Siam Future and IKEA launch new joint venture to develop MEGA BANGNA

A Baht 10,000 million lifestyle center in Bangna

Siam Future Development Plc together with IKEA recently hold a signing ceremony for a joint venture “Mega Bangna”, a Baht 10,000 million project featuring lifestyle home furnishing center, “IKEA Store” first launched in Thailand.

In a major investment program, Siam Future Development Plc, Thailand’s leading lifestyle Center today announces during the press conference in Bangkok to jointly develop a mega project in urban Bangkok. The joint venture, according to Nopporn Witoonchart, SF Chief Executive Officer, the project is jointly developed by Siam Future, IKANO Pte ( An IKEA owned subsidiary), and S.P.S. Global Trade Co., Ltd.

The project, with estimated value at 10,000 million Baht featuring a Lifestyle Home Furnishing Center with IKEA store for the first time in Thailand.

Nopporn Witoonchat, Chief Executive Officer of Siam Future Development (SF), said in order to handle this mega project, SF Boards of Directors has approved capital increase of Baht 600 million to existing shareholders at a ratio of 1 existing share for 1 new share, at the price of Baht 1.20 per share.

The Board also approved SF to set up SF Development Co., Ltd, a joint venture between SF, IKANO Pte. and S.P.S. Global Trade Co., Ltd., with registered capital of Baht 2,500 millions. SF and IKANO hold 49% each while S.P.S. hold the remaining 2% respectively of the new company which will be established to develop a Mega Bangna, on a 290 rais plot of land along Bangna- Trat Road.

Mega Banga, located on Bangna-Trad Km.9, Kanchanaphisek Outer Ring Road, is designed with a new concept of a one-stop mall of various products and services. Anchor tenants including the much waited for IKEA Store, a 40,000-square-meters store, and department store, branded lifestyle fashion, restaurants, IT center, ultimate entertainment center, and a very large parking lot capable of accommodating 8,000 cars. Mega Bangna’s core target group are new generation aged 20 years and above who love design and home décor, with mid-range to high income and enjoy a comfortable and modern lifestyle. Mega Bangna is projected to officially open in the third quarter of 2011 with target to attract over 40 million visitors per year.

Mr. Korn Chatikavanich, Finance Minister of Thailand, was a guest of honor at the Joint Venture Agreement signing ceremony at the Residence 301 room, Grand Hyatt Erawan Bangkok Hotel.

The company’s total rental space will be increased by 260,000 square meters, making the total rental space up to 500,000 square meters as projected, or a 100% growth by 2011. This would significantly boost up its total revenue in years to come.

Ikea mega-stores coming here soon

Singapore-based Ikano, which has received the franchise rights for opening Ikea home-furnishing mega-stores, has shown its commitment to invest in Thailand despite the economic and political difficulties.

The company plans to open at least three Ikea outlets in Bangkok in the next 10 years, said managing director Tom Huzell.

Wholly owned by Luxembourg's Ikano Group, the Singaporean subsidiary now has the franchise rights for Ikea stores in Singapore, Malaysia and Thailand.

Ikea is one of the world's biggest retail chains for home-furnishing products, with more than 300 stores in 35 countries.

"We see Thailand as a great potential market," Huzell said.

He called Thailand a fantastic supplier country, one that is a strong, skilled production base for home-furnishing products. Ikea purchases Bt5 billion worth of furniture products annually from Thailand as part of its global sourcing strategy. The opening of Ikea stores in Thailand will encourage local suppliers to access Ikea's global market.

Huzell said Singapore was now ranked 12th globally for Ikea in number of visitors, and Malaysia fifth. "We expect Thailand to take a top-ranking position for Ikea, as well."

Huzell said each store would cost ค80 million (Bt3.76 billion) to open, occupy 35,000 square metres of retail space and carry 9,500 products.

The Ikano subsidiary and Siam Future Development yesterday announced a new joint venture called SF Development, which will build a Bt10-billion shopping complex called Mega Bangna, featuring the first Ikea store and expected to create 20,000 jobs.

The first Ikea will be in Mega Bangna, located on Bang Na-Trat Road Km 9, near the Kanchanaphisek Outer Ring Road.

Huzell said that in accordance with the Foreign Business Act, Ikano would own only 49 per cent of the new joint venture. Siam Future will own another 49 per cent and local furniture-maker SPS Global Trade the rest.

SPS has supplied home-furnishing products to Ikea for more than 20 years.

Siam Future Development CEO Nopporn Witoonchat said the Mega Bangna shopping complex would consist of 400,000 square metres on 290 rai of land. Construction of the mega-complex will start in the third quarter, with opening scheduled for no later than the first quarter of 2011.

The Mega Bangna complex will cost Bt10 billion, consisting of Bt3 billion for the land and the rest for construction. Its catchment area - a radius of 40-50 kilometres of radius from the venue - will cover 14 million people. The complex is expected to attract 40 million shoppers annually.

"Mega Bangna will open by 2011, and we expect it to break even in 10 years," said Nopporn.

Huzell said Ikano now operated two Ikea stores in Singapore and one in Malaysia.

"We are also interested in opening Ikea stores in other potential markets in this region, such as the Philippines, Vietnam and Indonesia," he said.

A month after announcing a 10-billion-baht megamall project in the Bang Na-Trat area, Siam Future Development Plc is already seeking a site for another major mall, which will feature the Swedish furniture retailer Ikea as its key anchor.

''We definitely are now looking for the second site although it is may be a few years away,'' chairman Oranop Jantaraprapa said at the extraordinary shareholders' meeting to approve a capital increase and bond issue to finance the first development.

Shareholders with slightly more than 88% of the company's shares approved a rights issue of more than 513 million shares, at 1.20 baht each, as well as the planned issue of up to 2.26 billion baht in bonds with a 10-year maturity.

Siam Future is in no rush to build the second mall but sees the response to the planned 290-rai Bang Na-Trat project as evidence of continuing demand for such malls in Thailand, he said.

The Swedish furniture chain has said it wants to build at least two more malls in Thailand over the next 10 years, each at a cost of about 4 billion baht.

''Ikea has said that it may look at the second mall in five years but I think it may be earlier than that,'' he said.

Nearly 70% of the Bang Na-Trat mall's 200,000 square metres of retail space is on the verge of being booked by big retailers such as hypermarkets and DIY stores, said Mr Oranop.

Siam Future is currently leasing about 240,000 sq m of retail space across its other properties.

''We expect our revenue to rise by at least 80% once the project is operational,'' said CEO Nopporn Witoonchart.

Siam Future's revenue last year was 1.7 billion baht.

''We have held talks with two department stores,'' said the CEO. ''We have a letter of intent from a hypermarket and a DIY store.''

Big C Supercenter Plc and The Home Product Center Plc are both interesting in becoming tenants, he said.

Siam Future will continue to develop its own smaller concept stores, such as J-Avenue, around Bangkok. It plans to open two stores this year on Kaset Navamin and on Rama III Road, he said.

The company is also in talks with landlords about developing other complexes, including one near the new BTS line in Thon Buri.

Major Cineplex Group plans to invest Bt800 million to open its largest-ever 20-screen multiplex theatre and other entertainment attractions at the Mega Bang Na project by 2011.

Costing about Bt10 billion, the Mega Bang Na complex will be located on Bang Na-Trat Road, kilometre 9, near the Kanchanaphisek Outer Ring Road.

The shopping complex is being developed by the local joint venture between Siam Future Develop-ment, a subsidiary of Major Cineplex Group, and the local subsidiary of Singapore-based Ikano, which holds the franchise rights for Ikea home-furnishing stores in Singapore, Malaysia and Thailand.

Ikano plans to open its first Ikea store in Thailand at the Mega Bang Na complex.

"Our 20-screen multiplex theatre and entertainment venue will occupy retail space of more than 30,000 square metres," said Vicha Poolvaraluck, chairman of Major Cineplex Group. It will include bowling alleys and an ice-skating rink."

Somkid Tantadvanichkul, director of Siam Future Development, said the shopping complex would consist of 600,000 square metres on 300 rai of land. Construction will start in the third quarter of this year, with opening scheduled for no later than the first quarter of 2011.

"The project at the Mega Bang Na complex will come on top of the normal expansion of between 30 and 40 cinema screens annually planned by the company. We have already opened nearly 400 screens and hope to achieve 500 screens totally in the next three years," said Vicha.

He said the company would open its latest 16-screen multiplex theatre in Rattanathibet in November this year. Costing about Bt1 billion, the new complex will occupy total retail space of 65,000 square metres, including the Sub Zero skating rink, Blue-O bowling alleys and karaoke rooms.

The company will next year also open five or six attractions each at the Tesco Lotus hypermarket in the Amata Nakhon Industrial Estate and the Big C Supercentre in Mahachai Muang Mai.

"We achieved sales of about 30 million tickets last year, or nearly Bt4 billion. We expect to grow further by, between 10 per cent and 15 per cent this year, driven by a strong line-up of blockbusters," Vicha said.

Major Cineplex Group, the country's largest cinema operator, says it will continue its planned investments this year and next despite the prolonged political unrest.

Presenters promote offers at Major Bowl, the bowling-alley chain operated by Major Cineplex.

Chairman Vicha Poolvaraluck said the company would invest about 600-700 million baht this year to open between 30 and 40 new screens in six different locations, including Saraburi and Mahachai district in Samut Sakorn, which was completed last month.

The company will also invest 800-900 million baht next year to open another 30 and 40 new screens, including a 15-screen cinema worth 600 million baht at the new Ikea furniture complex on the Bang Na-Trat Highway.

``Similarly to other people, I'm tense and quite worried about our country's fate given the violent situation,'' he said.

However, he said, businesspeople have to find a way to ensure that life and business can go on.

Mr Vicha said that while the red-shirt protests had severely affected tourism, the impact on local consumption was modest. ``The current political turmoil has had less impact than the global economic recession and the H1N1 flu.''

Thai consumers still have good purchasing power but are adjusting their habits by going to suburban shopping malls and entertainment venues that are not in the protest areas.

Mr Vicha said Major recorded good ticket sales in the first quarter of this year with growth of about 10-15% from a year earlier.

``We saw a surprisingly good performance in April even though we closed two cinema complexes at Siam Paragon and Metropolis because of the red-shirt demonstrations,'' he said.

The company's other cinema outlets including Pin Klao, Bang Na, Fashion Island and Ratchayothin, were still doing extremely well.

Mr Vicha said the company was still optimistic about reaching its sales growth target of 10% in the second quarter, and full-year revenue growth of 10-15%.

The company has revised its business strategy in light of current political tensions by focusing on better communication with customers, utilising all channels including the internet and SMS.

Banks grant Bt6.5bn loan for Mega Bangna complex

SF Development has been granted Bt6.5 billion in loans from Kasikornbank and Siam Commercial Bank for the construction of the Bt10billion Mega Bangna shopping complex, which will be located on Bang NaTrat, kilometre 8, and is expected to open in 2012.

Nopporn Witoonchat, CEO of Siam Future Development, said the complex would be operated by SF Development - a joint venture between Siam Future Development, Ikano and SPS Global Trade.

Siam Future Development and Ikano - a franchisee of Inter Ikea Systems - both hold 49percent stakes in SF Development.

Siam Commercial Bank's president Kannikar Chalitarporn said the bank had confidence in the project's success because not only does Siam Future Development have a wealth of experience in developing and managing shopping centres, but Ikano's plan to bring Ikea to Bangkok had already elicited positive responses from consumers.

KBank's executive vice president Predee Daochai said his bank was also confident about Mega Bangna's success, and was proud to take part in its development.

"Ikano and Siam Future's experience is a guarantee of the project's success, while a great location and outstanding partners like Major Cineplex, HomePro, Big C and Ikea would definitely help Mega Bangna realise its staggering potential as an ultimate shopping destination," he said.

The main attraction of the complex will be the Ikea store, scheduled to open next November, which will be the largest retail outlet in Southeast Asia and the largest furniture mall in Thailand.

Funny. Can't imagine an Ikea in Bangkok, but why not? People have to realize though that Ikea Bangkok is only going to be a small part of that big construction plot posted above me. The biggest Ikea is in Stockholm and that's probably not gonna change

Bang Na gears up to become shopping hub

Bang Na will become a shopping hub when Mega Bangna, Products City Complex, SB Furniture, and Index open new outlets this year and next, Nopporn Witoonchart, chief executive officer of SF Development, told a news conference yesterday.


The Bt10-billion Mega Bangna, the first low-rise regional mall in Southeast Asia, occupying 400,000 square metres, is scheduled to be fully open by March 8 next year, anchored by an Ikea home-furnishings centre.

The shopping complex will be operated by SF Development, a local joint venture of Siam Future Development and Ikano, which each hold a 49-per-cent stake in the company. Another 2-per-cent stake in the joint venture is held by SPS Global Trade.

"About 70 per cent of our retail space, totalling about 180,000sqm, has already been leased," Nopporn said. The company expects all the retail space at Mega Bangna complex will be leased by the end of this year.

Construction of the building for the Ikea home-furnishings centre, which will occupy 40,000sqm of retail space, has already been completed and is due to open on November 3, Nopporn said.

The company will open retail space to its tenants by December, he said.

Ikea plans two more stores in Bangkok

Ikea, the iconic Swedish homefurnishings company, plans to invest another Bt6 billion in Thailand to open its second and third stores in western and northern Bangkok in the near future.

Both new stores, which will be opened within the next five years, are anticipated to be similar in size to the first Bangkok Ikea in Bang Na, which will have 43,000 square metres of total retail space when it opens late this year.

The move is in line with the company's ambition to become the No 1 homefurnishing company in Thailand.

The company yesterday announced its would open Ikea Bangna in November.

The store, with about 1,300 free parking spaces, will be the largest Ikea outlet in Southeast Asia. It will employ about 400 people and reflect the same unique architectural design for which Ikea stores are known worldwide.

Ikea Bangna is 100 per cent owned by Ikano. Mega Bangna, the mall it will anchor, is 49 per cent owned by Ikano and 49 per cent by Siam Future Development.

In addition to Thailand, Ikea plans to open its second store in Kuala Lumpur within the next two years, while the third store will be opened at Johor Bahru, Malaysia's secondlargest city, within the next three to four years.

Tom Huzell, managing director of Ikano Retail Asia, the Ikea franchisee holding licences for Ikea in Singapore, Malaysia and Thailand, said the company expected to open its second Ikea store in Bangkok within the next three years. Meanwhile, the first store is anticipated to reach annual visitor traffic of 6 million people within the same threeyear period.

"We would like to be in shopping clusters and to locate with other retailers," Huzell said.

He added that the Ikea experience would meet and exceed the many needs and tastes of Thai consumers when Ikea Bangna opened its doors. In the first year of operation, Ikea expects more than 4.5 million people to visit its store and its many room displays, children's play area, and 700seat restaurant serving Swedish foods.

The venture aims to be profitable from the beginning by keeping costs low, said Huzell, who has been with different Ikea franchisees for 26 years.

Ikea Bangna will provide a wide selection of 7,500 furnishing designs. Thirty per cent of the product range will change four times a year. The company has sourced products from 70 countries, including Thailand.

Huzell said Ikea's key strengths were its low prices, good function, and good design.

"We offer consumers prices 1020 per cent lower than our competitors' similar basic products and up to 4050 per cent cheaper for midend to premium products," he said.

Mega Bangna is on the southwestern corner of Bang NaTrat Road and Eastern Ring Road at the BangpleeSuksawat Expressway intersection.

Huzell said the company would maintain low prices at Ikea Bangna to fulfil its commitment to customers. Economy of scale helps Ikea keep prices low because of its bargaining power with 316 stores in 38 countries.

Ikea says it develops new products around an estimated price, and design teams set out to create functional and durable furnishings, keeping costs low with careful use of resources.

Ikea, the iconic Swedish homefurnishings company, will hold a jobapplication day on May 20 next Friday to recruit more than 500 staff for its first store in Thailand.

The 43,000squaremetre store in Bang Na will be officially opened in November.

Wasna Nakthaworn, humanresources manager for Ikano (Thailand), said the company expected more than 5,000 people to participate in the "Ikea Job Open House", which will be held at Bangna Towers on Bang NaTrat Road Kilometre 6.5.

"In a challenge as a newcomer to the Thai market, Ikea is trying to make a differฌence by attracting applicants and building up a positive buzz by involv?ing them in small group activities to observe their cooperative behaviour." Wasna added that the right candidates would "share Ikea's valฌues and culture that respect the individual and [provide] equal opportunities to develop each individual".

She said the applicants would take part in group activ?ities and a 10minute interview arranged by the company. Those who pass the firstround recruitฌment will join the secondround interview session to be held between May 23 and June 17.

"About 60 per cent of the recruits will be for fulltime staff, and another 40 per cent for parttime," Wasna said.

She added that fulltime staff would work about 45 hours a week, and parttime people 15 hours.

Both full and parttime staff would enjoy the same company benefits.

Fulltime staff will earn a starting salary of Bt9,000 a month, rising to Bt20,000 a month for supervisor.

Parttime staff will earn Bt45 per hour.

"We are looking for local staff to fill in many positions such as human resources, sales, com?munications and interior design, logistics, customer service, food and beverage, and business navigation," Wasna said.

She said that about 12 foreign Ikea staff at the managerial level, mainly from the Netherlands, Japan, Britain and Russia, would be in Thailand for about three years for coaching and transferring knowhow to the Thai managers.

"We are looking for any people at any educational level who are willing to work enthusiastically and share the same values and culture with Ikea," Wasna said.

Wasna said Ikea's organisaฌtional structure was very flat, with only four layers of command, starting from manager, to assistant manager, supervisor, and coworker.

She said the manager of the Thailand store would report directly to the company's regional retail manager based in Singapore.

Arrival of Ikea may change the way Thais buy furniture.

Most Thais did not grow up with do-it-yourself (DIY) furniture. But the coming of Ikea, the Swedish furniture chain, to Bangkok in early November could create some lifestyle changes among consumers.

The Ikea store in Bang Na, the first in Thailand, will open on Nov 3. It will feature about 7,500 product items sourced from the company’s distribution hub in Shanghai.

Ikea aims to be as successful in Thailand as in the other 38 countries where it has a presence. And while the company looks forward to the Nov 3 opening of its first store, covering 43,000 square metres in Bang Na, local rivals are bracing to safeguard their market share.

For instance, SB Furniture Group has already opened a store, SB Design Square at Bang Na-Trat Km 4, not far from Ikea, proclaiming it to be a furniture hub for people in nearby areas.

But Lars Svensson, the project marketing manager for Ikea Thailand, is confident that Thais will accept the brand within two or three years.

"Thai people are more open, and many of them have travelled abroad or learned from friends about Ikea furniture," he said. "If they have a chance to buy Ikea products here, with good design and low prices, I think they will."

While the Ikea brand is unquestionably strong, having a single Bangkok store could limit its reach to the Thai masses.

Not a problem, said Mr Svensson. Ikano (Thailand), the store's operator, wants customers to learn about the DIY concept first.

All of the products at the Bang Na store, initially expected to cover 7,500 items, will be supplied by the Ikea distribution centre in Shanghai.

Ikea furnishings are famous for simplicity, design, high quality and affordable prices for the masses. As a result, they cannot escape counterfeiting problems, especially in emerging markets.

Good design at low prices will offset the extra chore of assembly, says Mr Svensson.

Mr Svensson acknowledged that some Thais, who did not know Ikea before, might misunderstand that it has copied Thai products, since they have seen look-alike furniture in local shops.

Asked how the issue would be handled in Thailand, he said companies that copy Ikea products always make minor changes, skirting intellectual property laws.

On the other hand, Ikea is difficult to copy because the Swedish company offers a wide range of products in large volume at low prices. Thus the copies are never significantly cheaper than the originals. said Mr Svensson.

"We are developing and advancing our designs all the time. So they will find it difficult to keep up with Ikea."

Wasinburee Supanichvoraparch, a designer at Tao Hong Tai ceramic works, is optimistic that evolving tastes will spell doom for counterfeiting.

"This problem will gradually fade as Thai consumers place more importance on brand value," he said.

"At present, some customers are not as serious about the genuineness of a product but prefer only similar items in the same colour and look-alike designs."

Quality is hard to copy, and Ikea has paid attention to this, says Mr Svensson. Before each product is put on the market, it undergoes testing from the standpoint of design, material selection, safety and ease of flat-pack transport.

The Ikea Test Lab in Almhult performs 6,500 tests per year to meet standards for all major markets.

Ikea to open on time, but without usual hoopla

Despite the flood threat, Ikea yesterday confirmed the launch tomorrow of its first mega-store on Bang Na-Trat Road, but as a "soft" instead of a "grand" opening.

"We are no different from many others. We have put an emergency response team in place led by a risk manager we flew in from Luxembourg," said Lars Svensson, marketing manager for Ikano (Thailand).

The company has identified critical areas that could have a severe impact or stop its operations and has protected them accordingly.

It has prepared sandbags and pumps, put up brick walls and brought in lifting equipment, and it is shifting goods.

Trucks and boats plus shuttle buses have been secured to take people away from the site. Generators are on standby with enough diesel to run critical operations for 48 hours. There is food as well as enough space to lodge co-workers and families for up to two weeks.

The company has stored tap water on the roof and subjected it to a filter and water treatment so it can be self-sufficient in water for awhile.

"Co-workers are told to prioritise homes, safety and families over work. Time off for flood-related issues has no impact on salary. We also have a flooding policy in place.

"We decided to change the message in the opening campaign and to tone it down a notch and to cancel or defer media where possible.

"Usually our openings are grand and noisy. The opening is no longer a grand opening but a low-key soft opening," he said.

The company has only one local supplier that has been directly affected by the flood and it has solved that problem by seeking replacement products elsewhere.

Ikea is fully committed to continuing its investment plan in Thailand with at least two more stores expected to be built in Greater Bangkok within 10 years.

"We have faith in Thailand and that there is a solid market also for us. We believe that Thailand and the Thais have a solid reputation with foreign investors. The resilience of the Thai people and the strength of its industries are a great foundation for foreign investors.

It will take more than a natural disaster to shake that perception," Svensson said.

The popularity of do-it-yourself furniture among Thai consumers will increase significantly after the country's worst floods in 50 years, according to the Swedish home furnishing giant Ikea.

Lars Svensson, the marketing manager of Ikano (Thailand), Ikea's local operator, said the current flooding would change consumer preferences from built-in units to furniture with self-assembly.

"DIY and ready-to-move furniture will be a new trend, as it is easier to remove and reassemble," he said yesterday.

When flooded, people need to move their furniture as quickly as possible. If the furniture is built-in, they have to leave it; if it is DIY, they can easily remove and move it away.

Ikea plans to open its first store tomorrow on Bang Na-Trat Road, sticking to its plan. But promotional activity has been toned down and ad spending of 3 million baht cut off.

"We believe everything will be back to normal early next year," Mr Svensson said. "Our marketing plan remains the same for the next events like Christmas and New Year."

Instead of holding a celebration for the store opening, Ikea has donated this budget to flood victims through the Mae Fah Luang Foundation. Ikea Thailand has donated 20 million baht to help those who are suffering from the floods.

In terms of flood impact, only one of Ikea's suppliers in Thailand has been affected, its production base submerged.

Thai suppliers contribute 2-3% of the products available in the store. Ikea plans to increase the proportion of Thai-made products to a double-digit rate next year.

"If the flood is worse or throughout Bangkok, our store will remain open but the plan to have a second store may be reconsidered," Mr Svensson said.

Ikea was prepared for the flood. It stocked food, water and power generators and made plans for employees to evacuate in case of flooding.

The Bang Na store held a test day Oct 29 when 7,500 people came to shop. From the test, Ikea learned that Thais knew the DIY concept well, instilling hope that this would become a trend in the country.

Ikea had expected 400,000 to 500,000 visitors for tomorrow's official opening but now predicts 10% fewer.

Mega Bangna optimistic of setting new stand

With its grand-opening celebrations scheduled for May 5, Mega Bangna, the first low-rise regional super-mall in Southeast Asia, expects to become a new phenomenon in Thailand 's retail industry by switching the focus from downtown shopping to suburban destinations.

The Bt10-billion shopping complex yesterday announced the impressive commitment it had received from the market, with more than 92 per cent of retail space leased to select leading local and international retailers.

Located on a 254-rai (41-hectare) plot on Bang Na-Trat Road, Mega Bangna is poised to be one of the region's leading shopping, dining and entertainment destinations covering 185,000 square metres of gross leasable area, hosting 450 in-line tenants, and 335 open-plan retailers. We are confident that the economy and consumer spending will grow 5 per cent next year, according to a forecast figure from the National Statistical Office," Olofsson said.

He said Mega Bangna was now 92 per cent leased, affirming retailer confidence and continued positive outlook for the future. Thailand is a very resilient country as seen through its ability to rebound, socially and economically, from several hard-hitting challenges over the recent years, he said, adding that the shopping complex was expected to break even within 10 years. "We are fully confident of the excellent potential of Thailand's retail market, which we expect to grow at a steady pace next year. We see potential in Thai consumers, especially the middle class, which enjoys higher spending power," Olofsson said.
