With more than 45 major multinational manufacturers and almost 40,000 people working and living within a 2km radius of the airport, the aero mall is set to serve as a focal point for the rapidly expanding Senai commercial, industrial and residential hub.

SENAI: Senai Airport Terminal Services Sdn Bhd (SATS) is investing RM70mil in the Aero Mall project, Malaysia’s first stand-alone and external airport mall.
Of the mall’s total space of 9,290.304 sq m (100,000 sq ft), 3716.121 sq m (40,000 sq ft) is retail space and the balance the concourse.
SATS general manager finance and retail development Chan Kwai Yew said the company wanted to position and market Aero Mall as the area’s new lifestyle hub.
“Shopping, dining and entertaining at airports is getting popular now as airports are no longer just for air travellers,” he told StarBiz recently.
The groundbreaking ceremony will be held today.
The project is scheduled to complete in 18 months.
Chan said the best example of such a concept was Terminal Three at Singapore’s Changi Airport which had successfully attracted non-air travellers and residents from nearby areas to shop and dine there.
He said Aero Mall’s target markets were the business community, employees in the nearby industrial estates and the population in the Senai-Kulai area.
Chan said the mall would be connected to the present airport terminal building and constructed on the existing open air parking area. A new basement parking area would also be built.
He said the new mall, an extension of the airport’s present retail segment, would offer air and non-air passengers more choices to shop and dine, adding that the airport received overwhelming response when it introduced mid-level lifestyle products.
Chan said between 4,000 and 5,000 air passengers currently used Senai airport, which provided an active market for the existing 25 retailers.
He said among the new mall’s outlets were Secret Recipe, Kyros Kebab, Chocz, SASA Hong Kong International, MPH Bookstore, KFC, Laksa Shack, Starbucks, Nationwide and FedEx.
Concurrently SATS would also be launching the Senai Free Zone (80.937ha) and Senai Aviation Park (40.468ha), he said, adding that both would create some 20,000 job opportunities.
The Free Zone will house a mixture of SME operations, warehouses and logistics for parts and components that could be exported via air cargo at Senai Airport.
The Aviation Park focuses on maintenance and repair operations for the maintenance of smaller aircraft engines and avionic products like radios and meters.

THE construction of the Aero Mall shopping complex and the Senai High Tech Park will help the Senai International Airport to become a logistics hub in five years.
Johor Mentri Besar Datuk Abdul Ghani Othman said development projects conducted by Senai Aiport Terminal Services Sdn Bhd (SATS) would increase the number of passengers and cargo at the airport and thus benefit Iskandar Malaysia as well.
“The airport will be the first in the country to have a shopping complex equipped with a commercial centre. It will include a hotel, bank, restaurant and entertainment facilities,” he said.
Abdul Ghani said Aero Mall would have its own airport concept.
“With this, the airport will not only function as a location for airplanes to arrive and depart but will also become a high-tech hub for passengers as well as cargo to the rest of the world,” he told pressmen after launching the Aero Mall at the airport in Johor Baru.
The construction of the RM70mil Aero Mall is expected to be completed by December 2009.
SATS is also investing RM300mil to upgrade the main facilities at the airport such as increasing the length of the runways, equipping the runways with a new system and signal lights, as well as constructing runways catering to big aircraft.
“The upgrade is expected to take two years and once it is ready, the airport will be able to cater to big aircraft, both passengers and cargo,” Abdul Ghani said.
Meanwhile, SATS chief executive officer Datuk Mohd Sidik Shaik Osman said SATS would build the high-tech park on 800ha located beside the airport and economic zone.
“This will enable the park to become an interesting destination for high-tech sector investments. The park will be equipped with broadband and stable electrical supply without interruption,” he said.

SENAI in Johor is set to be a world-class airport city and a major transport hub in the region, thanks to the development taking shape at the Senai International Airport.
The development of a unique lifestyle mall, called the Aero Mall, offering the latest in urbane shopping and entertainment activities, was announced last month by Senai Airport Services Sdn Bhd (SATS).
Johor Menteri Besar Datuk Abdul Ghani Othman officiated at the ground-breaking ceremony of Aero Mall on May 27.
Witnessed by the SATS’ chief executive officer Datuk Mohd Sidik Shaik Osman, chairman Datuk Ismail Yusof and a host of other dignitaries and guests, Abdul Ghani also unveiled the state-of-the-art design of Aero Mall.
Designed by Hintan Architects, the mall will be constructed by Malaysia’s premier construction group, IJM Corporation Berhad, and is targeted to be completed by December 2009 and open for business in 2010.
The impressive single-storey triangular structure with a central concourse area will be flanked by thematically designed retail and F&B outlets covering a total retail space of 83,375 sq ft.
It will have an external facade that reflects the high tech standards of the aviation industry.
It will be complemented by a beautifully-landscaped spacious piazza for vibrant outdoor lifestyle activities, service suites and secured basement parking.
Abdul Ghani said that Senai International Airport is located in Iskandar Malaysia, one of the nation’s strategic development zones.
He said Aero Mall, annexed to the airport, would create a prestigious landmark that would transform Senai and its surrounding area into a world-class airport city, set to be one of the region’s major transport hubs.
The new interchange between Senai town and the airport, scheduled to be completed by 2010, will also ensure smooth traffic flow to Senai International Airport.

Soon, air travellers will be able to start shopping for good buys as soon as they touch down in Johor Baru. Or end their stay with a bagful of goodies. This is thanks to Senai Airport Terminal Services Sdn Bhd (SATS), which is building Aero Mall, the country’s first standalone and external airport retail mall.
Taking shape next to the Senai International Airport, the 83,375sq ft centre will contain retail, entertainment and F& B outlets as well as serviced suites, a landscaped piazza for alfresco dining and secure basement parking bays.
"It will be the airport’s lifestyle focal point when completed by December next year," said SATS chief executive officer Datuk Mohd Sidik Shaik Osman.
"Its time has come because of the rising volume of air and road passengers and the increase in new housing communities and business precincts in the vicinity.

Malaysian airport company Senai Airport Terminal Services (SATS) is to build the country’s first dedicated landside shopping mall. The Rm70m ($21.6m) Aero Mall project will cover 9,290sq m (100,000sq ft), of which 3,716sq m (40,000sq ft) will be dedicated to retail.
The decision follows a trend for landside retail offers catering to passengers and non-passengers, of which SATS said the recent development of Singapore Changi terminal three was the best example. Hong Kong International airport’s SkyPlaza is another recent example in Asia. SATS general manager finance and retail development Chan Kwai Yew told local website StarBiz that the Aero Mall, which is scheduled to be completed in 18 month’s time, will house tenants including Secret Recipe, Kyros Kebab, Chocz, SASA Hong Kong International, MPH Bookstore, KFC, Laksa Shack, Starbucks, Nationwide and FedEx.
Mid-level lifestyle brands and retailers are also likely to be among the offer, and Chan said the target audience would include the local business community, employees from nearby industrial estates and local residents, as well as air travellers.
The mall will adjoin the existing airport terminal building on the site of an open-air car park. The airport’s airside retail offer at present hosts 25 retailers.

SATS is targeting the business community, executives and senior managers working in the nearby industrial estates and the 192,000 population (2005 figure) in the Senai-Kulai area.
Chan said Aero Mall would also complement the Senai Aviation & Airport City to be launched in the second quarter of the year.
Meanwhile, Plaza Premium Management Ltd has chosen Senai airport for its third Plaza Premium Lounge in the country after KL International Airport and the Low-Cost Carrier Terminal.
Plaza Premium Lounge is the world’s first commercial VIP lounge open to airport users irrespective of airlines, travel class, air miles or membership programme.
“We have invested RM500,000 for the Senai lounge and see good prospects as Senai-Kulai is located within the Iskandar Malaysia growth corridor,’’ said chief financial officer Clarence Chiu.

KULAIJAYA: Several infrastructure development projects including the construction of a new interchange in Senai are expected to boost development in the area.
Former Kulai Municipal Council (MPKu) president Ismail Karim said that construction of the RM54mil Senai interchange was underway and it would cater to traffic influx to both Senai and Kulaijaya.
He said the interchange was necessary to ease congestion at a junction turning to the airport road from Senai.
“We have seen a dramatic change in traffic flow after closing the exit and diverting traffic to a U-turn further ahead,” he said.
Besides the interchange, MPKu planned to widen the Senai road all the way to Kulai, he added.
“We will upgrade the busy road with an additional lane on either side,” he said, adding that it would cost RM60mil.
He said that traffic was anticipated to rise with the opening of the Senai-Desaru Highway.
“The upgrade plan includes a 500m stretch in the Senai township. We will need to relocate some shops to make way for wider roads,” he said.
He added that public feedback showed that people in Senai were supportive of the project.
Ismail said there were also plans to build a transportation hub in the municipality.
“The hub idea was conceived two years ago and will follow the KL Sentral concept,” he said, adding that the project would take between one to three years to complete.
The hub would be fully utilised when the Senai Aeromall was operational next year, he added.
“With flight costs getting cheaper, we will see more people coming in via Senai Airport. The hub’s main goal is to provide connectivity for people to go wherever they want,” he said.
He hoped the Government would approve the hub under the 10th Malaysia Plan set to begin in 2011.

SENAI: The Senai International Airport is to be remodelled into a community airport and new lifestyle hub in the Senai-Skudai flagship development zone of Iskandar Malaysia.
Airport operator Senai Airport Terminal Services Sdn Bhd (SATS) deputy chief executive officer Shahrull Allam Shah Abdul Halim said as a community airport, it would cater to both air passengers and non-travellers.
“Airports no longer cater for just air travellers but also non-passengers to shop, dine and entertain,” he said in an interview with StarBiz recently.
He said the best example was Singapore’s Changi Airport Terminal Three, which has successfully attracted non-air travellers and residents from nearby areas to shop and dine there.
Under Iskandar Malaysia’s Comprehensive Development Plan, the Senai-Skudai area will house activities in the electrical and electronic, food products, agro-products, engineering-based industries, warehousing, logistic and airport services.
Development in the area is focused on the airport, hubs for cargo and knowledge, a multimodal centre and the MSC Cyberport City to provide the supporting services and workforce. “Aero Mall is currently under construction. Upon its completion in the first quarter next year, the mall will attract non-air travellers to the airport,” said Shahrull.
The mall also targets the business community, executives and senior managers working in the nearby industrial estates and the 192,000 residents (2005 figure) in the Senai-Kulai area.
The RM93mil mall is the first-stand alone and external airport mall in the country and is connected to the present airport terminal building.
An extension of the airport’s present retail section, the mall will increase the current retail area from 2,601.28 sq ft to 7,745.78 sq ft with 25 retail outlets.
Shahrull said tenants at the new mall would include Sox World, Starbucks, Laksa Shack, KFC, Kyros Kebab, Kinsahi Japanese Restaurant, MPH Bookstore and Secret Recipe.
He said SATS was looking to sign up a supermarket or department store operator for a dedicated retail lot of over 1,800 sq m.
Also in the pipeline was the 2.42ha Food Village, a project that would kick off in April and open for business in June, he said. The Food Village will offer Johor signature dishes such mee rebus, Muar mee bandung, nasi briyani, laksa Johor, and other Asian-style street and fusion food in a gazebo-style setting.
Shahrull said SATS would engage a private food and beverage operator that would be responsible for hiring individual tenants for the place.
There would also be a 2,787.09 sq m stand-alone fast food-chain outlet at the Food Village, run by one of the famous quick service restaurants in the world, he said.
“Malaysians eat around the clock, so the Food Village will open 24/7. It will also be the perfect place for air passengers, especially foreigners, to try our local cuisine,” said Shahrull.
Also to be developed on a 4.85ha site within the airport vicinity would be a mini theme park incorporating water features, slides and rock climbing, he said.
Aero Mall is part of the multi-billion ringgit Senai Aviation & Airport City development project and comes under SATS subsidiary, Enigma Harmoni Sdn Bhd.
Spanning over 1,133.10ha, the airport city project comprises three components – residential, commercial and hospitality amenities; an air cargo logistics centre and a high technology park.
MMC International Holdings Bhd, a wholly-owned subsidiary of billionaire Tan Sri Syed Mohkhtar Al-Bukhary’s MMC Corp Bhd, has stakes in Senai Airport, Port of Tanjung Pelepas and Johor Port.
Opened in 1974, Senai Airport is managed by SATS, which took over the airport’s operations from Malaysia Airport Holdings Bhd in 2003.

SENAI Airport Terminal Services Sdn Bhd (SATS), the operator of Senai International Airport in Johor, expects to be profitable this year, seven years after securing the concession in 2003.
Deputy chief executive officer Shahrull Allam Shah Abdul Halim said the Senai free zone, the aviation park and the soon-to-be-opened Aeromall will be the main drivers of growth for the firm.
"We are positive on the outlook for this year. We will have a positive earnings before interest, taxes, depreciation, and amortisation for the fiscal year ending December 31 2010," he told Business Times in an interview.
While the firm is operationally profitable, it has been in the red due to interest payments on loans it took to buy 1,120ha of plantation land next to the airport. The land is to be developed into a RM4 billion high technology park, with a loan repayment period of over 10 years.
Shahrull said SATS broke even last year on RM60 million revenue, attributing it to its turnaround measures.
The firm's revenue is mainly contributed by its aeronautical business and the rest from non-aeronautical activities such as retail and land development.
However, it expects the composition of revenue to change in the future.
Meanwhile, construction and infrastructure developments on the high-tech park will begin next month.
SATS also has 4ha of land fronting Senai Airport where it will build a 200-room hotel, apartments, offices and retail lots, worth more than RM200 million.
Next to this, SATS has a 8ha site to be developed as an international trade centre, together with the Wenzhou Association of China, with an investment of RM200 million.
The development of the Aeromall on a 20ha site, annexed to Senai Airport, is 65 per cent completed and targeted to open in the third quarter of 2010.
Shahrull said he expects the development to finish by end-June, which is six months behind target.
Aeromall is an extension to the existing terminal. The single-storey triangular structure with a central concourse area will be flanked by thematically designed retail and food outlets covering total retail space of 83,375 sq ft.
"We will try to attract a variety of tenants for the mall. For now, 60 per cent of the retail floor area has been leased. We have firm interests from various retailers and branded outlets," Shahrull added.

Developments at the Senai International Airport in Johor are expected to accelerate following the set-up of the Aero Mall, a stand-alone and external airport mall.
"There are now RM2.5 billion worth of ongoing projects at the airport area," Senai Airport Terminal Services Sdn Bhd (SATS) chief executive officer Datuk Mohd Sidik Shaik Osman told Business Times in an interview.
They include the RM2 billion Senai High Tech Park and the Free Zone Logistics and Aerospace Industrial Park.
Sidik said the Aero Mall, which will open on July 1, will set a new wave of development for SATS, which has 1,120ha surrounding the Senai airport.
The RM80 million, 173,338 sq ft mall is an integrated lifestyle complex adjoining the airport. It has 29 retail outlets and 30,000 sq ft piazza area. Some 70 per cent of the lots have been taken up for shopping, entertainment and dining facilities.
Sidik said that there are also plans for a cineplex and a digital complex.
"When we took over the airport in 2003, it was just a building to service passengers flying to Kuala Lumpur. We have expanded service to include flights to Penang, Kota Kinabalu and Kuching, and other facilities.
"Malaysia Airlines and AirAsia operate some 220 flights a week (out of the airport) and we hope that will be increased as we work to grow air traffic and passenger volume," Sidik said.
"Passenger traffic at the airport is now more than two million, including meeters and greeters. We expect this to double in the next three years."
Sidik expects new developments in Iskandar Malaysia in the state to contribute to the airport's growth.
Ongoing projects at Iskandar Malaysia include Legoland, premium factory outlets, universities and hospitals, targeted to be ready by 2012.
"Iskandar is expecting some four million visitors a year. We think this will increase air traffic and passenger volume. The airport can handle up to 4.5 million passengers a year before it requires any expansion."
On the Senai High Tech Park and the Free Zone Logistics, Sidik said that SATS might undertake a fund-raising exercise, in the form of internal funds and loans, to get the projects moving.
He is ambitious about both projects and is confident that they will attract investors.
The high-tech park has drawn interest from investors in the US, Europe and China who are in various sectors, including semiconductor and solar energy.
There are confirmed investments from China's EQ Solar Technology International Sdn Bhd, which will invest US$500 million (RM1.6 billion) to produce solar modules, and leading industrial gas provider MOX-Linde Gases Sdn Bhd, which plans to set up an industrial gas separation plant.
"We have incentives to attract investors. Those who come into the Iskandar region will enjoy low income tax, among other things," Sidik said.
Still, SATS may face stiff competion from Singapore, the KL International Airport and the Port Klang Free Zone, which are also aggressively attracting investors through various incentives.
