Mansons TCLM Ltd (Ted Manson & sons Culum, Luke & Mac) has put off its 50,000m² Viaduct Harbour project for a year – because, says Culum Manson, the company has more work on its hands than it can cope with in a quieter climate. The Viaduct Harbour development - covering most of the block surrounded by Fanshawe, Halsey, Gaunt & Daldy Sts but excluding the Caltex service station on the Fanshawe-Daldy corner – is to contain 4 buildings in one complex, with 2 levels of basement parking. “We’re building 30,000m² for Telecom and we’re going to start 8000m² at 162 Victoria St West (across the road from the Telecom project).
“Our construction guys are just stretched, so we’ve put Viaduct Exchange on hold for a year. Once we start that it’s a big commitment. We’ve got resource consent and we’re all ready to go. Babcock have just moved out (of the Fanshawe-Halsey Sts corner of the site). “I was quite keen to get it to market – there are big users out there. But we don’t have the capacity or human resources in-house to deal with it.” The family development & construction business has led an extraordinary path of speculative development since it completed redevelopment of the former Northern Roller Mills site between Fort & Shortland Sts in 2005, turning it into the 29-storey 18,700m² Lumley Centre.
That was followed by 20,000m² at Quay Park, the first of its 4-building complexes, which includes GE & the Bank of New Zealand as occupants. The Victoria St development for Telecom is on the site of the former NZ Post mail centre which ran across to Graham St, overlooking Fanshawe St and, for Telecom – looking over competitor Vodafone. NZ Post made way for Telecom by moving out to new premises at Goodman Property Trust’s Highbrook business park. Telecom, in turn, is consolidating, moving out of its Wellington headquarters and also from its Auckland base in the Baker Developments-Sally Aw development off Karangahape Rd, which Amtrust Pacific acquired in 1999.
The Amtrust portfolio was acquired in 2005 by Multiplex Capital, which in turn was acquired last year by Brookfield Asset Management of Toronto, thus leaving Multiplex with the vacancy in the cbd musical chairs. The smaller development across Victoria St from the Telecom project is speculative, on a site currently occupied by parking, next to Les Mills’ World of Fitness.
Marky Mark July 31st, 2009, 11:39 AM The only thing I have against Campus Buildings is they take Tenants away from the Talls ......but on a positive note they use up lots of Land creating future Talls :lol::cheers:

Well so you should be, you do the same ... as for renders, they cannot be linked from their website and as much as I would like to flood SSC with renders I have limited space and it is costing me a small fortune to host pics on my photo hosting account. Instead I snag the pics and then I upload them straight from my computer to my blog at no extra charge.
And besides that I haven't finished with my post, more info was to be added but I didn't have the time to finish it.
Nothing is stopping you from posting renders Jarbury - pretty please :)

whizz_pat August 3rd, 2009, 03:17 AM This will be the last piece in sorting out the (former) mess that was Fanshaw St. Before the construction of buildings such as the Vodafone, in was quite a bleak place.
The site of the Vaiduct Exchange right now is a crappy carpark. It'd be good to see that go.

I agree that one looks bizzare wedged in between those buildings. Not much chance of it being torn down though is there? It's only about 7 or 8 years old i think.

It'll be fine I think. The route of the rail tunnel to the shore comes south under the water between Westhaven marina and the tank farm and then turns left sharply to an east-west route under westhaven and the station is directly under Gaunt Street along the same angle as the road, then continues on to either Britomart or the wellesley street station

The proposed tunnel (Option 2 was the preferred) doesn't run under this part of the Wyndward quarter, the images I have seen have it running further north:

A high profile site on one of the main gateways into Auckland’s CBD the Viaduct Exchange master plan seeks to create an urban work environment that challenges the standard of concrete jungle. Here the approach is to establish a people oriented hub that embraces the opportunity of a green civic square. Residential and commercial growth in the Viaduct Basin and Lighter Quay areas has seen a strong demand for revitalized, pedestrian friendly growth. As a result this 1.6ha site in the Western Reclamation is being developed as a mixed use development to provide 50,000m2 of commercial office space and retail space as well as public landscaping, access roads and underground carparking. The development framework prepared by Architectus breaks the site into five building elements. This permits an improved scale of individual buildings, reduced shadow, variability for visual connections and easy pedestrian access through the site. Buildings come to the external site boundaries and provide a defined edge to the surrounding urban fabric. To the west the scheme anticipates the widening of Daldy Street into a linear park. An east west pedestrian spine and central public outdoor space provides a focal point for people and neighbourhood activities. A series of colonnaded edges to all buildings further contribute to the quality of sunlight and dappled shade for precinct visitors. Architectus is proceeding with the design of individual buildings on site to achieve a 5-Star Green Star environmental rating.

drosophila August 16th, 2009, 09:52 AM The strip of land which includes and runs between Air NZ and Vodafone is all privately owned, therefore these developments don't tie into the Tank farm development.

Will be a while yet, they have to finish off up at the Telecom building on Victoria street. Would have been nice if they were to gobble up the petrol station whilst they were at it.

The country's largest listed commercial and retail landlord is considering building the biggest office development in years.
The $1.8 billion Kiwi Income Property Trust is mulling a $130 million Auckland office tower development.
Buffy Gill of Goldman Sachs JBWere said the deal looked "relatively attractive" because Kiwi Income had negotiated with a single tenant on an 18-year lease.
Sources yesterday speculated the new development would be for a bank on leasehold land Kiwi Income is looking at around Halsey St in the Western Viaduct Basin area.
ANZ National Bank is a Kiwi Income tenant in the 26,141sq m high-rise National Bank Centre on Queen St, a property valued at $100 million in Kiwi Income's half-year accounts, down $9.1 million in the six month period.
Kiwi Income disclosed that 2917sq m of that block was empty, the single largest slice of vacant space in its office portfolio. The centre has a 12 per cent vacancy factor.
Kiwi Income also disclosed that ANZ National's lease was the largest single tenancy due to expire in the next three years.
The bank leases 12,045sq m in the tower. Kiwi Income said 12 per cent of its portfolio expires in each of thenext five financial years and the ANZ National lease expires by 2012.
Other banks have shifted as big new developments are completed. Westpac has already completed a partial move to Cooper and Company's Britomart and will finish that when the new East building is finished.
BNZ is gradually moving from the Sultan of Brunei's 125 Queen St to Brookfield Multiplex's Deloitte Centre at 80 Queen St.
The terms of ASB's lease in Brookfield Multiplex's ASB Building on Albert St could also make it a candidate for a new Kiwi Income building, one source said yesterday.
The office development opportunity would be Kiwi Income's first big building project since it finished Sylvia Park in 2007, which by September 30 this year was valued at $437 million, down $11.7 million.
Sylvia Park has 71,057sq m of net lettable area of which 100sq m is vacant.
Gill said the benefits of any new development by the trust would depend on market prospects.
"The actual level of value-add will be dependent on the initial yield and scope for rental growth of the development," she said.
Kiwi Income noted the grim outlook for Auckland's office market, citing CB Richard Ellis's market monitor projecting 10.2 per cent vacancies, rising commercial vacancies and softening premium CBD yields.
Auckland's CBD has a large number of new developments on and 130,000sq m of office space coming on to the market in the next three years.
But most of that is pre-committed, including the new Telecom HQ on Victoria St and the East building in Britomart.
Gill said Kiwi Income was in good shape, regardless of whether it put up a new building.

drosophila January 28th, 2010, 11:29 AM Opps jumped the gun - it's true Mansons are developing Viaduct exchange so the new ASB tower has to be where you guys are saying. But I did spark a lot of posts ;-)
I think the carpark idea across from the Telecom HQ is a no goer, haven't seen anything for a long while in any case.

KingKong1 January 29th, 2010, 07:46 AM The hotel shouldn't be too far off either, they could very well poach a potential partner/chain from Cooper & Company due to the latter having consent issues with their Quay St site at Britomart. One would assume that consents for buildings within the limits at Wynard Quarter would be a lot easier to obtain than the height change C&C are going for. Although I cannot imagine too many chains getting excited with Auckland atm.

This thread as gone off topic (due to me actually) - the thread is about the Mansons development next to Caltex, however, the images aboves depict a second building for ASB that will be built next to the fishmarkets by Kiwi Income Property.

I think the Team NZ base makes way for the extenion of Daldy street to Te Wero bridge, it will be the former Alignhi base that will be replaced by the hotel.

Low rise is better for allowing people to mingle more, this is the reason Telecom for instance will move to its new campus style site on Victoria street West.
I don't think anyone is under the illusion that the skyscrapers belong to the banks and are therefore a sign of wealth, the bank just pays for the naming rights.....
Besides, if I was an ASB employee I would much rather be based down in the viaduct than on Albert street.
KingKong1 January 29th, 2010, 09:50 PM It would nice if ASB were moving into a new build 30 storey tower, but I am also keen to see the Tank Farm developed soonest so we can justify light rail and maybe the moving forward of Te Wero bridge, 2016 is too far off.
