Sorry....no pictures as of today......but I'll try to get some soon. :D

This project is just next to the Singapore High Commission and opposite the US Embassy along Jalan Tun Razak.

The showroom is almost ready and I shall visit it soon! :happy:

But me off Saturday and Sunday and my working hours for this 2 weeks are from 1pm till 9:30pm :(

I thought that DUA RESIDENCY is a set of twin 32 storey condominium la...how come suddenly becoming 20 storey only. Are we confusing this construction with the 20 storey STONOR PARK :?

By the way, the land next to STONOR PARK already been cleared since last week and I assume that there will be another construction taking place. Yet still no news yet. :D

I am always confused about this........I remember somehow it is a twin......but that day Baqthier saw it was a single block.

I remember seeing it as a set of twins but the otherday I caught a glimsed at it while stuck at a traffic jam on the opposite side of the road and there is no mention of a twin blocks. A few person I talked to confirmed it to be twins.......so I am really confused now :?

Could anyone confirm as I usually drive and I can't stop for a long time to see the board....Thanks! :D

Just popped by the showunit a few days back and it is still unopened yet to the public. I guess I would have to make frequent checks ......and when it is opened everyone here would be the first to know (provided the forum is up) .....hehhehe :D

Nope. KLCC Hospital will be on the further side of Jalan Tun Razak. This one just next to the American Embassy. I will take a different picture of the hospital later. :)

i went there yesterday :) it took me 30 minutes to get there from Tabung Haji. I thought it would be across the road so i cross to us embassy then suddenly saw dua on the opposite road then wanted to cross jalan tun razak but it was so impossible and i didn't realize got jejantas at the back. so after waiting for 15 minutes to run across the road (but failed.. the cars were so freaking fast) i only got realize the jejantas there then walk back again haizzz my skin dark dark already from the sun :wallbash:

the mixed-race showroom man was reluctant to give me a brochure when i requested for one but after exclaiming that "my aunt might be interested in your project" he paused a little and said HRHRM WELL FINE I'LL GIVE YOU ONE (and smiled.) !

I have no idea but the KLCC showroom looks kinda 'permanant' too because it uses reinforced concrete and things like that for its construction.

Rude staff is becos me and my friend there waiting like for eons before a lady with some fake accent came over and asked how could she 'assist' us. I said I wanted to see the show apt upstairs and she said it is only for 'invited guest'. And then a man is 'good n kind enuf' to ask us what is our budget........so I simply tarok RM600,000 loh......so he said that the cheapest place there cost RM 1.2 million!!! :dizzy:

ANyway he made us wait like for another 10 mins before he ask a girl just to 'entertain' us - to show us the show apt cos I insisted on seeing it :D

Oh....needless to say.....I din get any brochures :(

On the contrary......Stonor Park which units cost nearly their price give me very good service and I got a nice brochure too :)

Those duplex apartment penthouse even have an outdoor garden/jacuzzi area.........The glassy side aren't facing the road because there's nothing on that side apart from the US Embassy :D ....The other side faces directly to the twin towers! :)

there were hardly ANY PEOPLE around, and the only salesperson was that eurasian man, who was busy entertaining a bunch of uncles. When I was in one of the show units hor, (the empty one; i later realize got two well built men [rich gays?] also inside but they were of no disturbance) wah.......... i felt i had the whole place to myself! sigh sigh SIGHHHHHHHHHHHHHHHHHH i felt i rented a dua unit for 10 minutes :drunk:

Sri Maya's showunit is along Jalan Jelatek. You could get there by stopping at the Setiawangsa station and it is just a short walk from there. (you could see the showunit from the station).

Other showunits you could try and visit is the gorgeous Marc Service Apts....but becareful when taking pictures as even the cuci lantai makcik could be watching ya. (I was reported by the makcik!) .....yea....she told the sales person I was taking pictures and I was given a warning :rant:

.....also try going to Parkview too........I wonder if Berjaya serv apt showrooms are still open for visitors....perhaps you;ve gotta check with the sales office........oh......and dun forget NAS Pavillion while you're in bkt Bintang ;)

You know those people with fake accent.......usually they do not just stick to British or American but campur-aduk? Like rojak only and sometimes hearing em could be hilarious! :D

In its previous life as a private entity, it undertook the Sri Se-ekor project a stone?s throw from Dua, in U-Thant; the 202-DC condo along the Jalan Ampang embassy row; and Kampung Warisan, an upmarket version of a rustic Malay village off Jalan Jelatek, also in Ampang.

But understanding that the sophisticated demands of its target market are constantly evolving, E&O has fought the urge to simply extract and replicate any winning formula it might have had in its earlier ventures, and instead opted to break new ground.

In doing so, Dua has a presence that wouldn?t look out of place even if it was conceived for, say, New York City or London. It?s got that kind of international impression.

There are several features that set it apart, starting from its location at the eastern periphery of the 50-acre KLCC precinct, offering residents views of either the glimmering Petronas Twin Towers or Ampang?s embassy row.

Its dual entrances - one from bustling Jalan Tun Razak which will lead to Dua?s drop-off portico or a three level, 30,000sq ft commercial centre simply labelled The Annexe, and another from the quiet, leafy Lorong Stonor - is also a unique feature as it means Dua is one of the rare few sites in this part of the city able to boast of both a public and private face.

From the five-acre freehold site, E&O?s decision to apply for a low population density of only 60 persons per acre means the 288 owners residing in 19 floors will have the exclusivity, privacy and ? dare it be said ? yes, snob appeal that they hanker for.

But far from being an outwardly ostentatious show of wealth - even though homes at Dua do start from the RM1.2 million mark - the project?s fa硤e has been architecturally conceived to be smart, chic and elegant in an understated contemporary fashion, through the use of clean lines, generous use of glass and sunscreens.

It is a timeless style that should, like the 25 micron-thick aluminium sunscreen (the thicker gauge compared to the standard of 10 microns will ensure the lustre won?t fade) weather the test of time.

The same timelessness has been introduced into the interior styling of the two mock-up show units E&O has created to give prospective purchasers ?an idea of what their lifestyles are capable of becoming?.

Taking full advantage of the views of the city skyline, as well as the
generous built-up space ranging from the smallest of 2,098sq ft for a three-bedroom unit to a 6,033sq ft triplex with six rooms, a study, deck and garden, the Dua residences are an exercise in modernity tempered with maturity.

Unlike other show units designed only to impress and overwhelm, Dua?s designers have first understood the desires of the target audience - primarily successful 40- and 50-somethings - and then feted them with suggestions on what more they could come to expect.

Among the many ideas in Dua is the conversion of a standard bedroom into a den with the simple addition of a sliding wall and the creation of an ?exhibition? kitchen for residents to show off their culinary skills (and expensive cabinets) with the use of glass instead of brick walls to separate the space from the living and dining lounges.

Of course, it helps that the basic, non-furnished structure of the units is already well thought out. For instance, the living and dining areas as well as the bedrooms in many of the 13 floor plans available will have individual balconies for owners to enjoy the city?s vistas - and no, air-conditioning compressors will not be placed here as dedicated ducting and ledges will be incorporated as standard in discreet locations.

Flooring in the foyer, living and dining areas will be of imported marble, as will the kitchen and master bathroom, where non-slip botticino marble will be used in the shower stall. For the bedrooms, teak timber blocks have been selected.

Other standard specifications include broadband cabling, three-phase wiring and base and wall-hung kitchen cabinets complete with built-in imported appliances such as a hob, hood, oven, fridge and waste disposer.

An integrated hot water system, washing machine and dryer and, for
certain units, dividers with high-quality rollers to separate the dining from the living areas are also part of the deal.

All the extra finishing will, like the whole project, be warranted against defects for 18 months from the date Dua is completed, which is expected in 30 months? time.

In terms of unit proportions and layout, Dua has got it just right. From the lift lobby (where four units will have access to three lifts, and some will even have their own), there will be two entrances, the main leading to the foyer and another for the maid.

Once inside, the focus of the space distribution is on the 10.5ft high living and dining areas, while the bedrooms, including the master, has been kept purposefully personal for the single floor and duplex units.

The triplex units, however, are designs in opulence, catering to owners who want two master bedrooms, a large study, garden with timber deck and even an outdoor jacuzzi.

That?s not to say Dua won?t have any common facilities to pamper the others. Indeed, it will feature swimming, children?s and lounge pools; a sauna; playground; gym, multi-purpose room; reading room; as well as The Annexe commercial centre which is intended to be for rent only to businesses such as a mini-market, bakery, caf鬠dry cleaner, news-stand and hair salon.

A two-tier security system, 24-hour receptionist in each of Dua?s towers and 700 car-parking bays, with each unit to be allotted two bays, are part of the services also to be provided.

The charge to maintain Dua?s expected high quality of upkeep has not been finalised yet, but in all likelihood will be exorbitant, due to the number of facilities that has been planned as well as the project?s low-density nature.

The type of management structure that will be set up too has not been determined, though E&O is aware that this is one of the issues purchasers will be placing high in their priorities when contemplating an acquisition.

Tagged at an average value nudging RM660psf will most certainly ensure that Dua is only the exclusive haven of the affluent. But even the less well-to-do - investors whose strategy is to come out with only the downpayment and let recurring rents take care of monthly loan repayments - might also find this could be a place they could afford.

After all, according to E&O?s project and investment people, the owners of its nearby Sri Se-ekor condo are currently attaining income of as much as US$4,000 (RM15,200) per month, or the equivalent of RM4.70psf for partly furnished units.

Translated into one of Dua?s typical units with 2,315sq ft of space, it implies a rent of about RM11,000, which has the potential to generate a gross yield of 10.8 per cent based on a price of RM1.215 million. Such returns would be more than sufficient to service a bank loan and have spending money to boot.

The economics behind making a purchase of a Dua residence could be one of the reasons why to date, despite the lack of marketing fanfare, already 65 per cent of its units, or nearly 188 homes, have been spoken for.

E&O?s people are understandably pleased - the resulting sales of some RM325 million (on the back of a gross development value of RM500 million) are now beyond construction cost and this has instilled a level of contentment that other developers planning high-end launches in the KLCC vicinity must also want to possess.

Does it mean E&O will now be resting on its laurels? Hardly ? not if they continue chanting the ?We try harder? mantra.

Let say if I am looking for a unit near KLCC....I would go for the upper floors of ParkView, upper floors (facing KLCC) of Marc Serv Apts, KLCC view of K Residence and ultimately - KLCC Apartments! which would DEFINITELY have fantastic view of the skyline and it is amazing fronting such a beautiful park! :okay:

Others can just forget it as I wouldn't want any soon-to-be-built buildings to block my 'million-dollars' view! :D

Ha.ha..dont worry. I dont use that road. Beside, my office is nowhere nearby that area. N even if I happen to use the road also, the building is never in my mind one

Though I can see it from my balcony n it is still ugly. Near or far.

i dont feel it is ugly (apologies 2 Zahir), it has a modern office building look which while its not pretty its definately not ugly. the newer buildings around klcc all have unique designs & the developers hav put much effort in building design, when all the empty lots at klcc r filled i can just imagine all these unique designs around the park wat a sight dudes ;) many of these designer buildings will be residential & it will give a boost to city centre life

Bauhaus architects rejected "bourgeois" details such as cornices, eaves and decorative details. They wanted to use principles of classical architecture in their most pure form: without ornamentation of any kind.

Bauhaus buildings have flat roofs, smooth façades and cubic shapes. Colors are white, gray, beige or black. Floor plans are open and furniture is functional. :)

Less is More.. famous word by Mies van der Rohe.. hes one of ma fav and hes the one who started it! anyway.. Bauhaus architecture can also be called International Style.. or just Modern.. actually its very colorful if u look carefully at the detail of this sort of architecture(not sure bout this one thou).. and it always hav glass curtain wall.. :cool: check out Seagram tower in NY! my fav buildin in NY!

Petronas Towers Shrouded In Smoke After Nearby Condo's Stores Catch Fire

KUALA LUMPUR, Aug 27 (Bernama) -- Dark clouds of smoke up to 300 metres high shrouded areas around the Kuala Lumpur City Centre, including the famous Petronas Twin Towers here Sunday after eight stores at a condominium under construction nearby caught fire.

No casualties were reported as workers there were ordered out of the site soon after the fire was detected.

The stores were for keeping construction materials for the twenty-storey Dua Residency being built in Jalan Tun Razak.

Six fire engines from Pudu, Hang Tuah and Chow Kit with 36 officers and firemen who arrived at the scene at 6.58 pm put out the blaze about 30 minutes later.

According to City Fire and Rescue Department Operations Director, Md Ali Ismail, the burnt stores occupying a total floor space of about 160 square feet were located on the first floor of the condominium.

Md Ali said the cause of the fire was most likely due to some heat sensitive materials in them like paint, thinners and wood.

"Investigations are still on-going. Our men had difficulty in going in due to the smoke, but luckily with our water tanker, we managed to put the fire out fast," he told reporters at the scene.

He said losses in the fire could reach RM100,000.

The fire brought traffic along Jalan Tun Razak to a standstill and stretching as far as 3 kilometres.

AS the world evolves, the way people live will also change. The city of Kuala Lumpur is no different.

There was a time when a new condominium block was fairly similar to another developed five years ago. With Dua Residency, a project by E&O Property Development Bhd, it will be different. The company is setting new standards in high-rise living.

During a visit to the 20-storey project located along Jalan Tun Razak, next to the Singapore High Commission, marketing and sales director K.C. Chong says there will be a deep and broad emphasis on services and facilities.

“We will be raising the bar,” Chong says of the KLCC project.

With the completion of more than a dozen condominium projects in that locality the next couple of years, access and location will no longer be the differentiating factor because they are all around the same tuft.

With space, size and technology being points of differences and developer’s reputation a major consideration, E&O Property Development will take Dua a step further. It is entering the KLCC scene with another word beginning with ‘S’. The word today is “service”. In the process, it will be harnessing its reputation on two fronts – property development and management.

Drawing from its heritage and experience (the group owns Penang’s E&O Hotel), it has ingeniously put itself in a position to provide a tapestry of services. The five-acre project was sold as condominiums in 2004. Unlike service-apartments which come with commercial and retail facilities, a condominium project does not. However, in the case of Dua, within the grounds is a separate three-storey retail and restaurant annexe block which the company has retained and named The Annexe.


Chong says the 25,000 sq ft boutique block can accommodate three to four food and beverage outlets.

By not selling what used to be its formal marketing site, E & O Property Development will effectively be tapping into its long-term capital appreciation and, at the same time, deriving rental yield from it.

It will also be able to strengthen its property management portfolio – Chong has been given that department – to nurture the E&O brand as it has custodian of it.

The company has been steadily carving out the brand the last several years with its launch of super high-end series of landed strata units in Damansara Heights area, another premium location.

With its emphasis on service and property management, negotiations are ongoing for the food outlets to provide catering services for private dinner parties in the unit or in the public entertainment area around the pool and gardens. Kitchen facilities have also been provided for large-scale entertaining in the public area.

Says Chong: “We put ourselves in the residents' shoes. We ask ourselves ... what else can we do to make living here a pleasurable experience?”

With 288 units on five acres, Dua will have among the lowest density in that area. It has set aside one acre for landscaped pools, gardens and recreation areas. There is much depth and breadth to its open and public areas. The concourse is 250 ft long and 40 ft broad. Each of the two blocks will have reception areas and some units will have their own private lifts.

There have been comments that the two blocks do not look distinguished from afar. It is a whole new experience altogether inside, largely due to the spaciousness of its public areas and the landscaped open area.

The driveway comes in cobblestones with drop-off points for both blocks. There will also be a concierge area, “something not promised but which we are providing nevertheless because we want to enhance the experience of living here.”

E & O Property Development has also doubled the meetings rooms to four.

“There will be residents working from home and they may have visitors whom they can meet on the ground floor,” says Chong.

There will also be a reading room of 1,000 sq ft which Chong and team are planning to turn into a library.

“Let me think carefully about the books and shelves,” he says as he went around the place, checking lighting points and the intercom system.

With keys to be handed to buyers in the next several weeks, he has been examining the units, adding extra light points where he deemed necessary.

“We constantly ask ourselves: What else can we provide?”

He will be providing extra storage space on the 15th floor where residents can keep their belongings that they do not normally need, like skis or the extra golf bags and clubs. That is also something not promised but an added extra for the benefit of residents. Another is household help.

“Its goes back to the word service,” says Chong.

When Dua was first launched in 2004, the 288 units were sold at around RM600 per sq ft, with the lower floors starting out at RM550 per sq ft. It is transacting in the secondary market for about RM800 per sq ft.

“The quality is reflected in the price and we are sure the price will go up even further. The tempo for this type of high-end condominium is strong. The smallest unit (2,000 sq ft) was over RM1.2mil during the launch, says Chong.”

Chong adds that when a developer puts a price to a development he should also give something back to the buyer. “It will come back to you, and the reputation of the developer is enhanced many times over.”

Dua is among the first to be unveiled after a lull in the property market after the 1997/98 financial crisis in what is currently known as the country’s most upmarket and much sought-after location on an international property circuit.

The first high-rise development in that area was Ascott and Kirana in Jalan Pinang in the l990s. Marc Residence, which is along the same stretch, came along at around the same time as Dua Residence was unveiled. Others later joined in the fray.

About 30% of its buyers are foreigners.

Ugly it may be to some but to its owners, it's a great financial investment :banana:

At $4.50 psf, rentals of the units expected to generate around 9%+ gross ROI for original buyers and has to date provided owners capital gains of > 60% . The newer KLCC launches unfortunately offers less superior upside potential to the buyers in terms of capital gains (Binjai being the exception) and with higher psf selling price, offers a lower the ROI.

But you did not mention how would the rental affected once all the klcc surrounding projects finish? there r some 5000units u/c...i suspect they ll hv difficulty to get their tenants at their intended rate then. unless, you go for subsale which is less risky than rent it out.

Yes, some property in KLCC will definitely have trouble attracting tenants because they are not 'expat friendly' ~ e.g high density, little if any recreational grounds. Dua sits on a 5 acre tract making it one of the lowest density high rise development in the KLCC area. It has an acre set aside to landscaped pools, garden and recreation areas (plus point for expats) with a separate annexe (old showroom) for retail and restaurant.

Whilst there are many rental units coming into the market down the line, we all have seen how certain properties will command a rental premium compared to others in the same location if that property is 'attractive' to renters compared to others.

As investors, we have to think of downside in our investments. Buyers of Dua bought units at 500-600 psf compared to other recent developments which were sold at much higher price. The point here, for the same square foot, early buyers of KLCC development like Dua will have lower mortgage obligations and can take a lower rental without a hit in their pocket if the rental market drops because of competition in the area. Whilst rental is at $4.50psf , a Dua owner with 90% financing loan is looking at around $2.60 loan obligation. Imagine those who bought unit at >RM1000 psf, their loan obligation could be much higher (closer to $5.00?) than what the market can take especially if the rental market softens. My point here, if the market goes down, the downside with Dua and early developed property in the KLCc area is minimal compared to others in the area. I think there are other better looking or aesthetically pleasing developments in KLCC (e.g Troika Avare etc.) but whilst they may be better looking, their attractiveness from a rental investment standpoint doesnt make sense unless one is investing on potential capital gains in the future. In some cases, I believe the developers are leaving very little upside to potential buyers with their high seling prices.

Sub sale is indeed attractive now unless you feel that in the long run it will much more attactive to buyers. In the long run, once the development areas in KLCC areas have run out, some properties in the area will experience better capital gains than others. Think of property near Orchard Road in Spore, Sudirman in Jakarta, Eiffel Tower or Champ Elysees in Paris or in many capital cities around the world and you get what I mean. One day, property in prime KLCC area will start to see similar price level increase once supply runs out. If you are a long term investor, you would let the rentals cover your morgage payments and ride the very attractive potential gains that you could have 10-15 years from now when supply becomes limited in the KLCC area.

Yes, agree with you. I think dua has the potential to take in short term staying expats, which many companies would look around for cheaper rental around klcc in a luxury setting. Because dua is located a bit further from the klcc condos crowd, i expect the rental should be lower while offering the on par services from this reputable developer.

And I agree with Leeigh: the landscaping is very pleasant, although a bit too square and "organized" for my taste.

But do let us give those plants a chance to grow! :)
