are only using the bookings as a way of feeling out if their is enough interest in this condo maybe people re holding on for higher floor levels to purchase but i wonder how much the increase will be then, any more on permits yet ??

btw i have contacted italpinas to no reply from them , i have been in touch with agents and they know as much as i do and are waiting on info ? what im trying to understand is whats the hold up who is waiting and what for , cdo seems all set for it so why is developer not pushing this on ?? hmmm

The groundbreaking of the 10-storey Primavera Condominium at Pueblo de Oro has been set between March and April this year. This is based on disclosures made by Pueblo de Oro product manager Voltaire Flores published on recent news articles.

Accordingly, the completion of the condominium is targeted in November 2011.

Italpinas, owner-developer of the project is currently processing pertinent paper works for the project. Italpinas is a member of Green Building Council, an association of architect builders that conceptualizes eco-friendly projects.

Hope ipatuloy ng GMA ang plano nila dito as soon as possible para may kompetensiya na rin ang ABS-CBN Northern Mindanao. :)

The groundbreaking of the 10-storey Primavera Condominium at Pueblo de Oro has been set between March and April this year. This is based on disclosures made by Pueblo de Oro product manager Voltaire Flores published on recent news articles.

Accordingly, the completion of the condominium is targeted in November 2011.

Italpinas, owner-developer of the project is currently processing pertinent paper works for the project. Italpinas is a member of Green Building Council, an association of architect builders that conceptualizes eco-friendly projects.

This project would certainly alter the skyline in uptown Cagayan de Oro.

Construction of the 10-storey Primavera Residences at Pueblo de Oro has began with preliminary site clearing of the area undertaken last week.

The subject property located at the back of Phoenix Fuel Refilling Station has already been fenced. Some heavy equipment were seen onsite but work was minimal because it was a Sunday. I expect construction work to pick up in the next few days. Primavera Residences will be the latest vertical condominium development in uptown Cagayan de Oro, the first being Korescoville 1 & 2. The Courtyards also at Pueblo is a horizontal type condo development.

Primavera will be the first green building in Mindanao. Below is the project billboard as seen from Masterson Avenue. I guess a portion of the Concentrix Building will be obstructed from view by the project.

The business plan for Primavera Residences, a breakthrough project of ItalPinas Euro-Asian Design and Eco-Development Corporation in Cagayan de Oro, was recently recognized as one of the most promising clean energy investment opportunities in the Philippines during the CTI-PFAN Philippines Clean Energy Investor Forum held at the Edsa Shangri-la Hotel in Manila on June 21, 2010.

The forum brought together developers, investors and financial partners together to provide a common platform to find the best investment opportunities in the country's clean energy sector. CTI-PFAN noted that Primavera Residences was designed on social responsibility and environmentally beneficial, with high potential to scale-up, with excellent management teams and technological edge.

Primavera Residences is the first green building in Cagayan de Oro City. Yeah, I think it's a good investment for lease considering that there are lots of expats here in CdeO.

There are two condos near SM City namely The Courtyards and Uptown Condotel. Koresko Condominiums are also near SM City but exclusive daw for Koreans.

^^All the newly and coming condos in CDO are found in uptown area near SM until such time city center will break ground. I think the 2nd Koresco condo is not anymore exclusive for Korean as what I heard (from GearX?) before.

Thanks for the input guys :hug: We will look into it..Uptown condotel doesnt look much like a condo though.. The lobby is nice, but its more like a hotel set-up to me? I dont really understand how a condotel works though lol But we do like the concept that it was built with rental in mind but Im not sure if Id like to live in one (when we decide to live in it instead of renting it out) when many of the units are rental.The courtyard seems like a townhouse complex? :dunno: I guess well just try and see how Primavera goes :) again thanks :hug:
