I think this is just a planned apartment development that was scrapped for a hotel.
The HQ of Queensgate will be located here so its pretty certain that its either under construction or heading for completion.

New 4-star hotel for Woodstock

A four-star conferencing hotel will soon be launched in Cape Town's Woodstock.

The 176-room Upper East Side will boast eight conferencing rooms.

It will also feature 15 club suites for the discerning business traveller with separate concierge services, a "ladies-only" floor designed by women for women, and an interactive food quarter providing a fusion of African cuisine. Upmarket retail facilities as well as a brand new spa will also be incorporated.

Having identified Woodstock as one of Cape Town's fastest growing suburbs, Queensgate Hotels & Leisure's objective is to create a mixed-use hotel of more than 11,500sqm in size with an additional 2,500sqm of retail space including 1,000 parking bays. A lifestyle indoor piazza will offer a 200-seater restaurant, a wine bar and cigar lounge for cigar and fine malt connoisseurs as well as upmarket retail shops.

"Upper East Side is a mid-market hotel that will encourage guests to live, stay and play," says Andrew Hubbard, chief executive officer of Queensgate Hotels & Leisure.

"In keeping with the history and tradition of the area, merchant services such as tailoring, dress making etc. will be provided to guests and local residents. Our venue is the perfect place to combine business with pleasure whilst having your daily needs taken care of."

Upper East Side is distinctly green and is being built in compliance with the latest industry regulations. The hotel will adhere to set environmental performance standards, including the recycling of food waste, the use of low-energy lamps, environmentally friendly cleaning chemicals and the tracking of solid waste amongst many other criteria.

Hotel developer Queensgate gets R50m facility from US fund


Queensgate Hotels and Leisure had secured a R50 million funding facility from US investment fund YA Global Investments, available for three years, the hotel development firm announced yesterday.

The arrangement follows the recent acquisition of 345 million shares in Queensgate for R51.75m by Dale Capital Holdings and Dale Leisure Holdings, both local subsidiaries of TFG, which is listed on the Mauritius Stock Exchange, and its associated company, Dale Global Holdings.

Hubbard said the new investment and funding would make it easier to get loans from South African banks, reluctant to fund new developments.

Queensgate develops hotels for investors including investment funds in Germany. It owns five-star hotels managed for it under contract by Belgium-based Rezidor and has recently begun to manage its own hotels.

Two projects started are a four-star conference hotel, Upper East Side, in Woodstock, Cape Town and a hotel in Commissioner Street, Johannesburg.

The Cape Town hotel is due to open in time to house fans arriving for the soccer World Cup and will be aimed afterwards at the corporate traveller and conference market.

Hubbard said the group had already sold rooms for the event to a wholesale travel firm, which he believed would cost soccer fans less than those sold by Match, the accommodation agents appointed by Fifa.

Match sells rooms as part of travel and entertainment packages, and in expectation of a firming rand next year, it has reached a deal with the Federated Hospitality Association of SA (Fedhasa) to base these packages on an expected exchange rate of R7 to the pound. Hubbard believed rooms at Upper East Side would cost the same as the R1 400 agreed on by Fedhasa for four-star hotels. Those forming part of a Match package would pay additional Match commission.

After the World Cup the Upper East Side conference facilities would be "the best mid-market conference hotel in Cape Town".

Hubbard said Queensgate would have a management contract for the resort in Mauritius, which would be a small one with 40 rooms. It was a new market for his company, which was "dipping a toe into the water" there.

Before the economic downturn, South African visitors were priced out of the market in Mauritius by its increased popularity with European visitors. Hubbard said the island was now keen to lure South Africans back, while the number of French visitors had not dropped to the same extent as those from the UK and Germany.

Residents of Cape Town’s bustling creative hub, Woodstock and its surrounds will soon enjoy the convenience and facilities of the area’s first upmarket hotel. The R220-million Upper Eastside Hotel and Conference Centre forms part of the new Upper Eastside mixed use development and opens its doors tomorrow, June 10.

“Over the past several years Woodstock has been the focus of an urban regeneration project. The results have attracted many creative and corporate companies to the area. The Upper Eastside Hotel is the next phase in this revival and will meet the resident’s demand for stylish and well-priced accommodation,” says general manager, Francois Steyn.

According to Steyn, the Upper Eastside Hotel will offer five-star service at a three-star rate. “Our conferencing facilities, public entertainment areas and the development’s retail offerings will suit the needs of both travellers and residents. In addition, we are conveniently located for Cape Town’s International Airport, the CBD and major transport routes.”

The hotel’s ‘glam-with-a-touch-of-funk’ interiors contrast with the industrial vibe of the area. Hotel interior specialists, DIAD, created the stylish public areas – cascading chandeliers and clean-lined furniture in splashes of bold colour are set against a monochromatic backdrop of back-lit art glass, laser cut screens, mirrored stainless steel and polished techni-stone. Interior and architectural designers, Design Three Sxity, were responsible for the fresh, modern look of the hotel’s 183 rooms.

Acclaimed executive chef, Simon Kemp, will oversee the contemporary all-day dining at the hotel’s Liberty restaurant and tapas offerings at the eStreet Bar and Lounge. Having spent the last fifteen years honing his culinary skills – both in Europe and SA – Kemp promises an ala carte and tapas menu with an emphasis on fresh ingredients. Liberty’s is designed as a hub of activity, specifically catering for the discerning traveller. It incorporates an interior and alfresco dining area, library and smoker’s lounge.

The new hotel will be more than 11 500m2 in size with an additional 2 500m2 of retail space including 1 000 parking bays. With eight conferencing rooms, several public areas, 22 executive rooms and 16 loft suites, offering separate concierge services for business travellers, the hotel is a welcome addition to the eastern side of the city.

Situated within the Upper Eastside mixed-use development, the hotel is a joint project between Redefine Properties and Swish Properties. The development which offers residential, commercial and retail space, is also nearing completion.

Nedbank Corporate Property Finance has funded the R265-million second phase of the Upper Eastside mixed use development in Woodstock, Cape Town.

The 50/50 joint venture between Redefine Property Holdings Ltd and Swish Property Group features commercial, residential and retail space, as well as the area’s first luxury hotel, the Upper Eastside Hotel and Conference Centre.

Richard Thomas, regional executive of Nedbank Corporate Property Finance Cape, says the joint investors’ reputations were a leading factor in the bank’s decision to fund the development.

“Redefine is a major player in the South African property loan stock industry, and Giancarlo Lanfranchi, the owner of Swish Properties, is an experienced property developer. It was therefore unsurprising that the first phase of the development was so successful and that the second phase has since followed suit.”

The Upper Eastside development comprises three sections – West, East and South blocks – consisting of 12 000 m² of commercial office space, 2 200 m² of retail and showroom space and a 183 bedroom hotel and conference centre. The 250 apartments which range from 28 m² bachelor flats to 143 m² two bedroom penthouses will have granite counter tops and stainless steel ovens in the kitchens, laminated wood flooring and tiled showers.

The 800 m² art atrium and 280 seated outdoor amphitheatre are ideal venues for events such as musical and theatrical performances, launches and fashion shows.

Lanfranchi believes that the Upper Eastside is contributing towards Cape Town’s inner-city rejuvenation, which is being led by a partnership involving the municipality, developers and businesses.

The Upper Eastside incorporates a number of environmentally friendly features including heat exchange systems, photo voltaic technology, low-energy lighting, recycling facilities, restricted power usage and the use of waste energy to heat water cylinders.

The first phase of the development was completed in April 2008, the hotel opened its doors in June 2010 and construction of the 16 lofts in phase two is nearing completion.

Greg Beadle, head of sales at Swish Caption, says 210 of the units have been sold, and prices for apartments start at R605 950, which includes a parking bay.

“In addition to the residential sections the development has 12 000 m2 of commercial office space, 2 200 m2 of retail and showroom space, the hotel and conference facilities. Social activity is centred around the central covered atrium – with restaurants, cafes, shops and interior design by Whatiftheworld Gallery – and the outdoor amphitheatre. Facilities include security, ample parking and a gym with a juice bar and an indoor pool.”

Its ok. Been here a few times. Could have been so much better. The hotel is like a weak copy of the faux creativity in Sandton Hotels. The architecture apart from the awesome exposed concrete staircases is average and not original...see New York High Line...

It is doing much good for the area though.

The Upper Eastside, a 4 Star Boutique Hotel located in Woodstock, Cape Town will soon rebrand and open as DoubleTree by Hilton Cape Town Upper Eastside.

The newly branded hotel will offer amenities including a business centre, fitness centre, eight meeting rooms, a 300 capacity function room as well as a bar, restaurant and a coffee shop.

Accommodation includes executive rooms and suites as well as a number of two storey duplex loft rooms located on the top floor with views of some of Cape Town’s best known landmarks.

Francois Steyn, general manager of the Upper Eastside, says they have signed a franchise agreement with Hilton for the 4 Star equivalen DoubleTree by Hilton

The property, owned by Spear Properties, will have a management agreement with Redefine International Hotels.

He explains that the franchise agreement entails that the hotel will benefit from the worldwide Hilton brand’s exposure to their world-class guest reward program, Hilton HHonours ® for loyalty members and their corporate and group leisure clientele.

“We will fall under their brand where we will be represented and marketed as a DoubleTree by Hilton Hotel.”

This also means we will live up to the brand's ethos and maintain the standards set by the brand, which is known by the loyalty base that they have built up over the years of existence, says Steyn.

Hilton Worldwide made the announcement of signing of the new deal with local operator Upper Eastside Hotel (Pty) Ltd – making this the group’s fifth property in South Africa and its second in Cape Town.

Hilton Worldwide is a leading global hospitality company spanning the lodging sector from luxurious full-service hotels and resorts to extended-stay suites and mid-priced hotels.

The 183 hotel property is located in the redeveloped district of Woodstock north of the city.

A former industrial location, Woodstock has undergone a radical transformation from dull to trendy, attractive node.

Commenting on the announcement, Joop Demes, chief executive officer of Pam Golding Hospitality, says one can argue that that the quality and standard of the Upper Eastside Hotel for Woodstock is a few years ahead of time.

“The current owners, however, have in my mind, made an excellent decision to get one of the global leading hotel groups to manage their property as Hilton will have the ability to attract the right guest at the right price,” says Demes.

DoubleTree by Hilton is now the fastest growing hotel brand in the upscale, full service hotel category with more than 300 hotels in 24 countries.

These hotels tend to be smaller than Hilton properties, they are intimate with a home away from home feel, explains Maggie Giddens, director, global brand public relations at DoubleTree by Hilton.

She says also due to size, DoubleTree by Hilton hotels are found in secondary and tertiary markets that wouldn’t be able to support a bigger Hilton Hotel, but you can also find them in major markets too - Cape Town being a prime example.

“DoubleTree by Hilton isn’t a cookie cutter brand (even though you are presented with one at every check-in), rather it varies and tends to take on a bit of a feel for the location it’s in,” says Giddens.

For example, she explains that in the US, these tend to be hotels that have been converted from another hotel brand and usually with a renovation or property improvements plan attached to the conversion in order to bring the hotel up to DoubleTree by Hilton standards.
