Description:
Leighton International, through its 45%-owned associate Al Habtoor Engineering, has been awarded a contract by the Al Ghurair Centre for the expansion of the Al Ghurair City shopping centre in Dubai.
Opened in 1981, Al Ghurair was the first shoppping mall to be built in the Middle East and is now among the top five destinations visited in Dubai. Convention Centre will cater for JAFZA's contineous business growth, and as the Middle East's international business hub.
Located on the Riqqa Road in the heartof Deira, the new 218,000 square metres expansion will add three retail levels and two 20-storey towers to the mall - one of which will house a hotel while the other is a residential building. The expansion will also include three levels of underground parking.

Dubaiiscool:) May 4th, 2010, 02:15 PM Al Ghurair City, one of the oldest shopping centres in Dubai, will unveil its 12,540 square metre extension as early as next March, the group says.
The expansion of the mall, located in the heart of Deira, will add about 150 shops to its existing 200 outlets, and boost its size to 79,000 sq metres, said Shane Eldstrom, the senior manager for retail leasing at Al Ghurair City.
Construction on the new wing of the mixed-use development began in 2007 and is expected to be completed between next March and September, Mr Eldstrom said.
“It’s just such a no-brainer given the busy roads in front of the project,” Mr Eldstrom said on the sidelines of ReCon, the retail property conference in Dubai. “I think ever since they built the original one they wanted to add on to it, given the amount of traffic that is in that neighbourhood.”
Al Ghurair was one of the first shopping centres in the Middle East, said Mr Eldstrom, and opened before Dubai became a global retail centre.
Since then, Dubai has had a shopping centre building boom, with the addition of developments such as Mall of the Emirates and Dubai Mall.
But with all the new retail space comes steep competition, especially as UAE consumers have become more cautious with their spending.
David Macadam, the regional director of retail for Jones Lang LaSalle in the MENA region, said Al Ghurair City continued to be successful but with the recent addition of new retail space, such as the recently opened Mirdif City Centre, it would be difficult to bring in tenants and shoppers. “There is going to be increased pressure for attracting retailers, and attracting the demographics you need to shop,” Mr Macadam said.
Mr Eldstrom estimates there are 250,000 people living in Deira and about 750,000 people in the catchment area. The average household income in the primary trade area is about Dh184,904 and Dh51,359 of that is disposable income, according to research conducted by GRMC consultancy.
Michael Davidson, the chief operating officer of Al Ghurair City, said the demand would come mainly from the residents in the surrounding area, and from the new offices and five-star hotel that are also part of the new wing.

Al Ghurair City, one of Dubai’s oldest shopping malls, is on track to roll out its AED$2bn ($55.4m) expansion by the end of the year, its marketing manager has said.
The new wing will add about 150 retail outlets to the mall’s existing 200 shops and bolster its size by more than 12,000 sq m, Joe Abi Khali told Arabian Business.
“The formula that works is known in the markets, it’s just that it’s in bigger proportions. We’ll have a more diverse offering,” he said.
The Deira-based mall is in talks with a number of international brands to lease retail space, Khali said. He declined to name the companies, but said they represented the mall’s shift towards “younger, hipper brands,” aimed at attracting the mid-market consumer.
“With the expansion of 150 new shops, we have the opportunity to have more brands of different categories. The diversity would be stronger, and of course, having 350 shops is different to having 200 shops, hence we expect our gravity to increase,” he said.
The majority of Al Ghurair’s traffic currently comes from residents and workers in the surrounding areas, with 40 percent of all footfall generated from pedestrian walk-ins.
Launched in 1981, Al Ghurair was one of the first shopping malls in the region. Dubai has since been at the heart of a Gulf-wide shopping centre building boom, with the addition of mega-malls such as Dubai Mall and Mall of the Emirates.
In December, Colliers International warned the emirate would face a massive oversupply of retail space by 2013 if developers continued to build malls in a saturated market.
Leasable space is set to soar by 30 percent over the next two years, which could leave landlords struggling to attract and retain retail tenants.
Al Ghurair also plans to unveil a 428-room luxury hotel as part of its new wing, and is in negotiations with an international hotel brand to sign an operating deal for the property.
The project currently operates 343 serviced apartments in its residential sector above the mall, as well as a dedicated health clubs, play areas and landscaped gardens.

UAE-based hotelier Rotana says it will open two new alcohol-free properties in Dubai in either September or October of this year, the company's CEO told Arabian Business.
The firm's Rayhaan by Rotana and Arjan by Rotana hotels, both at the emirate's Al Ghurair Mall, were previously announced in 2011, although the operator did not give a specific timeline on their opening.
In an interview during this week's Arabian Travel Market (ATM) event, Selim El Zyr said that the "two properties opening in either September or October of this year".
El Zyr added that Rotana's alcohol-free hotels "were doing extremely well".
In February, the hotel group announced plans to open another five-star alcohol free property in Al Ain in the emirate of Abu Dhabi.
The Hili Rayhaan by Rotana Hotel is slated to open in first quarter of 2013, as part of Wahat Hili Project, Al Ain's retail and hospitality complex located in Hili district.
"The alcohol-free concept is an entirely new proposition in the region and the market, for that matter. With research indicating this category's huge potential due to its inherent appeal in the Middle East, Rayhaan is set for incredible growth in the upcoming years," El Zyr was quoted as saying at the time.

The Al-Ghurair Center in Dubai is to complete an $544.5mn expansion this summer. It will add 150 new stores and food outlets, in addition to a hotel, a serviced-apartments tower and an office tower.
The Deira-based shopping centre was the first of its kind to open in Dubai more than three decades ago. It will almost double its retail area, with 150 additional stores and food outlets, refurbished cinemas, and a large entertainment zone with an indoor roller-coaster and an ice rink.
Ibrahim Al-Ghurair, managing director of Al-Ghurair Properties, described the mall expansion as a “vital component” in the ongoing development of a ‘revitalised’ Deira area.
The expansion is opening in stages. A five-star hotel and a serviced-apartments tower opened in December. The remaining retail and entertainment zone expansion is set to open for trade in mid-2013.
“We are confident that the expanded Al-Ghurair Center will be a hit with both residents and visitors and are very excited to be contributing to the Dubai Government’s exciting vision for old Dubai. With the expansion, we aim to benefit from the ongoing potential in this vitally important area, as well as contribute to its future development,” Al Ghurair added.
