I highly recommend the food....P500 is okay but for a group of 5 people, you can actually eat for P300 each (2 viands) with no juices/iced tea, just in-house water lang...one order is good for 2 to 3. Yes, a bit pricey...

Kumain nako dito sa mga resto na ito several times, kaya lang napansin ko na hindi pa pulido ang pagkakagawa ng mall.. makita mo rin na hindi pulido ang restroom area at yung pinto na malaki malapit sa ice cream store... it reminds of of technohub when it was first opened.. sana they place the stores signages doon sa facade ng building, para makita agad from the outside... and so it would look more lively...

Office space supply to tighten in 2-4 yrs

MANILA, Philippines - Real estate developers should plan for new office building projects that will be completed over the next 2 to 4 years when demand is expected to outpace supply, according to property consultancy firm Jones Lang La Salle Leechiu.

"2012 to 2014 would be good years to complete new buildings," Jones Lang country head David Leechiu told reporters on Monday.

He noted that 2009 was a difficult year, with total leased office space falling to 293,000 square meters from 320,000 sqms in 2008, and rents dropping by an average 21%.

However, he said a recovery in demand was also seen towards the end of last year as the global economy started to show signs of improvement.

"Demand started to recover late 2009. Rental rates will bottom out in the first two quarters of 2010, and then pick up later in the year," Leechiu said.

Currently, total office supply stands at 722,265 sqms, of which 449,996 sqms were "overhang" from previous years.

While vacancies will remain high this year, Leechiu said an "equilibrium" between supply and demand will start to happen by the end of 2011.

"Everything in excess of 300,000 sqms is still surplus phase. By 2012, we expect that there will only be 100,000 sqms of vacant space in the market. These are the 'butal' or small cuts in different buildings across many buildings. It will be similar to the situation in 2006 and 2007 when supply was too tight," he said.

Leechiu said the business process outsourcing (BPO) sector will continue to be the key growth driver for the office space segment.

He added that demand is expected to improve after the May elections as reforms and policies of the new administration take place.

"If our politicians do what they say they will do, and carry on the reforms needed by the economy, there will be dramtic growth in demand on top of that coming from the BPO industy."

"With the implementation of reforms, investors will see growth in per capita income and a lot of companies will like to locate in the country," Leechiu added.

He said Fort Bonifacio is now becoming the top choice location for tenants, partly due to the steady migration from Makati though he said Makati "will continue to be the premiere financial center because leasing space in Fort Bonifacio is staggered."


BPOs to absorb excess office space in Metro

MANILA, Philippines - The excess supply of office space in Metro Manila caused by the global financial crisis will be absorbed mostly in the first half this year as the business process outsourcing sector (BPO) continues to grow, according to global property consultancy firm Jones Lang LaSalle Leechiu (JLLL).

JLLL, which has acquired over a hundred sites in the Philippines for at least 30 contact center clients, said it is confident that a significant portion of the additional 315,221 square meters of office space coming onstream from January to June this year will be absorbed by BPOs that remain bullish about doing business in the Philippines. This is in addition to the 575,446 sqm. of office space constructed in 2009.

“This will cause office prices to bottom then start moving up perhaps by the end of the second quarter of 2010,” JLLL chief operating officer Lindsay Orr said.

Orr observed that more BPOs are moving out of the Makati CBD and into emerging business districts like Bonifacio Global City and even office developments in Quezon City and Makati’s Pasong Tamo, driven by the highly competitive nature of the BPO segment. The strategic location of Bonifacio Global City accessible to the rich labor pools of Quezon City, Pasig and Parañaque has made it a preferred BPO location.

Sheila Lobien, JLLL associate director, pointed out that office towers like the 24,653-sqm. Fort Legend launched last year are now 100 percent occupied and includes BPOs and traditional multinational companies as occupants.

“Our clients realize that giving employees easy access to and from work helps in employee retention,” she explained. The 29-story PEZA-accredited building with a penthouse is near St. Luke’s Medical Center and the proposed Shangri-la Hotel property.

Meanwhile, Orr disclosed the business community has welcomed Bonifacio Global City as a viable place for doing business. Real estate developers including The Net Group are confident of the demand for this area and will be completing its new office project, Net Lima, in the third quarter of 2011.

At 50,000 sqm., Net Lima will be the largest office building built in the past two years, the first prime grade office building in Bonifacio Global City. The last prime grade office building in the Philippines was built in 2001.

Phillip Anonuevo, JLLL associate director, explained that BPOs have also began testing sites in Quezon City with superior access to major transportation lines and a lifestyle and retail area.

A call center, IT-related BPO and multinational finance institution are among the occupants of Eton Cyberpod Centris on the corner of Quezon Avenue and EDSA. It is 53 percent occupied. Its eight floors of office space is part of a 12-hectare township envisioned as a self-contained community including commercial, residential and office areas. Its “big-city vibe” and direct access to the MRT station at Quezon Avenue make it attractive to BPO employees, he said.

Along the same MRT line, Eton Cyberpod Corinthian has also closed agreements with BPOs including a company that outsources human resource functions to the Philippines. The building across Robinson’s Galleria is 67 per cent occupied, prompting Anonuevo to observe that facilities that offer BPO employees better work-life balance clearly have an edge over other properties.

However, locations within or close to Makati, the country’s largest business district, will continue to be attractive to a number of firms. But to avoid the stiff rents in the heart of Makati, they are flocking to low-rent Makati locations like the Chino Roces area, according to Lobien.

In that part of the former Pasong Tamo Extension adjacent to Dasmarinas Village, the 12-story Ecoplaza offers a gross floor area of 24,800 sqm. It is 80 percent occupied by a number of BPOs, the sales office of a major Philippine firm in transportation and a property developer.

Manila (25 January) -- President Gloria Macapagal-Arroyo is the guest of honor of the 63rd anniversary celebration of the Development Bank of the Philippines (DBP) today, January 25, 2010, in Makati City. The President will be presented an agreement between DBP and the Overseas Workers Welfare Administration (OWWA), which puts in place an integrated assistance scheme for overseas Filipino workers and their families.

During the celebration, the President will unveil the scale model of the new “DBP Green Building” to be constructed at Fort Bonifacio, Taguig City. It is called green building as it plans to utilize solar power for its energy needs and construct a roof that reduces heat. It will also use natural light as much as possible.

The President will be presented with a gold trowel used to lay the cornerstone of the DBP Makati building 46 years ago. She will use the same trowel when construction of the DBP Green Building is launched. In the same occasion, the President will be presented with a dividend check, representing the highest ever amount remitted by DBP to the national government. The amount was not disclosed.

The bank traces its history to 1947 when it was established as the Rehabilitation Finance Corporation tasked to provide credit for the development of agriculture, commerce and industry, and for the reconstruction of properties damaged by the war. In 1958, RFC was renamed DBP and reorganized to take on activities and operations designed to accelerate national development efforts.

From 2001 to 2009, DBP has paid P18 billion in taxes. DBP is involved in the national government’s anti-poverty program by bringing down the cost of goods by financing the country’s modern storage, handling, and transport system. Through Sustainable Logistics Development Program, DBP has enabled the government to build the Road Roro Terminal System (RRTS), Cold Chain, and Grains Highway.

It has funded key environmental projects, the most notable of which is the P3 billion San Carlos Bioenergy Ethanol Power Plant in Negros Occidental. This plant is expected to produced 10 percent of the country’s fuel requirement. The bank is also supporting mini hydropower plant and hog farm methane projects, which will cause the reduction of 150,000 tons of greenhouse gas emissions on the aggregate.

It is making a P1.13 billion loan available to build 16,393 low-cost housing units in Subic, Zambales, for shipyard workers and their families. It is also in the process of extending a P3.3 billion loan for the construction of 54 hospitals and clinics throughout the country.

Net keeps on building. I was checking Wiki for existing office towers for some comparison. Enterprise Tower 1 @ 40 floors has 54K sqm. The Net Lima (5?) might be over 30 floors tall.

Di ba Megaworld and developer ng Piazza? If so, then there's a trend here. Hindi rin masyado pulido ung mga pagkakagawa sa Eastwood Mall eh. :ohno:

Anyway, I had a confirmation from The Waltz marketing people that the project (The Waltz) will push through. It's not a cancelled project. It's just a matter of time. With such an iconic tower and SLMC as my immediate neighbors, and the DBP Green Building in the same block (any confirmation about its exact location in 32nd St?), now Im having second thoughts selling my unit. Prime location talaga.

I've been to Eastwood Mall and I have to say I like it. Better than most malls in the Metro. Pang gimik talaga.

Gusto ko yung mix ng tenants. I have been to Venice pero outside lang. I have to say that maganda yung layout ng parking and kakaiba yung concept. Give it 6 months and they will be able to correct the mistakes of a soft launch. Even Greenbelt2 and 3 had a lot of imperfections in the launch.

Burgos Circle has surprised us also. Its choice of restos and bistros makes lounging and dining an experience. Already, the next phase of shops near Bellagios are being readied with the likes of Bordeaux, etc.

Maganda naman yung competition with the property market. They are forced to think out of the box to give the market what it likes. Eventually even new developers like Nuvo, Federal Land, SM residences will develop their own business model to entice the market.



I have to give it to MW for pioneering the live work play concept.

The second project of Seibu is out for sale and is named Seibu Tower Premiere Residences. It's a 22 story building facing Seibu Tower 1 near Essensa. 18 floors are dedicated for residential units while 4 are allotted for podium parking.

There would only be 10 units to a floor and would only have 1 and 2 bedroom units. Should there be a need for a bigger unit, units can be combined.

Unlike the first project, STPR would come finished. Turnover date would be on 2014.

Location is the "pie-shape" lot near RLC's project. The final renders are not yet out until March. There would be no view of the Battle Memorial even though it's near the place since the building would be fronting city center and would have no units facing that area.

The company is already accepting Reservation Fees which would be deposited on an Escrow Account and would be refundable as well :)
As for your question, all the units would be FINISHED be it the lucky first ten who could avail of the 90K per sqm or the next buyers who could avail of the regular 95K per sqm.

GUIGUINTO, Bulacan — The year 2012 seems good news for Bulakeños because the Northrail system, a modern railway that will run from Caloocan City to the Clark Economic Zone in Pampanga, is expected to be operational in two years.

Zoilo Andin, president and chief operating officer of the North Luzon Railways Corporation (Northrail), said the test run on its tracks in the Caloocan portion of the project is expected to be made this June before President Arroyo steps down from office.

He said all civil works could be completed by the middle of 2011.
Northrail is a government entity tasked to build, manage and operate the railway project that is divided into four phases. Phase 1 is from Caloocan to Clark and is divided into two sections, with Section 1 running from Caloocan to Malolos, Bulacan and Section 2 from Malolos to Clark.

Phase 2 of the project will cover a branch line to the Subic Bay Freeport, Phase 3 will go southward from Caloocan to Fort Bonifacio in Taguig City, and Phase 4 is an extension line from Clark to San Fernando, La Union.

“We have gained momentum in our undertaking to build a modern day railway system from Caloocan to Clark in Pampanga. Based on our 2009 performance and lessons learned, we are now certain, more than ever, of having our trains running on the 82-kilometer track from Caloocan to Clark in the next two years or so," Andin said here.

“After surmounting recurring difficulties encountered in previous years, our physical achievements for Section 1 in 2009 have even surpassed cumulative accomplishments since construction work commenced in 2007,” Andin explained.

The Northrail executive said their accomplishment rate in the coming months is expected to rise dramatically because Northrail has already attained a higher degree of functional synergy among contractors, engineers, technical and support personnel that translated to faster and effective application of engineering and construction approaches.

He said preliminary work of some tedious and critical undertakings, such as construction design and drawings, has either been completed or are already being implemented.

i passed by fort bonifacio...from t3...last feb11....ang galing na pala talaga dami ng bldgs at mga sculputural installations....at traffic meron na rin.....:) tsaka iba ang look and feel ng lugar...medyo sosssyyy....a few years more puno na lugar na yan....problemang malaki na ang traffic sa loob...dapat ngayon pa lang inaaddress na nila yan.....galing ng fort bonifacio at night...way to go...

uhhmm.. i think medyo may mali pa rin.... Fort Bonifacio is a bigger area that surpass the whole area from the Fort Bonifacio camp itself to Libingan ng mga Bayani and Heritage Park to McKinley Hill and up to Bonifacio Global City. And the address used by building in BGC is Bonifacio Global City, Taguig City and not Fort Bonifacio.

bonifacio global city is nice. But they seem to have missed one very important element. Public transport. It is a city that is separated from the main transport hub like edsa, and there is not enough public transport in that area. A monorail should have been constructed here before they even built buildings.

Fort Bonifacio the camp is bounded by Bayani Road/Libingan ng mga Bayani, Heritage Park, McKinley Hill/American Memorial Park and Lawton Ave. Bonifacio Global City is the correct name.

MANILA, Philippines - Business process outsourcing firm Infosys BPO Ltd. said it plans to expand its presence in the Philippines, including putting up three new BPO sites here.

“We are very bullish about the Philippines and we will continue to invest in the next few years,” said visiting Infosys chief operating officer Ritesh Idnani.

He said while its Philippine operations account for just five to six percent of its entire revenues, this is expected to increase to eight to 10 percent in 18 to 24 months.

Infosys also expects a 100 percent growth in revenues by the end of its fiscal year ending March 2010.

Idnani pointed out that the Philippines remains an attractive BPO destination in terms of quality of workforce and service areas that the country can offer.

He added that the country is beginning to emerge not just in the area of customer service but also in knowledge process outsourcing and legal process outsourcing services.

However, Idnani said attrition in the country is still a major challenge for BPO firms. As such, he is recommending that BPO agents be registered to monitor proper exit from previous employers.

“The top 15 BPO firms must tie up to address attrition,” he said.

Meanwhile, Infosys delivery center head for the Philippines Madhusudan Menon revealed that they are creating an additional 2,000 local jobs this year as it eyes a new site by the second half of 2010.

Menon said they are looking at two properties in Quezon City and one in Clark, Pampanga for their next Philippine site.

Infosys, a BPO subsidiary of Infosys Technologies, has a 1,100-seat delivery center in Fort Bonifacio, Taguig and currently employs around 650.

The firm said it plans to further expand to include 3,000 seats by next month. Infosys will add 1,000 seats by the early second half of 2010 and another 500 seats in the first quarter of 2011.

Even their so-called block of land at 32nd and 5th has disappeared with the widening of 5th Avenue.
This is such a joke..they are saying the market remains soft but they also want to charge double the prevailing price?

PROPERTY GIANT Ayala Land, Inc. will offer more than 9,000 residential units this year and open at least two hotels as part of P27.17-billion in capital expenditures for the year, executives said.

“The total sales value roughly will be about P40 billion,” said Alfonso Javier D. Reyes, investor communications head of Ayala Land.

Ayala Land operates under three major brands -- Ayala Land Premier for the high-end segment, Alveo Land for the middle-income segment, and Avida for the “affordable” market. It will launch the Amaia, which will be cheaper than Avida, next month.

“The first project is called Amaia Escapes in Laguna. Total units will be about 2,000 for that 20-hectare development at a price point of P600,000-P1.2 million per unit,” Jaime E. Ysmael, Ayala Land senior vice-president and chief finance officer, told reporters late last week.

Mr. Ysmael also said the redevelopment of the Glorietta Mall in Makati will feature a hotel. Another hotel will rise on Bonifacio Global City in Taguig.

The hotel in Glorietta, which will have 350 rooms, will be managed by a foreign firm while the other will be a boutique hotel with 175 rooms.

“Part of our capital expenditures will be funded by the buyers [through pre-selling],” Mr. Ysmael said.

The roads connecting to the Fort are small roads (3-laners) and are a bit concerning to me especially since no public transport yet is allowed. Imagine if they would begin allowing buses.

When inside the Fort, it's okay, but if you're working in Ortigas/Makati, getting home to your condo at the Fort would be a hassle.

Actually, the largest road is the one coming from C5 (Market, Market). All the rest are bottlenecks. As early as now, there should be plans for road widening but the 32nd ave is quite stretched already since structures are already there (St. Luke's and F1).

A mass transportation system is really needed for Fort Bonifacio either LRT/MRT/BRT. The current Fort buses would not support the future demand.

off topic lang po: may tanong lang po ako, first time ko lang po kasi mag work dito sa The Fort, may napansin po akong tunnel sa ilalim ng flyover, sa may tapat ng net quad building, do you have any idea guys bakit may tunnel doon?

cause once upon a time, a long-long time ago... they planned Fort Boni to have interconnected parking facilities. that should have been one of the entrance. but that's a long-long time ago, isang alamat na lamang. :lol: :nuts:

BGC looks fine and dandy today. But if BGC won't implement any mass transport for future demands, BGC would become a massive traffic hell. I hope they implement a BRT or some sort today to prepare for future demands.

Why don't the city government of Taguig put up socialized midrise residential buildings for middle-income families and low-income families? Why they always favor developments pandering to those who can spend more rather than to those who spend less? Is this the new trend of urbanization, progress for those who can afford? It just irks me that the local governments do not put to the forefront the betterment of the less-fortunate citizens, and the impovement of the social needs of those who are deprived as a whole.

This confirms my observation in BGC na talagang wala ng open space reserved for BGC. So...Nasan na un 30+% na parks and open space na promise nila? Halos wala akong makita sa map na ito :nuts:.

President Arroyo led the inauguration of the P9.5-billion St. Luke’s Medical Center at Bonifacio Global City in Taguig City, saying the new medical facility is a “quantum leap” for the country’s medical services.

“This is a very welcome and quantum leap for the quality of medical field in our country, so congratulations," Arroyo said, saying that it is the “latest and most globally competitive” hospital in the country.

Arroyo, who is among the patients of old St. Luke’s Medical Center in Quezon City, said the old facility is 95 percent better than all the hospitals in the US. But with this new facility in Taguig, the Philippines has a hospital which is 99 percent “better than all hospitals in America,” she added.

The President was supposed to be in Cebu City for the Sinulog Festival but chose to inaugurate the new medical facility.

Mrs. Arroyo and First Gentleman Mike Arroyo visit St. Luke’s Medical Center in Quezon City for their regular check-up. It was also in the same hospital where the First Gentleman had his angioplasty operation in 2006, a surgery for dissecting aortic aneurism in 2007, and abdominal pains in 2008.

“When I say quantum leap, of course, we already know that St. Luke’s in Quezon City, all of us who are patients know that it is better than 95 percent of the hospitals in America. With this one, it is now 99 percent better than all of the hospitals in America,” she said.

The P9.5-billion facility stands on a 1.6-hectare lot at the Bonifacio Global City. Its 14-storey main building houses state-of-the-art equipment and has 629 patient rooms while its 11-storey Medical Arts building houses 400 doctors’ clinics and other facilities such as the Wellness Center.

It also has a four-level parking area with 1,200 parking slots and a helipad on top.

Based on the website treatmentabroad. net, the St. Luke’s Hospital in Taguig City houses 10 institutes: one each for heart, cancer, neurosciences, digestive and liver diseases, eye, orthopedics and sports medicine, pathology, pulmonary medicine, radiology, and pediatrics and child health.

It also has 18 operating rooms, five caesarean section and delivery rooms, imaging suites; critical care units, cardiac catheterization lab, ob-gynecology, and post-anaesthetic care unit.

4 lanes on secondary roads, 2 to 1 lanes in tertiary roads and 6 lanes on main roads. But, 32nd avenue, which is a main road, is only 4 lanes wide and with no center island. That road is already a traffic nightmare..

745am Monday the traffic from Buendia via Kalayaan reached Mc Home Depot Fort.

WHY? Cars from C5 cutting across Fort and cutting across Buendia to go to Manila. That should not be happening.

Makati and taguig have no money to build major MAJOR infrastructure.

A Governor of Manila working with malacanang would have access to funds to the benefit of Taguig and makati residents.

The delusion that BInay has given us a premier city is inconsistent when it takes 45 minutes to traverse Ayala Avenue or Buendia..Look beyond the newly erected glass buildings in terms of judging the features of a city

As it is, we become trapped in our own cities and get polluted by other peoples cars and even going to the grocery is something that needs to be planned so it does not become a 1 hour journey.

Thats what the overseas agencies refer to when they downgrade Makati and Fort for quality of life.

^^ Unlike the typical car-centric mentality of most Filipino's, BGC has been envisioned from the start as a Pedestrian City where people are encouraged not to use their cars to move around town; hence by design, it does not really need/require more roads to efficiently move people from point A to point B. To solve the traffic problems, what BGC really need is more efficient people mover system like the BRT, LRT, and other type of mass public transport. This way there will be less incentive for people to use their cars in BGC. Ang kailangan talaga baguhin eh ang pag-iisip ng mga Pinoy. Tanong eh magbago naman kaya? Guess we'll eventually find out...

From what i can see, wala ng provision for expanding the roads. But, I'm pretty sure though, somewhere in the future...Mauubos din un wide sidewalks ng BGC kaka road widening.

Ganyan ang nanyari sa Quezon boulevard. Nung panahon ng kastila, ang lapad ng sidewalks nya. Ngayon, wala ng marka ng sidewalk kaka road widening. :nuts:

Okay but for sure it will take years before a mass transit system to be put up there and it will be quite tedious for a pedestrian to only walk in a 200+ hectares of development especially under a scnrching heat of the sun . With regards to BRT it definitely requires road space for full efficiency.

The four firms that tendered their bids were: Ayala Land Inc., the consortium of Filinvest Land Inc. and Filinvest Alabang Inc., Megaworld Corporation and Robinsons Land Corporation. Only Rockwell Land Corporation did not pursue its bid for the property.

BCDA executive vice-president and spokesperson Aileen Zosa said the bids are being evaluated and announcement of the results of the bidding will be on or before 17 March 2010.

The target date for the joint venture signing will be before the end of April 2010.

”The planned development of the JUSMAG property is primarily residential, with retail use only allowed as support to the residential area,” Zosa said.

The winning bidder would be the joint venture partner of BCDA in developing the JUSMAG property.

Soza added that the minimum investment commitment of the winning private sector partner is P18.8 billion over a period of 20 years.

“The development will include the widening of Lawton Avenue to six lanes, then to eight lanes,” Zosa said.

Of the 34.5-hectare JUSMAG property, 20.76 hectares are buildable, 2.02 hectares are reserved for recreation and open spaces, 0.62 hectares is reserved for utilities, and 11.05 hectares are reserved access lots, including the 0.97-hectare area reserved for the widening of Lawton Avenue.

The maximum allowable Gross Floor Area (GFA) for the said property is 1.383 million square meters.

The 34.5-hectare JUSMAG property subject of disposition is along Lawton Avenue in Fort Bonifacio, Taguig City at the back of posh Forbes Park.

The minimum value/price for the property is P19,000 per square meter while the minimum upfront cash is P2.2 billion, inclusive of replication fund.

The BCDA is expected to generate much more than the minimum bid price as the competing giant real estate firms are seriously interested in the prime property.(PNA)

Well not exactly. Existing roadways in BGC is enough to accomodate a fully functioning BRT system based on traffic studies made, atleast that's from what I was told by contacts in BCDA. The BGC traffic study was part of the environmental impact requirements that was submitted to the BCDA by the consortium of the Ayala/Campos group when the original circular type city center design was replaced by the more traffic efficient grid pattern design. According to the study, the proposed grid pattern road way/plan will suffice because the idea of creating more roads within BGC will only encourage more traffic in the area was their conclusion which is why the BRT system will be implemented with a railway and transport hub to follow later. Aside from the BRT, they also plan to make the traffic flow more efficient through synchronized traffic lights together with wider roadways not within the BGC city center but rather along the BGC peripherals (such as the planned Lawton Avenue road expansion as part of the JUSMAG area development) for a quicker entrance to and exit out of BGC. They are also looking into the option of applying the license number coding scheme within BGC (from what I heard) to even further limit traffic in and out of BGC because it's been observed that it's not really local traffic currently being experienced they said but rather transient traffic really (those vehicles not really destined to BGC but just merely passing thru as means of short cut to their final destination) as also previously mentioned/posted by Sloanesquare below.

Taguig Mayor Freddie R. Tinga unveiled the city of Taguig’s key infrastructure and transport programs, including the introduction alternative modes of transportation such as electric jeepneys and e-tricycles and installation of a traffic and security command center.

Tinga said the First Taguig City Transport and Traffic Summit held at Fort Bonifacio yesterday seeks to create and implement a comprehensive transport plan that will help alleviate the worsening traffic situation in the metropolis.

The interagency summit brought together officials from the national government such as the: Department of Public Works and Highways (DPWH), Department of Transportation and Communication (DOTC), and the Metro Manila Development Authority (DPWH); the private sector, and members from the urban transport sector.

The participants identified current and critical transport issues, and drew an action plan that would immediately address these problems. They zeroed in on four key components: traffic engineering, traffic enforcement, traffic education and urban transport services.

In the area of urban transport services, the city government plans to pioneer the use of non-motorized alternative the electric jeepney and electric tricycles in the city. These electric vehicles use batteries that can be charged through 110V electricity at just about anywhere.

According to Electric Vehicle Solutions President and CEO Sean Gerard Villoria, the e-vehicles are eco-friendly because it has no gas emissions, noise free, and health-friendly. The alternative transportation is also efficient, easy to use, more stable and safer for road travel.

"With only 8 hours of charging, the e-tricycle can run up to 120 kilometers costing only P38. This way, income of operators can increase by up to 200% and operation can be decreased by as much as 70%," Villoria said.

"These e-vehicles will not only lessen our dependency on diesel and gasoline, but will also give more benefits to our people. Imagine consuming just P20 of electricity against P200 of gasoline for the tricycles," Tinga said.

In the area of infrastructure, the local government will pursue the completion of segments of C-5 and C-6 roads to help decongest traffic along Epifanio de los Santos Avenue (EDSA). A study on an embankment road along Taguig River, interconnecting C-5, C-6 and Laguna de Bay, shall also be undertaken.

Philippine Veterans Investment & Devt. Corp. Usec Ofelia V. Bulaong said they are pushing for the Laguna-Rizal Ecological Transport System (LABART), which will make Taguig the link between Eastern and Southern Luzon.

With LABART, road networks are being proposed for construction from Calamba to Food Terminal Inc. (FTI) Compound in Bryg. Western Bicutan, and from FTI Compound to Rizal.

On the other hand, DPWH Director Robert Lala confirmed that they will undertake the interchanges projects at the Ninoy Aquino International Airport Terminal 3, and the C-5 / South Luzon Expressway.

The East Service Road and sections of C-5 service road shall be widened for smooth traffic flow. Additional pedestrian facilities, such as walkways, overpasses and footbridges, shall be constructed in key areas to encourage people and enhance transport integration and intermodality.

But perhaps the city’s biggest initiative is the installation of the Taguig City Command Center, which boasts of a close-circuit television (CCTV) system designed for traffic monitoring, security, rescue and emergency surveillance.

For traffic education, the city shall establish the Transport Training Center, which will offer advanced courses to traffic officers and public transport drivers. This is to reinforce the city’s advocacy for road safety and discipline.

Mayor Tinga also unveiled the Taguig Public Transport Rationalization and Integration Project (TAGTRIP), aims to improve public transport network in the city, linking it to other key areas in Metro Manila and Luzon.

Under the TAGTRIP are key specific programs, namely: Taguig Express Transit (TEXT), the C-5 Bus Rapid Transit (C-5/BRT), and the Southern Regional Transport Terminal Complex (SRTTC).

TEXT is a mass transport system, very much like the Metro and Light Railway Transits, complete with magnetic fare cards. It will also feature integrated and synchronized commuter dispatching to optimize vehicle occupancy.

The SRTTC, on the other hand, will feature a world-class intermodal terminal for vehicles coming from and going to Southern Luzon and hi-tech facilities that will cater to provincial buses plying to southern regional corridors.

Theres insufficient capital within taguig to build it...even the buses are now being supplemented by the red and white HM bus liner. these are not cheap projects. and quite possibly Fort derived income will probably be utilised in the less developed areas of Taguig across C5 where there is greater need to get their basics in order. Maybe in 10 years time some Fort revenue can be reinvested into Fort otherwise you will end up with Taguig mimicking makati's CBD sitting adjacent to the Loyola memorial slums.BUT if a private consortium were to undertake it with subsidised fares by taguig then thats a definite possibility.

Four listed firms vying for a Fort Bonifacio lot

FOUR LISTED firms are again competing against each other for the contract to develop a JUSMAG (Joint United States Military Advisory Group) property in Fort Bonifacio according to the state agency in charge of the auction yesterday.

Ayala Land, Inc., Megaworld Corp., Robinsons Land Corp., and the consortium of Filinvest Land, Inc. and Filinvest Alabang, Inc. met a March 3 deadline for proposals after hurdling eligibility screening, the Bases Conversion and Development Authority (BCDA) said in a statement.

All firms previously came head to head when the 8.38-hectare "North Bonifacio" lot was bid out, with MegaWorld emerging as the winner.

This time around the four are vying for a 34.5-hectare portion of the JUSMAG land which lies along Lawton Ave. in the southern portion of Fort Bonifacio. This property has been tagged for residential use.

Ayala Land, Megaworld, and Robinsons Land have said this particular lot would complement their portfolios as they already have developments in the area.

Mybelle V. Aragon-Gobio, Robinsons Land vice-president, said the firm has five residential properties there with four already launched.

"Experience and financial capabilities, we have that," she added in a telephone interview.

Officials of the other firms could not be immediately reached to comment.

The state agency reiterated the lot’s floor price: P19,000 per square meter or a total of P6.55 billion. Bidders must also commit to invest at least P18.8 billion over 20 years.

Only 20.76 of the 34.5 hectares of the JUSMAG lot can be built on with the rest reserved for open spaces, utility infrastructure, and the widening of Lawton Ave.

Rockwell Land Corp., declared eligible as well, did not submit a proposal, while San Miguel Properties, Inc., on the otherhand, was booted out of the auction for not having experience in a similar project costing at least P9.4 billion, BCDA Vice-President Aileen R. Zosa said in a text message.

^^ I hope they've done some road widening along Lawton Ave. before they offer it for bidding or alternatively it should be stated in the contract who ever win should take care of expanding Lawton Ave.

This avenue is to narrow to accommodate volume of road traffic since it was designed for 2 lanes in both direction. This road is normally used by Govt. VIP as shortcut going to NAIA airport. Usually during peak business hour since McKinley Hills BPO start their work, this narrow avenue is usually jam pack with vehicles.

^^ Yup that's in the plans. According to the article posted by hakz2007, from the current 4 lanes Lawton Ave will be widened to 6 then 8 lanes. This should help with the traffic flow.

Ayala Land Inc., the Filinvest group, Megaworld Corp. and Robinsons Land Corp. beat the March 3 deadline to submit bids for the contract to develop a 34.5-hectare property in Fort Bonifacio, the Bases Conversion Development Authority said Thursday.

Rockwell Land Corp. and San Miguel Properties Inc. did not pursue their bid for the property.

BCDA executive vice president and spokesman Aileen Zosa said the government agency was evaluating the bids of the four companies and planned to announce the results of the auction on or before March 17, 2010. BCDA hopes to sign a joint venture agreement with the winning bidder before the end of April.

Zosa said the BCDA had required a minimum investment commitment of P18.8 billion for the development of a property over a period of 20 years.

“The development will include the widening of Lawton Avenue to six lanes, then to eight lanes,” Zosa said.

BCDA has set the minimum price for the property at P19,000 per square meter and an upfront cash of P2.2 billion, inclusive of replication fund.

The BCDA had designated 20.76 hectares for mixed-use development, 2.02 hectares for recreation and open spaces, 0.62 hectare for utilities and 11.05 hectares as access lots, including a 0.97-hectare area reserved for the widening of Lawton Avenue.

The maximum allowable gross floor area for the property is 1.383 million sq. m.

The 34.5-hectare Jusmag property lies along Lawton Avenue in Fort Bonifacio, Taguig City at the back of posh Forbes Park.

State-owned BCDA is now pursuing the privatization of the Jusmag property after the Supreme Court restored ownership of the controversial property to the government.

Retired military generals who reside in the earlier contested government’s claim to the lot, resulting in a court case that lasted a few years before it was resolved early last year.

The court ruling canceled the title held by the retired generals.

The government has evicted the retired generals from the Jusmag property and plans to relocate them to another three-hectare property inside the former military camp.

The Jusmag property will form part of the first phase of the proposed Bonifacio South, which includes the 33.6-hectare ASCOM BNS Navy Headquarters and the 25.8-hectare NOVAI property. The two lots are also under court litigation. Julito G. Rada

MANILA, Philippines -- The Bases Conversion Development Authority (BCDA) said it was preparing to establish a “second Bonifacio Global City”.

BCDA vice president Aileen Zosa said in an interview that the planned development would border the southern side of Forbes Park and Dasmariñas Village.

The project will, however, be less than half the original Global City, which covers an area of more than 200 hectares.

“The new Global City would cover about 94.4 hectares, including the 35.5-ha Jusmag area and the 33.1-ha Ascom/BNS/Marines headquarters area,” Zosa said.

“These two pieces of property are ready for disposal but the BCDA is keen on waiting for the resolution of the ownership dispute between the agency and NOVAI (or Navy Officer Village Association Inc.) over the 25.8-ha property,” she added.

Such consideration was made following a favorable decision of the Supreme Court in 2006, which recognized the BCDA’s ownership of the Jusmag area that a group of Armed Forces and police officers -- the Southside Homeowners Association Inc. or SHAI -- claimed was owned by its members.

Asked whether a lengthy waiting time for the Supreme court decision on Novai could compromise the option to create the second Global City, Zosa said the BCDA was “not in a hurry” to dispose of the three pieces of property.

The BCDA has likewise contracted Parsons Philippines to masterplan the development of the area into a mixed development with low to medium density, high-end residential units.

Zosa said that the mixed use development would primarily be residential as it is located at the back of the very upscale Forbes Park. She said the planned development would be at par with its upscale neighbor.

A portion of the development is the 35.5 hectare JUSMAG property which Zosa said ALI, as well as Megaworld are keen on acquiring as it is adjacent to properties they are now developing, particularly the Bonifacio Global City and McKinley Hills, respectively.

Hindi nila pwedeng ibenta ang lote ng NAMRIA, hindi na yan pag-aari ng BCDA. Nakatirik din sa lote niyan ang Survey Control Point MMA #1 ,konektado diyan ang lahat na survey monuments (mojon) sa Pilipinas.

There's no sense widening Lawton Ave. kung JUSMAG lang ang lalaparan nila, magmumukha lang embudo ang Lawton. Malapad nga ang kalsada sa JUSMAG pero bago makarating sa Highway bottleneck naman ang dadaanan.:nuts:

Though I think the main CBD as far as Fort Bonifacio goes will eventually end up in the City Center area of BGC than actually being in McKinley Hill, I do think McKinley Hill will be closer to an IT Park type community (better version of Eastwood if you will) supporting the main FB CBD in the City Center and/or be an actual extension of the main FB CBD especially if 5th Avenue and Lawton Avenue do become a grand boulevard equivalent to Makati's Ayala Ave. which I see eventually happening. Now if that scenario does become a reality, I think it's actually a really good thing if MW does get to develop the Jusmag lot as it will be able to better integrate its existing McKinley Hill development with this new Jusmag project and create an even bigger and nicer integrated community in South Bonifacio. Such a development could start-off and possibly lead to a more plausible 2nd BGC (smaller scale) becoming a reality as being envisioned by the BCDA/FBDC. Fort Bonifacio is really full of promise and perhaps great reward awaits those who have invested there. We just have to be patient...

^^ Planes do pass over parts of McKinley Hill and Bonifacio South as well as shown in the attachment below which is also why there will be project height restrictions in the area, being under the flight path. But if the rich folks in posh villages like Forbes and Dasma are not bothered then I don't think it will be an issue in McKinley Hill and Bonifacio South. Regarding earthquakes, it's good to know that atleast none of Fort Bonifacio lies in any known faultline; infact, FB actually stands on solid bedrock (being on the Guadalupe plateau) ideal for building construction and urban development. Moreover, FB is actually 40 meters above sea level at its highest point so it will not be flood prone compared to other areas.

i did take time to check on the faultline and no need to worry, malayo naman ang the FORT sa fault line. 5km safety buffer lang naman ang kailangan according to philvocs. actually delikado pala ang mga subdivisions like portions of ayala heights, valle verde, loyola grand villas (the last particularly sits on a fault line.)

SETTING aside competition, the Philippines’ largest property developer Ayala Land Inc. (ALI) considers the planned shopping mall development of the SM group in Taguig City as complementary to existing projects in the posh site.

“With SM, we’ve always found that when we are there together, it actually increases traffic in the whole area,” said former ALI president and now Ayala Corp. senior managing director Jaime Ayala in an interview with the BusinessMirror.

Since Fort Bonifacio is a new area and an emerging location for residential developments, business establishments and entertainment venues, he said the entry of SM will further promote land values, especially within the Bonifacio Global City where ALI owns a vast landbank.

The BusinessMirror earlier reported the plan of the Sy-led SM group to build a P2-billion shopping center in Taguig City by the end of the year.

To be undertaken by its mall development arm SM Prime Holdings Inc., the mall will be a part of a commercial complex envisioned to rise in a sprawling property owned by the Taguig government.

The shopping center alone will occupy around 1.8 hectares. A hotel, to be developed by another entity, would also be built within the complex.

“SM is leasing the property from the Taguig government for 25 years,” the source said.

The design of the shopping center is still being finalized but the source said it would more or less cater to the upper market because of its proximity to ALI’s residential and commercial developments Serendra and Bonifacio High Street. Meanwhile, ALI’s mall development Market! Market! mostly attracts low- to middle-income customers.

“We expect to complete the shopping center by 2011,” added the source.

The SM group’s expansion in Taguig, the source added, indicates its bullish outlook on the country’s fundamentals, despite the challenges brought by the global financial crisis.

Earlier, SM Prime reported a consolidated net income of P6.4 billion in 2008 from P6 billion the year before. Revenues, on the other hand, grew 12 percent to P17.8 billion. These results included the operations of the three SM malls in China, following their acquisition in late 2007. The SM China malls are in the cities of Xiamen and Jinjiang in Southern China, and Chengdu in Central China.

“Notwithstanding the global financial situation, SM Prime achieved its goals and sustained its expansion in 2008,” said SM Prime president Hans Sy. This year the company plans to open SM City Naga in Camarines Sur, SM City Rosario in Cavite, SM City Pamplona in Las Piñas, and the Sky Garden at SM City North Edsa.

The company is also set to expand SM City Rosales in Pangasinan.

By the end of the year, SM Prime will have 36 malls nationwide and three malls in China, with an estimated GFA of 4.9 million square meters.

Benefiting from the migration out of Makati of office locators, Bonifacio Global City continues to be the top choice of companies seeking newer buildings and more conducive work environments, according to industry studies.

According to Sheila Lobien, associate director of Jones Lang LaSalle Leechiu, office rents in Bonifacio Global City rose by 10 percent since 2009 indicating keen demand for spaces in the emerging business area favored by companies that also consider location as a factor for employee retention. While rents in general are forecasted to significantly rise in all business districts by mid-2010, increases in the new Taguig business hub are expected to be more significant due to the limited inventory of Bonifacio office spaces.

In 2010, four new buildings including W Office, which is adjacent to Bonifacio High Street, are expected to be taken up quickly, said Lobien. W Office, for instance, is set for completion in August 2010 but she has been receiving inquiries about the project since the start of the year. W Office is being marketed exclusively by Jones Lang LaSalle Leechiu and is distinguished by its proximity to the retail and dining options of High Street.

“Multinational and BPO companies are not only attracted by the newer, more efficient buildings coming up in Bonifacio, they are also looking for locations that will help increase employee retention,” explained Lobien.

A favored lunch and after-hours destination of employees throughout the Bonifacio area is Bonifacio High Street, a shady pedestrian boulevard flanked by dining and shopping choices on either side and envisioned to connect the Eastern and Western portion of the city. The linear mall is set for expansion in the near future.

The five-story building has been designed to blend with the contemporary lines of Bonifacio High Street, said Francis Wee, executive vice president of W Landholdings, Inc., owner and developer of the project. He foresees that retailers would be keenly interested in the ground and mezzanine floors of the building because it is just across the street from Bonifacio High Street. He added that the upper floors are suited to multinationals and large companies that need large floor plates to maximize efficiency.

W Office’s location close to Bonifacio High Street limit its height to five stories, which may prove to be advantageous to companies that put a premium on security.

“We hope to attract one or two companies that will take up two or three floors each,” disclosed Wee.

The building’s high visibility location prompted executives to engage Miami-based architectural design firm Arquitectonica. The company’s design brief describes the building’s distinctive facade as a traditional grid which has been reconstructed into two interlocking forms.

The building will further be distinguished by its green roof. The grid design extends to the rooftop and forms a trellis that provides some cover.

During the day, the trellis and its surrounding greens will help to cool down the building, said Gavino Tan of Esteban Y. Tan and Associates, the architect on record of the building. He added that W Office will make use of a new planting medium that will require a lower volume of soil on the roof garden where functions can be held.

Megaworld, which is led by property tycoon Andrew Tan, said it would spend at least P22 billion ($482 million) on the project over 20 years.

The 34.5-hectare JUSMAG property is located along Lawton Avenue, close to Forbes Park and the Manila Polo Club, and is ideal for mixed-use development.

The new property asset brings to more than 100 hectares the total development portfolio of Megaworld in Fort Bonifacio. Currently, Megaworld has the 50-hectare McKinley Hill and the 5-hectare Forbes Town Center in the former army base.

Megaworld also has a joint venture partnership with the Bases Conversion and Development Authority (BCDA) for the development of a 15.4-hectare commercial business district project in North Bonifacio.

Megaworld submitted the highest bid at P31,111.00 per square meter to the state-owned BCDA. The property was valued at a minimum of P19,000 per square meter.

Property giants Ayala Land Inc., Robinsons Land Corp., and the consortium of Filinvest Land Inc. and Filinvest Alabang Inc. submitted their bids before the March 3 deadline. -

MANILA, March 18 (PNA) -- The state-owned Bases Conversion and Development Authority (BCDA) awarded to Megaworld Corp. the contract to develop the prime 34.5-hectare JUSMAG property located along Lawton Avenue in Fort Bonifacio, Taguig City at the back of posh Forbes Park.

BCDA executive vice president Aileen An. R. Zosa said Megaworld was named winning private sector participant for the competitive selection for BCDA’s joint venture development partner after Megaworld offered the best/most advantageous proposal and after completing the post-qualification as provided for in the terms of reference.

Megaworld, led by property tycoon Andrew Tan, offered P31,111 per sq. m for the 345,042-sq.m JUSMAG property, outbidding the consortium of Filinvest Land Inc. and Filinvest Alabang Inc., P26,187.51 per sq.m; Ayala Land Inc., P25,100.00 per sq.m; and Robinsons Land Corp., P23,888.00 per sq.m.

In the Megaworld proposal, the nominal value of secured net cash inflows to BCDA amounts to P22.29 billion over 23 years compared to the consortium of Filinvest Land and Filinvest Alabang , P17.03 billion; Ayala Land, P13.766 billion; and Robinsons Land, P12.59 billion.

Zosa said that the competitive selection process was started in December 2009, went through eligibility phase in January 2010, and on to the submission of final and technical proposals last March 3, 2010.

“This bidding which span almost five months will culminate in the signing of the joint venture agreement before end-April 2010,” Zosa said.

Zosa said that the planned development of the JUSMAG property is “primarily residential, with retail use only allowed as support to the residential area.”

She said that the maximum allowable gross floor area for the said property is 1.383 million sq.m.

Megaworld is committed to invest a minimum of P18.8 billion over a 20-year period.

Zosa said that the development of the JUSMAG property would generate funds for the AFP modernization program and BCDA’s conversion program.

She also added that the development of the said property would be a significant contribution to the government’s economic program, considering the job creation and multiplier effects arising from the development. (PNA)

guys, you can see these luxury cars even in Ortigas area. Every weekend, those rich kids with their girls drive their expensive cars.

A friend (in automotive industry) told me that some rich Pinoys now buy expensive cars. They claimed that rather than putting the money elsewhere, it is better to use and feel it, hence the demand for high end cars . :)

That's a Gallardo and judging from the style, circa 2005-2006. That's going for $100k and the Porche was a 996 & 997 and a 997 Turbo. The 996 is going for $35k and the 997 Carrera is going for $45-50k. Now the 997 Turbo is $110k. So it is actually affordable to the upper middle class.

THE DEVELOPER of Bonifacio Global City is planning to expand the retail, restaurant, and office strip at the center of the booming business district in Taguig, amid the increasing number of residents, workers, and companies in the area. The joint venture led by Ayala Land, Inc. and the Campos family expects to complete the Bonifacio High Street Extension by the end of 2011.

Extending the Bonifacio High Street, a one-kilometer-long promenade at the City Center, will cost P2 billion, said Noel Eli B. Kintanar, head of commercial operations at Fort Bonifacio Development Corp.

The expansion project calls for a two- to four-storey building with a gross leasable area of 23,500 square meters (sq. m.), more than 80% of which would be for retail. A fifth will be devoted to office spaces.

“We plan to open it in time for Christmas of 2011,” Mr. Kintanar said in a briefing yesterday.

The preliminary design features a landscaped park surrounded by “global fashion” boutiques, food outlets and specialty retail shops, a department store, and a gourmet supermarket.

Next year will also see the opening of a P1-billion science museum of the Bonifacio Art Foundation, which expects to draw some 250,000 visitors annually.

Fort Bonifacio Development has also begun selling lots at the 18,000-sq.-m. City Center North, the newest area being developed at the Global City, near the newly opened St. Luke’s Medical Center.

The mixed-use development has 14 lots for sale with sizes ranging from 1,790-2,070 sq. m., a planned sportsplex, a skatepark, and an open field for recreation and sports activities.

The developer is also constructing the 29-storey Bonifacio E-Services building, which is entitled to tax perks and other incentives from the Philippine Economic Zone Authority.

Designed for information technology and business process outsourcing firms, it can handle 24-hour operations, with 100% back-up power and structured cabling backbone for multiple data and telecommunications service providers.

The building will cost a little less than P1 billion, said Lourdes R. Reyes, chief finance officer of Fort Bonifacio Development.

The Global City counts 18 residential developments such as One and Two Serendra and One Mckinley Place, with seven more being constructed.

Multinational companies such as Deutsche Bank, HSBC, Ericsson, and GE Money have put up headquarters there. A new Shangri-La hotel is being planned in an area where the new Philippine Stock Exchange headquarters is expected to rise.

Fort Bonifacio Development expects the Global City’s gross floor area to hit 2.6 million sq. m. by 2012, from only 400,000 sq. m. in 2003, when Ayala Land, Inc. and Evergreen Holdings, Inc. of the Campos group took over the development from Metro Pacific Investments Corp.

Last year, the number of residential units went up to 9,526 from 7,600 in 2008, while residents grew to 25,178 from 20,000.

Global City has an office floor area of 290,000 sq. m., hosting 38,469 workers, up from 30,000 in 2008.

Pedestrian counts have increased as well, with daily traffic placed at 211,000 at the Market! Market! mall alone, up from 100,000 in 2008.

As a result, the developer hiked the number of public buses serving as the Global City’s mass transport system to 24 last year from 16.

Mr. Kintanar noted that land values have increased by 76% since the Ayala Land-Evergreen Holdings takeover, based on “accommodation values,” which now range at P14,000-P16,000 per sq. m. of gross floor area.

Ayala Land and Evergreen Holdings came up with a new grid-based master plan for the 240-hectare Global City following the acquisition, to make it “pedestrian friendly” and to avoid traffic gridlock.

The old plan, which featured a rotunda at the center, was revised to create a 3x3 grid system that will provide “efficient traffic and easily understandable circulation and access to individual properties and to public parking from all points of entry.”

Mr. Kintanar said a new bridge would be built this year to provide a second exit point to the northbound section of C-5 Road, at the upper east gate.

Bonifacio Global City is aiming to be the country’s “premiere business district,” he said, by achieving the scale of Makati’s 50-year development in just fifteen years. Makati -- which was developed by the Ayala conglomerate -- and the Global City should complement each other, but like siblings, “there will be some rivalry,” Mr. Kintanar said. -- Felipe F. they need it more along 5th Avenue leading to Lawton Road...thats where these spoiled brats with their fancily inappropriate cars for this country with low suspension and 8 cylinder engines try to reach 120kmh in just 100metres, make a U-turn and try again.

There are already reminders of 1 porsche and 1 BMW that tried to bully one of those larger street light posts at corner McKinley and 5th and at 5th avenue corner 21st drive.....the light post won on both occasions.

theres also been 1 RIP motorcyclist along 5th avenue in front of FAP condo.

Whats even more ridiculous is seeing 3 jeepneys using all 3 lanes racing down to the Lawton Avenue terminus, at a top speed of 70km/h, black smoke belching and decibel count rising with their absent mufflers, to pick up passengers.

That's a Gallardo and judging from the style, circa 2005-2006. That's going for $100k and the Porche was a 996 & 997 and a 997 Turbo. The 996 is going for $35k and the 997 Carrera is going for $45-50k. Now the 997 Turbo is $110k. So it is actually affordable to the upper middle class.

Those are US prices. In the Philippines, they are x2 at least. There's also a white Gallardo LP-560-4 in the background of one of the photos. $200-250k in the US or at least $500k in the Philippines.


What kind of tree is that on the foreground? Just wondering, because i remember the metro guapo thread talking about ficus trees being too leafy. I think this is the kind of tree they should have in the centre median of roads, its not so leafy.

^^ Well I hope those street Marshall should do their job in clearing up those car in waiting along 26th St. and 4th Ave. starting from China Bank office all the way to BDO office. Those bank patron usually occupy both lanes at 4th Ave. during banking hours.

Be careful also when crossing 3rd Ave. and 28th St. that corner spot produce weekly accident on average of 3 vehicles per week. I wish BGCES should put a permanent aspalt ramp than placing those useless traffic sign board that usually being ignore by those high speed driver. Lately they put up a manned marshall due to weekly accident stats increase in that corner.

I think ARYA is one of the latest projects undergoing pre-selling. I dont know what price they are talking for the basic , say 60-90sqm flat.

Question: The newest flats reflect the most current prices which buyers are actually willing to pay. . Are the "older" (which means about 4 years old only) flats which are now fully occupied, going up in price in the secondary market as well or is the gap getting wider between the earlier built and the ones just going through pre-selling?

MANILA, Philippines - Megawide Construction Corp., one of the fastest growing private construction companies in the country, is aiming to raise P2 billion to P3 billion in an initial public offering of shares to bankroll its massive expansion program.

In a chance interview, Megawide chief financial officer Oliver Y. Tan said the company is hoping to go public in October or November this year to take advantage of the improving market sentiment and activity.

Tan said the company has tapped ATR Kim-Eng Capital as lead underwriter for the sale of around 26 percent of Mega-wide’s capital. Absolute Traders Inc., on the other hand, will serve as Megawide’s financial advisor.

The shares may be sold at between P6 and P12 each share, Tan said.

Is this 20th Drive/21st Drive? The Essensa/JECO Prime area? I hope they have plans to put up pay/public parking nearby because there aren't enough visitor parking slots in the buildings themselves.

yup..this whole thing is ridiculous...parking should be allowed in secondary streets all weekend and say between 7pm and 6am on weekdays...
at pacific plaza and de jesus circle the marshalls allow the wang wang brigade with their 4 wheel drives and bodyguards to park anytime.
these same clowns can also park anytime along 11th avenue in front of Fully Booked or Burgos Circle.

if enough people lobby for a change in rules the BGC corporation would make the amendments because there really is no logic to it...even Makati has more sense with Legaspi and Salcedo Villages....maybe when the carparks are overflowing the rules will change because street parking will be a nice source of revenue....magic word.

Great suggestion! I actually don't mind the no-street parking rule so much as long as there are areas for short term parking even if we have to pay for it. The problem is that the nearest parking lot in that area is about a 15 minute walk away.

If BGC Corporation won't budge I hope the condo associations take action and open up more slots even if they have to charge for it.

The old circular FBGC is the one who has a good masterplan. Now, the masterplan of the Grid FBGC is long dead or dying. Labo labo na ang development nito...I smell a traffic grid locked FBGC in the future. Pretty much like what happened to Ayala Center.

nobody was buying the curve lots before because you cannot do anything with it. maraming wasted space when you built. This grid thing is one of the best things that happened to fort. Its not perfect but its better use of space.

GRID PLAN is good for real estate sales but bad for drivers and pedetrians' safety due to right angles and straight roads which encourage speeding. Modern urban planners seldom use this anymore. Greece, Egypt, China and other "old" countries were built using grid system, masyado nang makaluma at wala na sa panahon. The ciy where I live in also uses the grid system, but we have too many cops patrolling the streets 24/7 para habulin ang mga drag racers. Maraming nahuhuli sa overspeeding..malaki ang multa, malaki ang kita ng city.
Urban Planners are now using STREET HIERARCHY system were pedestrians' safety is paramount and auto traffic is seperated.

If I'm not mistaken, this gridiron plan of BGC is HOK's baby. I don't think they anticipated the high volume of foot traffic and the sprouting residential buildings when they were doing the masterplan. Or maybe, hindi lang sumunod ang iba sa masterplan dahil gustong kumita. :ohno:

For a grid plan to work, you really have to put a critical eye on what you put in between those grids... land use yadda yadda....

Street hierarchy is an urban design technique used by planners and Traffic Engineers just like Grid Plan and Triangles (QC Triangles and Ayala Triangles). Yes you can have a combi, but it does not merely separates traffic and certainly not just an additional tool. Street Hierarchy is now the most commonly used traffic arrangement here in the west. Hindi na rin bago yan dahil ilang dekada na rin ginagamit ng mga engineers yan. I've been using that since I started surveying and designing subdivisions more than a decade ago.

trees being balled up in the last extension of Boni Hi Street to 5th Avenue.but since there will be a commercial arcade next to Shang the strip from Serendra will extend all the way to Rizal Drive..thats a distance of maybe 1.2km = length of Las Ramblas....this is significant because cities are identified by landmarks or flea markets...Makati could be identified with Boni High Street.and Salcedo markets

Mauling was more of the issue before. They have tighter security now, even for VIP's. I guess they've already learned their lesson. :)

^^ went there last Saturday. The concept of Encore and Embassy is the same: It's still a dance club, hip hop, techno, house music and the same clientele - expats, foreigners, yuppies, students. They have good food (restaurant), too.
I like the club. I love their restaurant too called "Suite" (formerly called Cuisine). It's their 5th anniversary tonight. I might drop by :)

The crowd was not high on drugs or not obvious, unlike other places where you'll see those who are high on E. :) I really don't know.

I've noticed that there are more security men or bouncers. There's another section that plays pure house/trance music. The main dance section plays mixed hip hop, house and techno.

Nice ambiance, the people are cool, still one of the best in Manila's night life entertainment scenes. It is also beside the numerous bars and restaurants at Fort Strip. :)
