View Full Version : #COMPLETED: Ultra - 32st/100m/res (Broadbeach)
Mr MacPhisto February 28th, 2004, 08:21 AM I don't know if anythings been posted about this one yet (correct me if it has), but Niecon has a coming soon spot on their website for a new tower called Ultra.
http://www.niecon.com/images/main/ultra_home.jpg
Looks around 20 storeys.
I understand the developer of relection on the sea Con Nikiforides is awaiting approval for a $100 million tower at Kirra, so maybe this is it?
CULWULLA February 29th, 2004, 06:10 AM cool, looks real neat! ill add to ss/com.
cheers
Mr MacPhisto April 4th, 2004, 08:37 AM From www.niecon.com
Will be 30 levels and units are selling as of this weekend.
Looks smart!
Will really bulk out the skyline there with Crystal Tower nearby.

Mr MacPhisto April 4th, 2004, 08:43 AM BTW that aerial view is very up to date.
The convention centre looks huge, Broadbeach on the Park is topped out and the Crystal Tower sales centre is on the corner by the highway.
CULWULLA April 4th, 2004, 01:39 PM hmmm, ive got this listed as a 20storey in Coolangatta??lol as mentioned in your first post. ah well ill change stats.
wow 30storeys is anoter 300footer for BB!! ill also have to add this to my panorama.!
cheers
CULWULLA April 5th, 2004, 12:26 PM well got info from GCCC today and they have faxed me elevations ect. The tower actually consists of 32 storeys with large curved "transluscent acrylic light feature" on top over plant room. (this isnt shown on above render). it was left off due to being designed. The tower is higher than i thought at exactly 100m above street!
The colours also look good.mixtures of blue glass, Azure grey windows,Charcoal concrete blockwork, copper aploic cladding. The rectangular tower measures 22mx44m and is located in middle of site with wide elavation facing east/west. This end of town sure will be impressive along with the nearby Crystal Towers and Carmel by the Sea!
heres a top view of tower from report.

Mr MacPhisto April 6th, 2004, 09:23 AM Wow 100m. Thanks for getting that info so fast.
There's a full page colour render of the image you posted above in the Weekend GC Bulletin.
An article in the paper (do you still "Mail Order" it?) states the project cost is $112m.
Site size 4644sqm.
113 Apartments, Skyhomes and Penthouses.
Niecon spent 2 and a half years amalgamating the site.
Complete site valued at $9.3 million
Architect: DBI Design (but you would have known that anyway)
I used to stand on Tugun Beach back in the mid 80's and imagine the Skyline stretching South through Broadbeach.
Wont' be long now and we will be seeing it for real!
CULWULLA April 6th, 2004, 11:58 AM yep, still get GC Bulletin every week. Heres the scan of the huge render. looks great! the top transcluscent disc will look supberb all light up at night!
It will start construction in June and completion in 2005.

citiboy September 8th, 2004, 02:18 PM negotiations are being held between niecon and thakral (air on bb) to buy the ultra
site .the price $17 million subject to development approval being secured.
MrTall September 8th, 2004, 02:34 PM Well there goes that one then...no Ultra. Close thread *BooHoooooooooooooo*
Blend September 8th, 2004, 03:51 PM that was short lived.
MrTall September 8th, 2004, 05:07 PM Bit of a shame, as apparently over 30% of the apartments were sold. Obviously not enough, especially in today's climate of high construction costs.
The G.C. September 9th, 2004, 12:30 AM Wow, that came out of the blue. So if thakral buy the site there will be a whole new redesign i guess, mind you I wasn't exactly a fan of the neicon design.
CULWULLA September 9th, 2004, 12:43 AM Thakral will just run with approved design. a lot less money involved with relodging with council and going thru DA process again.
my feeling is that this will eventually go ahead as same design ect.
relax..
citiboy September 10th, 2004, 10:23 AM sorry to upset all of you------ but it looks like it will go through. thakral seems to
have the money .so it might be to large for niecon by themselves that is why they are
selling
Adam BK November 5th, 2004, 03:23 PM Thakral has indeed bought Ultra, I stumbled across the article on the PDR nationwide website.
--------
Thakral splurge on Broadbeach boom
Gold Coast Bulletin, Friday 5th November 2004
Thakral Holdings, owner of the Oasis shopping centre and Grand Mercure hotel building in Broadbeach, has extended its holdings in the suburb with the purchase of a major high-rise site for $17.95 million.
The listed company has joined with investment bank Grant Samuel & Associates to buy from veteran Gold Coast developers Bill and Con Nikiforides the land and design and fitout plans for Ultra, a 30-level tower with 113 apartments. The 4643sqm site lies between Margaret and George avenues.
CULWULLA November 11th, 2004, 04:25 AM go thakral.
CULWULLA November 23rd, 2004, 11:24 AM The big story in this weeks bulletin about Thakrals Air on Broadbeach also mentions how Thakral will start construction next month on Ultra!
excellent!
Mr MacPhisto November 23rd, 2004, 12:30 PM ^Wow, Surprise, Surprise!
It's strange watching a couple developers play ball with a tower development. Sounds like Neicon threw the dummy to the public and Thakral caught the flick pass.
MrTall November 23rd, 2004, 02:09 PM I reckon it's a case of Thakral having success with Air on Broadbeach and trying to continue that on with this one.
Adam BK December 6th, 2004, 02:10 AM http://www.gpl.com.au/properties/pgcp/ultraa.jpg
http://www.gpl.com.au/properties/pgcp/ultrab.jpg
from PRDnationwide, they are selling apartments
Located in Broadbeach overlooking one of Australia's most beautiful beaches and just a short stroll to Pacific Fair, the Casino, Convention Centre and the Broadbeach restaurant precinct.
5 star developments of 30 levels with 113 apartments. Extensive residential facilities including heated lap pool, tennis court, gym, theatrette, etc.
Apartment include 1+1, 2+1, Sky Homes and Penthouses. All air-conditioned with outdoor living areas.
CULWULLA December 6th, 2004, 02:14 AM cool, thank adam!
CULWULLA December 7th, 2004, 11:17 AM In this weeks GC Bulletin, theres a big story on the Ultra project. It has great renders and mentions how architect BARRY LEE who is a legend already designed-Q1, Circle, Dolphin tws and SOUL!!!has designed Ultras facade with its anchored European movement from 1930,s as reflected in a protruding blade-like spine which runs from top to bottom of facade. The project also says Thakral has put Ultra on a large site which inturn gives the land to the owner to entertain themsleves with tennis courts ect. Thakral says-these days the high cost of amalgamated sites devlopers are opting for smaller sites so they can be finacially viable.
Another amazing Ultra fact is that each unit has TWO parking spaces each +basement storage!!!
Chris litfin from PRD Nationwide says Ultra is a welcome addition to the BB market.
"we are in a situation were we cant get enough stock",Buildings are virtually being sold before thet are started!
Demolition is underway with construction to start in jan, and compeltion set for late2006.
ill post new renders when i get scanner to work.
CULWULLA December 12th, 2004, 10:43 PM http://img28.exs.cx/img28/9981/ultranewrender8ru.jpg
Adam BK December 13th, 2004, 01:38 AM Very nice render, Im guessing thats the tennis court they were advertising of.
Macca-GC December 18th, 2004, 03:32 PM I wonder how much the apartments in that would go for.
Any updates from people who go down there regularly?
citiboy January 16th, 2005, 12:45 PM so far 60 apartments have been sold worth $58 million which is around 50 per cent of the tower so far . start end of january finish end of 2006.

fireflymairi March 15th, 2005, 11:03 PM As the construction site is still just a hole in the ground, I thought to keep the thread alive I'd post some pics of the model in the sales office, and a render of the building that appears on the signage outside...

GMAC March 17th, 2006, 11:45 PM I didnt realise how prominent this building was going to be as you drive into Broadbeach along Hooker Boulevarde, it really has a decent presence and thankfully takes some of the focus from Bel Air.
broadie March 24th, 2006, 06:12 AM Ultra starting to stand out vew from miami.

Oriolus March 24th, 2006, 07:22 AM broadie - when you copy a link from Imageshack there's no need to put another set of image tags in - just paste the link straight into your post. It's starting to annoy me :)
Didn't realise how far south Ultra was - its pretty much just houses and lowrise south of it right?. Would that building with the orange roof (???) be the most southerly highrise?
http://www.realtygoldcoast.com/Images/103443.jpg
broadie March 24th, 2006, 08:32 AM Yep thats the southern most high rise there are lowrises. Any where south of the belair resort i think thats how you spell it.
DeejayT March 24th, 2006, 08:49 AM ^^ The most southern highrise in Broadbeach is the 12 story, 35m/115ft "Alexis" tower, just across the street from Bel Air ... however you also have the 7 story "Hedges 252" one block further south
CULWULLA March 24th, 2006, 10:21 AM bel air towers are the most southern "tall" bldgs. thats where my 4m pano of GC ends.
Alexis is 11storeys high.

fireflymairi April 11th, 2006, 01:22 PM I think Broadbeach has enough colour on Air to make up for about 10 white buildings lol. Were all these pics taken with your new camera DeejayT?
CULWULLA April 11th, 2006, 01:27 PM wow, nice shots. i count lev25 in corebox. yes another white tower. atleast is a good strong design.
DeejayT April 11th, 2006, 02:25 PM Yer they were Charlie ... I know what you mean about the lenses now, on some of the shots I wished for just a bit more of a wider angle. The pics still seem to be going a bit fuzzy when I reduce their size, but I guess thats expected at 75kb!
As for the white part, I'm just annoyed that they are now painting Mariner Views white after bieing blue for so many years. It does look a nicer builidng white, but I think it now blends in to much with the other buildings. A bit of variety is good IMO.
Locke April 12th, 2006, 01:46 AM Yeah I wouldn't complain about white, need I remind you of the word that strikes fear into the heart of every skyscraper fan on the coast... PASTEL! Especially yellowy/peachy pastel, oh the humanity.
LA53R April 12th, 2006, 02:36 AM I love colours, AIR is an awesome building :) go yellow, Broadbeach is like a mini vegas :)

BrizzyChris July 28th, 2006, 03:55 PM I like this one. It's good to see a "box" once in a while on the coast.
VeryGC July 31st, 2006, 04:20 AM Yes, I agree that it is very boxy looking. Dont really feel that its complementary to the surrounding area. Not really that impressive when you compare what they have done with The Wave, Oracle and Sierra Grand - all have rounded lines and a more warm appeal about them.
Each to their own but not my cup of tea!
CULWULLA July 31st, 2006, 04:29 AM Ultra was planned to have large units and expansive views.simple floor plates etc. As a buyer or owner i would rather this then have a small crapy unit in a beautiful looking tower.nearly sold out

CULWULLA October 9th, 2006, 08:07 AM as i mentioned before in this thread, i dont think people really care if there new unit is in an architectural marvel. great shots groll. yes it is its bland side.
citiboy October 9th, 2006, 11:11 AM love the wave- but i also like this one yes its simple its different and will add to the overall skyline ------thats what makes the gc so different none the same -love the flat sides and small windows when painting is finished it should look pretty good

neilo63 October 31st, 2006, 10:22 AM What the dirtmolehell are those white fabric/tarp screens doing!! If they are permanent it will look like turd. Not quite the effect I%u2019m sure the Architect was after. It looks more like a Hong Kong apartment block rather than like Air on Broadbeach's louvers.
CULWULLA November 2nd, 2006, 05:05 AM i think there just movable screens that run side to side. good idea with keeping sun out of balc.

BASE jumper arrested after midnight high-rise leap
By Greg Stolz
November 21, 2006 12:00
A BASE jumper who made a midnight leap from a Gold Coast high-rise construction site came back to earth with a thud when he was arrested.
For Hayden Galvin, it was a downer of an experience in more ways than one, Southport Magistrate's Court was told yesterday.
Not only was he charged with endangering his own and the public's safety but the adrenalin rush was nothing like he expected.
Galvin, 25, pleaded guilty to taking part in an unregulated risk activity at Broadbeach last month.
Police prosecutor Sarah Fox told the court Galvin was one of two parachutists seen jumping off a crane at the Ultra high-rise construction site just after midnight on October 19.
He was arrested by police on the Broadbeach State School oval as he stowed his parachute back into his backpack.
Solicitor James Coburn said his client's "lust for adrenalin sports" had brought him before the court.
"The irony is that he didn't for one moment enjoy it," Mr Coburn told magistrate John Costanzo.
"The experience of jumping from the crane wasn't anything like he anticipated it would be.
"It was nothing compared to the joy he derives from jumping out of an aeroplane or jumping from scenic sights."
Mr Coburn said Galvin had chosen to jump just after midnight so as not to endanger public safety.
But Mr Costanzo told Galvin his actions had been dangerous.
"You were posing a definite risk to yourself and others," Mr Costanzo said.
He imposed a $500 fine but did not record a conviction.

joz31 December 20th, 2006, 07:49 AM They've gotta do something about those blind thingys - the buildings basically an eyesore in that picture! ^ Looks shabby
Cristovão471 December 20th, 2006, 07:52 AM looks a bit plain
Macca-GC December 20th, 2006, 02:16 PM highly disappointed with this one. i don't like it from the front and the back is boring as bat shit.
GMAC December 20th, 2006, 02:43 PM Love the back and the sides...so crisp!!! The blinds on the front should have been painted black so that they didnt stand out.
Ausilencer December 21st, 2006, 09:56 AM I actually thought I'd like this one, but I don't. I agree with the view that it looks shabby and plain. I think it will age badly.
CULWULLA December 21st, 2006, 11:08 PM this is one of those towers that are functional more then architectural. Apparently the views are fantastic and units are huge and spacious, which is what everyone is after right?? i dont think tennants give a fuc about if there tower is an architectural masterpiece! i think we are the only ones that worry about external appearance?

VeryGC January 8th, 2007, 04:08 AM The design is very plain and the shutters look so untidy...maybe thats why they are still trying to sell it!
Other highrise developments seem to be selling strongly like Oracle and Sierra Grand. They have the designs right...lots of glass, open plan etc. Unfortuatley, I think they have not delivered on this project. A dissapointment to the Broadbeach skyline.
CULWULLA January 8th, 2007, 07:57 AM oh well, one bad one in a dozen cant be all bad.they all cant be good lookers. fuglys make world go around
Locke January 8th, 2007, 11:08 AM Yeah I think with this one DBI must have been experimenting with an arty farty minimalist boxy look. Think they got a bit too clever for their own good.
rompo January 13th, 2007, 12:32 PM Does anyone know what are those flat horizontal panels stuck onto the north and south elevation on about the top 7 floors? Strange bit of decor...
Macca-GC January 15th, 2007, 03:00 AM I think maybe it's just there to amke the building look different at different heights. To break it up.

rompo January 17th, 2007, 05:46 AM Ultra's go faster stripes were unveiled today. They turn out to be matt finish gunmetal grey, about 120mm thick on north and south facades on the top 7 floors.
Are they:
1. Shadows from an imaginary brise soleil?
2. The agents idea?
3. Letratone strips left on the designers drawing?

NikT March 30th, 2008, 04:27 PM First up, sorry to bump such an old thread, but this one has really had me thinking for around a year now..
Grollo called this one bland.. others suggested it was an attempt at a minimalistic look (I agree with this view).
Gotta say, I was so impressed with how classy this one was, I booked a sub penthouse on the 28th floor... absolutely loved it.. everyone that suggested they were going all-out on the interior, focussing on good fittings and so on - you were right.
Had all Miele appliances in a full kitchen, balconies that go almost the width of the building and all rooms get an ocean view.. I love this place.. Those shutters that may partially make it look like it has broken teeth from the distance, don't look as messy in reality - they are great for keeping the heat out in the morning, and I would suggest if I was staying in another building, I would have been wishing they had such an ingenious feature.

When you see this bright white building, all rectangle and smooth, in context, alongside the very random arrangement of shapes of it's neighbors, it's soothing and classy to look at. And with a big rectangle, as everyone has suggested, the space inside was huge.
Broadbeach was much nicer to stay in than Surfers main, I found, with fantastic restaurants and bars in the area serving Moet by the glass and a wide range of Penfolds Grange - I'd recommend this area as a must visit.. I hope it's growth continues as a premium area of the Gold Coast.
Much respect to the developers.
