Name: Emakhosini centre
Location: Corner Argyle and Stanger, Durban (Old Drive in site)
Use: Mixed (Hotel, Apartments, retail and intermodal transport hub)
Height: 25F plus spire

This is a proposed development for the Drive in site and has been sitting in the balance for the past year or so it seems. The main reason for the delay was the city requesting that the land be used as temporary parking for 2010, with the developer allowed to proceed post 2010.

R1.55 Billion for 32 200m2 is R48136 PER SQUARE METER.

That is wayyyyyyyyyyyy off the mark

so this will span over the open culvert on the corner of the plot? Orirntation of the tower is towards the Casino and th bus terminal is at the rear (adjacent the rugby fields)
Architecture is a bit ameturish and lets hope it gets refined and brought up to 2009/2010 style. Whya re there so many choppers in SA builing renders, its like they are trying to say something but cant express it through their architecture.

The Brief (not Mikes one) has Gramatical errors and Im not sure about mixing a bus terminal, retail shopping , a taxi terminal, conference facility, appartments, Hotel and commercial spance into one site?

Seems more like a concept pitch to me

Not a bad design, but the overall brief leaves me scratching my head, International Bus terminal? Where we getting Buses from? Germany :crazy2:

& duty free shopping center? how?

All seems ALOT for this one place & as Giles pointed out, the figures dont add up.

Dont get me wrong I would love to see this place go up & very much like the design but there are questions.

There are a large number of buses that depart daily to Mozam, Zim, Swaziland, Lesotho and the rest of Africa. These are currently processed at the Durban rail station, however they are required to vacate those premises in the coming years, hence the need for a new bus terminus. I think it should rather read as "Long distance" bus terminal, but international obviously sounded better to the architects involved...

Architects are Zai

Well, we were wondering what they were going to do with that site. I like that a mix-use hotel / apartment block is coming up there. Not keen on the taxi rank.

Design is okay, although it needs refining. It would look a lot better if that spire was silver.

who would want an appartment or a hotel room, looking away from the sea and on top of a bus rank????

That site is definitely going to be used for parking for Durban's park and ride scheme during the WC. However, this is not going to be a permanent feature.

Yup jerome is correct. This development is planned for the post 2010 use of that land. Least the city is being proactive with alot of parking facilities, most of which will not be accessible to the public though. Where are gd parking facilities for the other cities?

How disappointing.

Not really Lydon, by the time June 2010 comes this place if construction had started would have only been up to level 2 max,..... and the site would have to be shut down due to the WC, so thats a month wasted there. Not to mention a massive piece of land just lying idle there. Its a perfect place for parking.
