MANILA, Philippines - SM Development Corp. (SMDC), a property firm owned by the family of retail tycoon Henry Sy, said its net earnings for the first half hit a record P1 billion, a 100-fold increase from the P10.3 million net profit the previous year-period, on the back of dramatically higher sales.
In a disclosure to the Philippine Stock Exchange, SMDC said consolidated revenues grew 85 percent to P2.6 billion while its real estate income reached P776 million or more than doubled the year earlier figure.
SMDC said revenues from real estate operations stood at P2.3 billion, up 31 percent from P1.8 billion. Residential units sold went up 32 percent to 1,771 valued at P4.1 billion.
“We are very pleased with the performance of SMDC for the first six months of 2009. While we came from a low-income base last year due to our equity positions that were affected by the financial meltdown, the dramatic increase in net income was also achieved by exerting greater effort in sustaining the growth in residential real estate operations. We expect a robust growth for the rest of the year as we are preparing to launch more projects,” said SMDC president Roger R. Cabuñag.
He said SMDC expects to sustain its strong performance for the remainder of the year as it launches new projects, namely Princeton Residences, Sun Residences (near Welcome Rotonda in Quezon City); Mars Residences along Jupiter St. in Makati City; Jazz Residences in Mandaluyong City; Tree Residences along Felix Avenue in Cainta, Rizal; and Wind Residences in Tagaytay City.
Princeton Residences, a 37-story condominium building located along Gilmore St., Quezon City, is estimated to cost P1.5 billion. Construction will start this year and is slated for completion in 2012. A total of 1,088 units will be offered to the public.
Tree Residences, on the other hand, will involve the development of eight 12-storey mid-rise buildings, costing around P2 billion. The project, offering a total of 2,420 units, will rise on a 5.4-hectare property on Imelda Ave. in Cainta, Rizal and is targeted for completion in 2012.
Wind Residences, meanwhile, is expected to cost P4.3 billion and will make available a total of 2,300 units. Completion of the project is set for 2015.
Ongoing projects include Chateau Elysee, Berkeley Residences in Katipunan Road across Miriam College and Grass Residences beside SM North EDSA.
Chateau Elysee is a six-cluster, mid-rise condominium project in Parañaque City which is now on its fifth cluster and is 58 percent complete, while Berkeley Residences is 40 percent complete.
Grass Residences, on the other hand, is 39 percent complete with Tower 1.
SMDC has set aside P7.2 billion for its capital expenditures this year or 40 percent higher than the allotted budget in 2008. Around 80 percent of the total budget will be sourced from internally-generated cash while the remaining 20 percent will come from borrowings.

SM Development Corp., the property unit of retail tycoon Henry Sy, will conduct a stock rights offering to raise as much as P5 billion to finance construction of several projects.
SM Development said in a disclosure to the stock exchange that its board approved the offering of shares to stockholders to achieve the company’s growth targets, including land banking.
The company will finalize the terms and conditions of the rights issue, including size, entitlement, price and record date.
SM Development appointed BDO Capital and Investments Corp. as lead underwriter for the offering.
Share price of SM Development yesterday closed at P4 a share, down P0.05 from Tuesday’s close.
The company has seven on-going projects—Chateau Elysee, a six-cluster mid-rise condominium project in Parañaque City, Berkeley Residences in Katipunan Road across Miriam College, Grass Residences beside SM City North Edsa, Sea Residences near the Mall of Asia Complex in Pasay City, Field Residences in Sucat, Parañaque City and Lindenwood Residences and Mezza Residences across SM City Sta. Mesa.
Other projects scheduled to be launched in the second half of this year are Princeton Residences near the Gilmore LRT-2 Station along Aurora Boulevard in Quezon City; Sun Residences, near Welcome Rotonda in Quezon City; Mars Residences along Jupiter Street in Makati City; Jazz Residences in Mandaluyong City; Tree Residences along Felix Avenue in Cainta, Rizal; and Wind Residences in Tagaytay City.
Meanwhile, SM Investments Corp., the holding company of the Sy group, announced that its board of directors approved the issuance of fixed-rate dollar-denominated bonds.
SM Investments said in a separate disclosure to the Philippine Stock Exchange that it tapped Barclay Capital and Citi as lead managers for the issuance.
The conglomerate did not say how much it would generate from the dollar-denominated bond offering.
“The determination of the timing, pricing, terms and conditions, and other features of the bonds is delegated to management to negotiate and finalize with the lead managers,” SM Investments said.
The company plans to use proceeds of the bonds for general corporate purposes, including refinancing of existing debt obligations.

yeah they have wind residences, light residences. then they will have Jazz residences (i thought it would be Jupiter Residences) and i dont understand why it doesnt match the whole theme of names. incidentally, theyre calling their residential developments SM RESIDENCES, so they will most probably stick with _____ residences for their projects.

dami pa nga kulang na list ng school, churches sa announcement nla. malapit din yan sa lourdes school retiro, then sta teresita church is few walks away lang then may jollibee burger king and a nice chinese resto sa other block lang etc etc. if alam ko ng magtatayo sila dyan, i could have waited at dyan na lang ako bumili. sa may maria clara st lang kami pinanganak at lumaki, its between blumentritt and mayon st lang. dyan ako everyday sumasakay sa area na yan since college days until magka work na ako. pero yun lang naging place for rally yang rotonda na yan hehe. pero panalo talaga sa location yan as in!

SM Development Corp., the property arm of retail tycoon Henry Sy, has acquired three new properties worth close to P2 billion to support the company’s aggressive expansion.
Jose Gabionza, SM Development vice president for business planning and special projects, said in an e-mail that company had purchased three sites in Mandaluyong, Manila and Makati for its SM Residences brand.
The company bought a one-hectare property near Welcome Rotonda in Quezon City, where it plans to build two residential condominiums under the Sun Residences brand.
Jazz Residences, meanwhile, is located on a two-hectare lot along Jupiter Street in Makati City. SM Development plans to build four residential towers on the lot.
The third acquisition is located on a two-hectare property in Mandaluyong City near the Boni Station of MRT 3, where the company plans to build Light Residences.
“The three properties are already with us and the combined cost of the three lots is close to P2 billion. We purchased these properties at market values,” Gabionza said.
He said the company was finalizing the development cost for the residential towers.
The company has several on-going projects, including Chateau Elysee, a six-cluster mid-rise condominium project in Parañaque City, Berkeley Residences in Katipunan Road and Grass Residences beside SM City North Edsa.
Newer projects include Sea Residences near the Mall of Asia Complex in Pasay City, Field Residences in Sucat, Parañaque City, Lindenwood Residences, which is a residential subdivision in Muntinlupa City, and Mezza Residences, across SM City Sta. Mesa.
Other projects scheduled for launching this year are Princeton Residences beside Gilmore LRT-2 Station along Aurora Boulevard in Quezon City, and Wind Residences in Tagaytay City.
The company earlier reported that net income in the first nine months of the year surged 5,900 percent to P1.4 billion from just P23 million year-on-year on strong sales of its residential condominium projects.
Consolidated revenues grew 78 percent to P4.1 billion while net income from real estate operations jumped 83 percent to P1.1 billion from P607 million on year. The company’s reservation sales doubled to 3,708 units in the first nine months of 2009. The recovery of the financial markets has also contributed to the company’s positive financial performance.

Thanks for the input Aziza, SM is really giving all out budget on Marketing, from newspapers, billboards, even fashion shows at MOA (Phil Fashion Week). Its good for them and for the investors cause when units are sold out already, its easier to resale them. Plus its located in or near supermarkets and malls which give much premium on the development. All are know hoping for a good turnover and property management
If all is well, SM Development Corp is a force to reckon with in this bullish property market

To all Sun investors, I recommend visiting the showroom just across the site. Naiiba ang design ng units. May pang bed-space with 2 bunk beds, tandem units, 1br with and without balcony. It will really give you an idea how to maximize yung income potential of your unit kahit 20sqm lang. Bare and Basic finished lang ang options kc dito. Sayang, bawal kc picture taking sa loob.

We're presenting the milestone dates to SMDC this Monday (May 24, 2010). EEI Corporation shall be the one to construct Sun Residences. Project Management Team (PMT) is the same PMT who is currently handling / constructing SMDC's Princeton Residences at Gilmore Ave.

MANILA, Philippines - Sy owned SM Development Corp. (SMDC) is applying for tax breaks or a three-year income tax holiday (ITH) for its mass housing project worth P3.11 billion in Quezon City.
The proposed project is dubbed Sun Residences Tower 1. It will be located in España Blvd. Cor. Mayon St., Quezon City. It involves the development of 5,916 square meters of land for the construction of a 35-storey condominium building. A total of 2,057 low cost oreconomic housing units will be built and sold with package price ranging from of P 1.8 million to P3 million each.
SMDC is applying for BOI registration as a new developer of mass housing project (Vertical) on a Non-Pioneer Status.
SMDC said that pursuant to the general and specific guidelines of the 2010 IPP, the application qualifies for registration as new project on a non-pioneer status with a three-year ITH.
This is the firm’s sixth application for BOI registration under vertical mass housing project. The five existing mass housing projects, all BOI-registered, are located in Quezon City (Sto. Cristo, Katipunan Ave. and Gilmore St.), Sta. Mesa, Manila and San Dionisio, Parañaque City.
The project involves a total investment of P3.11 billion and has a manpower requirement of 457 employees. The project is expected to start commercial operation in December 2010.

that's the thing, tax perks are based on the TCP and not the price per/sq meter. they should make it based on the latter to force builders to make livable breathable spaces and not cramped units that are seemingly marketed as affordable.

I dont expect it to give me the convenience and the advantage of a bigger unit that is "not cramped and livable, breathable" (as you said). Dadaanin ko na lng sa concept at kind of fixtures ng unit para mas livable, breathable and not cramped yong unit ko.
Simple lang ang solution dyan: if you dont like the size, buy a bigger unit or dont buy at all. Find another project that fits your needs and specifications.
But my problem remains unanswered: who will benefit from tax perks?
the tax perks are for developers to help the philippines catch up with the backlog.
i think the tax perk was designed to encourage them to build "cheaper" houses so that more families can afford their own shelters - a basic necessity along with clothing and food.
but developers was able to work around this statute by delivering smaller cuts which appeared cheaper (tax perks!) yet not really designed to house "more (atleast nominally)" filipino family and is becoming more like new "investment" vehicle for some who are in a real-estate buying spree.
I was just piggybacking on your concern.
I, myself, is in the process of getting my second "cramped" condo with the same "investment" intention.
By investment, I meant, renting it out in the future or sell it at a higher price, which subverts the idea of "cheap house ownership".

It will come to a point when the true demand is realized and its way below the expected and the current. This is due to investors who buy many condos in the hope of renting it out in the future. A building may claim that its already 90 % sold(pre sold) but the truth is that only 10 to 20 % of those sales are actually individuals who will be using the condo(though not all depending on strategic locations).
I think that around 2013 when most of the current highrise projects are completed, the realstate industry will feel the vacuum of demand for such that most of the condos will go down by 15 to 30 % pricing as compared to current prices (considering rate of interest and inflation). im not very sure though if the increase of population can compensate such decline.

My ex-gf (now my wife) live in front of, now, sun residences before. Before, it was still grand inihaw, a night club for jeepney and taxi driver. We often see those "kanto boy" peek in the hole of the side street of the establishment. Although there are lots of bystanders, but I am sure it is pretty safe there. With the rise of Jollibee few years ago, the place becomes livelier. the only one not so common (in my point of view) with the place is the "welcome rotonda" where people gather for "strike" and "propaganda". It cause traffic and noise pollution, but I'm sure it is safe now. Just like SM San Lazaro, when it was a black spot prior to the rising of SM Mall in the area. Now, it is safe to walk around as early as 330AM - a morning jog, for near by resident or stick of cigarette for the call center dude and gals.
For me, I think the place is pretty cool. It is the hub, which connects the way to manila, quezon city, cubao, q. ave, where you can easily take another ride to the destination.

SM Development Corp. (SMDC) is seeking tax breaks for the P2.4-billion second tower of its condominium project in Quezon City before the possible lowering of the mass housing price ceiling kicks in.
The Sy-led developer filed an application for incentives with the Board of Investments for Sun Residences Tower 2, the state agency said in a published notice.

Commercial operations for Tower 1 starts in January 2014 while that for Tower 2 is slated earlier in August 2013, according to data the firm made available to BusinessWorld yesterday.
SM Development is investing P3.1 billion for the first tower, the construction of which was estimated to generate 457 jobs, according to earlier reports.
Under the current Investment Priorities Plan (IPP), mass housing projects with units priced at a maximum of P3 million each are eligible for incentives such as income tax holidays and the duty-free importation of equipment.
Units at the two-tower Sun Residences will sell for as low as P1.8 million and as high as P3.5 million, SMDC data show.
The Board of Investments, however, had announced a proposed policy change wherein developers will have to sell units at a lower P2 million apiece if they want to qualify for tax perks under the draft 2011 IPP.
Malacañang has yet to approve the new IPP.
In the meantime, SMDC has bagged the state agency’s approval for incentives for pending projects, which aside from Sun Residences Tower 1, include condominium developments dubbed My Place @ South Triangle in Quezon City, Light Residences in Mandaluyong, and Wind Residences in Tagaytay

I'm doing research on Sun before actually acquiring units from them. I read in a thread that all SMDC's new condo developments have no kitchen exhaust provision. I do remember asking my Sun Residences sales agent regarding kitchen exhaust provisions and I was told there's a exhaust outlet for this project.

i talked to the engineer today sabi nya ganoon talga ang pagkadesign ng lahat ang sabi niya SM daw ang hindi nagpalagay kasi daw may bago ngayon ng prang filter lang ilalgay sa kitchen. I told him pag ganyan lang aamoy pa rin/ so it means kahit sabihin mo pa ang concern mo ganoon pa rin pagkayari nyan kasi ganoon ang design. ang may exhaust lang ay ang bathroom. Sa original model nila meron provision kasi pinapakita nila doon yong paglagyan ng exhaust

that kind of "rangehood" is not enough to remove odors when cooking. There should be a duct using extractor (and still with a filter). Una mahirap maglinis nyan every now and then linis ka ng filter. Ganyan ang dating condo ko sa nirentahan kong apartment dito sa Madrid Spain but still hindi maalis ang amoy if you are ooking and besides talgang oily ang ganyang filter meaning linis ka ng linis ng filter.
Mga ganyang type of filter marami ganyan sa Madrid. Ang kaibahan nga lang eh hindi sila nagluluto sa bahay unlike us pinoy mahilig magprito pa naman.
I've lived on several units abroad with no actual kitchen exhaust and it's true that the smell gets trapped in you unit for quite a while (sticking to fabrics), which is why this is also a concern to me. Especially when the kitchen is not right beside the window where some of the fumes can escape. The kitchen is at the entrance while the window is at the opposite end of the room so the cooking fumes will be trapped without a good exhaust system.
It's ok if were just cooking bacon, but you know how we Filipinos love seafoods. :lol:
Is anyone here have reliable info if Sun indeed have provision for kitchen exhaust.

you can argue that it's still premature to rule out if the rf waves from cellphones' antenna or the MORE powerful tower antennas such as the one near sun residences' will cause issues. long term study still must be made. but in case (let's say 5-10 years later) they were able to determine those rf waves does absolutely cause cancers and you have lived in a condo near a powerful antenna for several years, that means you and your family have already been exposed from that long term and damage have already been done. now, if you are going to sell it after it is proven and information have been released to the public, the question is,
1) would you be able to sell it?
2) will anyone be interested in buying or renting?
3) will you be able to sell it for a good price?
also remember, tower antennas like the one near sun residences is more powerful than that of cellphones and it emits rf waves 24 hours a day, 7 days a week.

This issue has not be raised..remember that before Sun Residences has been built, there are several houses that surrounds the PLDT Tower because this is a residential area..Espana Tower is also there.

I think you can only apply for PAGIBIG Housing loan if the purpose is for built houses or condos, not those on the pre-selling stages. Kailangan tapos na talaga ang construction ng bibilhin mo. Experts, correct me if I'm wrong.

Nag top-off na tower 1 and it's 3 months advance so I supposed the turn-over will also be advance base on target date.

Tower 1? the request should be done earlier otherwise SMDC will deliver as 2 1BR units..then after turn-over you will be the one to do the improvement.
